Mustafa, the host lives in the neighbouring house, and when there is an issue, he reacts very fast. Can’t complain for 17 EUR per night. He gave us a second apartment (1 bedroom with 3 beds) since their 2-bedroom apartment came only with one AC in one of the bedrooms. This was quite fair. The one-bedroom apartment did have a balcony and a nice view.
Can’t complain for 17 EUR per night. However, the two-bedroom apartment is quite hot and stuffy despite the AC in one of the bedrooms. Not really to recommend when the outside temperature is 40 degrees Celsius. But at height season October to April (lower temperature) it is a very good choice. So I would go back and stay there again :-)

So einiges
Super netter Besitzer!
Our host was onsite when we arrived, and accessible throughout. The location suited us very well. Layout was good, with two bedrooms and kitchen, plus living/ dining area. It worked well for three adults. Water pressure was good, ample hot water, and lights and room fans all functioned fine. A/C was not needed while we were there, but was available. Mesls are available on request. We enjoyed two typical Egyptian meals at the start of our stay, which were most welcome as we settled in.
We had limited views from this particular apartment. There were other rooms available, but we needed to be on a lower level, so that was a tradeoff. There were a total of four beds, one of them not too comfortable. The stove in this unit was not working when we were there, but we did not have an occasion to cook during our stay.
Mustafa was a great help in organizing programs in the Luxor area. He welcomed us with delicious, locally prepared meals for both lunch and breakfast at a good price. He was very hospitable and helpful throughout our stay. The apartment’s location was excellent, as it allowed us to experience the real life of Luxor.
I liked everything, I have no complaints.

Clean and big
Breakfast was not provided the first day and poor breakfast the second. Just and egg and a bread, no drinks at all
The staff was very friendly and helpful Apartment was quite large
Wi-Fi was not reliable
Location wise it’s good and calm. The property had washing machine.
Beds were absolutely uncomfortable, I was constantly scared of falling off. The mattresses were really bad and uncomfortable. They didn’t reply to my messages where I kept asking for wifi as I had office work. If they had issues with wifi, they could at least reply. Wifi is basically on the ground floor outside their house and it doesn’t give the reach up until 2nd floor (obviously)
We had a wonderful stay in Egypt thanks to Mustafa, Omar and his family. They welcomed us warmly and helped us with everything we needed, always giving great advice and local tips that made our trip much easier and more enjoyable. The apartment is very large, spacious, and comfortable. The neighborhood is much quieter and more peaceful than staying in the city center, which we really appreciated after busy days of sightseeing. Thank youuu:)
Food here is nice. Mustafa- the owner is very friendly and he arranged very affordable tours for us to explore Luxor, which we really loved. The room was ver large and comfortable like an apartment with all we need.
None.
Good hotel, value for money for budget travellers, very easy to find and close to the ferry port. The host Moustafa was very helpful and friendly. He helped me arrange for a full day car to explore the West Bank sites at a very reasonable price as well as helped to arrange for my transport to and from the airport.
I recently stayed at this hotel and had a mixed experience. The owner was welcoming upon my arrival, which I appreciated. However, I was given a different room than the one I originally booked. The room was not well-prepared, lacked WiFi, and was located on a higher floor where I felt somewhat isolated as the only guest staying there. To be fair, the owner did offer to change my room the next day, but I was out visiting sites all day, so I didn’t get to see if the new room was any better. On the morning of my departure, I called to ask about breakfast since it wasn’t mentioned to me upon check-in. Although I called slightly after the serving time, the owner was accommodating and said it was okay. Overall, while the hospitality was there in some aspects, the room switch without prior notice, lack of preparation, and missing amenities made my stay less comfortable than expected. There is potential for improvement in communication and room readiness.
Was very good, very nice staff and good service.
Everything was amazing. 1000/10 . The host, his family and the employees were so down to earth and helped us with anything we needed. Their home cooked food was the best we had our whole trip in Egypt. Mr. Mostafa is the definition of hospitality- not to mention he is an Egyptologist. He helped us plan our itinerary and we were able to do everything we wanted and more with the time we had.
The entirety of Egypt needs more wifi. Nothing about my stay was negative.
The host was amazing, we had an amazing tour of west banks with a driver he recommended, really kind and helpful with any question since it was our first time in Egypt. Room was spacious, clean, for the money you pay best you could get. The location seems kinda scary, but that’s Egypt, you couldn’t find better, it had a safe vibe.
The staff was super helpful and friendly :) Breakfast was awesome and the view at the rooftop was just stunning.
When it comes to taking care of guests, I have not seen anyone spend the time and effort like Mostafa. We loved the hospitality. Our flight from Cairo was delayed by 2 hours and still he was standing there with a big smile on his face. We are vegetarians and it was already 9 PM. We asked him to find some place for vegetarian food and he make a phone call. Little did we realize that we have amazing lentil soup, bread, vegetables, beans all setup ready by the time we reached the apartment. The food was fresh and absolutely delicious. We had asked him to arrange transport for 2 days in luxor and 2 days in aswan with one day going to Abu Simbel. Great comfortable cars with good guides were all arranged without any issue. We had a great breakfast and dinner at his house. We felt at home with family and we even learnt to cook from his family. The apartment was spacious and clean. It is a little far from the hustle and bustle of east bank but the hospitality makes up for it. Even when we were in Aswan, he constantly followed up with us to make sure that everything was ok. Overall, very satisfied with the stay
There wasn't enough wifi in the room, but this is also a general issue with Egypt as a whole given poor connectivity
The hotel is a 10-minute walk from the public ferry and a 10-minute taxi ride to the Valley of the Kings. The hotel owner is very helpful with activities in Luxor and can assist with arranging day trips to Aswan and hot air balloon tours if needed.
The room was spacious but quite dirty. The bed linens and pillows were not clean, and the bathroom wasn’t very clean either. Additionally, the bidet sprayer in the toilet didn’t work. There’s no proper reception area, but Mustafa, who waits at the entrance, is a kind and friendly person.
Spacious, comfortable apartment, kind host. Communication was easy and fast. Good location, not far from ferries, but quiet. If you need help visiting the sites , you can ask the host.
Confortable, friendly, calm, far enough and also close enough. Mustafa is a great host, very helpful
The Break Fast was GOOD, The location is little away (29km) from LUXOR but near to KINGS VALLEY and QUEENS VALLEY.
Cleanliness and hospitality of the host - Mr. Mostafa was so helpful.
Nothing
The place is beautiful, very clean, with a wonderful view on the roof, and the staff at the place are very helpful. It was a truly wonderful outing
Good facilities, large rooms and good locations
The location is good. Even it is in the west side, but very close to the cross ferry, which works 24/24. The owner mustafa is do nice, he offers me tea everyday. And give me the suggestion to the tour side.
NA
The apartment was huge and big space.
Apartment was affordable Decent facility Nice amenities Host, Mustafa, was very helpful
Cleanliness needs a lot of work
Everything was great location, clean, staff and food.
Nothing
We left the house after one bad night instead of 4 booked.
Everthing was so dirty,
We liked have a lounge where we could relax after a busy day sightseeing. The owner was very good at communication and organised things for us. The pick from the bus was great, we were able to see Karnak and Luxor temples while he waited and looked after our luggage. The day tour of the West Bank of Luxor was also amazing. The apartment is great value for money, it could do with a little TLC but for the price and location I had no complaints
The apartment could have been cleaner.
When we arrived, the landlord suggested that we change hotel to Old Nile, which was a perfect hotel, very nicely situated, with a very friendly and helpful staff.
Our host was very welcoming and nothing was too much trouble for Mustafa. He even drove to the airport to drop off my wedding ring after I left it behind!
The bathroom shower had a tendency to spray outside the bathtub and with no shower curtain this lead to water on the floor.
The breakfast is amazing and the view breathtaking
Mr Mostafa was a kind and friendly person. I would definitely recommend this accommodation at Luxor!
-
We had this app only for few hours while waiting for our bus to Cairo. Simple. Not so nice as in new building but ok.
We were in new building. App is realy big and comfortable. Nice balcony. Great terrace on the roof, everything (except WiFi) was as it should be. Great place for dinner just round the corner. Highly reccomend.
Poor WiFi but we had airalo so it was realy not a big problem.
The staff were all nice and helpful. The host shared plans for sightseeing in Luxor and helped arrange transport for the various trips. The view during breakfast was nice.
We were placed in a different building (Old Nile View) instead of the hotel that we booked and we were not even informed until we arrived at the place from the taxi we booked via the hotel at 2am. The building was not what we had paid for so it was an unexpected surprise and could've caused issues if we decided to book a taxi independently as we weren't provided the address for the new place. While the building was ok, it wasn't the 2 bedroom apartment that I had booked (it was 1 bedroom with 2 beds). It wasn't a big issue since we only stayed for 1 night but would've been a bit frustrating if it was for a longer stay.
The Staff is amazing I recommend to talk with the manager Mustapha he suggest for u greats plans for the holidays
Food was amazing but Mostafa and his staff were even better. They made our group feel at home
We like the host he was frindely and took care of a lot of things.
cheap
no ac in one of the rooms, was so warm, not clean at all, and they were asking for a good review almost at the firsts minutes. Not so well located.
Location 10 minutes walking to a ferry, restaurants, grocery stores. Owner met us at the bus station and ordered taxi like we asked.
The apartment was dirty, broken toilet seat, no towels, toilet paper, soap. Also no sheets in the bedroom. In the kitchen which is connected to a living room were rests of food in the sink and super super hot. WiFi was terrible. We did not have a refrigerator in the apartment. The one we could use was in the corridor and was not working. The only connection in the apartment with staff was minor old boy (maybe 10 years old) so, directly we couldn’t get any usable informations about anything.
It was in a good location to walk to the ferry to get to the East Bank. The host was friendly and provided good advice. He was also very helpful by picking me up and dropping me off at the airport. Overall, it is a good deal for the price.
The outdoor area appeared to not be used in a while. It was difficult to open the main entrance door with the key.
The property was nice, good location. Next to a restaurant and not far from the ferry.
One of the bedrooms didn’t have AC
very nice apartment with a very good host, they were happy sorting our washing and tours and anything else we needed help with. the apartment was clean and tidy and they gave us a larger apartment for no extra cost. would definitely stay here again if we are back
nothing
I liked the comfortable apartment, the washing-machine and the big balcony. The owner and his family are very nice and helpful and the breakfast is delicious!
There was just one thing, the WLAN wasn’t that strong. But besides this, everything was good.
Exceptional stay and location. The host is so welcoming and I will always consider this place when visiting Luxor. Cheers Mustafa
The location is very local with not much to see or do in the area.
Electricity went off during the night and so did the AC, however that was quickly fixed in the morning.
friendly owner, perfect location. situated in the quiet area but 10 mins walking distance to public ferry port, cafes, & restaurants
owner telling me to write review on the spot, luckily everything is exceptional
By far the best part of this location is the host. Extremely knowledgeable and well connected in Luxor. If your staying here, do your self a favor and talk to Moustafa before you book your excursions, and he can set you up with the best ones.
Breakfast is very nice. The owner and family are preparing nice local food. Also the owner is very knowable about egiptian tradition and culture. He gave us a lot of good tip what to see and with fair price
I very much enjoyed the host, the host's hospitality, and that he helped us arrange the excursions, the driving, and the food, it was wonderfully delicious!
Not so many things, it was absolutely wonderful and delightful.
It's a pretty place, nice to rest, the staff is really kind, they will help you. The breakfast is really good and delicious:)!
Looking for an affordable apartment that won't break the bank? Look no further! While this cozy abode may not be squeaky clean, it more than makes up for it in unbeatable value. With a price that's sure to leave you smiling, this place is a steal!
Despite some minor tidiness issues, the apartment is fully equipped with everything you need for a comfortable and convenient stay. Plus, its prime location makes it easy to explore the city and discover nearby attractions. Don't let a little dust deter you from experiencing this hidden gem. With its incredible affordability, you simply can't go wrong!
Nice location, a big apartment, and great hospitality. The host, Mostafa, is great and very helpful.
the host was amazing, he gave us the superior apartment as a gift and offered to take us to know the city. Also was our driver to the airport (with additional cost). Overall excellent experience and incredible hospitality. Worth the money.
Minor maintenance defects.
My wife and I had a fantastic stay at the Bella Vista. Check-in was quite easy, and after giving Mustafa, the owner, a phone call, we met his nephew Mahmoud who let us into the apartment. We had a 2 bedroom flat, which gave us some additional room to work comfortably and spread out our things. As great as the apartment was, Mahmoud was the best thing about our stay. He cooked us delightful meals, organized a sailboat cruise, took us out on the town, and showed us such generous hospitality that we'll certainly be back! Luxor is an amazing city, and I was grateful to have experienced it from a spot so close to the Nile and Model Village. If you'll be coming here, say hi to Mahmoud, and check out the Hassan Fathy mosque in the Model Village (especially the inside).
The WiFi was a little spotty, like most places outside Cairo. Having a mobile data plan was indispensable.
Peacefully located on the way to Kings’ Valley , extra clean and cozy guesthouse. Super friendly owner that did his best to ensure our pleasant stay: he allowed an early check in, welcomed us with tea and let use a shower before our night departure🙂Highly recommended!
Nothing
My partner and I are back packing Luxor to Ciaro. After a busy day, we booked into Bella -Vista. Close to the Nile opposite a beautiful banana tree field. We were greeted and welcomed into a wonderful home by Mostafa. After being introduced to his wonderful family, he made us tea and then showed us to our room. Beautiful size. Lovely windows, 2 balconies, sitting room, kitchen fersilitys, shower room including bath and a nice large bedroom. He invited us to his other villa up the road by the river. However we were so exhausted we gave it a miss. (which the next day we truly wish we did) In the morning, His amazing wife made us a beautiful breakfast on the top balcony overlooking Luxor. It was the best breakfast we had so far on our trip. Mustafa took us around the area. dropped us off and picked us back up later that day. we then went to his other villa, which was truly spectacular. I've honestly never left so welcomed in my life. with lunch by the river, we truly wish we found this place a few days prior. such a short time in such a beautiful hidden gem. 100% a magical experience.
location, spacious, vintage interiors, comfortable, near to the Nile River, ferry and restaurants..we were family of 3 from India and stayed for 3 nights comfortably.. the host mustaffa helped us arrange trips at ease and guided nicely.. we were given very warm welcome to Luxor at his house.. 👏👏👌
minor maintenance issues inside
Location was only a 10 min walk to the boat jetty if you wanted to reach the other side of the river where the museums are located. Breakfast was perfect Egyptian food and kept us energetic and full till lunch time. Mustafa was very polite and was a great help to us and guided us throughout our trip at Luxor.
Nothing much to mention.
The location and the staff.
The shower wasn't the strongest part of the hotel.
We liked everything! The hotel is situated in a very nice neighborhood with local restaurants. I was so happy to stay in this cosy neighborhood instead of the other side of the Nile. Mustafa is an amazing host. He took us 2 days to the hotspots in the neighborhood for a reasonable price. It's too far to walk so we were very happy with this! We spent 3 days in Luxor and that was enough to see all the important things. In a 5 minute walk you are at the ferry which takes you for 5 pound per person to the other side of the Nile. The apartment we stayed in was clean and the bed was good. Everything was perfect!
Nothing
Moustafa the owner helped us with absolutely everything we needed, clean room, breakfast, transfer from the airport and to the airport, in a word, a top 10 man.I recomand Luxor Bella Vista Apartments.
there was nothing I didn't like.all was ok.
I really recommend this apartment and especially the host! We felt very welcoming and comfortable staying at Mustafa’s place. He and his family were very friendly and helpful, we even got a free room upgrade! The breakfast was phenomenal and super delicious. The building’s location is further outside from the touristic zone at the river bank which we enjoyed. On the rooftop you will get a nice view over the landscape as well.
The location and the owner was so friendly and helpful.
None
Nice location and close to West Bank tourism. They arranged pickup for us at mid night and we have safely landed there and spent good time. Owner is responding very well for our queries and concerns and is very flexible. Good to opt a vehicle with driver from him who shows us all the attractions there. Our driver is also quite nice and flexible. Overall, we felt very safe and secure over there. Host also lives in the same property which is quite good. Even if you think, it is far from railway station, you just need to plan the tour from the west side. Then, we don’t miss anything in terms of time.
Nothing much to complain except some internet issue which is actually seems to be a typical problem in Egypt service providers. Internet is getting interrupted after some time. But, speed is good when it is working.
Very welcoming staff, Mustafa was very helpful to having good prices for activities (hot ballons, private guides and taxi). The flat was close to the Nile, good location to visit the city. Really lovely rooftop and indoors. To finish, it’s possible to pay a breakfast and a dinner in extra. It was very good with local food. Thank you Mustafa !
If you want to cook in the kitchen, there is not enough equipment.
Everything is good. Very large space with a kitchen.
A little bit noise
We spent our first 4 nights in Egypt here, and the experience was absolutely great. The hospitality, attention and friendliness we got were genuine, Mostafa and his family went out of their way to make us feel welcome and comfortable. Great and safe location, just a few minutes' walk from the ferry. The local-style savory breakfast was the best we had during our whole trip. We had it served on the roof top, which had nice views and cosy feel.Mostafa made it super easy for us with the transport to/from the airport and also spent a day driving us around the temples nearby for a very reasonable price. Should you need any garments or souvenirs, he is your man to arrange for a good price. He even took my boyfriend to a local taylor to get his robe fitted and made overnight. The room was spacious and bed comfy, and even though little face-lift on some fixtures would be needed, it was nothing that bothered us, especially when you compare the value you get for the price you pay I absolutely recommend this place and will be happy to stay again when we go back to Luxor in the future.
The villa is on the main road and we found it rather noisy the first night but there was a solution proposed for that immediately - Mostafa also owns another place right on the Nile, which is very quiet and peaceful and we were offered to go there. We chose not to as you kind of get used to the noise after one day walking around, it just becomes part of the whole Luxor experience.
Host was very helpful and always available... his services were always looking out for the guest... fully recommended.
Ok, so this review is NOT for Luxor Bella Vista Apartments and Hotel where I spent my first night. The taps flooded the floor so the owner took me to another property he owned, the Old Nile hotel. The Old Nile was wonderful, peaceful and directly across a mosquito-free estuary from a banana plantation. Amazing food where I often asked for half-portions because I could never eat it all. Staff was amazing, a really interesting and friendly mix of foreign travellers, and easy access to the West Bank temples. East Bank sites like Karnac and the train and bus station are a 5 Egyptian Pound ferry away.
I should have stayed longer.
11 of 10) The best ful, falafel and cheese I've tasted in Egypt) Fresh and delicious Accomodation clean and stylish, enough blankets (it's not that warm in Egypt now, so it's of importance actually 🙂) Place has some Osmanic influence) Spacious and comfortable. It's situated on the West bank of Nile, where the Valley of the kings is. To get to Karnak (East coast) you could use a ferry boat or taxi
Be prepared that there is no Uber in Luxor and prices for taxi tend to be higher than in Cairo
Everything, the location is great, close to main attractions, safety is high. I am a single woman and nobody disturbed me in my room. The host, mister Mostafa is very fair and helpful person, thanks for a fantastic stay. Appartment is with kitchen, and 2 shops with fruits and vegetables are just in a walking distance.
It's noisy from a street, but, I would not want different windows, cos thouse in an apartment are very authentic and stylish, and I had a beautiful view of banana farm.
Great host, clean and welcoming room with balcony and nice view! The room is big and has place to cook. The price is affordable, the owner treated us like friends, asked us if we need help with some tickets, treated us with local tea, booked us a hot air balloon, helped us change money. The hotel is in a very convenient location, a 5 minute walk from the ferry, and a taxi ride away from the Valley of the Kings and Hatshepsut. Highly recommend! Love Egypt!
Everything was perfect
Nice apartment, welcoming host Mustafa and his wife. Great breakfast, nice location.
WiFi didn’t worked when I was living there, but I hope they fixed it now.
