Great host and housekeeper. Made me very welcome and my visitors . N9thing was too much trouble.
Nil that i can think of
Classic federation beauty, not renovated to modernise. Old carpets and wainscoting, pressed ceilings and solid timbers. Old but cosy. Broad selection of tea, coffee and hot chocolate to enjoy in a warm sunroom. Bed looked like it might be a bit old and lumpy but was wonderfully comfortable. Friendly host Roger whom we had an enjoyable morning coffee with while gathering up his knowledge of the house and area.

A quirky, unique stay in a beautiful house with lovely hosts. The bed was comfy, room was warm, and the shower pressure great! The sunroom attached to the breakfast space was a highlight. The hosts were exceptionally kind and welcoming.
Friendly and knowledgeable staff are available to assist with any queries. Comfortable accommodation and a handy location.
Very characterful house totally suiting the town, lovely owner with great advice.
Location, views, en suite bathroom, comfy bed, continental breakfast in included
It was a little hard for me to find in the dark but host helped me out promptly and provided exceptional service
How it had kept its old charm.
Carpet was very old so floor was cold.
Booked in here for one night as I was passing through from Tekapo to Dunedin. It is a very traditional B&B in what was once, I think, quite a grand house. It is a little dated but the host Roger was very welcoming. My room had a fridge, microwave, TV, kettle and heaters. Breakfast is included and is in a shared, sunny, guest lounge, toast, cereal, yoghurt. I was the only person staying. The bed was super comfortable and the electric blanket worked well, which was great as I did find the room quite chilly, there was an electric radiator that was on full all night but the size of the room, the ceiling height and lack of insulation around the historic windows meant it was a little cold. I was worried in a house that age that the plumbing might not be up to it, but the shower was the hottest and strongest that I have had in New Zealand so far!
I was a bit chilly in my room, despite the radiator.
Friendly staff. Roger made sure to speak to us by name and was pleased to share his home with us. Excellent continental breakfast supplied.
Roger was a stand-out host.........friendly, knowledgeable and helpful. The rooms had a definite ambience, in keeping with the overall history of the house. Breakfast in the conservatory while admiring the view was definitely therapeutic and the sunsets were to die for.
Noting comes to mind.
This has the old architecture, feels like you are staying inside castle. Also view of the pacific ocean from the window.
Nothing to complain.
Unique hotel with its own aura and interior. Clean, cozy, warm. Host super friendly.
Love the old time set up. Comfy warm and friendly this is the second time staying here and we stayed for 4 nights. Breakfast supplied in the mornings
The only down fall is the hill we have to walk up to it after being out at night. But a great way to get fit 😀
Great location
Furnitures and bed was dated. Not very clean. But location was good. Breakfast was better. Oamaru Penguin was in walking distance.
Dated.
Roger was friendly and a very good host. Great shower
Great view. Comfortable bed. Basic continental breakfast. Eclectic interior.
Nothing really but old layout may not to be in everyone’s taste if you are more comfortable in modern.
Handy location for town and beach. Rodger is a great host and I really enjoyed our chats, as a local he knows a lot about the history of the area. The house is very homely and a real step back in time to how B&B’s were, as reflected in the breakfast with its impressive array of preserves. The view from our room was incredible, luckily we had clear skies to enjoy the sunrise over the harbour and ocean.
Goed ontbijt.

Location
Very old and run down - musty
have stayed there before great to see Rodger again same room as before
last time i got cooked breakfast this time Continental
It was quirky in its vintage style. It was clean and breakfast was provided. Roger, the host, was helpful and friendly. Loved Roger’s determination in keeping the old home running and maintaining its heritage.
The bed was hard and uncomfortable.
Very comfortable beds and great breakfast choices.
Great location! Awesome, full sun breakfast lounge overlooking the beach.
Location was good and Rodger was friendly
The web site did not clearly show the age of the property and we were surprised that it was not more modern
Roger was great, a very Victorian house, so be prepared for the decor. View was amazing.
A ladies touch is needed.
Not a lot
It was very dated, very cold. It was built in the 1920’s and was still in them. The man who ran it was very pleasant and made you feel very welcome
This grand old lady of a home is being meticulously maintained. Can't be easy. The location couldn't have been better with north facing views over the town and front row seats for the sunrise.
The bathroom may be a bit tight for some, but fine for us.
Location is great beds comfortable
The room was musty and cluttered
Cozy Old house and a very nice and friendly landlord
The location of toilets was a bit quirky
I think its over priced
Beautiful old house close to the town center and a wonderful host.

This was our third stay at Federation House, we love the house and its quirky appeal, the breakfast in the sun room and the host Roger who is lovely and so knowledgeable about the area
Nothing
Lovely place with full of character. the rooms and the building is full of history, pictures, books and memories from the owner. I had a view of the sea from my room. Breakfasts were served in the sunroom with a brilliant view over town and the sea. Roger and his cohost were lovely and made sure everything was ok
Loved the place, didn't expect the climb :) You have to work a little for those views
Comfy
Nothing
average - but old in every way - bedding was old and covers were heavy.
Bathroom very small and 'tight'.
Perfect location and good lake views
Old dates house and furniture
Geç geldik , odamıza hemen yerleştik
We loved the character of the beautiful old building, the quirkiness of the bedrooms, the old pictures, books and most of all the wonderful view from the upstairs room and the breakfast room. We loved our stay with Rodger, he was an excellent host. Thank you Rodger.
We had no issues with anything. If anyone is too precious to enjoy this lovely old home then a characterless motel room would suit them better and they would miss out on a memorable experience.
Owner and staff were super friendly, really helpful and chatty! Beds were amongst the most comfortable we had on our trip. Rooms were very big and had a homely atmosphere. Fantastic view over town! Bathroom a bit small, but shower was good.
The disadvantage of having a great view is that there is an uphill climb at the end of a long day... but I'd say that overall it was worth this extra effort.
Good host, good location, well equipped, perfect for our stay - walk to town and penguins.
Everything was good.
A grand house overlooking the town, with lots of wood paneling and beautiful leaded glass - a real pleasure for the eyes. Plenty of power sockets, lamps and lights, and we had a very comfy bed on the top floor.
A room with flair. Very interesting bath with a view over the ocean. A house, that is 106 years old. Something really special. An exceptional friendly host.
So characterful and a little quirky ! Very clean and well looked after and loved.
A very warm welcome from Rodger with a tour of the property. The breakfast room has excellent views over the garden, town and sea. We had come for the penguin viewing and while the property is up a steep hillside, it was less than 20 minutes' walk in a very safe environment. We could help ourselves to tea and coffee at anytime and the continental breakfast was generous.
It was a wet day when we arrived so the room was a little cold when we got back from the penguins but Rodger supplies several good heaters to warm the place up.
Quirky period property with amazing decor. Delightful host friendly and knowledgeable about the local area and history.
Very nice house and location.
Unique, very unique and lovely we loved it

Location was great to the old town. Roger was very nice was lovely to chat to him about area. House was very eclectic loved the federation atmosphere.
Nothing
Walkable to / from the old precinct and modern CBD. Comfortable bed. Met my needs at a moderate price.
Shower room with toilet was small.
This is a beautiful, characterful vintage home with so much to admire. Our room (Bessie Clarke room) had amazing views, comfy beds, a quirky en-suite (in a good way) and was so lovely.
Nothing
Rodney was lovely and had good local knowledge. Close to town
Great location. Excellent views of the beach and very conveniently located. On site parking and spacious room
A lot of unnecessary stuff in the rooms making them dusty and old fashioned.
What an amazing property - back in time 100 yrs - if you want modern don’t go but if you want quirky and an amazing host - Roger you’ll enjoy every minute - if you get a choice ask for room No 3 - amazing views
Nothing not to like - of all the motels we stayed in this is the one we’ll remember the most to talk about when we get home !!
