I would thoroughly recommend this property. Owner and staff SO friendly. Nothing was too much trouble. Very clean and great location- 10 seconds from beach. Will stay here again for sure

Dommage, il faudrait un peu de rénovation pour être au top , ce due être très bien à la belle époque , moisi dans les douches, les lampes de chevet ne marchent pas, l’eau et plutôt tiède que chaude . Un grand coup de rafraîchissement à faire

Wi-Fiの入りが良くありません。 プールの水深が深く、子供は泳ぐことができません。 しかし、プール周りの設備は完璧です。

nothing went well. we paid. we had 3 rooms booked , we looked at the rooms and they were DISGUSTING .. mould growing all over the tiles, filthy marks all over walls, curtains ripped, shades on lamps filthy and broken, bed frame broken , stains on pillows. we moved onto a different hotel and continually tried to contact the manager who wouldn't reply to any calls or messages. we had 3 rooms paid for 3 nights. we didn't expect a full refund . just something as we didn't stay as it was filthy .

Staff were super friendly and helpful - did everything they could to help us enjoy our stay. Hotel rooms have lovely views of the sea. There was generally a really nce buzz.

The views, location and staff make this place special especially the manager. He is so kind and helpful and great to have a morning chat over breakfast. His English is perfect and he is knowledgeable about many things. The views are some of the best in Kep and the rooms are furnished well with everything you could need. The pool is clean and very relaxing with the waterfall and there are shaded areas to unwind and read a book. A great location to walk down to the beach for a swim and close to the few restaurants in Kep or a short 25 minute walk along the coastline to the Crab Market. I recommend the walk at sunset as there are many places to stop and have a photo or grab a drink at the cliff coffee shop about halfway. I'll definitely be staying here again when I return to Cambodia 😊

Basic but comfortable. The bedsheets were extremely clean and soft and the air-conditioning was excellent. Location is excellent for Kep Beach and its about midway between the port to Rabbit Island and the famous crab market which are an easy tuktuk ride away or a 20min walk or so in either direction. Picturesque pool area with great views of the ocean even from our room. They keep clean towels stacked in pool area for use at both the pool and beaches. Food is basic but no complaints and they sold water for a reasonable price unlike some of the restaurants and bars we encountered. Everyone working there was friendly and helpful. One of the staff also has a husband with a tuktuk which made our last day tour logistics so much smoother.

Gap between the door and frame meant mosquitos were difficult to keep out but we managed by keeping the air-conditioning high and using repellent around the door at night. The mini "jacuzzi/waterfall" type pool was not kept cleaned of the plant life that fell in whilst we were there. Strong chlorine smell from the shower water and water pressure and temperature a bit lacking. Minimal toiletries (small basic shower gel) so bring your own shampoo and conditioner (and maybe your own shower gel if you like more scented products).

We were quoted $5.50 up for breakfast but changed $6.50 us not a ot but 3 days for 3 people

The bathroom has mould and rot around the bottom door frame. No exhaust fan so no wonder.

Prijeten,čist hotel,z zelo prijaznim osebjem,pred vsem Theo. Izhodišče do tržnice,park je nad hotelom,do plaže nekaj korakov. Bazen in prostor ob bazenu sta čista in urejena. Tukaj bi se gotovo vrnila.

Pazite tržnico,če kupujete ribe-rake. Rajši jih pojejte v restavraciji.

Not the fault of the hotel but certain bars played rave music all night Eventually after a few sleep less nights when the hotel warned them about the police they turned down at 10.30 the official time to end pound music Saturday and Sundays are very very busy so if you are looking for quite it’s not here !

Sehr schöne Lage am Meer. Das Personal war sehr sehr freundlich und hilfsbereit; für uns wurde ein super Fahrer organisiert. An der Bar gibt es sehr gute Cocktails.

Die Schiebetüre hat nicht ordentlich geschlossen und war es daher im Zimmer sehr laut.

De kamer was niet erg van deze tijd. Er was schimmel in de hoeken vd badkamer. Er waren opgevulde stukken bij de deurposten.

Escalier pentu et avec marches hautes, piscine petite et non entretenue. L'hotel semble ne pas etre bien entretenu.

The hotel was very quirky,and lovely. The rooms were basic ,but adequate,with a lovely view of the sea. The pool area was very pretty. We had one day their,all to ourselves. The staff were very helpful,and nothing was too much trouble. The hotel was just over the road from a delightful sandy beach, which was clean, compared to some we have seen. There is also a delightful zip in the jungle, behind the hotel.

Everything about the hotel was lovely. The only thing I would say,is that Kep is small with hardly any restaurants.

Bel endroit dominant la plage de Kep, personnel très accueillant, bon cocktail, bon petit déjeuner. La piscine est très agréable quand le soleil tape trop fort !

Problème de connexion très fluctuante et pas de réception pour la télévision au deuxième étage. Une petite rénovation serait bienvenue.

We were well looked after - the rooms were clean and great for a family. The pool was wonderful for the kids. Great base to see the area!

Très accueillant et très bien situé, avec une piscine sympa et de bons repas. Les chambres sont spacieuses et propres.

Das Hotel ist in einen Hang gebaut, einige Stufen abwärts ist der Strand, ein Supermarkt und tolle Streetfoodangebote. Die Preise im Hotel sind schon okay, aber im Supermarkt günstiger. Der Pool ist wunderschön und bietet am Wochenende, wenn die Straßen überfüllt sind eine kleine Ruheoase. Der Blick beim Sonnenuntergang wunderschön. Das Personal ist bemüht.

Das Zimmer war sehr einfach. Der Kühlschrank hat nicht funktioniert und die Dusche läuft nicht ab, gerade bei 4 Personen schwierig. Die Betten waren bretthart. Es gibt wohl Unterschiede, aber als 4 köpfige Familie wollten wir nicht umziehen. Kep lohnt sich eher nicht. Wir fanden den Ort eher langweilig und würden nicht zurückkommen. Einzig und allein der Krabbenmarkt reicht nicht aus. Wir haben die Weiterfahrt über das Hotel organisiert und klar und deutlich gesagt, wie wichtig es ist, dass wir mit Speed ferry Cambodia Weiterfahren, letztlich wurden wir auf ein anderes Schiff gebucht und hatten auf Koh Rong Schwierigkeiten.

The location right across the street from the beach made a perfect spot on the balcony for morning coffee. Also, to sit and watch the activity anytime during the day and evening. The pool area looked great but my time was spent at the beach. The staff was very nice and helpful always.

I didn't like that there wasn't a safe in the room. Also, the 3 in 1 coffee packets, a lot of people don't put cream & sugar in their coffee(that may seem like a petty complaint but it's not when you are a serious coffee drinker).

Door is the windows. So if you want to sleep with your door closed you have to turn on the AC

The location was perfect facing directly on to the beach. Watching the sunset on an evening is beautiful. The staff are very nice. Not many spoke english and so they would call for the staff member who could understand to communicate with us. The rooms are a good size just very dated. There is a shop just over the road that sells the basics. The area is very quiet.

The bathroom/shower had mould which was prominent in smell. Furniture had lots of stains and marks on. A clean and repaint could improve this. The grout in the tiles inside the swimming pool appeared black and could do with a regrout. We found this very off putting.

Location is right by the beach. The view from the room is amazing. Staff are friendly and helpful. The bed was very comfortable. The pool is an added bonus.

There were a few signs of repair needed in the room but they were superficial, it didn’t bother me or affect my stay.

Alors l’emplacement est bon car c’est à deux pas de la plage en même temps 3 étoiles à 100$ c’est du jamais vue. De plus qu’on était censé de quitter à midi et on a quitté à 13h et il n’y avait pas beaucoup de clients, ils nous ont chargé 5$ de l’heure comme si les 96$ nuit n’est pas assez.

L’éclairage dans la chambarde ets très faible, la plage n’est pas cohérente aux photos sur booking c’est vrai up plus médiocre en réalité, je suis restée frustrée par cette incohérence de qualité/prix, de cet attitude consommateur envers la clientèle, de plus que le petite déjeuner n’était pas bon du tout, ni le jus d’orage passion, ni le café pressé deguelasse, ni l’omelette moyenne. Une des pires expériences pour qqn qui voyage beaucoup. Je ne récompenserais pas, voir surtout éviter cet hôtel à mon cerclebdes voyageurs.

Face à la mer, juste la rue à traverser pour être à la plage. Personnel très serviable. Location de scooter sur place. Piscine très agréable. Jus de fruit fraîchement pressés au petit déjeuner

L'état de délabrement du mur de ma chambre. Insonorisation des chambres à revoir. Tv qui fonctionne à peine. Nombreuses prises mais ne fonctionnent pas pour la plupart. Armoire qui sent le renfermé et avec des claquettes laissées à disposition mais vraiment très sales. Pas de prix dégressifs sur la location de scooter contrairement aux loueurs du coin. Petit déjeuner avec une cuisson des œufs aléatoire (1/3 bon en ce qui me concerne) Repas au resto moyen pour le prix (omelette épinards/tomates/fromage sans épinards et sans prévenir, noodle jaunes qui ressemblaient plus à des spaghettis).

Shower tap was still broken, same as it was 2 years ago. Tiles were mouldy. Nice place but needs more care and attention.

Sehr gute Lage am Strand, sehr gutes Essen, hilfsbereiter Manager, habe bei ihm Ausflug gebucht und bei der Winterreise hat er dafür gesorgt, dass der Bus mich vor dem Hotel abgeholt hat, ich musste nicht zur Busstation.

- no proper furniture to get your luggage off for long stayes (no shelves, drawers) - closed doors leave some chink so that all noise from the outside and night bugs come into the room - loud music from the street is well heard in the room all day long - not enough privacy as other people walk in front of your room - breakfast totally overpriced in regards to its low quality - beef Lok Lok was not good (meat was hard and mostly uneatable)

I believe the Hotel is located at one of the best spots in the area. Staff was kind and helpful. Breakfast was tasty and views from the balcony were amazing.

I loved staying at this property and will book again. The staff were amazing and so friendly. The rooms and hotel had a lovey beach feel with stunning views of the beach. Food was yum and well priced. The pool was beautiful to swim in once finished at the beach. I would highly recommend supporting this business.

Super emplacement face à la mer !! La piscine est très sympa et la cascade est belle. Le petit déjeuner est complet et très bon . Par contre quel dommage d’avoir un panneau publicitaire immense et haut sur une partie de la face de l’hôtel qui cache une partie de la baie. Je précise que ce panneau ne fait pas partie de l’hôtel !

Le choix des plats au restaurant est très limité rien d’extraordinaire !

Emplacement ideal, n’hésitez pas a louer un scooter pour faire les alentours et découvrir les petits restaurants du coin, mention spéciale a la boulangerie francais a 3 minutes de l’hotel :)
