The breakfast was good. The dining room was very neat and the hostess set the tables to look inviting. The location is good if one does not want to spend the day on the beach.

The bedside lamp did not work. The one side of the electric blanket did not work The tap in the shower was loose and the floor tiles were slippery.

I could not even use the accommodation; I had to cancel and loose the money. The pictures on the system are not what you find. So, I have no idea how the food would have been. The owner was so rude that i should return the keys immediately on the same night without acknowledging that i have paid for the weekend even if i was not using the accommodation I paid for.

The stairs were very narrow and not well lit (elderly parents 83 & 84, dad recently had his toe removed so uses a walking stick) getting up and down the stairs were a mission. Breakfast, appreciate that chicken polony was served instead of bacon as some didn't eat bacon but the presentation was bad, your staff were still in their nightwear, no tea or coffee were offered, very little assistance from staff. They had no serviettes to offer.

We had a bit of a plumbing issue but I am sure that had been taken care of when I left. Just feel a bit sad about it but I can't really blame myself for that. Plumbing issues we will always have. These things happen.

I did not have breakfast because of my reasons for my total dissatisfaction with this place.

For the amount of money one paid you can't expect much. And my low expectation was certainly met. Upon arrival in the main reception area you are greeted with an overwhelming, stale odor resembling a place that was not aired presumably for days. A friend who stays nearby accompanied me and noticed the odor too. It's clear this place is not well maintained. First thing I noticed upon arrival was walls on the outside very dirty and on the balcony too. Place in urgent need of a paint job. Bathroom hinges are rusted all the way down. Bathroom door is kept locked with an outside bolt that you use for an outside gate. DSTV kept on rebooting could not watch a thing. No clear view of the pool as branches of trees not trimmed. Did not even want to touch a breakfast. Furniture on balcony dirty and just piled in a corner. Room smells stale. I slept with my towel on my pillow. Never again when I travel here in future. Stay away unless this fits into the mould of your level 1 rating.

It was dirty, old and dilapidated. First room we were given (wrong room as staff was missed informed) the size of a match box and toilet seat broken off the toilet. Second room was very old , shower curtain so dirty that you don’t even want to use it, no bin in bathroom. Bedding is so old it’s yellowish instead of white. DSTV and tv not working even after informing staff , nothing was done. WiFi insufficient, communal entertainment room also double as smoking room so it was not able to use it. Staff was not trained or professional. Breakfast was so bad and dirty eating area. All menu items not available and food of poor quality. I even stepped in dog shit next to the pool.

The staff were nice as well as the host, they were accommodating. We definitely enjoyed our stay. Family did say the beds were comfortable and it was a nice vibe.

If you looking at going on holiday in langebaan just skip this place,what a nightmare. From asking for a early check in ,getting there past the time,and still not being ready. Then asked for a fan in the room before arrival no fan,had to ask again. Then finding out the shower is not working after I checked in ,no one told me had to discover this on my own. I asked if I can use a different shower,then they had to wait for the person who is linked with that shower to check in,no one got back to me on this. Next morning asked again about a shower ,was redirected to use room 5 shower,walked in on a lady being naked in the room.this rooms door is linked to the dinning room area,where 2 guys is having breakfast, not sure what they saw in the process.i went back to my room and told them I am checking out because this is unacceptable and unprofessional they should have never sold me a room like this. Alot of sorry stories and still no refund on this, after they know they messed up. How can you run a business like this, what a joke ,people but there trust in you by renting your rooms. You guys need to do better. This is unacceptable, worst place I have booked in my life.

Calm, relaxing environment. Staff always ready to accomodate you with whatever you need, even going to the pool at midnight. It was a very hot week.

Nothing I did not like, but I would suggest aircons in the rooms. Especially in the top rooms, as the get extremely hot and does not cool off, even with the fan blowing all day.

We were 3 ladies sharing 1 room with1double bed and sleeper's couch. The linen was not clean and had a bad smell. The bathroom was not clean, and for our 2 sleeps no one was cleaning our room. We wanted to use the swimming pool, but it was very dirty The room was licking on top of our bed, when we came back from dinner (outside restaurant), our bed was damp wet and my pyjamas. We were very disappointed because what we saw on pictures, is not what we got

Food of previous guests were left in the fridge, roof of the guesthouse was leaking during a thunderstorm. The guesthouse was aware of the leaking roof and still placed me in the room, during the storm the water was literally flowing into the room. The bedding and I was wet, I couldn't stop the water from coming in through the windo or ceiling. No one came to check if all good, although they knew about the leaking roof. I was very disgusted in the way they do business and booked another accommodation although I had another night booked with them. The shower is also not up to standard and needs attention.... I will never ever refer anyone to stay at this place!!!!!

The place is a bit worn down and not well kept. Our room had a broken shower head that hanged on the floor. Paying for a stay and having to shower like that after a long day was not pleasant. The room looked like it was not cleaned properly in months. Neat overview but full of dust and mould, the bed had hair in it and the fridge had dried brown liquid outside. Things that should be simple to maintain if a guest house is your business.

Breakfast was served at reasonable times; I liked that I had a separate entrance to the room and also to the house in general. The spacious parking was close to the room. Free Wi-Fi was very convenient and also having a microwave in the room. There was a heater and electric blanket, which I appreciate for very cold days or nights. The duvet on the main bed was clean, warm and comfy, same with the pillows. The backyard is as described with a pool, sun loungers and nice braai area, it will be great to use in summer especially - the facilities would be lovely for either a great get-together or just relaxing with a book. The owner was friendly and helpful when needed.

I've been to B&B's before, and although I don't take joy in typing this feedback, I think my observations are fair. One of the first things I noticed was a refilled bottle of water in the fridge, mismatched colour cap and all; the coffee, tea and sugar were in refillable glass containers and the milk in the fridge already poured out in an open jar. This all reflects as "overly economical" and unhygienic unfortunately. The shower tap in the "old room" was a bit of a problem; it takes various optimistic wiggles to get the water to run.. or not run. I noticed that the disposable robes and slippers for the spa (in my cupboard) have been used before (little worn and slippers bit dirty on soles). The other rooms may be set up and built different and give another experience to guests. The breakfast menu is not "a la carte" as advertised and not what I would call "English/Irish", there are set cooked meals for 3-4 days at a time and you get what is served on those days (eggs, bacon, fried viennas or fish fingers (Halaal), spoonful of tomato relish, and toast over the weekend that I was there) and a choice of corn flakes or muesli, with juice and yoghurt. The margarine and tomato sauce are already dished out in open ceramic containers (once again, catering supplies comes to mind). I cannot complain that my tummy wasn't full though, the portions were big enough. I noticed a juice glass on the table that was washed but completely streaky from water/soap and not acceptable to expect a guest to use. The breakfast room atmosphere was a bit clinical and quiet, soft instrumental music would definitely add ambiance. The break / games room in the house is a smoking area, I'll just leave it at that.

The old tall man who made us very uncomfortable. Complained about everything we do. Though the music was not loud, he told us to respect other guests. He even switched off the lights while we were eating our super. The place used to be nice and comfortable, but with that man. Is no longer the same.

The staff and owner were exceptional.Everything we need and requested they went out of their way and were very helpful. The outside braai area with lapa is conveniently located and the indoor braai area with the pool board is a big bonus.The included breakfast were delicious and filling I’m busy planning my next trip and will definitely stay there again .

Some of the amenities were outdated and need some serious replacement.The shower in our room were uncomfortable and some garden furniture were already rusted.Anything else were great.

Although they had previous bad reviews. We found the place to be very nice. The pool was spotless. The breakfast was delicious. The decor was very funky.

The shower was a hand held shower in a standing shower which was not easy to use. The toilet kept making flashing noises until I switched the water off to the toilet. These were really minor and certainly did not ruin our stay.

Overall, the place is ok. Needs an upgrade and doesn't exactly look as great as the pictures portrayed it.

Room 2 is up the stairs and doesn't have an ensuite bathroom. So the bathroom is right outside the room. Not nice when you're a person that needs the loo multiple times at night. The bathroom is limited to the bath only, as there's no showering allowed, because the shower head in the bathtub is not properly connected to the wall. Room 1 next door and you can hear the conversations from Room 1. The breakfast is substandard.

Breakfast was dull as they serve the same breakfast every day. Cutlery and crockery was dirty. Day two returned to a room that was not tidied even though I placed the sign on the door the morning. Had to request toilet paper. One of their rules is no smoking in rooms but one of the cleaners smoked on the bedroom balcony and when I entered I could smell cigarette smoke in the bedroom. Will definitely not be returning

The pool was great.

We booked one of the smaller rooms and unfortunately found it to be quite noisy, as we could clearly hear guests in the adjoining room. One aspect that made us particularly uncomfortable was the presence of a door with a trellis gate inside our room. Looking through the keyhole allowed visibility into the neighbouring room, which raised privacy concerns. We also noticed a significant number of ants in the room, including on the bedside tables. Additionally, there were an excessive number of signs outlining rules and instructions throughout the property. While we understand the need for guidelines, the volume and placement of these notices created an atmosphere that felt more like a school hostel than a relaxing accommodation experience. Overall, the room itself was adequate and, despite the above points, our stay was still generally pleasant. As a final suggestion, further staff training focused on guest interaction and confidence may improve the overall experience, as some interactions felt awkward and uncomfortable.

There's nothing that I liked about the place,

The place is not clean and has a lingering scent. The issues reported are not dealt with and the caretaker didnt even welcome us. I didn't get value for money and it negatively affected my Langebaan experience. My house is far cleaner than this place and I don't even host paying customers.

We had a great bed with a firm mattress and good pillows.

The bathroom was dirty, the shower was broken, the front door was broken, then there was a backdoor that went straight into the kitchen which was very uncomfortable as the staff were either chatting or cleaning or cooking and we could hear it all, the eating room was poorly kept with a broken chair and wonky table.

Quartier résidentiel très agréable, à 2 pas d'une réserve naturelle et non loin du centre si on aime marcher. De belles balades sur le front de mer. Je tiens tout particulièrement à remercier la réactivité et le dévouement du personnel pour me trouver in extremis un taxi le dernier jour, alors que celui que j'avais réservé (et payé !) ne s'est jamais présenté. Bon lit avec matelas chauffant (!), très grande salle de bains avec serviettes extra-larges !

la porte de la chambre donne directement sur la salle à manger. La fenêtre donne directement sur la terrasse de la chambre à côté. Je n'ai pas eu de voisins à part 2 nuits, ce qui n'a pas été gênant, mais on peut manquer d'intimité s'il y a du monde.

We were not welcomed properly. The lady that opened the door was a bit unsure with all the questions. The chairs on the balcony and swimming pool were dirty. Both the bathrooms were dirtty, the shower heads were very dirty. The fridge in our room did not work properly. We had to search for the tv in my parents room, none of the staff explained where the tv was. My parents room's bathroom was outside their room. The bedding on the single bed in our room had a stain. Our stay included breakfast, it was also not very nice. There was no coffee station, the food was cold and there wasn't really a variety to choose from. The swimming pool was also dirty. I really believe that it can be a great place if they work on these things.

Das Frühstück war nichts besonderes. Servietten fehlten 3x. Honiglöffel gab es, aber keinen Honig. Der Tost wurde auf einem Teller für 3 Personen gebracht, doch der Teller diente auch gleichzeitig als Teller für die 3. Person. Personal ist nett, leider nicht gut geschult.

Die Sauberkeit war sehr schlecht. Wir mussten nach Toilettenpapier fragen. Die Seife war mit Wasser verdünnt. Der Müll wurde in den 6 Tagen nicht geleert. Die Betten wurden kein mal gemacht. Nach 3 Tagen haben wir nach neuen Handtücher gefragt. Stuhl im Zimmer defekt. Im Schrank war ein Boden defekt. ( Wir hatten schon bei booking com ein Hotel mit 1 Stern für 45 € die Nacht gebucht, aber es war sauber. Ein 20 % Rabatt wär als Ausgleich bei der nächsten Buchung für uns angebracht!)
