Breathtaking view of rice terrace from the room. You can see the beautiful sunrise right from your bed. Just cross the road and you can enter the rice terraces. Like other reviews mention access way is very narrow but the desk staff helped us in carrying up our large suitcase. Overall good value for money.
Penginapannya sangat bagus dan nyaman, pemandangannya indah sekali
Pulang
Great view from our room on the top level. Helpful staff who changed our room to get better wifi.
The path and steps up are challenging for old knees. The next door rooster didn't know it was only meant to crow at dawn
Lovely view over the rice fields from our room.It had a very comfy bed and was clean and good value.
No breakfast.
view on the rice teracces
La vicinanza alle risaie. Ristoranti vicini. Ottima posizione
Very comfy bed, balcony with gorgeous views, entrance to Jatiluwih is about a 5 minute walk down the road, very convenient location. Also close to good restaurants and amenities.
The entrance to get up to the hotel is so hidden and thin it hardly fits a suitcase, the water pressure is also terrible really hard to wash with it.
What a beautiful view overlooking the ricefields and sunrise! This is the perfect location, next to cafes and the entrances to the walking tracks around Jatiluwih. The staff were lovely, the room was clean and quiet (except for the rooster that woke me every morning, but it meant I got to watch sunrise for three days!). Room was clean and facilities good.
I like everything, only thing is it's a little tricky to walk with your bags in their funny entrance to the villa! You have to go up a little alleyway which is a bit confusing. Also mind that the entrance is slippery when raining!
LOCATION is GREAT !! The views of the terraces are possibly the best in Jatiluwih. The room was comfortable, spotlessly clean, aircon efficient, and wifi fast and reliable. I suggest guests set an early alarm and be at the viewing point for sunrise over Mt Batur and Agung! Spectacular !!
The access is difficult, AT BEST. Since the restaurant has been built in front, access is via a very narrow lane, ten meters, and along an irrigation canal, about 30 meters with no safety rail, and the walkway only about a meter wide. The steps are precarious, but once there it's fine. There is no restaurant, but there are a few open for breakfast within a short walk.
Accommodation exactly as the pictures, very clean and well represented, ideal location with great views of the rice fields, staff very friendly and helpful
Nothing
Great views, clean modern room, friendly staff
Nothing
The hotel is in a very convenient location, we spent a couple of days exploring and going for walks in the rice fields. It was right in the middle of the area The room was attractive, bright & clean and the side of the hotel that we were on had lovely views from our balcony area. There was a kettle in the room and and tea supplies. Very nice to sit outside at the table and enjoy our morning coffee!
The issues with access to the hotel have not been fixed and there was no evidence that there was any plan to fix them. It was necessary to walk through a narrow passageway between 2 buildings that was narrowed down to close to 2 feet in one spot because of a power pole and then to walk along a 3 ft. wide cantilevered walkway extending over a drainage canal. Not a problem for us but could be for some people. Also the ventilation slots in the room had no screening they were stuffed with Styrofoam. At night we had a lot of insects coming into the room as long as we had lights on inside. We had to sweep them up into a pile in the morning. On one particularly rainy day there was a hatch of some sort of small flies and that night our white sheets were were black with them. Not very appealing to climb into bed and it seemed as if screens would have been a simple fix.
Location was ideal. The room had good facilities
Damp smell in the room. Access was difficult along a narrow alley and would be problematic for the less physically able. My plans were flexible so I chose not to stay at the property.

It was affordable and the staff on duty was friendly.
Initially I was booked into room 2.2. The bathroom has no ventilation. The ceiling and walls were covered in mould with an unsettling smell which you can’t ignore. To me this intensity of mould is a health hazard. The bedsheets wasn’t clean. In the centre of the sheet there was still a spot of blood from what could have been a mosquito bite from the previous person. The sheet had an array of other dirt marks on it too. I requested to leave and get a refund by messaging the host but didn’t get a reply. A bit later I got hold of the staff member on duty (a friendly guy who apologised). He offered me a different room, nr 2.5. The new room’s bed sheet also wasn’t clean, so he replaced with a fresh sheet (though it also had stains on.) He apologised again. The water in the basin took ages to drain. The wifi network mentioned on the login card didn’t show up when scanning from my phone. Overall I had better experiences for the same/less money.
Straight at the rice terraces
Nobody around in the mornings - the room smelled of sweat - it was disgusting. Also the building looked very run down. Felt more like a basic hostel than a hotel.
LOCATION! Adhi Jaya has perhaps the best views over the terraces of any of the accommodation in Jatiluwih. The Adhi Jaya has been a regular for some years, and I stop for a night on EVERY trip to Bali. The room is spotless, aircon efficient, has coffee/tea making facilities, bed and pillows comfortable, and wifi fast and reliable. Rooms 4 & 5 are now the best for views, with a new restaurant blocking views from others. AJ is only a short walk from the viewing point for early morning pics of the sunrise over Mounts Agung and Batur, and hose views are spectacular. Right across the road from the viewing point is a lady serving a traditional Balinese breakfast and coffee/tea, the cost of which is almost nothing.
The access has become difficult with the development of a restaurant property in front of AJ. It blocks he views from some of the rooms, and will no doubt increase noise levels. Parking is now about 50 meters distant, and a narrow walkway along the irrigation canal is uninviting. There is currently no sign showing where the entry is, and it badly needs one. I was lucky that a staff member was on the verandah, and I got his attention. He came down to meet me.
Location, view, comfort
wifi wasn't stable
Fantastic veranda view. Morning sunrise was beautiful. Perfect location to stay and to walk around the rice fields.
Tricky to find the hotel entrance…
Good location (of course) with nice views. Nice staff
Roosters going at it all day and night. Literally right next to my room.. sure it's normal in Asia but i don't care. You NEVER get use to it. Slept only till 4am both nights then the two roosters went at it. I wear earplugs no problem but it had no effect. The owners should really do something about it. Wish I hadn't booked two nights
Great location looking over rice fields. Good choice of food nearby.
No fridge
Love the location. But even that was impacted by new building in front. The rooms are large and adequate - clean (mostly) and comfortable in most.
A new building in front blocked the entire view (for which you stay at that location). The appeal is the view over the rice paddies - you now look at the back of a roof. Had to walk across a building site to access the rooms. The bathroom has lots of mould - dangerous.
The location is very convenient, just a few footsteps from the start of the Jatiluwih Unesco walking loops, and close to a few restaurants. The staff is super friendly. The room is comfortable and the views are great. I'd recommend paying a little extra to get one of the "suites", which means you'll be a little higher and have better views.
I forgot to tell the staff but I would recommend the homestay to add an extra curtain behind the room doors to limit the daylight as it gets very bright at dawn.
Spacious room and clean
Outdoor building need extra maintenance. The stairs was worn down. The bathroom has no ventilation
Adhi Jaya has perhaps the BEST views of the rice terraces in Jatiluwih, unfortunately spoiled by power lines, but that's not the fault of AJ. The room is comfortable, spotlessly clean, good bed and pillows, and a functional bathroom, and generally quiet.. Wifi was reliable and good, and tea and coffee making facilities are available. I've been a regular at AJ for several years, every two months.
The access is less than good, steep, irregular and mossy steps, and with development of the land in front, right on the road, it's probably going to get worse. Motorcycle parking is now about 40 metres distant, due to the development.
Cosy and clean room. Beautiful view from the terrace. Very friendly and helpful staff! Great restaurants within 1 minute walking distance.
Not a complaint but a recommendation for future visitors: try to get a room on the second floor in the newer building, as we did. In front of the older building there is a new construction going on and the view to the rice terrace is a little limited. It's not the fault of the hotel but I think it's good to know.
The location is great and the view from the window.
Unfortunately it wasn't super clean and there was construction happening right outside out window which woke us up every morning before even 06.00
Amazing view
The area is under construction
The View was amazing
There was no easy access to taxis. Even online taxis were difficult to find. Also, no options for food.
The LOCATION!! I've been a regular at Adhi Jaya for a few years, one night ever 2 months, and I stay there just for the view, possibly the best view of the rice terrace of all the accommodation. The room was spotless, water 2X water provided, bed and pillow comfortable, aircon effective, and wifi fast and reliable. Breakfast is not offered, but there are a number of warungs close by.
The steps up from the car park cold do with an upgrade!!
Bed was super comfy, AC nice and powerful, the view of the rice terraces is incredible from the windows and front balcony! Super great location to be based for exploring the terraces.
The front is under construction so the entrance was a bit lost, and there was some construction noise- but otherwise no issues!
Right on the spot of specttacular Jatiluwih
All cables that obstruct our view of the scenery
The location was great. I need the peacefulness of the location. The food nearby was good. I had a great time in Jatiluwih.
The room is musty due to not enough ventilation. There is no vent to release the moisture after taking baths. Air conditioning retained moisture. The mustiness can be better improved if there is a ceiling fan in each unit. Hawaii does this.
Staff was very friendly and helpful. The homestay was in an excellent location overlooking the rice terrace. Plenty of restaurants and eateries nearby. We had a very enjoyable walk around the rice fields during sunrise.
There was no power point at the study desk in the room. The handle of the bathroom door was missing, so we could have locked ourselves in the bathroom when the door was closed.
directly by the main paths to Jatiluwih rice fields amazing view
not included breakfast
Clean, spacious room with a beautiful view of the rice fields. Superb location. It's directly by the main street, but at night there's no noise.
No breakfast.
Good direct view of Jatiluwih terraces right from the room. Its a wonderful, affordable place to stay
Location, view, staff
One of the most beautiful views from the room I have ever had. Incredibly beautiful area.
It's very far..
Clean and comfy
It suitable for youngsters, for old folk not suitable because have stairs only
The VIEW!!! Adhi Jaya has perhaps the best location overlooking the terraces, and a close walk to the viewing point for early morning pics of the sunrise over Batur and Agung The room was very clean, bed comfortable, bathroom a cross between traditional and modern, aircon effective, and wifi fast and reliable. Motorcycle parking is available and free just below the property.
The steps up to reception are precarious, and some work on them would be money well spent.
The VIEW!! It has probably the best of the views from the accommodation along the high side of the road, just a superb outlook over the rice terraces. I've been a regular at Adhi Jaya for a couple of years, several times a year. It's a good standard at a good price, room pleasant, comfortable bed and pillows, an OK bathroom, wifi fast and reliable. The room has a desk and tea/coffee making facilities.
Nothing not to like. It is very pleasant mid range accommodation.
Clean, friendly, rice field in the front. There are also restaurants and mini local supermarket nearby. Everything very convenient. Hotel is very affordable, clean, my room also got cleaned during staying. I also thank Benny who works at the hotel. He helped me greatly to navigate the place I wanted to go 🥹🙏
The stay is located on the main road. It's very NOISY and hard to sleep surrounded by constant noise from the main road especially over the weekend. People in the town cut grass at 6am, loud music for events throughout the day, hotel guests putting music, which I had to knock the door at 2am (thankfully they lowered music).
Fantastic location with beautiful views over the rice terraces. Clean room with all the amenities we needed. Peaceful at night and close to cafes and shops.
Very steep stairs up to the rooms, that can be dangerous when wet. No breakfast available. Staff were not always around when needed for assistance. The free wifi was on most of the time, but on the last day it was off for some reason. Beds were on the firm side.
