Homestay 21& Sweet Yoga House

We stayed here for one night, it’s the perfect place to rest while travelling. We stopped by just to spend the night on our way and were very satisfied. The room was spacious and clean, with a comfortable bed, and the bathroom had a great shower with hot water and everything we needed. The place itself was quiet and peaceful, so we slept really well. I think this is the best option for a stopover in Khâm Đức. The hostess was very helpful and brought us tea. We definitely recommend Sweet Homestay 21 & Yoga!

Travelling with a crew of seven bikers (big displacement), I really appreciated be able to park in front of my room. For the price paid, the services, and amenities was absolutely perfect and matching description. Comfortable bed, clean and new bathroom, good air conditioner and fan.

Ms Gái wasn't here to welcome us, but her Son and housekeeper were, so it all went very well !!!!

Bad und Bettwäsche könnte sauberer sein, es hat sich nicht ganz frisch angefühlt. Geschmack im Zimmer war etwas muffig. Es war jedoch nicht so schlimm, sodass ich die Unterkunft trotzdem empfehlen kann!

The owner was absolutely amazing. Very experienced in yoga, incredibly welcoming and truly felt like a home away from home. The rooms were big, very clean and the bathrooms also amazing. The owner really went out of here way to make us feel welcome. Very clear signage on where to find the property also. If I’m ever in this part of the world again, would fully stay again !!!

Everything was great, the check in process could be a bit better.

What a super Homestay in such a lovely friendly little town....loved it. The owner is just super friendly and really cares for her guests. Big room.. comfortable...quiet . great shower... Coffee shops and eating places within minutes walk..and a lovely little lake maybe 20 minutes walk.

Super Homestay mit einer freundlichen Besitzerin. Einfach, aber vollkommen ausreichend für 1-2 Tage. Wir waren mit dem Motorrad unterwegs und alles hat gut funktioniert.

Hat sich wie Zuhause angefühlt und in den Dorf gibt es alles was man braucht. Kaffee, Frühstück, Essen und die Gastgeberin ist sehr hilfsbereit :) Ich komme wieder.

Fällt mir jetzt nichts ein.

Alles bestens. Sogar noch eine Stunde Entspannung mit Yoga nach langer Motorradtour war inclusive. Gerne wieder, auch länger, wenn ich wieder in der Gegend bin

It was a wonderful stay, the room was big and clean with a large bathroom. The lady who runs it is so sweet and you can tell that she cares about hers guests. She helped me order food, showed us the local market and gave us some fresh fruit and homemade icecream. 10/10!

Besitzerin war aufgestellt, unkompliziert, freundlich und hat uns Äpfel geschenkt. In der Gemeinschaftsküche konnten wir unsere Wasserflasche nachfüllen und den Kühlschrank nutzen. Sehr heißes Wasser in der Dusche und beim Lavabo. Unser Zimmer Nr. 5 war sehr hell, die Bettdecken haben gut gewärmt. Motorräder können unter einem Dach abgestellt werden.

Die Gemeinschaftsküche war schmutzig, hinter dem Bad hatte es grunzende Schweine, an der Wand blätterte die Farbe ab. Generell hatten wir der Eindruck, dass die Unterkunft schon Mal besser im Schuss war (fehlender. Duschvorhang, kaputter Duschschlauch, flackerde Lampe) Für den bezahlten Preis bekamen wir in anderen Unterkünften deutlich mehr geboten z. B. Shampoo, Duschgel, Pool, Frühstück, 2 Handtücher pro Person, Wasserkocher und Minibar. Dies war uns bereits bei der Buchung bekannt, deshalb dafür kein Punkteabzug.

Hôte un peu envahissante. Chiens acceptés mais ne peuvent pas entrer dans la chambre .

Quel plaisir de trouver cet hébergement à Kham Duc. C'est un véritable havre de paix . Les chambres sont spacieuses, confortables et propres avec une grande salle de bain. Il y a également un wifi et la clim ainsi qu'une petite cuisine commune à disposition. Nous avons même pu profiter d'un cours de yoga. C'est un endroit idéal pour se détendre, se reposer.

Really friendly and helpful host, within 2mins of arriving (after a pretty long wet bike ride), food had been ordered (delivered within about 1min flat) and a laundry basket was handed to me for my washing. Really genuine and giving host, the yoga @ 05:00 was also great, followed by a 1hour meditation practice. Maybe a coincidence when I stayed but I met a few other people traveling Vietnam by bike, making it one of the more social stops. I would recommend Homestay 21 and I’d definitely go back. Thank you

The price is unjustifiable (405k including VAT), and for that, I can only succumb to offering a 2-star rating. If the price per night was cheaper, then it would be worthy of a 3-star rating. I was allocated the front room, and this room should be avoided by females (unless you're OK with breast flashing the public). Reasoning behind this is the bathroom, which is somewhat visible from the road, has a blind opening instead of a window (ie. a window without glass with decorative bricks....as shown in my photos), and there are no curtains or a shower curtain to offer any privacy. (Maybe that's the hippy yoga Zen way 🤣😜). This also looks out onto a common area where motorbikes can be parked (and there was a laundry drying rack there, too). This opening allows viewing of a person's top half when showering....I think for a female this may make them feel uncomfortable??? There are also no curtains available for the window in the kitchenette area of the room, too. This overlooks the neighbours....and also allows the sunlight to come streaming in during the day. My room was very spacious but very scarce of furniture (small bamboo desk with bamboo chairs, a basic bedside table, and a steel clothing rack). It was equipped with an air-conditioner and two fans (1x pedestal & 1x wall mounted). The large double bed was quite firm (about 7 out of 10 on the hard mattress scale), yet it was surprisingly comfortable considering its firmness. The room also had a kitchenette area but was rather unhygienic with old, smelly dishcloths left behind and a removable drain filter containing indescribable "gunk" and shells....which leads me to presume that cleaning is done in a hastily fashion and not really cleaned properly. This applies to the bathroom, with old soap, a used toothbrush, and a used scourer left behind (refer to my attached photos and video).

Very clean and large room with good bathroom. Fast internet and generally comfortable with good facilities. Quiet area and room was well soundproofed.

The Energie of the Place and the Power of Gai (Owner) was Amazing!

Location is convenient if you are traveling through to Hoi An our Pleiku. Got welcomed by the owner, which was nice.

Room was not very clean, wall was covered in insects(?) and insect poo(?). Bed is rock hard and nog comfy, mattress is just made up from a couple of pillows. Mosquitos everywhere, so a net would be nice.

Extraordinary welcoming, friendly and attentive hosts! As I arrived, I asked if breakfast is available just to organize, and the next day they prepared breakfast just for me for free, following with a free yoga session. Will come back for sure!

Nice atmosphere, good opportunity to meet other people staying especially with the yoga session and then having dinner together afterwards.

A yoga session was put on but it was unclear if this was included in the price of the room or additional. It turns out you make a voluntary contribution for the yoga which I found hard to quantify, not really knowing what the going rate is. I parked my bike under the bike shelter thinking it was protected from the rain. I woke in the morning to find it had lots of holes and my bike seat and helmet were very very wet. Just make sure you park in a dry space if you know it's going to rain.

Attentive owners, a great room in a motel style building, nice washroom and shower, very comfortable bed with a couple of comforters if needed, and good wifi. I arrived cold and wet from a long motorcycle ride, and the owners offered to wash and dry my clothes, and brought me some excellent soup for dinner. I have no hesitation recommending Homestay 21 and Sweet Yoga House. A stand out experience amongst the many places that I have stayed in Vietnam. Ken from Canada

Very nice place. There are lots of places to eat around. Homestay has beautiful outside area to chill. Super amazing and friendly owner!

The property was perfect for us, we biked from Hoi An. It has great secure parking for our bikes too.The owner was amazing and we even took part in her yoga class!

The bathroom had open many open bricks for ventilation but it didn’t feel very private when we showered due to having no curtain facing the bricks. This could be fixed really easy, highly recommend this hotel.

Neat little town, great location, engaging and conscientious hostess.

We stayed at 21 home stay in Phuoc Son. I can honestly say it’s the strangest stay yet! It’s like McDonald’s farm, with cocks cocking, pigs squealing and an early morning call with someone playing a trumpet at 7 am! A dog that follows us everywhere ( which was so nice) and the very sweet and beautiful host who treated us with food at every turn, we loved it! We’re about to have breakfast and set off to Hoi An, then Da Nang, and are wondering if we should leave. This was a breakaway from normal life and I can honestly recommend for everyone to try. Isn’t this what life should be, a complete surprise.

No yoga when i was there but probably due to Tet, no problem.

Though rooms are relatively big it is very basic for a room rate that is reasonably priced for budget travellers. Breakfast (only Peanut Butter Bread) provided by owner comes with the room.

The staff is very kind and helpful. Also you will get a big room with your own hot shower and I felt like a king. Best stay for me in a while!!

Nothing, everything was good.

The owner was amazingly kind, she helped with everything she could, feeding me breakfast lunch and dinner, letting me join her yoga class in the morning for free and taking me to a trusted mechanic when my bike didn’t start in the morning! The property was new and very luxurious! highly recommend staying here.

Lovely owner, 😍 everytime again.

I arrived late in the evening after a very wet and challenging drive through the mountains. I was very cold, wet and tired but I was greeted with warmth and very kindly given fresh hot ginger tea and bananas. Gai was very hospitable and generous. She so kindly went to market and made me a very delicious breakfast. Not only that, Gai brought me dinner too and catered to me being vegetarian. She is a radiant and loving person and I wish I’d had longer with her to practice yoga and meditation. She really encouraged me to take a vipasana meditation course and went out of her way to connect me to people who could help me join a course. The room was clean and comfortable and I spent the day resting here in between my two big rides on the motorbike. It was the perfect stop over.

Considerably more expensive than anywhere I’ve stayed despite the homestay being not much different to the other places I’ve stayed. I’m very grateful for Gai’s generosity and kindness but I don’t think it warrants the price
