Our stay was wonderful. Sabrina helped us feel very welcome. She was very helpful in sharing details of where we could find great food, and avoid tourist traps. She also helped us with directions when it came to transportation as well. We appreciated this a lot. The room was clean and the area was quiet. We highly recommend staying here if you are visiting Tivoli!!

Lovely boutique hotel. Our room was impeccably clean and perfectly comfortable with immaculate bedding and room well appointed! The owner was so kind and accommodating, brought our luggage up and down the stairs to the hotel. Lovely visit. Would definitely stay again.

This is the second time I’ve stayed there, the first time for my cousins. It’s a lovely B&B, beautiful views of Rome in the distance. Walkable to the center of town very safe and the staff is absolutely wonderful. I can’t say enough for this lovely place to stay in Tivoli. Bellissimo!

This bnb could be extraordinary with some tweaks. The location is ideal for visiting Villa d'Este. But having walked to the other side of town, I must report that it is the better side. The room is sweet as can be and the balcony is wonderful. Still, the room seems unfinished, as though they opened it in a rush without the final touches. It could use a comfortable chair or two, a mirror over the main shelf surface, clothing hooks in the bathroom, and a ledge in the shower stall to put down soap and hair products. Also some wall decor wouldn't be amiss even for the minimalist style. The staff is super nice, welcoming and accommodating, even if sometimes their inexperience shows. In sum, tidy up the rough edges and this place will be stellar!

Nous avons eu une belle chambre, très grande, mais c'était assez bruyant car elle donnait sur une route très passante. L'emplacement est pratique car proche du centre-ville. Le plus décevant est le petit déjeuner : 1 seul café préparé difficilement par le propriétaire avec une machine pas du tout adaptée et pas de pain (seulement des biscottes). J'ai beau savoir que c'est la coutume en Italie, un effort pour s'adapter à une clientèle internationale serait appréciable.

Nice location and even though in the middle of the city there wasn't any typical city noise. Air conditioner was top notch and rooms had all the amenities needed. Friendly staff and safe environment. The Italian breakfast is different than continental, but it is a great light start of the day. A huge plus for the late check out.

Just a really clean, spacious place with a great view. All the rooms were really comfortable and impeccably clean. Location is so convenient for Villa D’Etse and the centre with all the places to eat and drink. The friendliness and helpfulness of the staff epitomised when the owner volunteered to take one of us into town because they were hard or walking and there were no taxis. A fabulous breakfast and I could recommend this place more highly

Excellent small hotel just a few minutes walk from the centre of Tivoli. Lovely clean fresh rooms. Comfortable beds excellent breakfast. We stayed for a week and would highly recommend for a stay in this great town.

The room was not at all like the picture that I chose upon reservation with Hotels.com I had to pay extra to have a decent room I never saw the terrace on the rooftop And the cherry on the ice-cream was when I had to pay the price in euros when you sent me the amount in Canadian. 275 euros instead of 255 Canadian!!! Getting intouch with Hotels.com was a nightmare . Very hard to reach someone and when I did reach someone, she didn’t even speak clearly and she hung up on me! Second time, they told me I wasn’t in the good department and hung up again and the third time, the lady said that she couldn’t access my file and thank I had to call another number. I asked to be transferred and I was cut off again. So after an hour in front of the hotel reception, I had no choice to pay the full amount in euros . Absolutely disappointed. I hope you can do something or if will be my last time reserving. I will need another 10 nights in Italy I hope you can find a solution to help me have a better experience.

We were welcomed by Vincenzo and shown our room that was very clean and spacious. The bed was very comfortable. Breakfast was available to get us started for a day of touring Tivoli. Il Giardino is the perfect place for a quick stop when on vacation. The staff were very pleasant.

There are too numerous of issues to mention, but two are absolutely worth mentioning - unprofessionalism and lack of transportation. Accordingly to management, there are only two taxis in all of Tivoli; and need to be reserved one day in advance. You will be forced into trekking into unknown areas of the town to reach the station; that is, if you can’t obtain a ride. Be sure to insist the staff reserves the ride to leave, because it seems to be somewhat magical they will get you to the hotel, but won’t show the same level of hospitality when you want to leave; and if you complain, you may get a recommendation to go to the Hilton next time you visit, told to be silent, then hung up on during the phone conversation.

Great modern room and terrace in a beautiful old building. Very spacious and spotless room and bathroom, plenty of closet space and shelving (even in the bathroom!) to unpack. Perfect firm mattress and pillows, serious blackout curtains, and very well sound-proofed. A very short walk to the historic city center and Villa d'Este, a 10 minute drive to Villa Adriana. Delightful breakfast of fruits, fresh pastry, yogurt, insanely tasty fruit juice, and optional eggs. Friendly, easy-going host.

Perfect location, wonderful rooms , the shower was the best of our 2 week trip, and the breakfast was great with a view of the outside patio. The hosts were accommodating and very kind, and street parking right in front was a bonus. I highly recommend this perfect place to anyone visiting the wonderful sites of Tivoli!

The B&B is actually a main building and then several smaller areas behind it amongst condos/apts. Owner was very nice and let us check in several hours early without charging us extra. He actually gave us the choice of the available quadruple rooms, one of which was newly renovated and 2 separate bedrooms with 1.5 baths (we chose that of course). Room was serviced each day; not sure if they purposely waited to see useave but we were in and out and never saw the staff. Always plenty of towels, toilet paper and hot water, which can't be said everywhere. There is breakfast for a fee (coffee, crosissants, etc) of $5 eur per person. Convenient, but can walk a block in one direction and have choice of 5 cafes for similar price or less. A few things to note (not knocks on property but just so you are aware). The parking directly in front of property is pay parking. In Tivoli, blue lines are pay, white is free. There are about 50 free spots a few blocks away, but they're always full and locals pack the spots so tight you may not feel comfortable trying to get car out the next day. Parking is free from 5 pm to 8 am so if you are out most of day you might not pay much. Get the parking app so you can just set it from your smart phone. It's like 20 eur for a full day if you leave car. Also, (again not a property specific thing) everyone smokes in Italy. It's like the USA pre 1990. We often smelled smoke if people in apartment below had window open to smoke right under us

This is a lovely place which is well run. It's just outside the main area of town and has a well maintained garden, a patio and a sweeping view of the area below Tivoli. The owner is a very organized person with great attention to detail. I arrived early and he was kind enough to let me leave my bag so I could go straight to Villa Adriana. I put some milk in the fridge and the cleaner mistakenly threw it out which was my fault for not labelling it ( as I arrived early) and when I told him, she brought me more which was incredibly kind. I had already bought more but thought the gesture was lovely. The bed was fantastic, and it was impeccably clean and comfortable. He has great taste and style. I loved everything about it. Nice breakfast and overall just wonderful. The cleaning staff was great. This is a very professionally run place and I'd go back any time. A perfect ten.

This is a lovely facility with a great location for seeing Tivoli and the historic sights- a 10 minute walk to the Villa d’Este. It would be best not to stay on the bottom floor- next to the breakfast room. The unavoidable early morning noise woke us. Also- the BnB was not always staffed (owners were away on holiday) and in mid-day when we prepared to leave to tour the Villa we found ourselves locked in! Apparently the extreme heat caused the gate to malfunction. After ringing the reception desk bell and waiting for quite a while we realized no one was around! The receptionist had said at check-in that she would be there until 7 PM. I found a business card on her desk and used it to email and call two different numbers. One number connected and I immediately got a response- although the solution offered for unlocking the gate did not work. Eventually the receptionist returned to show us another way out of the property. Luckily this was not an emergency but it was our last day in Italy and one we had planned specifically to tour Tivoli’s attractions. It would be helpful if the owners are planning to be away to notify guests of this and give emergency instructions as to how to reach someone in charge. The very friendly young receptionist had apparently been told to leave early as all guests had checked in. A note on the desk explaining that she had gone and would not return until morning would have at least saved some of our wasted time waiting for her to come back once we were unable to leave.

My wife and I spent 2 lovely, relaxing days in Il Giardino BB. Our room was large and bright, with the most magnificent view of the country side. Vincenzo and his family completely refurbished a beautiful old property into a modern, elegant small hotel. Il Giardino is conveniently located - within a 10 minute walk of the Villa D’Este and many restaurants and shops. From our room we could also see the local bus stop below to Handrian’s Villa (12 minutes away). The staff are genuinely friendly and helpful. When Uber could not find a ride for us to the airport, Vincenzo within a few minutes found us a private taxi to take us the airport for same price. We loved our stay there. We felt as if we were home being well taken care. Thank you.

Nettes Gebäude, zentral gelegen nicht weit von Villa d'Este. Zimmer sehr modern, bequemes Bett, kein Parkplatz aber wir konnten immer einen Parkplatz auf der Straße finden.

I found this looking on the AirBnb site in Tivoli. My luck! Modern inside a great restored older building. Plenty of outlets, spacious rooms, super bathrooms and extremely friendly owner, Vincenzo. I could write a book of praises but if you're anywhere in the Tivoli area this is a must

Friendly staff. Bright room, good beds and good bathroom. 10 minute walk to the city center. Good value for money.

We were very pleased with everything about our stay in this lovely little B&B. Our first sight of the very friendly owner was when he came out to make sure that we parked the car just right in the very small space available in the street. We were then given a choice of 3 rooms and chose a lovely room with a kitchen. Breakfast was lovely - fruit, bread, cheese, ham, croissant and chocolate cake already set out for us on the table and the offer of a lovely omelette too. (a much better way than the 'stand not too close to the table and point/ask' way in the hotels). Lovely coffee too. It is situated in a very good location - a very short walk from the Villa d'Este (our main reason for visiting Tivoli). Also, the map we were given upon arrival helped us to easily explore other lovely places close by. We left wishing that we could stay for another night (always the sign of a good place). If we ever return to Tivoli we will definitely return to this lovely B&B.

La struttura si trova vicinissima a Villa d'Este ed al centro. Camera ampia, pulita e con ottima veduta sulla piana di Roma. Bagno spazioso con tutti i confort. Colazione anche in periodo di Covid, buona sia dolce che salata. Struttura da consigliare anche come punto di riferimento per visitare i colli romani

The Room is all new and very clean and well decorated. Our room had a nice view on the Roma suburb from the cliff. It is 10 minutes walk from downtown & via d'Este & 15 min from villa Giorgana which is spectacular. Ps the breakfast was very good and complete + good service. We can't BV ask more

I did read some reviews here where people mentioned they didn't get the room they originally booked. Well, that's what happened to us as well. We had booked a room with balcony and they are only available in the main building. We were instead placed to other building, a expansion part of the hotel, which is a normal housing building. Hotel has made new section there with few new rooms. These rooms are pretty much brand new and at least our room was in fantastic shape and huge...a kitchen/living room area combined, separate big bedroom and a large bathroom. We didn't get the balcony but the room was huge and spanking new so I didn't complain. Breakfast was very good... bread, ham, cheese, croissant, fresh fruit, yogurt, fresh orange juice and coffee of course...best Americano during our 3 weeks in Italy by the way. Parking is on the street but we didn't have any problems with finding room just outside the b&b. Location is good for Villa d'este and the old town restaurants, easily walkable. All in all a pleasant stay.

Good place to stay if you want to avoid Rome and drive to the airport within an hour. Also, the place is within walking minutes from Villa D'este gardens.

We spend a relaxing 3 nights at this small hotel. Tivoli is worth a visit for the town site as well as the gardens. The breakfast was very good and the service was excellent. The street parking is a bit of a challenge, although it is free. Grazie.
