Bay Villas Balapitiya

We received a wonderfully warm welcome at Bay Villas Balapitiya. Collin introduced us to the entire team as soon as we arrived, setting the tone for the attentive and personal service that followed. Even though we stayed for just one night, we felt completely pampered. Our suite was spacious and comfortable, split over two floors. Both levels had beautiful balconies, and I spent hours relaxing outside, reading, chatting, and soaking in the warm breeze and enjoying the sweeping view of the ocean and palm trees. While the ocean was a bit too rough for swimming during our stay, we loved having access to the private sandy cove. The food was outstanding, and Chef Sampath looked after us brilliantly. The team asked us beforehand about our food preferences, then served our meals out on the patio overlooking the sea. The curries were exceptional, and we ate rather a lot! Finished with delicious chocolate ice cream... Collin was fascinating to talk to, and managed our stay perfectly. The rest of the team - Aruna, Malith, and Guna - were all fantastic, making Bay Villas the ideal spot to unwind and switch off. Huge thanks to the entire team.

Diese Bewertung würde ich in zwei Bereiche unterteilen. Essen, der Koch und das restliche Personal waren eine 10+++++. Das feinste und beste Essen dieser Reise, nach Wunsch gekocht und höchst raffiniert vom liebenswerten Koch zubereitet. Umwerfend. Der Manager ebenfalls wunderbar. Aufmerksam, interessiert, professionell. Das Haus an sich ist eher eine 8. Vor Jahren von begabten Innenarchitekten entworfen und eingerichtet, bedarf es nun doch einiger Renovierungen. Es wirkt etwas vernachlässsigt, was schade ist. Die Bucht und die Aussicht allerdings sind nicht zu schlagen. Man lebt quasi im Meer….

For et sted. For en beliggenhet. Vi er to personer som har bodd her tre netter, fire dager. En aldeles nydelig plass, og et særdeles vennlig personale. Vi visste at vi hadde halvpensjon, og dermed frokost og middag. Dette overgikk våre forventninger. Endelig fikk vi spise tradisjonell Sri Lanka middag, servert direkte på vår «private» terrasse. Maten var kjempegod. Nydelig strand 10 meter fra leilighet.

Всё сломанное в номерах, начиная с электрики с искрами и заканчивая текущей сантехникой. В последний вечер была украдена часть денег из двух занятых вилл пока мы вместе ужинали, а персонал накрывал нам на стол и улыбался. Отель был закрыт извне, было только две семьи в двух виллах и персонал. В каждом номере украли часть денег. Когда мы обратились к персоналу они были уже пьяные. Обратились в полицию, персонал забрали в полицию. Менеджер на звонки полиции не отвечает почти сутки. По словам полицейских это частая история в этом отеле в последний день отдыха.

Очень красивый пляж

В последний вечер во время ужина персонал украд у нас и в соседнем номере крупную сумму денег. Учитывая закрытую территорию виллы и наличие только двух семей и 4 х человек персонала,украсть деньги могли только они. Перед ужином деньги были пересчитаны, ужинали мы вместе с соседями на террасе. Полицию персонал вызывать отказался, как и возвратить нам деньги, чтобы мы не ехали сами в полицию. Они знали,что мы и соседи должны уезжать рано утром. За номер счёт закрыли перед ужином. Сами поехали в полицию, написали заявления, затем полицейские прибыли на виллу. Трое из четырёх человек были задержаны. Хозяин виллы на телефонные звонки не отвечал. Полиция сказала, что в данной вилле уже были несколько краж. Крайне не рекомендую виллу для посещения. Никакого ощущения безопасности и приватности на вилле нет. Кроме этого виллы очень уставшие, сантехника в ужасном состоянии, много плесени, полы грязные, стены в плесени и вздутые

Un petit peu éloigné du centre mais les TukTuk sont très présents et pratiques.

Het prachtige kleine strand, echt een plaatje! Het peroneel doet erg zijn best. Het zwembad is fijn om baantjes te trekken. Het dinner en ontbijt is erg basic, maar goed van kwaliteit. Prima hotel om de vakantie mee te starten.

De lokatie ligt aan een vrij drukke weg, lelijk gebouw, geen restaurantjes in de buurt. De kwaliteit-prijs verhouding is erg hoog voor wat het is.

Our stay at Bay Villas was exceptional! The staff were so welcoming, we arrived early hours of the morning and they brought us juice and sandwiches. The food (breakfast and dinner) was incredible and it was lovely to be able to taste local Sri Lankan cuisine. The photos do not do this place enough justice, it is so beautiful with its own beach area and plenty of outdoors space. The inside decor is lovely and all from Sri Lankan artisans, you also get a whole apartment area for yourself with a private dinning room and porch for breakfast. I could not recommend this place enough!!!

The location of the property is superb, right on the beach, with expensive views and the constant sound of the sea. We especially loved the space - a large, private living space on two levels, with beautiful views. The staff were attentive without being intrusive, and the meals served on our patio were delicious. Altogether, a perfect stay.

A few minor details were overlooked, but the staff were quick to sort out when they were pointed out.

Es handelt sich um drei grosse Ferienwohnungen die getrennt sind, das leckere Essen wird separat serviert, das Personal ist sehr freundlich und aufmerksam, allen voran Rukmal. Der Manager Shirley hat uns Tuk-Tuk und den Transport nach Colombo organisiert, das hat sehr gut geklappt.

Man muss wissen, dass um das Hotel wenig los ist und Baden aufgrund der Strömung gefährlich ist.

Мы только что вернулись из этого замечательного отеля! Отпуск удался! Отель состоит из 3-х вилл: одной 3-этажной и двух 2-этажных. Мы остановились в 3-этажной вилле! На первом этаже есть большая обеденная зона. На втором этаже гостиная с телевизором и ванной комнатой. На третьем этаже спальня и ванная комната с душем. Все окна/балконы выходят на океан! Кровати очень удобные. В отеле очень чисто. Территория отеля не очень большая: лужайка перед виллами и бассейн, всегда прохладный и тоже чистый. Отель расположен на небольшом холме над живописным пустынным пляжем. Справа и слева пляж заканчивается рядом огромных валунов! Фотографии получаются очень эпичными, особенно, когда о валуны разбиваются волны. Прямо за отелем проходит дорога, но ее совершенно не слышно из-за шума прибоя. Единственный недостаток - это достаточно большие волны. Купаться сложно. Но мы к этому были готовы. Шри-Ланка спокойной водой не сильно радует почти везде. У нас были включены завтраки и ужины. Каждый день новое меню! Порции огромные! Обязательно попробуйте традиционный ланкийский завтрак! Повару отдельное спасибо! Все было очень вкусно и разнообразно! Огромные слова благодарности управляющему Ширли и его команде! Любая наша просьба не оставалась без ответа! Нас принимали, как дорогих гостей! В целом отель можно рекомендовать для тех, кто ищет спокойствия и перезагрузки от ежедневной суеты и стресса 24/7!

Ich schließe mich allen Bewertungen der vorigen Gäste an. Besonders erwähnen und hinzufügen möchte ich,da es kein anderer Gast bisher erwähnt hat,dass ich mich aufgrund von Zöliakie streng glutenfrei ernähren muss und auch Milchfrei. Ich habe zu jedem Essen glutenfreie Optionen, wie Brot, Roti,Strinhopper,sogar selbst gebackenen Toast bekommen. Das habe ich noch nie, in keinem anderen Hotel der Welt erlebt. Jede Mahlzeit wurde auf meine speziellen Bedürfnisse zugeschnitten und das Essen war insgesamt unfassbar lecker, das beste in 3 Monaten Sri Lanka. Das gesamte Team ist sehr professionell und herzlich und wir bedanken uns ausdrücklich nochmals bei allen. Wir kommen bald wieder!

We liked everything. From the moment we met you, you felt like a long-awaited guest. The staff was unobtrusive, but always there. The food was a separate topic. We asked them to cook only local dishes for us, and everything was absolutely delicious. The portions were huge, even very. The hotel's location was excellent. It was a very secluded place, exactly what we were looking for. Will we come back? Yes, definitely. понравилось все. начиная со встречи, ты чувствуешь себя долгожданным гостем. персонал ненавязчив, но в то же время, всегда рядом. еда. это отдельная тема. мы попросили нам готовить только местные блюда и все было ну очень вкусно. порции огромные, даже очень. локация отеля отличная. очень уединенное место , именно то что мы и искали. вернемся ли мы сюда? да, однозначно.

This was a fantastic getaway and wished the stay was longer. The place was beautifully decorated to give a luxurious feel, with traditional Sri Lankan pieces and art. The staff was super friends and oh my god the food they prepared was just amazing. A traditional Sri Lankan breakfast is recommended.

Absolutely worth the journey from airport. The staff were exceptional, catering to my every needs and even arranged transport into the local village for shopping. The food was absolutely exceptional. Delicious and the cook even prepared whatever I desired for meals. I would not hesitate to recommend this place, also close to most tourist activities and places to visit.

We stayed 3 days. Our villa was spacious, well decorated with a sensational view of the sea. All the staff were so helpful and welcoming. If you want a great introduction to Sri Lankan food then this is the place to stay. Each breakfast and dinner offered a taste of a variety of specialties. We felt like privileged guests.

Bit away from towns so need transport to get anywhere.

We spent a full week at this hotel, and surprisingly, we were the only guests during our dates – it felt like a private retreat. Our family received full attention, and the experience was warm and memorable. The children’s room had the best ocean view, twin beds, and excellent air conditioning. I especially enjoyed sitting on their balcony – the view was simply stunning. Our main room, located in the center of the building, was the most spacious. In the evenings, we loved gathering in the living room on the ground floor to play games together as a family. The ocean and surrounding views are breathtaking. Food was varied and delicious each day, and we especially appreciated the breakfast – fresh fruit and pancakes in all sorts of delightful versions. Special thanks to Mr. Shirley, who kindly took us on a river safari and to the turtle farm. The staff deserves a separate mention – extremely kind and attentive. A special thank-you goes to Aruna, who literally saved us during a beach walk when two large monitor lizards suddenly ran toward us – it was a very frightening moment for the kids and me. The only downside that truly affected my peace of mind was the presence of these large monitor lizards roaming freely on the property. Their size made it hard for me to fully relax outdoors. Overall, a unique, beautiful, and heartfelt experience – with just one wild twist.

Just had 6 nights at the Bay Villas, location is fantastic and rooms well appointed but what makes it even more special are the people who work there.

These 3 villas are right on a very quiet beach and private from each other, perfect for a few days relaxation. Breakfast and dinner are included but there is no menu choice however the staff do their best to accomodate you. The only downside is there are no tea/coffee making facilities or a fridge in the rooms even though the villas are large and there is plenty of room. There is a communal fridge but this is not always convenient. We were there for 5 days and I had my own herbal tea for which I needed hot water regularly, the owner did agree to give me a jug. The staff are amazing it’s the owner who doesn’t want to provide these additions. The local town is 3km away so it’s a tuttut ride if you want lunch or any shops.

Everything! We booked this accomodation several months ago before arrival, during this time some not positive reviews appeared so we were a bit afraid what to expect. But there was no space for worries - everything was just perfect. The villa was spacious, clean, with beautiful views. It looked totally the same as on pictures here. Yeah, it would need a bit maintance, but its not new accomodation, so its totally understandable. The views were breathtaking and ocean was great (with waves). And what was really amazing - it was the staff. They were so nice and attentive. And one more thing - food - that was heaven in mouth! We had here the best Sri Lankan food and it was really great experience for us. We really enjoyed our last days in Sri lanka here ND if we come back to SL, we will definitely stay here again. So if you search for calm and clean place with beautiful views, just next to the empty beach, with absolute privacy and really tasty food, This is the place.

We loved the setting. Beautiful rooms/ villa.

It was very difficult to access an alternative bed ( rather than a double bed) for our teenage children. It would also have been helpful to have had a fridge and kettle facilities in the room. Being a little isolated from other eating areas meant travelling/ walking for lunch which was difficult. All the staff were male and having a mixed gender to the staff would have given a ' warmer' feel to our stay.

I recently stayed at bay villas balapatiya but unfortunately, I had to leave after just one night due to my disappointment with the overall condition of the property. While I appreciate the efforts of the staff, the hotel did not match the images presented on your website. The property is in clear need of maintenance—there were visible stains on the bed and sofas, dirty walls, and lamps filled with dead insects, no tv, security cameras broken…The overall atmosphere made it feel as though the hotel is merely surviving rather than providing a comfortable and welcoming experience. Given the price we paid, I feel deeply dissatisfied with the value received. While I initially intended to document more of the issues, my disappointment left me unmotivated to do so. However, I did manage to take two photos that reflect my concerns, which I am happy to share if needed.

Bay villas was the last stop on our three weeks holiday to relax before we leave this beautiful island and it didn't disappointe us. the manager and other stuff were very kind and they went out of thier way to make us feel at home. the breakfast and dinner was fantastic and of course the views toward the ocean... almost private beach and good size pool. The bedroom and lunch are large and nicely decorated. We rented a tuk tuk and visited other beaches, Galle is only 45 minutes away from this villa... The lady who does massage at the property also was great. totally recommended. Thanks everyone for making our four last days in Srilanka memorable. Zara and Bruce

Fabulous place with almost private beach. Very clean and quiet place, you can relax without any distortions. The hospitality of staff is exceptional, serving you to fulfill all your needs. All breakfasts and dinners we took were delicious and perfectly tasty. This was one of tops of this stay.

The property needs some maintenance, painting and wood care. But anyway the space and views provided were overlapping it.

The staff went above and beyond to make me feel welcome and safe as a female solo traveller. I had a very relaxing time after a hectic few weeks of travelling.

There are 3 separate rooms/villas that all face the beach. The villas are 2 stories with a full living area, large bedroom and 2 full bathrooms. Very large and well furnished. Leonard, the caretaker and manager was super! Very accommodating and friendly. Interesting to talk to and was available for anything we needed. The food (half board. Breakfast and dinner included) was really good. Always different. Loved all of our meals. The beach is just steps away and it’s a lovely spot. Just a great experience overall.

The setting was exceptional as were the staff. Amazing welcome from Leonard and staff were all very attentive throughout the whole visit. Food was also amazing!!

We had an incredibly relaxing 4-night stay at Bay Villas on the last leg of our honeymoon trip. The location is absolutely stunning with a perfectly secluded sea view looking west which made for some breathtaking sunsets. The whole villa was beautifully furnished with more than enough space for the two of us. The Bay Villas team who looked after us during our stay were amazing, very welcoming and always on hand for us. They also helped us plan some excursions to do a river safari and to visit the turtle sanctuary. The best part however was the magnificent food! We’ve eaten some truly incredible Sri Lankan food during our two weeks in Sri Lanka, but the food at Bay Villas managed to top it all! Every single meal got a wow from us, and from such a variety of Sri Lankan dishes. They’d always check in with us for what they planned to cook for the next meal and ensured they catered to our dietaries and tastes.

The only small thing which has been mentioned in reviews before is that a kettle in the villa would gladly welcomed for tea and coffee. That being said the team were happy to make us a pot of tea on request, but we did have to pay extra for these.

We went to the place, couldn’t find the entrance as the gates were locked. Called several times but no answer. Then we left for another hotel.

The staff were very welcoming and efficient. Leonard, the manager was very kind and helpful. Suzan made us some lovely meals and Patmos was friendly. All friendly. The room was very spacious, maybe too spacious, we didn’t need all that room for two! The view was amazing and we were able to walk along the beach on one day.

Well, where shall we start! For the money we paid we expected a lot more, for the location it was in and the condition of the property. It wasn’t up to standard. The owners of the property certainly need to carry our some maintenance; Damp on the ceiling in our bedroom and landing which created mould and an overpowering smell. We did inform the manager. There was a major leak on the sink tap in the downstairs shower room. We again mentioned it to the manager and he said it was going to be repaired. Over the 4 days we were there, all that happened was that they added more towels to the leak creating a flooded bathroom and a damp smell making it unusable. There is a need for a fridge and a kettle in the room as these facilities aren’t available. The owners need to read previous reviews too as this has been mentioned many times before. It was very expensive for the standard we received.

The Greeting and easy check-in by Leonard and staff. Wonderful, large and comfortable 2 floor villa with the most amazing views. Beds comfortable and plenty of AC throughout. Leonard amd staff always around if needed and helpful amd thoughtful too. Food and service brilliant.would highly recommend.

When I saw the reviews I was curious because they were just too good. We still tried it for 3 nights and it was even better than we expected and even better than the reviews. It was one of the most wonderful places we have ever been. The room was amazing and had a wonderful big size. The food was delicious!! And I don’t even want to start at the lovely personal there. They were so welcoming, friendly and helpful. This is how a stay should be like. If you don’t believe me, go try it. You will never want to leave. THANK YOU!

Everything. It was the best experience we could imagine. A very beautifully furnished villa with a stunning view to wake up to every morning, a paradise of privacy with an empty amazing beach next to you, what could be better? We really enjoyed the wonderful meals for breakfast, lunch and especially dinner each day. Sri Lankan food dinners experience was unforgettable! Don’t hesitate to ask for anything you want and you will get much more that exceed your expectations!

I would like it if complementary tea or coffee were available. A mini bar would have been more handy.

They would do anything to make your stay unforgettable. - Amazing “private” bay right next to the accommodation. Basically everything was perfect, we will definitely come back one day.

We had a great time despite the boutique mistakes that I am still having to deal with. The location is great, the room is great, the view is amazing. Beach was nice but windy. The food is amazing and delicious special thanks to Mr. Joseph, who cooked with love. The staff who are running this boutique they are really helpful and great people to deal with gorgeous people they're attending to help in every way. Special thanks to Linorad and Joseph and Suzan. It's our pleasure to meet them personally they're great 👍 Those people who make the place worth to stay there ❤️

There are a lot of things you should put in mind and need to take care of in this boutique : 1. There is no fridge to put things in the room. 2. There is no electric kettle in the room . 3. No extra beds if you have one more member of your family. We used the chair. 4. The boutique hotel needs some maintenance. 5. Some of the AC are not working well, and they need repair. I hope the owner of this boutique can take care of these points seriously to solve all the mentioned points above because we really liked this beautiful place very much, and we want to come back again.

This place is a little piece of heaven on earth! The beach is absolutely fantastic, maybe the most beautiful we saw in Sri Lanka and it is totally private. We did not expect to have a villa on two floors - you really don’t understand it from the photos, which was amazing. Just so much space, very comfy bed and two balconies with amazing sunset views. The food was tasty, they prepare it specially for you and serve it in your dining room. The staff was very friendly, especially Joseph, who was like a grandfather to our daughter and took good care of everything. Would stay in the villa again and for a longer time.

The floor by the pool and the villas from the outside could use some maintenance. Same goes for the shower outside. The villas are right next to the (high)way, but it is not noisy at all - just good to know.

Everything was just perfect: the food was delicious, the view breathtaking and the beach a dream come true. The amazing management and the lovely staff made our trip to Sri Lanka unforgettable. Thank you for having us!

We couldn't have wished for a better start to our holiday than here at Bay Villas Balapitya. here the guests are carried on hands, all wishes are fulfilled immediately it's like paradise on earth. we quickly took the manager Leonard Josef to our hearts and the entire team is extremely lovely. everything was perfect. the chef cook Viktor joseph spoiled our palates with Sri Lankan specialities and delighted us every day with new delicacies. Angelika after four days in the Bay Villas i can say: i didn't find it good at all - because "good" is far too small a term for the all-embracing bliss with which one leaves this place. the great humour and quick-wittedness of leonard contributes to this in no small measure. i got on very well with him 09.01.2023 Jürgen

Absolutely nothing. Just a bit of advice that each Villa is too huge to accommodate just 2 adults. In my view it makes more economic sense to divide each Villa into two separate rooms to be rented out for 2 adults each. Or the Villa should have additional beds like sofa beds to accommodate 2 adults plus 2 children, that way the cost to family will be economical and it will be rented out for most days. We were 2 adults and 2 children and had to rent out 2 villas , which were two huge for our requirements and plus was expensive for us. I hope you will consider my advice. Secondly the property needs some repairs here and there and hopefully that will be taken care of as the season starts. Lovely stay otherwise at a beautiful property.

Our stay at Bay Villas Balapitiya was just perfect. The location directly on the beach is breathtaking, our room was well equipped and the served food was very tasty. The crew is professional and ready to help, but also very friendly. It was the best place we visited during our whole stay in Sri Lanka. We really enjoyed our stay here and would gladly recommend it!
