The location was perfect. The small outdoor space was nice not that it was used. The property was clean and well presented. Not related to the property but staff were brilliant.

The shower fitment needs attention but worked ok although pressure could be improved. The lack of a screen meant the floor got wet very easily unless you aimed the head towards the wall as much as possible. There was no spoon for teas and coffees and only one glass for water. Very critical to be honest but points to be noted.

Had to wait a while to be shown to our room, had requested a room based on an event and wasn’t accommodated. Air con did not work, was quite basic for the cost paid

Excellent rooms for a good night's rest. Towel warmer for drying towels. Amazing food and staff. Best poached eggs in English muffin ever. Friendly conversations between guests during breakfast hours. Dinner in the garden area was wonderful and delicious. Friendly caring staff. Authentic feel but yet modern.

There was a small ant problem in the room. Didn't really affect us for a one night stay.

Choice of food was not brilliant. A bit pricey for what it was. Despite booking well in advance our table felt a bit in the thoroughfare.

The breakfast consisted of poor quality ingredients cooked badly. The eggs were either sloppy or over cooked, the beans were tepid at best, the mushrooms were very dry on the outside and tasted strange. There were no sauce condiments to be found anywhere, perhaps they were available upon request, why hide them away - have them on the table. The toast was very tasty but the butter wasn't. Mind-you, the fried bread was very nice. As was the OJ. Upon entry to the main building at breakfast you are initially offered "tea or coffee" we ordered a tea and a coffee as an opener (or so we assumed), when we came to check-out we were told we owed them money for our dogs (fair enough) but also for the coffee... what's that about. By the time we had paid the extra £12 per night for our doggies... and the 'coffee' it cost over £200 per night, so it wasn't cheep. This was supposed to be a 26th wedding anniversary treat, it was certainly one we won't forget in a hurry. The question for this section is "what did you like?" well... it was being able to go home!

We didn't appreciate the ant infestation in our room, which they already knew about as was witnessed by the half a dozen ant bait traps littering the room. We complained about this as the ants were on every surface. They said that they would investigate the issue further. Upon our return from a day trip out, we were told that they had treated the room again and cleaned the room, this was not true, there were dead ants strewn over the floor from earlier that morning, we awoke the next morning to find we had been sharing the bed with over two dozen ants. The manager (we believe) came to inspect our room, he agreed that it was quite unacceptable and offered us a replacement room. If they had another room available why did they let out a room with such an infestation. The room has, at some point in time had a lot of money spent on it, but it was quite grubby and tired. The garden area attached to the room was a good feature as we took our doggies with us, although the rear gate that was a fire escape was partially blocked with large rocks, there was also a dirty ashtray out there too. The main building was very grubby, as was the covered outside seating area of the main building which was an absolute disgrace, very untidy and quite dirty.

Our room was overpriced. It was not of a standard expected for the amount we paid.

Comfortable twin beds with summer duvet. Tea and coffee provided in room. A good shower. Evening meal very good. Staff charming. Location quiet.

For £210 bed & breakfast, I expect a better room. It was adequate but small. The bedside tables are tiny, the 3 double power sockets are few and far between, all low on wall and ones by bed hard to use because of position behind twin divan. No USB ports. No easy access power socket above desk. One power socket loose and flakey. The room is a short walk in a cottage along road. The stairs to the upstairs granery room are steep. The bathroom could do with a movement detector light so, as so very dark impossible to see at night and that means leaving bathroom mirror light on all night. Basin outlet could do with a toothbrush clean around it. Huge amount of dust & cobwebs behind the headboard. The breakfast is OK, cooked, fruit, granola, yoghurt, toast but I have had much better at cheaper B & Bs. For £210 breakfast should be superb.

Great location to visit sites in the area. Having a restaurant on site was really nice. Our room had parking on site right outside the door.

We stayed in a lovely room at the top of a small unit next the main pub. It was lovely had a small balcony with a table where we sat and had some fizz! Room was clean and well presented. We stayed on the hottest day of the year, but there was a small air con unit provided which was much appreciated. Food in the pub was lovely - fresh local fish was particularly good. Breakfast was excellent, with a wide choice on offer. We booked this as it was the cheapest room, but I would say one if the best I have stayed in. Would highly recommend snd will certainly be back again.

No complaints- room was very hot even with the air con, but not the fault of the pub.

Walking distance of the coast.

Shabby. Leaves, spiders webs and bird poo not cleaned away in outside areas. Size of room was small, bathroom eaves meant husband could’nt stand up in the bathroom to pee. Shower gel empty for 3 days. This is not a 4 star. However it is 4 star prices.

The staff were extremely helpful and polite. Also very attentive when eating in the restaurant. The rooms were of a high standard and very comfortable. It was in a great location and would definitely visit again

Very comfortable bed. Quiet room overlooking a garden. Large bathroom with very good shower. We were made to feel welcomed, as was our dog. Good dog washing facilities provided. Very nice breakfast.

The room was in the roofspace and had no air conditioning. The thermostat was showing 30 degrees overnight, with the windows open and a fan on, so it was pretty uncomfortable. It might have helped if they had kept the curtains shut during the day before we arrived.

The Orange Tree is a lovely place to stay. The room was great with a comfy bed and good shower. The breakfasts were superb!

The location is great and the staff were all very friendly, polite, efficient and helpful. Our room (Rye) was really lovely, very well decorated, quite big and the shower room was fab.

Unfortunately, the floorboards in the room above were incredibly noisy as the occupants moved around. This did disturb our sleep. We were only there overnight so it wasn’t enough of a problem to raise it as an issue.

Location was good for visiting local beaches and attractions

We stayed in a courtyard room. It was very hot in the room but we were experiencing a heatwave. We also thought it needed a good clean as floors were dusty and gritty, cobwebs etc in room.

The church bells that chime every half hour and on the hour an irritation. Unable to sleep in what is a charming village. If the bells could be muted at night or the volume reduced would have made the visit 10/10

Really disappointed in the cleanliness, staff were rude and restaurant was dirty. We arrived and had booked an air con double room - there is no air con in any rooms therefore not described correctly on booking.com or their website. we were begrudgingly given a dirty small old fan after an hour of asking for one. We didn’t stay and left to find somewhere else, room was so small, dirty and would not recommend at all.

Excellent location and quiet. The Muffin room was very private, with its own patio. The room could have been a bit bigger and ventilation wasn't magnificant , but overall it was very good and cosy. Very good breakfast.

The place is a brilliant motel, but has got a bit too big to have the personal touch of a hotel or country pub. The cooking for the evening dinner was only just alright ; it's not haute cuisine.

Great location, room/cottage exceeded what we expected in terms of space. Friendly staff. Very comfortable beds and pillows, lovely bathroom.

Our Bloomer cottage was geared up for a family really, but we were 3 ladies, so needed 3 cups, not 2, a bedside cabinet in the twin room and bedside light would’ve been good. There were a lot of flies in the pub itself in the morning when breakfast was being served. Also, our main course breakfast was served up before we had finished our fruit/cereals .

Very clean and comfortable room, small but everything necessary for a good overnight stay including a very welcome air conditioning unit during a heatwave. Lovely bathroom. All staff were hardworking and friendly. Super breakfast included in the price.

The food choice was poor for veggies. Vegetarians love vegetables and don’t eat meat. So why is that a mushroom option is seen to be best. Give us veg it’s not difficult.

Lovely place with an amazing breakfast offering (plus delicious food at dinner too with a great selection of local items). Staff were incredibly kind and helpful with my mobility situation and escorted us personally to our room to make sure we were set getting in. The room was nicely decorated and comfortable with a wonderful tea/coffee setup and a lovely bathroom.

The only complaint was that our Nespresso machine didn't seem to work properly for some reason, which is such a minor issue that I'm not fussed! Carpeted stairs made me a bit nervy in terms of fall risk but all went well.

Breakfast full english not the best, but did manage a good breakfast due to the flexibility in ordering. A lot of dust and cobwebs in room, my husband banged his head quite a lot on sloping roof close to bed head and in the toilet. It didn't detract from comfort and enjoyment of the room generally.

Lovely pub and really friendly staff

Lovely friendly staff who were very helpful as my husband needed an icepack kept frozen throughout our visit as he had a knee replacement done 6 weeks before our stay at the accommodation.
