One of the best accommodations I've visited while traveling. The hostess prepares amazing breakfasts, the accommodations are clean, quiet and have their own charm. I recommend.
Nothing
The room is clean and the property is beautiful and peaceful. The owners are very kind and accommodating. The location is also great and is close to many attractions.
Nothing!

Really lovely family we had an amazing time and so accommodating and just a really peaceful energy. We had the best time.
Very nice little guesthouse offering excellent value for money within a 15 minute walk of the Hang Mua viewpoint and a 10 minute cycle to Trang An. Plenty of cafes and restaurants nearby too. The guesthouse offers laundry at 50k/kg and also rents cycles and scooters. We had an issue with the cycles (which aren’t particularly new) and we were not charged which was a nice gesture. The family who run it are very sweet and kind. They also arranged our onward travel to Hanoi. For local tips and guidance do visit the excellent Xpresso coffee shop a few yards along the road.
The room could have been a little cleaner on arrival and the bin needs to be emptied daily.
I loved how peaceful it was as well as the kindness of the hosts. They were always there to help.
The lack of good restaurant options around. Seems like they all try to make western food and there’s no authentic place.
Without a doubt, this is the best homestay I have stayed at so far. Starting with the room, it's very spacious and has everything you need to comfortably stay for some days. The bathroom is large and has hot water (which I hadn’t had for a while in Vietnam, so that was amazing!). And the bed… definitely the best I’ve tried in Vietnam so far. The mattress is soft and the bed is very spacious. The room also has a mini refrigerator and air conditioning. On top of that, the family is incredibly kind, friendly, and welcoming. I spoke mostly with the daughter who speaks English and she helped us a lot. But the grandmother was also very sweet to me. On the last day I didn’t have breakfast, and she gave me two oranges and some cookies for the road, which was such a lovely gesture. The father was also very kind. Even though he didn’t speak English, he used a translator and was always very helpful. The property itself is beautiful. The park and garden areas are lovely, and the pool looked very clean as well. I didn’t get to use it because it was a bit cold, but it looked really nice. It is absolutely worth it and one of the best price-quality places I have found in Vietnam. I would definitely stay here again. Thanks so much!
Ambiente bellissimo e famiglia amichevole e gentile
l'home stay è vicino alla mua cave.
Poca scelta per la colazione
Lovely family to stay with, Grandma is such a wonderful presence and influence. Gorgeous view from our upstairs room. Quiet and comfortable. Only 10 mins to Nihn Bihn by scooter.
Lovely family stay:) very kind people, peaceful garden, possible to rent bikes for free
This was a last minute booking and we didn't realise that it would become our favourite part of our trip. Ms Linh and her family at Hang Mua Nature Homestay were so welcoming and helpful throughout our entire stay. They organised our transport to their home, did our laundry and our transport to Hoi An as well, making our stay as hassle free as possible. They made the most delicious egg bread for breakfast too, with dragon fruit and tea each morning. We really did not want to leave on our last night, but we hope to be back again soon 🥰
I can't pin point anything. Their home exceeded our expectations entirely.
Great Location but Needs Significant Improvement We stayed at this homestay near Hang Mua Caves on 11 June 2025. The booking price was very affordable—only 27 SGD for 3 people—which was appealing, especially given the beautiful views shown in the listing photos. However, our actual experience didn’t quite match those expectations. The Positives: 1.The location is excellent, close to key attractions in Ninh Binh. 2.Drinks we ordered upon arrival were nicely prepared. 3.One of the staff members was very kind and helped clean our motorbike. 4.After checkout, we were allowed to store our luggage while we explored the area, which was helpful.
Areas for Improvement: Cleanliness: The rooms, toilet, and general areas were not well maintained. Towels and bedsheets were stained, the bathroom had a bad odor, and there was visible dust throughout the space. Facilities: The rooftop, which was a highlight in the photos, was closed, so we couldn’t enjoy the view. Staff: While some staff were friendly, communication was a challenge. A few staff members did not speak English, and one was noticeably unwelcoming when we had questions. Bike rental: We were charged for a full day rental despite only using the bike for a few hours. The next morning, we had to pay again even though it was only until early afternoon. Early check-in: Even though the property wasn’t busy, we weren’t allowed to check in before 2 PM, which felt inflexible May be this is only happen to me due to the lack of communication.

Incredibly sweet family, helped us find our correct bus stop and drove us there and let us stay in the same room an extra day because we were sick!
Very cheap stay price however room was dirty. Dead bugs, hair and blood stains on the sheets. Rubbish found on the floor from previous stays. Room clearly hadn’t been cleaned properly. Dust on surfaces and mould on the wall. Sheets also felt damp. We only stayed for a matter of hours and left as soon as possible to move on to another hotel. Didn’t bother checking rest of facilities not even the breakfast we had included just wanted to leave asap. Didn’t bother notifying staff as going off other reviews they can’t take criticism well and didn’t fancy a broken English altercation.
How friendly the family was, so eager to help with any requests or questions you had for them
Like: hotel staff and location. Clean and comfortable rooms Dislike: property under renovation. Pool under maintenance.
Like: the owners and staff. Polite and helpful. The location, walking distance from mua cave entrance. Nearby good restaurants (Indian, western and Vietnamese) next to the property. Rooms were clean and comfortable. Dislike: property under renovation. Pool under maintenance.
Rooms are nice and clean, bed is very comfortable, the surrounding are quiet and the staff is very friendly
Note that if you use anything from the fridge in the room you have to pay for it.
Big bedroom and bathroom, calm surrondings, close to Mua Caves
Location is tricky and not so good compared to the others around. They leave bottles of water and we thought was for free (like most hostels/hotels in Asia) but on the check-out they ask you for the price of them. Its okay to pay the water but I consider polite to inform that in advance.
Nice quiet location Mixture of western and Asian breakfast 15 minutes walk to the amazing Mua cave and viewpoints
No heating in the room. They provided warm quilts for sleeping but sitting wasn't very comfortable.
The family of this homestay made us feel like home and part of their family. We even got invited for a traditional Vietnamese dinner on our last evening. Can only recommend if you seek a quiet stay out of busy Tam Coc. Tam Coc and Ninh Binh can be reached by Grab, bike or even by foot.
The staff was friendly and nice, because of them I wouldn’t want to give a bad rating but this is for anyone that is thinking about staying here. The room was dirty, pillows and blankets were stained, bathroom was dirty and small, the hairbrush that is left in the bathroom for guests had hair on it from a random person, you can tell it wasn’t clean. The humidity was very bad, stepping on the floor made your feet wet and the towels and bed sheets were moist, there was also a very strong smell of humidity when entering the room. Overall I would not recommend to stay, maybe one night if you’re out of options.
Beds was the best! We booked a room with two very big double beds and it was correct. They were big and very comfortable. Breakfest was nice and it was the reason why I booked it. Parents-host was very kind and pleasent. They have left us to leave the luggage after check-out and was kind to our children. Location is absolutly great, weather was really bad but even thought we saw some mountains next to our place. I think the price is fair.
The very first thing that we was told on heck-in it was "Keep your children quite". We came there in the middle of the day, kids were actually not loud and it was very odd and unkind to say someting like that (those were not the host-parents that are nice). Also: very important note for the people that have sleeping problems (like me). Do not choose this place if you have a light sleep! This is are with numerous rooster, they crows constantly, all night long! I literally woked up every 30 minutes during the stay. My children were sleeping withouht any problems though...
We arrived early in the morning and we were greeted by grandma and welcomed with tea and snacks. We checked in immediately afterwards into our comfortable room which had a large bathroom and a good bed. This place is like our second home, always welcoming and treating us as part of the family. Any problems that we had were solved quickly, through Google translate or a message to Mrs. Linh. We extended our stay and even left and came back here since we liked it so much.
The location was great with amazing mountain view. Delicious breakfast included in price.
The bed sheets wasn’t clean.
The family were very welcoming, it was easy to hire a bicycle, scooter and arrange for laundry to be done. It felt like a home from home.
Nothing negative to report, we were sad to say goodbye.
The family who was super helpful and open
Is a good, walkable location for the caves. Breakfasts were lovely. Staff are lovely. Very good value for a couple of nights.
The stray dogs barked constantly through the night. Definitely need ear plugs. Bathroom wasn’t that clean.
Big room for 5 people.
Close to Mua caves but quite far from city centre.
Hotel is near by Hang Mua mountain.
Toilet has no lock. There is no room service or difficult to communicate with owner. Only cash payment acceptable. In night after 7:30 there is not much shop open in that area. Cleanliness in premises is not good.
Lovely location next to the Dragon hill, restaurants nearby and outstanding hospitality
Difficult to reach, often grab drivers ignore requests and far from the night life area
Great location to Hang Mua Viewpoint & a short bike ride to Tran An boat ride. Cheap bike hire. Nice pho for breakfast.
Room was very dusty with dead insects on the window sill. Bathroom tiny with shower over the toilet. Asked for a mountain view but could hardly see the mountains. Very different to the pictures advertised.
Okay enough for 1 night.
Location is a bit far from all the tourist spots. The bed was hard and not very clean.
view from the roof top, but the floor is broken u have to watch your steps
I had a bungalow and it was a dirty & smelly bad one ( the towel, bed sheats too).
Far from the city centre.
The staff (lady) was kind and friendly, the location was great, a little bit off town but just 10-15 minutes away by bike. Major are attractions are nearby.
The room did not match how it looked on Booking, not as good.
Location Outdoor pool Outdoor are
No hot water In need of some love and attention
Breakfast was amazing!
beautiful peaceful garden setting , the room was very clean and comfortable ! everything was perfect would recommend and definitely stay again ! easy to communicate with the host also
The room was big and clean, very comfortable. The aircon works. Location really close to the Mua Cave and a good restaurant in front of the house. The grandma of the family was always around and very friendly even though she didnt speak english
We only booked the room because it says that there is a kitchen available to use, but there isn't. There is only the family kitchen and they didnt let us use it. The breakfast included is asian, there is no western food available to order
Environment, country side
Clean up, make it look nicer
Beautiful Homestay in Ninh Binh, near the Mua Cave with very reasonable price. I love my room with mountain view, clean, nice breakfast and pool. Quiet, peaceful, great choice to stay at HangMua Homestay
Price
Not clean
nothing
staffs, room, the bed and bad bedsheets
Everything! Family are amazing & the bike hire is super reasonable plus in the best location so you can easily explore on the bikes!
Nothing
The view over the fields
Service was good and a something from the nesco world heritage list almost in the backjard helps with the appeal
Very good value. Nice options for breakfast. Location was amazing and bikes are cheap to rent. Clean room, comfy bed.
The girl at the front desk was rude and never in a good mood
Good motorbike, nice mám, who lend it good location, good price, check in at night, luggage storage, offered taking a shower after check out, free water, bananas
DIRTY, DIRTY, DIRTY, OLD, NEED MAINTANCE, RUDE YOUNG RECEPTIONIST, customers bother her, small room, does not look like pictures, the terrace Is dangerous, the wood on the floor Is roted, steep stairs there,, no electric kettle, fridge, daily cleaning althought it was advertized, We have been to many cheep accommodations, but this was the worst.
The location was very nice, because it was not directly inside the city, but moreover in a calm area with a beautiful landscape. Also, we had breakfast included that was very delicious for a low price.
The living room, as well as the bathroom were very dirty. I think it would be okay to take 2 euros more, but instead clean the rooms properly. The motorbike rental, as well as the laundry service were quite pricey for the quality. Also the pictures were not suitable for the rooms and the name for the homestay was not found in Google maps.
Homestay is 5-10 min walk to the Huang Mua viewpoint hike. We wanted to do the hike early at 6 am and did not want to bother with transportation at that time of the morning. Viewpoint was fabulous and we loved the freedom t walk there. We got a room at the homestay with a mountain view. Pool and breakfast were good. It was a little awkward using google translate to communicate with the owner, but it was fine. There are a couple restaurants near the homestay, nothing fancy. It is not the buys tourist center of Tam coc. If you want nightlife and restaurants it is an easy 10-15 min grab from here. We love nature so loved the homestay being so close to the hike -
The view from all the windows was mostly okay, but if you stood by the door, there was a beautiful view of a mountain. The walk to the back area, where my room was, beside the pool, is quite lovely with all the trees and plants. The homestay is located walking distance from Hang Mua cave and many restaurant options. You can also bike to a pebble lake. The bed was comfy, and the AC and wifi worked well. My stay started off rather poorly, but they tried very hard to improve. I was greeted daily with happy hellos and provided 2 bottles of water a day upon request. Overall, they were very nice to me and, on my last day, even invited me to share lunch with the family, which was delicious. I would return if ever in the area because I think they can improve in what i didn't like.
The coffee quality and quantity for breakfast changed from day to day. My glass was cracked with a jagged rim on the last day. When I ordered the egg sandwiches on multiple days, more often than not, I received a heel piece. I don't mind eating them, but don't expect to be served that. Some reviews say they provide bicycles for free... that is incorrect. 50k a day is what they charge. It's also supposed to be a restaurant, so i sat at a table for dinner on my second night and was greeted with a friendly hello... and then ignored for the next 5 minutes, so i went elsewhere.
It was clean & comfortable. Pool was great. Very close walking distance to Hang Mua mountain. A couple of nice eateries close by. I think Hang Mua Homestay is great value for money . Google translate has been great for corresponding.. The owner helped organize a diver for us & a late check out.
Door didn't close flush so we had a few mosquitos.
Lovely pool area and facilities with very helpful staff. Helped us to rent motorbike and taxis 👍

Nice owners, spacious room, great food. Walking distance to Hang Mua.
The service is great without being overly fussy, the host is very knowledgeable and had some great suggestions, and the hospitality was very warm and welcoming.
Wonderful place to stay, right down the road from the Hang Mua. The pool was great and the room was very nice.
The service was not forward. But I want to clarify, everyone that works there is very nice and happy to help. But you will have to ask for it, don't expect it to be offered necessarily. It was NOT a negative for me, but I wanted to mention that it's different.
great place next to the natural attraction Hang Mua, literally 500 meters 👍🏼 the owners helped with all questions, organized a transfer to Hue, allowed me to check in earlier, and after checking out - to take a shower. pleasant little things that add up to a good impression of the place 🫶🏼
View from the rooftop is magnificent
View from the rooms is just of the street or have bars across the window unless you're in the room on the uppermost floor which costs more but is fantastic
A nice and lovely family business. Comfortable, silent, all clean. I positively recommend!
Awesome pool for the kids. Host was super helpful and friendly. Close to sights and town was a short scooter or bike in. We only had to ask and we could have scooters or push bikes. Money exchange on sight with great rates. Breakfast included. Would 💯 stay again.
Nothing it was awesome
Quiet place, close to the main view point, 5/10 minutes by bike. Local restaurants and little markets 5 to 10 minutes walking. They serve nice food if you do not look to go out. Very nice breakfast.
You need to rent a motorbike or bike to reach another tourist attraction but that was not a problem at all. There was no kettle in the room as described but that is ok.
Owners/staff at homestay were absolutely brilliant. Lost my wallet in a taxi and they went out of their way to find it & they did! Quality, well priced food here too

What guests love
Areas to consider
Cleanliness
7.5/10Mixed mentions: several guests praised clean rooms and charming accommodations, but multiple reviews note rooms not always cleaned on arrival, bins not emptied daily and the pool sometimes not well maintained, so cleanliness is slightly below average.
Service
9.5/10Very strong positive sentiment: hosts described as very kind, accommodating and attentive (early check-in/late check-out, arranged shuttle and onward travel, waived charges for bike issues), making service a standout feature.
Location
9/10Consistently praised: quiet, peaceful setting yet close to major attractions (Hang Mua, Trang An), with nearby cafes and restaurants; well positioned for sightseeing.
Room Quality
8.5/10Generally positive: rooms described as clean, quiet, charming and well equipped, though a few guests reported cleanliness lapses on arrival which slightly lowers the score.
Amenities
8.2/10Good amenities: garden, pool, laundry service, bike/scooter rental and shuttle arrangements are available and appreciated; pool cleanliness and older rental bikes were occasional drawbacks.
Value for Money
9/10Highly rated for value: guests explicitly noted excellent value for money and reasonable extras (laundry, transport assistance), so value is a strong positive.
Food and Beverage
8/10Breakfast generally praised (included on booking, good simple options), but limited quality/variety of nearby restaurants and lack of authentic local dining options reduce the score slightly.
Overall Experience
9.1/10Overall very positive: many guests described an amazing, peaceful and homely stay with a lovely family-run atmosphere; small operational issues did not outweigh the strong hospitality and setting.
