Wie soll ich die Unterkunft bewerten, wenn diese dauerhaft geschlossen ist?? Am Anreisetag um !!12!! Uhr wurden wir über Booking darüber informiert, keine Email nichts. Wir standen vor verschlossener Tür. Hier wurden wir unfreundlich darauf hingewiesen dass das Hotel geschlossen ist. Wir verlangen unser Geld zurück! Eine Frechheit!!

Im Zimmer gab es kein warmes Wasser zum Duschen

Verry good location, a few pleasant walking minutes from the dom. It had blindfolds and nice wallpapers. Cleaning service everyday. Watter, coffee, tea and bombons brought daily in the room. I understand that for Germany, free watter is a real treat, so much appreciated.

Horible smell coming from the bathroom. We opened the window for fresh air but there was no mosquito net. A couple of cockroaches in the bedroom. The blindfolds partially dropped everytime. The pillows were close to nothing. The cheap bed plywood was visible as the mattress was smaller. The TV was on the right side of the bed and was preventing the window from opening. Bedside and electrical plug on only one side of the bed. The walls looked as they have not been painted for a long time. I did not see any AC but we did not needed it in May. I was expecting more for the price.

It was closed when we arrived. It was closed as in “stop operations.”

⚠️ Please read this before booking Hotel Königshof The Arthouse I rarely leave negative reviews, but I feel a responsibility to share this experience because I hope it helps someone avoid the same situation. I had a fully paid, confirmed reservation at Hotel Königshof The Arthouse from July 1 to July 4/2026. After an international flight from Armenia to Germany, I arrived at the hotel about an hour before check-in, around 2pm. Instead, I discovered that the hotel was temporarily closed and not accepting guests. What made this especially frustrating was that I had never been informed in advance. There was no notification before my arrival that the hotel was closed, despite my reservation being confirmed and paid. With nowhere to stay after a long international journey, I had to contact Booking.com using international phone calls, which cost me around €20, and I had to pay for another hotel while waiting for my refund to be processed/ it will take from 2-10days. I was finally able to relocate and check into another hotel around 6–7 p.m. The stress, uncertainty, and inconvenience were so unbearable. After traveling to another country, the last thing anyone expects is to arrive at a hotel they have already paid for and find that it cannot accommodate them. I appreciate that Booking.com helped process my refund, but I genuinely don't understand how a property that was temporarily closed could still accept reservations and payments. If this ever happens to you, don't cancel the reservation yourself. Contact Booking.com immediately so they can investigate the situation and assist with the refund process. I also can't stop thinking about travelers who might find themselves in the same situation but are unable to immediately contact Booking.com, afford international calls, or pay for another hotel on the spot. After a long journey in a foreign country, the stress and panic alone could leave someone feeling completely helpless. That is exactly why I am sharing this experience on every platform I can. My goal is not to attack anyone—it is to make other travelers aware so they know what to do if this ever happens. I hope my experience helps even one person avoid the stress, uncertainty, and financial burden that I had to go through. I also hope this encourages both the hotel and booking platforms to communicate with guests before arrival whenever a property is unable to accommodate confirmed reservations. No traveler should arrive in a foreign country with a paid booking only to discover they have nowhere to stay.

Das von uns gebuchte Hotel "Königshof The Arthouse" war geschlossen. Also wir am  Hotel ankamen, waren die Türen verschlossen. Durch einen Mitarbeiter der Security wurden wir davon informiert, dass ab heute (30.06.26) das Hotel wegen Insolvenz geschlossen ist.  Am 28.06.26 wurde die Übernachtungsgebühr durch PayPal belastet. Nun mussten wir uns kurzfristig um eine Ersatzunterkunft bemühen. Das gelang nach mehreren Versuchen, allerdings zu einem höheren Preis. Nun erwarte ich, dass wir den Betrag von € 89,30 zurück erhalten.

Hotel ist geschlossen. Ich stand vor verschlossener Tür mit Hinweis: Hotelbetrieb ist eingestellt!

Das Hotel hat eine wirklich gute Lage. Im obersten Stockwerk ist unteranderem auch eine Dachterrasse mit Tischen und Stühlen, man kann von dort aus den Dom sehen.

Dieses Hotel hat keine Klimaanlage, bei hohen Temperaturen wie wir es hatten, also kaum auszuhalten (man hat aber wenigstens einen Ventilator bekommen). Es ist so ein bisschen Glückssache welches Zimmer man bekommt. Wir haben 3 Zimmer in diesem Hotel gesehen und kein Zimmer war wie das andere. Besonders Zimmer 112 ist total runtergekommen, die Spiegelwand ist kaputt und dreckig, ein Fenster lässt sich nicht schließen, das andere nicht öffnen, die Gardinen waren auch dreckig und das Einzelbett in diesem Zimmer ist aus Brettern zusammengewürfelt und sah nun wirklich nicht bequem aus. Nach einer Beschwerde war das Personal aber steht’s bemüht eine Alternative zu finden. Im anderen Zimmer ging dann zwar nicht die Heizung im Bad aus, was bei den Temperaturen jetzt auch nicht gerade vom Vorteil war und das Bad hat auch etwas gestunken, war aber ansonsten im großen und Ganzen ein hübsches Zimmer.

Hotel nije klimatiziran, niti opremljen barem ventilatorima a moj boravak je bio usred toplinskog vala, tako da je u sobi bilo neizdrzivo vruce. Ali ok, ovakav toplinski val taj dio svijeta nikad dosad nije iskusio tako da nije osoblju za zamjeriti.

Es sollte nicht mehr von booking angeboten werden! Personal - noch nie bin ich so unhöflich behandelt worden. Das ganze Hotel war heruntergekommen. Dafür der stolze Preis. Keine Klimaanlage!!! Bitte nicht weiter Menschen da hin bringen. Nur die Lage ist gut. Alles andere war ekelhaft. Eine unschöne Erfahrung.

This is the first time I am writing a review ever and the reason is because it was my worst hotel stay ever and I have still not recovered. Bugs and insects in the room, I got bitten by a bug and I had to go to hospital. In this heat, there was no fan, the room was stuffy. We stayed up the whole night and fell sick. We booked the place to celebrate my sister’s birthday but it turned into a nightmare. Plus the room that we paid for and was advertised was completely different and so dirty. The worst is the Staff never respond. I sent many messages and emails but no reply. I intend to sue the hotel because i ended up at the hospital due to thei bed bugs and insects in the dirty room.

Excellent location, as in walking distance of the Dome, walking distance of old city shopping, 5 min from Koln main station, safe area. Room was just nice, and I have been allocated a spacious room.

Calidad de la habitación por el precio que se paga no merece la pena. No reformado. No hay aire acondicionado. Habtiación muy calurosa. Hay que decir que nos hemos alojado en plena ola de calor en alemania. El hotel no está preparado para ello.

Das Personal war eine Katastrophe, wir wurden noch nicht so unfreundlich von einem Hotelpersonal behandelt. Und wurde gesagt wir sollen keinen „Kopfstress“ machen. Das schlimmste Hotelerlebnis. Neben dem Personal, extrem heruntergekommenes Hotel, im Bad ist alles kaputt und extremer Geruch. Bei 40 grad keine Ventilatoren. Das Hotel sollte von der booking Plattform genommen werden.

Aufenthalt wurde nach 30 Minuten abgebrochen!

Terrible. I stayed in the ‘suite’, it was extremely dirty (stains everywhere, clutter, damaged interior), the air conditioning didn't work properly. Hugely dated and poorly maintained. The ‘roof terrace’ was just a flat roof with roofing felt, repaired countless times and messy with broken chairs. Incomplete kitchenware, no hot water in the morning, the elevator didn't work multiple times. And all that for nearly €300 per night. Never again for me!

Diese Unterkunft war total schlecht. Es gab kein heißes Wasser,also musste man kalt duschen. Im Bad Schimmel an den Wänden, WC-spülung funktionierte nicht immer, der Einstieg zur Badewanne viel zu hoch. Am Bett fehlte eine Ablage. Den Wasserkocher konnte man nicht einstecken, (Kabel war zu kurz). Die zwar installierte Klimaanlage funktionierte nicht. Vor dem Zimmer im 3. Stock waren die ganze Nacht die lauten Geräusche von den Klimaanlagen der Nachbar-Gebäude zu hören, an schlafen war in dieser Nacht nicht zu denken. Reklamation in der Rezeption war erfolglos, sowie das E-Mail an den Hotel-Manager, keine Antwort und das für 182 Euro !!

Kein warmes Wasser, das ganze Wochenende. Keinen Kühlschrank oder Minibar für Medikamente. Personal extrem unfreundlich. Kein Parkplatz, kein Frühstücksbuffet

Pas d'eau chaude durant toute la durée séjour, et aucune explication ni excuse de la part du personnel. Inadmissible! Le personnel est par ailleurs très peu sympathique, à la limite du respect. Et l'équipement est très vétuste et laid.

Das Bad im Zimmer war modern und einwandfrei sauber.

Das Personal war auf groteske Weise gelangweilt und desinteressiert. Während des gesamten Aufeinthaltes gab es kein warmes Wasser. Die beiden männlichen Angestellten an der Rezeption waren an diesem Problem desinteressiert und verbal unverschämt. Der einzige funktionstüchtige Aufzug war ungewöhnlich verdreckt. Frühstück wird nicht angeboten.

Die Lage des Hotels und die Nähe zu Altstadt, Dom und Bahnhof,

Die Atmosphäre im Zimmer Ausstattung etc eher spartanisch kalt mit nicht ganz sauberen Bettleisten und Fußbodenleisten. Sehr unangenehm es gibt im Hotel nur kaltes Wasser und kaltes Wasser in Dusche und Handwaschbecken, warmes Wasser ist wohl nicht vorgesehen. Auch auf Nachfrage an der Rezeption nicht.
