Dinner & Breakfast
Water was not hot Sat night & pub wanted to shut the bar at 10.35pm - there was only 1 other couple so they wanted to close bar - fully understand but we were staying the night and would have been quite happy to have a few more drinks & relax as neither us were driving so it would have been nice to enjoyed sitting in the bar to relax for longer. Water pipes / plumbing kept us awake most of the night & could hear a radio on downstairs as we had the windows open as it was August. Radio was on again from 08.00hrs Sunday morning ( we wanted a lay in)
Location and great food
Clean friendly and easy going nothing was too much trouble
Lack of water pressure and no “cold” drinking water
Felt very comfortable. Very relaxed and friendly. Some great areas to sit.
The only downside was it was so hot in our room. Was obviously 30 degrees. There was a fantastic but no air-conditioning.
ALL staff we encountered were extremely friendly courteous and appeared happy to make our stay a memorable one.Nothing was too much trouble for them and they always had a 'smile on their face' regardless of what time of day it was, especially at breakfast time.
Nothing at all to dislike
Very comfy. Lovely food. Great location. Good to have daily fresh water.
Would have liked more real (caffeinated) coffee sachets.
Free parking on site. We did not have breakfast so can't comment
Room very hot as no air conditioning. Fans were provided but inadequate given the high temperatures when we visited. Our room situated above back entrance and so noisy when we opened windows to try to cool room
Property was comfortable and room was very nice. Plenty of room to eat or just have a drink with outside seating areas front and back. Staff were very friendly and nothing was too much bother
Only that they use full fat milk in their teas and coffees, skimmed/semi skimmed would have been preferable
Overall everything was great. Breakfast selection adequate and plentiful. Staff very friendly and accommodating.
Very noticeable was the dust on ledges of furniture in restaurant.
Everything
The only slight criticism would be that the breakfast was a bit slow
Staff cordiale ed efficiente, locale molto accogliente con spazi X mangiare all'interno e rilassarsi all'esterno. La camera un po' piccolina ma molto accogliente. Piacevole soggiorno anche se solo X Una notte.....
Very friendly staff and beds excellent
None. It was a great stay
Location good. Didn't have breakfast. Room comfortable.
Separate shower rather than one over bath
Lovely room, beautiful view out onto the field at the side of the hotel. Lovely view the yard from the room as well
Burger was served raw in middle!
The hotel is lovely with fantastic outdoor spaces for dining and drinking. The ground floor has several areas to sit inside, all of which are quite cosy. The staff are all amazing, so friendly and helpful, excellent service, polite and yet fun; they helped make the weekend. The cleanliness of the hotel cannot be faulted. The breakfast is very good, with a good time scale of opening; 8am start on a weekend and 7:30am on a week day. There is ample parking. The rooms are well soundproofed and a good size.
There are a couple of things that could be improved; better storage in the bedrooms (more drawers in particular) and the evening menu could be more varied.
Quaint, cute property. Staff were outstanding! I had transportation issues to the airport. The staff stepped up and helped me!! Thank you!
Breakfast and dinner very good. Room: OK but 2years ago was better, bigger.
Nice location, close to some wonderful English Heritage and National Trust properties. The hotel is a little hit & miss. Staff seem a little unengaging at times, and service a little haphazard. The room had no air conditioning and no fan available. Our room was over the kitchen so the heat was unbearable. But we had a very pleasant stay. The hotel rooms are very comfortable and the towels are fluffy. Food was ok...
No fan in room. nowhere to put your toiletries in the bathroom, had to put washbags on the floor. Really needs a little table in there. There didn't seem to ever be anyone in charge!
The property is absolutely charming. Tastefully decorated in a lovely setting. Breakfast was superb. Staff were all so friendly and accommodating.
It would be a 10 out of 10 but the room was very hot. No air conditioning. A fan was provided but in these heat waves they don’t really touch the sides. But this would not stop me staying again.
Requested an early check-in because I had to attend an event nearby. The staff were super friendly and accommodating, said they put in a note for this. Got lucky and they let me check-in few hours before their official time, no extra fees. Excellent, seamless check-in experience.
The room
The Menu
Enjoyed a good dinner and breakfast. Efficient and friendly staff. Comfortable room.
Everything was good including staff, comfort, facilities and location. Great stop over en route to Eurotunnel, surrounded by the Kent countryside, outside areas are very nice. Good breakfast.
Nothing
Location, lovely room. Great staff
Location and Staff I asked for my room to be swapped from room 6 due to the road noise. It was not a problem to swap rooms,,The staff were very helpful.
The room, room 5, was extremely warm, yet the hallway outside my room was cool. The fan left in the room was ineffective. Sink Tap broken and there was only a trickle of hot water from hit. Shower was fine.
Location, staff
Room was tired especially for the price.
Very nice hotel at a good price. Good food, and very nice breakfast, especially the Full Veggie. Also very dog friendly.
Couple of very minor issues in the bathroom
Cool even in a heatwave Twin beds comfortable Spacious car park
The floor boards in room 5 need sorting, especially by the bathroom, and I understand the doors need to close as fire doors but they shake the whole upstairs.
Noisy floorboard Banging doors
Dog friendly and good food
Hooks in the bathroom need repair and just some small attention to detail decorating repairs but these are minor
It is well appointed and so lovely. The staff were warm and friendly. The food was delicious. Fluffy towels, good pillows. Easy off-street parking.
There was a group of women being super loud outside until nearly midnight. The interior doors are super creaky so it was loud all night. One of our rooms had awesome water pressure and one had no water pressure.
Lovely rooms and common areas
Everyone was SOOO helpful! And friendly, too . The staff went out of their way to accommodate our requests (extra bed for 3 year old, 8 guests for breakfast, early checkin because of a wedding that day). Nothing was too much bother. 🤩
Nothing.
Has been done up since we last stayed. Much improved
My partner would have liked a bath
All staff very friendly, meals were also good and reasonable variety.
The food is delicious, nice surroundings and comfy rooms.
Noise from the bar chillers/ fridges at night
It was close to the people we were visiting
Our room was right next to the stairs so it was very noisy with people returning late at night and there was a smell of cooking from the kitchen
The staff are incredible. Nothing is a problem.
Nothing
Beautiful property and lovely pub
No presure on hot water Loud gurgling from drains Not the cleanest
In a good location. Room was clean and comfortable. Breakfast was great. Staff accommodating and friendly.
No dislikes.
Breakfast. Late night drinks.
You could hear people in the morning moving along the corridors
The food was really good. We had dinner there on both nights and the restaurant was very good.
Breakfast, room and other facilities are very good. Staff are very helpful and attentive. All food to a very good standard. Rooms clean and comfortable.
Communication before your stay is very difficult- can never get through on the phone and emails bounce back.
There was easy parking, the bed was comfortable and the shower hot.
The staff appeared disinterested in our arrival. Finally got someone's attention and shown to our room which , on first look, appeared very nice however after a few minutes we became aware of a groaning , gurgling noise which did not stop. We went downstairs and spoke to the manager who said that there was a problem with the boiler which they had not been able to fix. We asked if we could move rooms but the hotel was full. I said there had been no mention of this known problem when we booked the room however she appeared to think that we should just be fine about it ! We felt it might have been nice if she had offered us a free drink or some money off the room price given the situation.. We had no option but to stay as had no idea about the local area and had already paid. We had dinner which was ok and went to bed. The next morning, after a restless night's sleep with groaning pipes, road noise and people stomping past our room to leave via the back staircase, we went down for breakfast where we were met again with a complete lack of interest. Two staff chatting at the Reception barely even glanced at us when we said good morning We had to ask where we should sit rather than staff greeting us and were asked several times if we were hotel guests. The restaurant only had 2 other people in it .We ordered hot food then noticed a buffet cold breakfast table which no one had even bothered to mention. Breakfast was ok :Eggs Royale , cold and sausages microwaved and scalding hot. Wouldn't recommend and won't be returning.
Lovely room, lots of parking and good food.
Breakfast isn't served until after 7:30
Beautiful room, very comfortable bed and the food and service was great
Apart from the weather everything was great
Great
Good food and drink Friendly staff and cosy bar
Great rooms warm comfortable
Location, the fact you could bring dogs and separate entrance
Nothing
Lovely stay and welcoming staff! Definitely will come back for future visits!
No issues or concerns.
On the positive side, staff were very pleasant and friendly especially those behind the bar. Very dog friendly
No instructions in room for anything – internet, shower, food times, heating or anything else Radiator not working. Had to ask for assistance and person-in-charge not able initially to fix it but was able to, eventually, by trial and error Hot water took up to 5 minutes to warm up Found damp on far wall the following morning and cushions we happened to put by that wall were wet Evening meal was very average. Mushroom gnocchi had no sauce. Bavette steak very tough, accompanying mushroom cold and side of greens consisted of loads of not very well cooked sprouts and a few small pieces of cabbage
Very comfortable and well appointed rooms. Public areas and dining experience were also excellent. The bar and restaurant staff were very friendly and helpful.
Unfortunately, having paid for breakfast on both days, we were not able to benefit fully on the second day. We had to leave at 0800 on the second day to catch a flight. Breakfast starts at 0730, but as the chef was late reporting for work, our options for breakfast became very limited. The manager was unapologetic. An offer of a refund for breakfast charges, or a reduced rate, would have also been welcomed.
Excellent breakfast and very comfortable room
There was nothing either of us disliked
Good out of town location. Good ambience. Comfortable room. Good shower. Dinner and breakfast very tasty.
Great location but quiet. Staff very friendly food really good
Room was very warm
Good parking area, nice country location
Could not shower in morning no hot water in shower just a little trickle of freezing water. From reading reviews this is not a one off either.. My wife showered night before had hot water, but most of it just poured from top of shower head instead of through shower head. Toilet did not flush properly, looks like it flushes but put any tissue in it, no chance of that going anywhere! All night sound of gurgatating water sloshing about behind walls, again many reviews mention this problem. Dined in restaurant food average, but what is poor, is allowing group of 4 men to sit in restaurant at a table playing cards, cursing and swearing the ol time at top of there voice, was family’s in restaurant too with little kids that’s really not appropriate, someone mentioned it to waitress and her reply that’s ok they are regulars and brilliant!! Could here the noisy card players upstairs whilst in our room! Cobwebs beside bed. All these things should be checked and not be happening, we told lady at checkout all the faults, she said let me see if we can give you back A little bit from the £125 per night cost, told her not to bother put it towards the many faults with the room, these have not happened over night and should not be happening at all.
The Carpenters arms is a country pud with rooms and good food, the decor and ambiance are lovely. Staff were friendly and polite especially the bar staff serving food in the evening, breakfast was delicious and well presented and all round good value for money.
The only drawback was the noisy water tank adjacent to my room which sounded like it had someone sloshing about in it all night
Great atmosphere in the pub. Good food both at night and for breakfast.
Nothing
The room was very clean, although a bit on the small side. The pub food was good too.
My room was facing the back and was very hot. The radiators were cool, but for some reason the room was steaming. Furthermore, at 10:30pm they were hoovering leaves! This noise made it difficult to try to sleep. We couldn’t sleep because of the heat so overall it wasn’t pleasant to stay there.
Met by a warm welcome on arrival and shown to room. The room was spacious and well equipped. Comfy bed and good pillows. Evening meal and breakfast was excellent and a good menu to choose from too.
No water pressure on my night of arrival so couldn't have a shower, however pressure returned the following morning so all good in the end.
