In all my years of eating Tom Yum soup, this was the best I ever had! My partner and I both ordered the soup from Sanccouci's restuarant and were only sad we didn't have time to eat it a second time. The staff were so friendly and the apartments were much bigger than we expected - it was cool, dark and quiet which meant we could easily sleep/nap during the day, but if you wanted light you could open up the curtains on the beautiful big bay window in the living area. It was so nice to have a proper kitchen and living space, as well as a bedroom. Plus the pool and sauna were such a treat! I haven't seen an other places in Kep like it. We will definitely be coming back.

Lovely natural surroundings. Very clean and beautiful pool. The bungalows were spacious too.

We rented five rooms and there were some issues with thr air conditioning. But the management did their best to resolve these quickly.

Room was good size. Pool and sauna were great to help cool down.

Instructions about breakfast and dinner could have been a bit more explained when we arrived but no issues regardless.

Le calme et la gentillesse des propriétaires et du personnel. L’ensemble est très bien aménagé, avec des logements confortables et spacieux, un coin repas public agréable, une belle piscine et un sauna très appréciable !! Le petit dej est copieux.

Rien. C’est juste un peu éloigné du centre… qui reste néanmoins accessible à pied « sans souci » 😊 !! Avec quelques petits commerces sur la route.

Dark, mouldy smelling and tired-looking apartment - they are in one row - with minuscule terrace, view of carpark, neighbors washing and cleaning equipment. Very very close to one another. Photos on booking.com and reality are unfortunately miles apart. Forgot to take photos for proof, apartment 4. We didn't stay though room was pre-paid.

Pool was clean. Kitchen was better equipped than most.

There was intermittent weak Wifi in the bedroom.Wifi in a bed room is an expectation.

Etablissement calme et chaleureux avec un personnel assurant. La grande piscine était excellente ! La carte du restaurant et la qualité des plats étaient très bonne.

The staff is very friendly and attentive. They even allowed us to check in earlier than scheduled, which we really appreciated. They were incredibly helpful, especially with renting scooters and suggesting things to do in the area. The hotel has a lovely pool and a sauna, and the surroundings are lush, green, and very peaceful. A true little haven of tranquility with a very bad internet connection.

The internet connection is advertised as 8.8 on Booking, but it really doesn’t work at all. We had an apartment, and even near the entrance by the reception, the connection was terrible. And we had local sim card (Cellcard), there was no signal in the apartment. If you’re a digital nomad, this is definitely not the place for you. If you don’t need internet, then it won’t be a problem. The best connection is by the pool, but even that isn’t always reliable. The bedding definitely needs to be replaced, it’s clearly past its prime. The apartments could use a refresh overall. I can’t speak for the bungalows, but the apartments need renovation. Also, if you choose an apartment with a kitchen, it’s likely because you want to cook, unfortunately, the kitchen is poorly equipped with very limited utensils. The bed is very uncomfortable, and the mattress should really be changed. As mentioned, the place needs a serious update. The bathroom is very small and narrow, especially compared to the size of the bedroom and kitchen. As for the outdoor furniture (table and chairs), it’s unusable... the chairs have holes in them. That too could use a proper refurbishment. The hotel is located quite far from the center of Kep. It’s easy to get there by scooter, but on foot, there’s not much around. You’ll definitely need some form of transportation.

Room was generous sized and good value for money. Even had a small kitchenette. Pool was good sized and good condition. Even had a sauna. Lots of choice for the breakfast. Lots of trees and shade on the property.

Breakfast options could be healthier. Little fruit, vegetables, yogurt, muesli, etc. Coffee /tea could be better. Bathroom was also really small. Resort was a bit far out from the center.

We loved the pool and food. Staff was also incredibly friendly and helpful. I will recommend this place :)

We had small problem with bugs in our room, but staff came to clean and the rest of the stay was good.

They had an amazing attentive staff.

The apartments with the kitchens were not well supplied. It’s always nice to have at least salt and pepper in the apartments and maybe a little oil. That is something that is very difficult for a traveler to be able to pack, and usually if I rent an apartment, I plan on cooking. There was not a sharp knife to cut with, and the one cooking pot that they had was too large.

Friendly and welcoming staff.

They had construction going on for a new pool. Close to the restaurant, so was very pleasant or relaxing to stay there. They had another pool option but with no shafe.

The accommodation atmosphere here is very comfortable and comfortable, and it is suitable for groups of friends to stay together. There is a pool where you can play in the water, but it is not a very clean pool, with fallen leaves and mud mixed in. But the ecology here is rich, and you can see unicorns and stag beetles. I like this environment very much.

The hotel provides motorcycle rental service. Although I specified the model, it was not provided at all as agreed. Also, the condition of the motorcycle is a bit old. If you are not good at riding a motorcycle, don't ride too fast, as the motorcycles here may slip easily.

The staff were very accommodating. They were really kind enough to grant my request and they were very responsive to all my inquiries. The place is very chill and quite. Perfect for people looking to unwind and just disconnect. The facility and service is excellent. The owner was very accommodating as well.

Lovely accommodation in a really lovely place. Very friendly staff and owners, the accommodation looks very nice! The bungalow is equipped with many comforts! Lovely swimming pool that has both sun and shade. We really enjoyed our stay of one week over here!

The lovely young lady that served us was polite, courteous and respectful and always smiling…breakfast was simple and tasty. The pool area was lovely and had green spaces everywhere!

To Mr John.D, (Villa Stay) When guests respectfully bring shortcomings to your attention in regards to advertised services and products, please be humble in your responses, we are not attacking you, simply pointing out that we are not being provided with the advertised product! Also, we are on holiday from our business so we do not need to listen to you list the problems with yours! You ranted about the outdated marketing you have neglected to update since you have taken over the business(2 years ago), 15% commission you pay Booking.com, cost of labour and maintenance, the ammenities not provided but displayed in your advertising and being told “that was from previous owner and you are the first to book Villa since then”, all of this has nothing to do with “your” guests. We also had an issue with ordered food! A dropping of animal description was found in a dish and when brought to your attention blame was shifted to us because of where we chose to sit in your dining area and read a book from your public library stating “it fell from the book you read but not from when it was cooked” with many reasons why it could not of been your problem but the guests use of your facilities! All the time you talked over your guests, asking for evidence and proof of culpability, blaming Booking.com and just whinging about how hard it is to run your resort, all you had to do was listen to your guests, react humbly to their concerns and act accordingly as someone providing a service paid for in advance by their guests. Respectfully (Hospitality Operator & Management Specialist) p.s lucky one of your guests found the sixth glass that was missing, could only imagine the bill for that!

L’accueil est formidable. Coin tranquille à proximité de la route 33A. Facile de circuler en scooter. Le personnel est sympathique. Prix intéressant nous avons ajouté 2 nuits à notre séjour.

Everything, big room, comfortable bed, I even had 2 to choose from. Lovely pool, gorgeous cafe/ restaurant. The food and coffee was awesome. Best green curry I ever had. Breakfast was superb too. So nice I could buy food on-site. The owner was super helpful, gave me lots of tips on places to visit and even lent me the use of a bike to use to explore the town. The stay is a little walking distance from the beach and sights so a scooter or tuk tuk is needed unless you don't mind a walk. I loved that it was a little off the beaten track and enjoyed the pool and sitting area upstairs next to my room where I could do yoga in the mornings. A beautiful place very close to the National Park too.
