Es fehlte am Nötigsten!!! Schmutziges Badezimmer, schmutziger Aussenbereich (Tische wurden nie gereinigt!) und schmutziges Geschirr in der Küche. Das Zimmer ist relativ klein und hat ein kleines Fenster und somit sehr wenig Licht - wie ein Verliess!! Kosten 110.- Euro pro Nacht!!! Insgesamt Alles sehr alt und minimal gepflegt und gewartet. Zudem sehr hohe Preise im Städchen generell. Die Restaurants haben oft eine schlechte Essensqualität zu sehr hohen Preisen (fast so teuer wie in Zürich-Schweiz!). Touristisch ist Lindos ein extremer Hotspot wo man nicht zur Ruhe kommt. Muss man nicht gesehen haben. NIE WIEDER!!!

L’emplacement est parfait, c’est vraiment le point positif du logement !

À peu près tout, end euros de l’emplacement. Les chambres sont vétustes, extrêmement mal isolées et les équipes de « ménage » font un boucan d’enfer dès 8h (elles s’installent d’ailleurs sur les tables qui étaient censées être « notre terrasse »). Le ménage n’est jamais fait (même sur une durée de séjour d’une semaine), les espaces communs sont sales car les femmes de ménage laissent tout en plan (voir photos) Pour le logement : literie à revoir, inconfortable totale, pas de grille pain, débit de l’eau vraiment faible quand les voisins prennent également leur douche, pas ou peu d’ustensiles pour la kitchenette (pas de poêle par exemple)

Okay, so overall it is decent and livable. My friend and I lived in the very first room on the ground floor and had beautiful view of the sea through our window. Location is great, easy to walk everywhere. Terrace is wonderful, there are many chairs and lounges and you get to admire the amazing view. Air conditioner was saving us from the heat very well. One thing we noticed is that we both got two pillows - one harder and one softer, so it's nice to be able to choose what you prefer.

Furniture and everything is quite dated. Shower head really needs replacement, water does not run well probably because of that limescale buildup. Toilet makes strange noises after flushing. Wifi is there but it almost never worked for us, maybe little bit better up on the terrace but still not great. Don't know what's up with that but luckily we had our own mobile data. The matress was quite hard, not the most comfortable to sleep on. Also, when we returned to our room on the very last night, I went to turn on the light by our bed and the lightbulb literally bust out, flew into the bathroom and we had to switch electricity back on. Luckily glass did not shatter all over me but that certainly was a scary experience.

We had an absolutely wonderful stay at Villa Koki. The location is perfect, right in the heart of Lindos, with a breathtaking view of the sea that made every morning and evening even more special. What truly made our stay unforgettable was Fedra. She is such a kind, warm, and thoughtful host who genuinely cares about her guests. From the moment we arrived, she made us feel so welcome. Her hospitality, generosity, and genuine kindness made us feel right at home. We couldn’t have asked for a better place to stay and would highly recommend Villa Koki to anyone visiting Lindos. Thank you for making our holiday so memorable. We can’t wait to come back!

View was fantastic.

I did not get the room I thought I would get by looking at photos. Room 6 was very small. I would not have booked this room if it had been made clear at time booking how small the room was.

The location is fantastic. Amazing view of the sea <3 Everything is in the near and you can enjoy the seaview from the terrace. The owner was very friendly, and it was a great help to have the oppurtunity the late check up for a small extra charge.

We really needed a coffeemaker in the kitchen. :( And unfortunately a bar on the seaside had loud parties at night, so it ruined a bit the calmness of the evening. However it's not the host's fault ofc.

The location of this property is fantastic. It's right above Pallas Beach, which means the shared terrace has fantastic views over to the main beach. At the same time, it's a short stroll to all the tavernas and atmosphere of Lindos Village. This was my third stay at Koki.

The prices do go up quite steeply in high season, and there are cheaper options in Lindos Village. You really pay for that view!

The location of the Koki is fantastic, just up the hill from Pallas Beach with a couple of mini-markets a short distance away. The village centre is literally 5 minutes walk, where you will find a selection of bars, restaurants, tavernas, ice-creams, gyros, and the list goes on.

Just the wifi signal which is poor. But really this is insignificant, as everything else is great. And we found out that the whole village of Lindos struggles with signal, so it's not a big deal really. Just don't expect to be doing any work or watching a film while you are staying there.

The terrace is definitely the highlight of this place. It offers a superb view, a great location just two minutes from the beach, and it is a perfect spot to enjoy the sunrise. However, it is difficult to judge an entire accommodation based only on the terrace.

Unfortunately, our overall experience was disappointing. We were initially assigned a room, then asked to move to another one, and later told to return to the first. This created unnecessary confusion right from the start. With some regret, I have to say that the room quality was very poor. The shower floor was constantly wet, the shower head would not stay in place, and the bed was uncomfortably hard. The bedroom also had a persistent unpleasant smell, especially noticeable at the entrance, which made the stay quite uncomfortable. In five years and across hundreds of accommodations, I have never experienced something like this. The alternative room we briefly saw was not any better. In my opinion, the property urgently needs renovation if it wants to continue attracting guests. Although I had a generally positive interaction with the owner, I was also uncomfortable with the fact that she entered the room in our absence despite my repeated requests not to do so, as we had valuable belongings inside.

Nothing to complain about. The view from my apartment was amazing. Everything in the apartment was available and of good quality.

I only had the room bin and bathroom bin emptied once. Maybe because I was only staying one week and was a sole occupant.

Temizlik konusunda iyi değildi. Çarşaflar hiç değiştirilmedi çöpler düzgün alınmadı. Odaya sadece çöp almak için girilmişti ve heryer çok kirliydi.odada buzdolabı yoktu ilk gün ortak kullanılan buzdolabına bıraktığım su ve içecekler alınmıştı.

Byłam tylko z mężem. Zarezerwowałam pokój 3 osobowy ponieważ miał mieć z okna widok na morze. Tak było na zdjęciu. Niestety z okna ledwo co było widać morze. Trzeba było wyjść na taras żeby zobaczyć morze.

Editing my original review to put in information that serves as a response to Villa Koki's inaccurate response to my review. Please ensure that before you book this property that you fully read reviews not only on this site but also on TripAdvisor, Facebook et cetera including the older reviews because I can guarantee you that my experience in the summer of 2025 was the same as some of the comments made in reviews from 2014 to 2017. I am a very reasonable and pleasant person, have travelled the world and only had questions about things that were presented to me that were a bit different than anything I had ever heard before and I was met with condescending attitude and now pure lies in response to my initial review. The person that was messaging me here on booking.com mentioned the day after my arrival that they had heard from the owner and her grandson that I was quite pleasant in person but I'm so this is not mentioned and instead lies are created. Location is perfect and lodging is dated and sparse if not over priced but still would be worth it if the service online was not so nasty.

EDIT: I am removing my original review to post a response to the VK's, which is inaccurate. I questioned the AC because I have never been told to limit AC and I have a sensitive daughter NOT one with health conditions. A screenshot from a random website to support assertions about the need to keep temps at 24 was silly. I was never combative. I said 'wow' in response to the rude tone used with me. I asked for a refund before arrival so I could find another property and this was denied. I never turned on the AC upon arrival and I find it shameless for the property to lie about this. We walked into a room that was flooding because they had not dumped the jug of water that served as the run-off for the AC in preparation for our arrival. I waited for the repair man for two hours after a long day of travel even though we were told he would be there within an hour. I did follow up as it was after 11 pm and 1+ hour. We had a very pleasant encounter with the repairman that addressed the AC and the broken glass on my bed due to the power blowing out. No other guest complained about us. We were not in the room from morning to night and, when there, we went straight to bed. We had pleasant interactions with a few guests - moreover, they asked us if we had hand soap in our room (nope), if our safe worked (it was never fixed) and also if we had a decent saucepan to boil pasta (we also did not have one). The response to my original review claims that I sent 31 messages the day after and this is a lie. When you send a messages on booking.com through your phone, it does not go through as an email, but rather as a an instant message. I counted less than 20 messages sent which were all in response to the messages coming back from the property. I never asked for a free upgrade and was willing to pay. It was a long awaited holiday in a beautiful destination with my family and a shame to encounter such nasty customer service on the other side.

Second time at this villa amazing location and supper quiet in evening in the villa will be booking for 3rd time next year with villa koki

Sea view, very good location.

The location is great. The view very nice. The service office which is between the owner and you is quite responsive. So the place was as quirky as Lindos is. Furniture is older but functional.

I like the owner to be present. Now it took a day for the owner to reset the router which is really a one second job. It became windy and things started to make a heap of noise. It sounded as if someone was shoving furniture the whole night. But there was nothing but a terrace above us. Never found out what it was. It would be nice if the outside area would be kept. Stayed in Lindos before in another place where the owner was constantly around. Chatting if you needed anything. Cleaning up all the time. I think I prefer that against finding a key in your door and 'you're on your own'. In all fairness I should have checked this beforehand. But it influenced my stay more than anticipated

We loved the location. The view was fabulous with a range of seating areas to enjoy it from (the shared terraces were never busy). We loved that it was only a short walk to the shops and restaurants, beaches and up to the acropolis from the property.

Large room. Basic accommodation but with everything you needed. Clean, with a bath and shower. Lovely shared veranda/balcony with views over the water. Perfect location for beach and village. The owner was very friendly and helpful.

Maybe the outside area could be tidier ? But that’s all.

We loved everything about the studios, the location is truly exceptional. They are simply furnished but had absolutely everything we needed. Fedra is a lovely welcoming owner. We have already booked to return!

There is no feature I like

Unfortunately, the room did not make us happy at all. The air conditioning is so bad that it never cools down. In addition to the lack of basic necessities such as hand washing soap in the room, the dish soap was filled with water instead of getting a new one. When we arrived, there was no one in the room and the key was not found. We waited for the key for about 20 minutes. Additionally, we were given a different room, not the terrace room shown in the image, which was different from the room we booked. To get to the sea from your room, you have to go up and down stairs and stone paths and this is tiring. The sea on the right side of the house was bad because it was as shallow as a lake, but the sea on the beach on the left was beautiful. Also, my advice to those who will come to this region is that the old town is more lively and beautiful, a day trip to Lindosa would be sufficient for us.

For your information we did speak to the owner and tell her that our room hadnt been serviced at all, her response was what room number, we told her several times but still it wasnt serviced once. I had no idea regarding our room choice.

The place is self catering so there was no hand soap or washing up detergent etc. no basics that you usually expect but there was a supermarket nearby so we just bought a few basics to get us through. Also you can’t park your car close to the accom so it’s a bit of a walk on cobbled paths and up stairs with your bags etc. but we just took a small bag with what we needed so not too much effort

Location was great, over-looking the bay, air-con was good and the room was a good size with plenty of wardrobe space.

Had to ask for clean towels after a few days and room was not cleaned often enough. The air-con switches off when you leave, so the room is humid when you return. Would be better if air-con could be left on low.

Beautiful location, brilliant staff.

Location, clean and all you need for self catering. Sea view with a great spacious patio with deck chairs, sunbeds, tables with umbrellas. Space for drying clothes. Comfortable bed in twin room. The host Fedra was lovely and couldn’t do enough to ensure you had everything you need.

It was a fantastic location with beautiful views from the communal balcony. Very close to the beach and close to the acropolis. and plenty of line to hang up wet swimmers and towels. It was great for our 3 day stay.

We had two single beds and the bed I was in had a spring sticking into my hip. I think it is time for a new mattress. Apart from that it was fine.

Villa Koki is a beautiful gem set in a stunning location. The room was spacious and the bed was very comfortable. We stayed on the ground floor so our kitchen was in a separate room. The view from our window was breathtaking. There is also a large terrace divided into small areas so you can watch the sunrise/sunset and have a coffee or drink and it was very relaxing. The beach is just a minute away and you just need to walk through some steps. The Acropolis is 8 minutes away (uphill).The cherry on the top of the cake was the owner, Fedra, a wonderful old lady that was very cute and reminded me of my grandma and I wanted to hug her all the time!

There is a restaurant on Pallas beach that hosted wedding receptions every single night ( Lindos is very popular for British weddings) so we could hear the parties and music until late.

Villa Koki Studios was so welcoming, comfortable and in the perfect location for a wonderful holiday in Lindos. Communication before our arrival was so helpful. We had everything we needed for a relaxing stay. The view from the shared patio areas is stunning. We hope to return one day.

Not much

SO many issues, paid for a water view and didn't get one. Wifi wasn't reaching the room, one shower floods the entire bathroom floor. After I raised these the KICKED US OUT forcing us to pack our bags and leave. This has never happened to us and we only have great reviews everywhere we stay. They forced a refund on us after the first night with one more night to come and said get out or they will remove us themselves. We had to end our trip early and leave after dinner that night with nowhere to stay. Just disgusting behavious.

Fantastic location but would recommend earplugs. Due to the location the music from the club the other side of the hill will keep you awake. This has nothing to do with the property.

I wish I would have known about the night club music from the other side of the hill keeping me awake until 3am with all windows closed.

The room was exactly as described. Slightly dated but perfectly funtional for a weeks stay. Easy walk to town or the beaches. Plenty of hot water.

Well-located for getting to the 2 beaches and the acropolis. Clean and cute room. The host responded quickly to phone calls/messages, polite and helpful.

Guests need to bring their own hand soap, shampoo and body wash as it was not provided.

The view was amazing and that saved the property the room was basic but there were no extras not even hand soap 1 toilet roll a week had to buy our own toilet roll Towels were left in bag outside first come first served no full length mirror only one key so air con off all day so room very hot when back from beach balcony furniture dirty and old and nothing matched ashtrays full all week

We stayed in unit 2. The location was excellent. Short but hilly walk to/from the beach and level walk into the village centre. If you were looking to have a family holiday it would be ideal as room 1-7 all fed into a common area with large table. Smaller tables on the roof terrace with excellent views of the beautiful bay. Our kitchen in RM 2 was separate but we liked that. RM 2 was probably smallest but we found it fine. The beds were also very comfortable which is a big plus and there was no extra charge for the air con which worked fine for us. And a free safe, although instructions could've been clearer We would certainly book again.

The hip bath/shower was not easy to get into to shower. Anyone elderly or with mobility problems would find it difficult. Had to be very careful getting in and out. The shower handset kept jumping out of it's holder if the flow was opened up.
