We waren al eerder in San Zulian dus kunnen we vergelijken. Vermits we vooral veel bezoeken zijn een paar dingen belangrijk : goed bed, goede badkamer, airco en lekker ontbijt. Vóór Covid = heel lekker, direct na Covid = eenvoudig. Twee jaar geleden = heel lekker en goed aanbod. Dit jaar was het aanbod = magertjes = minder broodaanbod, beleg en fruit. Hopelijk wordt dit weer beter.

We were booked in to San Zulian Hotel, the reception are was ok. On arrival I was told I wasn't booked into this hotel, because the air-conditioning was not working. The man on reception took me to The Hotel Diana where he said I would be more comfortable?. I have no idea what Hotel Zulian looked like inside. Hotel Diana was ok, The breakfast was served in the Hotel opposite! Also very basic, the cheese slices looked like tge processed cheese we have in a packet.The ham was very thinly sliced and that too looked like processed packet ham, the same goes for the salami, unfortunately the coffee always tasty burnt and the croissants were always over cooked. Very noisy outside and thin walls, heard other people in other rooms. The electric was dodgy. Old fashioned press switch on a long wire that flicked on and off. Large Patches, 3x3 ft of lighter coloured carpet had been added to replace the old worn out carpet. The Hotel was very dated, but I suppose they dont want to "sink " anymore money into an already sinking hotel. I did find it odd that the hand towels in the bathroom were like dinner table napkins? Thin and short, not like hand towels at all.

The staff were very rude and unhelpful and one of them reached to a level to insult the tenants and used unrespectdul language. They were disrespectful. The rooms are very dirty, insects, and cocroaches were everywhere inside the room.
I didn't like anything. Not worth the value. I dont recommend it at all. The worst, was the staff. And it wasn't clean at all. Unfortunately I didn't take pictures.

Nos tocó en la habitación de la planta principal y se oía todo, cuando pasaba la gente por el pasillo, cuando la cocina/ sala para desayunar, etc. La almohada era muy incómoda. No obstante, para una noche noche estuvo bien.

El desayuno es muy básico, no merece la pena, a la habitación se entraba por un portal en otra calle, accediendo por una escalera tercermundista, sin embargo el interior de la habitación estaba perfecto y súper limpio.

Hade önskat lite mer engagerad personal. Att det inte fanns trasiga lampor osv på rummet.

EL desayuno es básico, sólo cumple, pero nada importante cuando sale todo el día y come afuera.

L accueil de la personne du soir . Il était hautain, dédaigneux avec nous. Nous avons pu constater qu Il a accompagné toutes les autres personnes jusqu'à leur chambre sauf nous... Les volets de notre chambre n'ont jamais été ouverts nous donnions sur une petite cour intérieure. La chambre était sombre. La climatisation "fonctionnait" très mal. Obligé de la mettre à 16° pour espérer avoir un tout petit peu de frais ! Et la douche....l eau sortait par le plafonnier Et la douchette en même temps.... Nous l avons signalé dès notre arrivée et en 4 jours, il n y a eu aucune réparation de faite. Un jour sur les 3, notre chambre n a pas du tout été faite. Bref,en dehors de son emplacement, il ne vaut pas ses étoiles et encore moins son prix!

Персонал ні рісепшн грубий, не культурний, не відповідали на питання, або відповідали дуже грубо та неприємно. Це було свідомо. Номери брудні та дуже старі. Не радимо цей готель, потрібно міняти весь персонал

El señor que trabaja en el turno de noche (no era italiano), era muy desagradable y agresivo. Se molestó bastante solo por notificarle que se había acabado el jabón en la habitación. Tardó más de 2 horas en solucionarlo (tuve que bajar dos veces para pedírselo) y todo el tiempo estuvo enfadado. Adjunto las imágenes del hombre.

Uma sugestão: Se puderem acrescentar frutas e suco no pequeno-almoço ficará excelente.

Not good quality hotel. My bathroom had mold all on the walls. Rotting wood and ants. Ripped bed sheets. No natural light. I understand Venice is outdated and the facilities aren’t very modern but I thought this, especially the mold, was just ridiculous. It wasn’t expensive but definitely wasn’t cheap considering what I got. The room numbers are layed out weird, hotel staff gave me instructions to walk up a flight of stairs after I get out of the elevator, but the only doors I saw were doors that said staff only and they were closed. I went down and told him I couldn’t find my room and he started speaking to me in a condescending way. Turns out those doors shouldn’t have been closed. I would skip hotel San Zulian

Reviewed Sep 1, 2026The location is great, very close to San Marco square, restaurants and shops, including a supermarket really close.
I wasn’t expecting luxury but the conditions were just abysmal. A million stairs to drag your suitcase up and down despite an elevator. The room was at the very top of the house but instead of a nice view we had a dingy dark space with permanently closed windows because with every attempt to open them they will detach from the frame and threaten to either never close back up or fall off. On the first night we got hit by a storm so the rain started pouring in through some of the windows. The rest of our stay was hot and sunny but at night we couldn’t enjoy a breeze with an open window because there were no mosquito nets so the room filled up with mosquitoes and I woke up with at least 50 bites. The AC was working when turned on but soon after would show error and not let you adjust the temperature unless you turn it off and on again, it was just a very old unit. Early in the morning the church bell that is right in front of the window would wake us up at dawn as loud as if it were in the room with us. The furniture was old and everything smelled moldy. The bathroom looked like something from the 1980s and not in a good way. The shower had no light inside, the drain smelled so bad. We had also paid for breakfast at the hotel but after the first morning we just went out to eat. It’s just not worth it, the breakfast was only stale bread rolls & croissants, cold cuts, chocolate spread and jam, some horrible apricot juice… Just not worth it at all with all the amazing bakeries and food options right outside. The website already said no ironing because they neither provide an iron and a board nor do they allow you to bring your own since it‘s a fire hazard. I came prepared bringing a steamer but I still think this is pretty bad. Overall, do not recommend. Just book something else.

Reviewed Sep 1, 2026I would love to rate San Zulian, but we didn't even stay there!!! A very rude member of the staff explained we had to go to a different hotel, close to San Zulian, named Diana. It was an old, dirty, falling-apart place, with a terrible, dirty carpet and the oldest blow dryer I have ever seen. Mind you - it was €96/night and if we hadn't been exhausted or hadn't booked it for just one night, as we did, we would have left before having to sleep in there.

Reviewed Aug 31, 2026É boa localização, pois fica perto de tudo, só 3 minutos a pé de San Marco que é centro da Veneza que tem tudo como restaurantes, mercados, lojas, etc No quarto é grande e estilo veneziano, banheiro excelente, tem frigobar, mesa, Café da manhã razoável
Para ir ao quarto fica por fora da porta principal do hotel, parece outro prédio como fosse depósito, meio estranho, pois fica um pouco longe do hotel como ir tomar café da manhã

No me gustó nada , el personal sin educación sobre todo un chico llamado Lauren y otro q si no me equivoco se llamaba Mustafá. Al llegar me meten en otro hotel de ellos q no es el q reserve lleno de mierda con olores en la almohada y en el armario q eso era insalubre y no quisieron rehubicarme ni me quisieron dar solución, la solución q me daban era llamar a la policía diciendo q ya estaban acostumbrados a eso

La habitación estaba a la vuelta del hotel y 2 pisos por escaleras un tanto peligrosa. Una de las cerraduras no andaba bien.

Reviewed Aug 30, 2026The reception was excellent, and the staff were very friendly and helpful. We were accommodated in the hotel next door, which also had all the facilities we needed. Everything was very nice and comfortable. The only minor issue was that it was next to the restaurant, so there was a little bit of noise at times. Other than that, everything was excellent, and we were very happy with our stay. If I visit Venice again, I would definitely choose this hotel again. Highly recommended! ⭐️

Ho chiesto di aggiungere un letto per un giorno pagando un supplemento o di poter prenotare una seconda camera per un giorno per una persona in più ma nessuna disponibilità. Ho trovato la camera mediante Booking e nella nostra stanza c’era un ulteriore letto (si poteva fare con supplemento, non capisco la rigidità!) i condizionatori erano molto rumorosi, lo scarico del bagno rotto e nei letti abbiamo trovato dei capelli (non nostri), inoltre i vetri erano opacissimi da quanto erano sporchi. Colazione veramente indecente

Es roch sehr nach Urin im Bad und das dass Zimmer nicht im eigentlichen Hotel war sondern in einem neben Gebäude und das ohne Aufzug. Frühstück habe ich in Italien auch schon mal besser gesehen da gab es nur Croissant und so kleine Semmeln noch nicht mal ein Ei.

Reviewed Aug 29, 2026El personal muy amable y atento siempre. La ubicación era extraordinaria, a poco metros de San Marcos y de todas las paradas de Vaporetto para conocer otras islas de Venecia. Las instalaciones estaban limpias y el tamaño de la habitación era estándar, por lo que en la relación precio calidad considero que es una buena alternativa pensando en ahorrar y dormir cómodos a la vez.
La escalera o el acceso a la habitaciones en general es un poco reducido el espacio y la escalera no es amigable para personas mayores o subir con equipaje, para eso sí o sí el ascensor que funciona bien.

Dass die Ausstattung nicht die neuste ist, ist nicht schlimm, sondern dass sie nicht gepflegt wurde. Der Regenwaldduschkopf in der Duschkopf war von Schimmel befallen, dass man ihn kaum benutzen konnte. Frühstücksauswahl sehr klein.

Hacía calor en la habitación y lo comentamos, dijeron que lo mirarían pero no lo miraron ni nos comentaron nada más. El aa daikin lo tienen capado y no puedes subir ni velocidad ni bajar temperatura. La alcachofa de la ducha parece de la guerra de Venecia. Hay q darle una vuelta al hotel, llovió bastante un día y entró agua en la habitación estando cerradas las ventanas

Плохая шумоизоляция окон. Как будто они не закрыты до конца. Просыпалась несколько раз из-за разговоров под окнами. Улица очень проходная. Сотрудник на ресепшн, который работает утром, немного недружелюбный. В Италии почти никогда не встречала итальянца в гостинице, который был бы таким недружелюбным. Немного неприятно.

Las habitaciones están en otro edificio que tienes que dar la vuelta a la manzana . Allí no hay recepción , huele al subir las escaleras horrible y no hay ascensor. Es muy incómodo el acceso. La TV no funcionaba y aparato del aire acondicionado estaba dando el chorro encima de la cama y era muy desagradable.

Abbiamo prenotato una struttura e quando siamo arrivati ci hanno subito portato a fare il check-in presso un altro albergo e dopo ancora siamo stati spostati presso una struttura di fronte. assurdo. Qualche giorno dopo il soggiorno ho richiesto la fattura e mi è stato presentato un conto pro forma, inutilizzabile come fattura, dopo averla richiesta ancora diverse volte non ho ricevuto più nessuna risposta.

Reviewed Aug 18, 2026It was clean, the bed was pretty comfortable. The location was fantastic, 5 minutes from San Marco Square, and another 2 minutes to the vaporetto station. The room was smaller than expected, but we were pretty much just there to rest/ sleep, so that was fine.
THERE IS NO ELEVATOR. The booking.com site specified that there was an elevator, but there is not. Part of why I chose this hotel was that it had an elevator. Instead we had to haul 50 pound suitcases up a huge staircase (probably the equivalent of 2 flights), which we did not sign up for. We would have chosen a different hotel if we had known this.

The building is quite ancient but could be maintained better.The bathroom door was broken,there was no way to close it!the room walls were a bit stained,which didn't give it a good look.the bedside lamp was also stained .other than that ok!

Para llegar a la habitación era medio un laberinto con ascensor y escaleras La cama doble eran 2 camas individuales juntadas pero con una sabana muy floja y nos pasamos toda la noche teniendo que volver a juntarlas, dormí muy incómoda
