Should have been a summer duvet not winter was too hot!
Lovely little place ideal for my mum in law, who is 92, and my dad, who is 81, who needed all on one level etc. Perfect spot to travel out from to all the different places near by. For us it was a Sutton Hoo visit. We were also able to take our little dog to Greenacres which was lovely.
Beds were very uncomfortable for all of us.
Great location. Well equipped property
Liked everything!
Really lovely property, generous living area and well equipped kitchen. Met the Host briefly. They were lovely, helpful and clearly manage the property with care and thought. Slept really well, beds were super comfy. Even though it is close to the A12, (which was very convenient), it was very quiet and peaceful. I would absolutely recommend this accommodation.
Absolutely nothing.
Very clean, spacious and well equipped,
Nothing
It was compact, but had everything we needed for a short stay. Bedroons are a great size, and beds are comfy. Good base for exploring nearby towns.
The outside space is very small, and no grass - You are allowed to bring animals and we brought our dog, but with very limited outside space, and a very busy road at the front it wasn't great for dogs - which was a shame, as the hosts have a huge garden, and you defintely felt there could have been a little more outside space given to the letting. Not much in the local area and you do need a car, as there are no pubs/restaurants within safe walking distance.
Clean and airy. Had a lovely private patio at the back. While it is on the main road, we were never aware of any noise from cars disturbing our stay.
The bathroom is quite small. It was manageable for a two night stay, but would probably be challenging for anyone with small children.
Everything was perfect. Host was very welcoming and accommodation was amazing. Very comfortable and well equipped

Greenacres is a beautiful holiday home, the property is well kept and the decor is lovely. The property has been well thought out, you can see the attention to detail. From the well equipped kitchen with tea/coffee and biscuits. To the towels and toiletries to the lovely private patio with a table and chairs and sun loungers with cushions. The location is perfect for exploring Suffolk. The host was very welcoming and attentive. Would highly recommend Greenacres and will definitely visit again.
Absolutely nothing to dislike.
Rooms and facilities were very well thought about ,and considerate for the guests needs The owner was very helpful to our personal needs . All was clean and comfortable.
All was perfect
The property had very nice decor and was light and airy and well maintained. The owner was very nice and helpful before and during our stay.
There was nothing to dislike about the property.
Beautifully presented. Very clean. Great facilities. Plenty of free parking. Great WiFi. Loved the courtyard garden. Friendly hosts. Dog friendly. Lovely fluffy white towels.
Nothing.
Property is excellent with all facilities you need for a long weekend or longer. Appreciated the very sunny courtyard to eat outside. Even has washing line in the sun! Parking immediately outside the front door. Well located to visit all areas of Suffolk on your doorstep. And a superb pub for evening dinner 20 mins walk away. Hosts were very helpful and responsive.
If there was anything, the property isn't near the town or shops/facilities of Saxmandham, but it's only a short drive and there's a great Tesco and Waitrose there.
Lovely property, very comfortable beds & sofas, everything you could need in the kitchen to cater for yourself if you wanted to.
Only slight negative was the size of the bathroom could have been slightly bigger.
Good location. Comfortable.
Leak on toilet soil pipe. Only one toilet, which is a problem when you have prostate problems. Need some shelving in bathroom for washbags. Bit of shelving in bedrooms would be useful.
This property was very clean, tidy and well equipped for our 2 night stay. It also had an outdoor courtyard with a table, chairs and a couple of sun loungers, ideal for sitting outside during a warm evening! There were also games, books and jigsaw puzzles for guests to use. I liked the mini toiletries left for us and the tea, coffee and biscuits. The wi-fi (important for our teenage daughters) was a good, strong signal. The owner met us upon arrival after we advised we were on our way and was very helpful in terms of directions and features of the property, including the wi-fi code. The property is very conveniently situated just off the A12, but we didn't hear the traffic noise at all (it's not an overly busy stretch of road anyway). Its location made a very good base to explore the Suffolk coastline and towns such as Aldeburgh and Southwold are a short car ride away. Overall, we enjoyed our stay and would recommend.
I would recommend that the mattress on the double bed be replaced in the near future to ensure the bed is comfortable for guests. As mentioned, the tea, coffee and biscuits were a nice touch; to make it even better, perhaps leave a few UHT milk sachets or a pint of milk.
An adorable comfortable annex house and had useful items in the kitchen. Enjoyed the area it is in also.
Nothing of note.
We and our dogs were made to feel very welcome
Steve was at the door to give us the keys
somewhere to hand the keys back to or put in somewhere
Excellent location, quiet and comfortable

Lovely private comfortable bungalow! It really felt like the hosts care about your stay, offering great amenities like plenty of towels, shampoos, washing up liquid, starter coffee's and little biscuits etc. It was also decorated for Christmas which was lovely! Also has a very secure terrace so dogs can be outside safely :)
Comfortable, quiet and well stocked with almost everything you need.
Really can't think of anything except we ran out of toilet paper
It was a lovely place, cosy but spacious. It was comfortable and clean, it was the perfect place to stay for the long weekend. We would definitely stay again.
Nothing I didn’t like, I would say it’s on the main road (great for access to everywhere) but there is no traffic noise inside the property.
Accommodation was super! Well thought out property with plenty of room and well equipped.

The layout & all facilities
Very nice place. Open plan and all in one level. Modern and clean. Good location, right on the A12. Plenty of car parking. Little bit of yard at the back with table and chairs.
If we'd been there for the week then the size of the fridge and freezer might have been a bit limited.
Absolutely fantastic!! Had everything we needed for our stay, beautiful house, great location, lovely furnishings, and we all loved the enclosed patio! Owners are lovely and were very accommodating. It was the perfect place for our holiday, we will definitely return. Thank you so much Greenacres.
Location for us very good was handy for all places of interest good walks good pubs nice coast line no heavy traffic on roads
Not much prices slightly higher than were we live for food and drinks
Well equipped, very clean, very friendly & helpful owners
10 out 10 for comfort and convenience, as Greenacres is so well-situated for the Suffolk coast, towns and villages and Sandra and Steve have taken care to make sure guests have everything they need to feel right at home.
Wonderful and clean guest house perfect for a family (including with a dog) and so comfy.
Nothing much
basically everything.
one small thing is, if the host can put up a bigger sign on the road (not just by the property) it would be more helpful.
Great location for weddings at Wilderness Reserve and beautiful countryside and villages nearby.
Generously sized, everything you need with a nice little enclosed outside patio. Dog friendly which is important to us.
My wife missed a bath.
The location was ideal for us as we were visiting a family friend 5 minutes down the road. It is also very well placed for visiting Suffolk villages. Kelsale, down the road, is a lovely little village for a start. The patio garden was really safe for the dog who loved lying out there in the sun. We also enjoyed eating lunch out there one day!
Maybe a small container of milk could have been provided with the coffees. Not a criticism but a thought.
The hosts were very accommodating and so helpful for the duration of our stay. Location was also great for where we needed to be and easily findable- would thoroughly recommend this accommodation for anyone visiting the area.
it was very clean and comfortable, a very cozy stay
Loved the place had all you need to feel really relaxed. Great hosts make you feel welcome. Location superb for exploring.
Fact I came home to early
Friendly welcome and a very nice property. Beds were very comfortable and the kitchen was well equipped. The outside patio area was lovely .
Super clean & fresh accommodation. In a great location for exploring Suffolk!
Nothing.
Everything was spotlessly clean and such comfortable sofas and bed! Lovely layout and everything you need is there!
Wish there had been a little grass area in the private little garden, for the dogs, as it was all just stone! The owner very kindly said that we could walk the dogs around the right of their large garden though!
The accommodation had been finished to a good standard with many lovely finishing touches. We felt very comfortable there and it was a good location for us.
