Die Unterkunft liegt sehr ruhig und bietet einen traumhaften Blick auf das Meer. Das Personal der Manager und der Boss und seine Familie waren äußerst freundlich, die Zimmer und die gesamte Anlage waren sehr sauber und gepflegt. Absolut empfehlenswert!

Such a great location a stones throw from the beach and short walk or tuk tuk ride to Hiriketiya or Dickwella.Great restaurants nearby.We had our own private pool that was a perfect size.Lovely air conditioned villa with large bedrooms and living area.It was such a relaxing 4 days after having done a 2 week tour.Pradeep the manager was so polite and helpful.Thank you Pradeep.🙏

Mooie ruime villa, met heerlijke tuin en dakterras. Van alle gemakken voorzien. Vlakbij leuke restaurants. Koffie- en ontbijtzaakje Malkoha is een must-visit! Wat goed!! Smoke & Bitters is aardig, maar prijs/ kwaliteit is niet in verhouding (meer).

Aankleding ontbreek. Met een beetje accessoires kan de sfeer in de villa flink worden verhoogd. De privéweg naar de accommodatie. Waarom niet even netjes maken? Is toch het eerste aanzicht.

Nice to have your own house after 2,5 of travelling in hotels and guesthouses. Our teen boys loved the plunge pool, the tv which allowed them to stream music & movies and the rooftopdeck. We liked not having to go out for every meal/ drink and the facilites such as a large fridge+ wasmachine and the large spaces in the house. Also the cleaness of the villa is nice. Really enjoyed the area aswell! Has a bit of an backpacker/surfvibe. Lots of good options for lunch and diner in Hiriketiya. Went snorkelling between green sea turtles at turtle point in Dikwella and took surflessons. Pradeep and his team are very friendly and helpfull and only an whatsapp message away if you have any questions.

Some building works next door as mentioned before by other guests. But didn't bother us. Was all during the daytime never early morning or late. And since there is being build a lot in Hiriketiya at the moment there is no place from which you don't see any new appartments/hotels being build.

Heerlijk verblijf met privé zwembad. We verbleven in Juli dus stuk rustiger en strand van Dikwella is dan wild en leeg, maar op 10-15 min lopen zit het kleine baaitje van Hiriketiya waar we konden zwemmen en surfen.

We hadden een zéér aangenaam verblijf in Kaas Villas. De villa is volledig uitgerust met de benodigdheden en in de tuin kan je genieten van een prachtig zwembad met ligbedden. Ook het personeel is steeds bereid jouw verblijf fantastisch te maken. In de nabije opgeving (+/- 5m wandelen) heb je ook enkele lekkere restaurants. Daarnaast is ook het ontbijt zéér uitgebreid en lekker.

Je kan door het hek kijken die de tuin tussen beide villas scheidt.

The location is amazing. Opposite dikwella beach, and a nice walk to Hirketiya. Away from the noisy bars and steps away from the famous smoke & bitters bar. The villa is lovely. So clean and well stocked with kitchen facilities. The washing machine is handy. Ac in all rooms. The staff are fantastic as well. Highly Recommend and will stay again.

The villa was incredibly big and clean, with amazing hospitality from the staff. We loved the huge living spaces, open kitchen, private pool, and the massive terrace with its breathtaking view. Highly recommended!

It takes some time to find the location. Also, because of the open-roof design, you can find some insects inside the villa. You absolutely must keep the doors closed—especially the one to the pool—otherwise, you will get plenty of mosquito kisses!

Kaas Villas is in the perfect location surrounded by wonderful cafes and bars. A 10 minute walk to Hiriketiya Beach, where you will find endless food and drink options, along with the perfect spots to relax on the beach and swim. You can see a wonderful view of Dikwella beach from your villa, and Malkoha Specialty Cafe and Bar right next door is a wonderful beach view cafe. The Villa itself is spacious, air conditioned both downstairs and in the bedroom. Very clean and convenient villa, with your own private pool and sun chairs, makes for a lovely afternoon in the sun. Pradeep was super helpful and willing to help whenever needed, along with all the lovely staff.

Hygiene and Views

Verbleven hier met 2 koppels van 40 en 60. Service van de host was zeer goed. Ontbijt was verzorgd. Rustige ligging mocht er niet aan de voorzijde,achterzijde en opzij drie bouwwerven aan de gang zijn.

Storend lawaai van de buitenunits van de airco,deze veroorzaakten trillingen in de structuur van het gebouw waardoor het gedreun tijdens de nacht inbreuk geeft aan de nachtrust. Heb dit ook gemeld aan de host als verbeterpunt. Geluid van de 3 omringende bouwwerven tijdens de dag , ook in het weekend. Onverharde en bij regen slijkerige toegangsweg.

This accomodation was our favourite place out of everywhere we stayed on our trip to Sri Lanka! The staff were friendly and welcoming. The house was beautiful and clean. We stayed with our three young children so having a spacious home and pool was perfect for us. Location was great. Walking distance to popular cafes/restaurants. Highly recommend Kaas Villa

Had an amazing stay at Kaas Villas. The property is beautiful, peaceful, and extremely well maintained; perfect for a relaxing getaway. The rooms were clean, comfortable, and the overall vibe of the villa made the trip even more memorable. Also, it has an amazing beach view! A special mention to Pradeep, who was incredibly warm, helpful, and attentive throughout our stay. His hospitality and prompt assistance truly made us feel welcomed and taken care of. Het was een voortreffelijk verblijf met onze 2 jonge kinderen. Allereerst de zeer hartelijke ontvangst tijdens Sinhalese & Tamil new year. Daarnaast wordt er regelmatig goed schoon gemaakt, krijg je nieuwe handdoeken, dagelijks wordt het zwembad verzorgd, ze hebben er alles aan gedaan om op ons verzoek meer schaduw te creëren in de tuin voor de kinderen, verse passievruchten uit de tuin, zeer vriendelijk en behulpzaam personeel. 1 van de airco’s op de slaapkamers functioneerde niet goed en dat werd direct dezelfde dag opgelost door het team. en er is ook goede airco in de woonkamer.

Een suggestie: de slaapkamers zijn goed af te sluiten en daarmee mugvrij, maar omdat wij de deuren graag open houden ivm de kinderen hebben wij zelf even onze klamboes gebruikt. Om de villa nóg completer te maken, zou eventueel een pop-up klamboe aangeboden kunnen worden.

Ticked the boxes; great location for relaxing and still having relatively easy access to restaurants the beach and the market. The villa itself was excellent, with comfortable beds, plenty of room and amenities to keep clean and happy for the whole family. The site manager was always on hand and ready to help with any requests. This was our family favourite for our stay in Sri Lanka

We found this modern and impeccably maintained villa very homely and comfortable. Although we stayed only one night, we think this would be a perfect place for a longer family vacation. We loved the design of the villa with sea views, and the plunge pool was perfect to unwind after a day at the beach. Pehembiya beach that's a minute or two away is stunning, clean, calm enough to swim, surrounded by schools of fish, seabirds etc. There are also some wonderful restaurants close by, including the legendary Smoke and Bitters, that's a few minutes walk down the road

Perhaps an option to have breakfast would have been nice, although that's probably not part of the self-service design.

The location of the villa is right at the beach, which is perfect. Very spacious. The host Pradeep was always around to help and solve problems.

From the start there was a problem with AC in one of the bedrooms. We only stayed 3 nights. Two out of three nights 2 people had to sleep in the living room on a mattress, because one of the bedrooms was not usable without a working AC. The host was quick to reply and react to problems and most of the time there were workers dealing with the problematic AC. Due to that we did not got to enjoy the villa - one bedroom was not usable due to heat and there was no privacy because of the frequent visits to fix the AC.

Beliggenheten er helt super. 2 minutter å gå til stranden, samt kafeer og restauranter. Tuk tuk får du tak i 50 meter utenfor døra som kan ta deg videre til andre strender eller spisesteder lenger unna. Bestill frokosten på hotellet, den var så god og over all forventning. Og de ansatte var så serviceminded og hyggelige. Anbefales på det sterkeste!

Klimaanlegget begynte å pipe midt på natten 2 av 3 netter vi bodde der. Da måtte vi skru det av og på noen ganger for å få det igang igjen. Usikker på hva som var årsaken til dette.

Great location 50m to the beach in the more quiet area of Dickwella but in walking distance to busy Hiriketiya Beach. Amazing and very friendly staff that even invited us to a candle light dinner on the roof terrace of our villa. With the heat, the private pool in the garden is an absolute gem!

Willa bardzo ładna, na 2 piętrze duży taras na którym widać zachód słońca, można się usiąść i oglądać piękny widok. Codzienne sprzątanie, kontakt bardzo dobry, poprosiliśmy o pomoc w zorganizowaniu taxi do Naszego następnego punktu i nie było z tym problemu. Polecam!

Incredible stay at Kaas! We were blown away as soon as we saw the villa. The property is very spacious, with large rooms, modern bathrooms, and a fantastic pool area. The location is perfect, right opposite the beach and within walking distance to Hiriketiya Beach, as well as many great restaurants and bars. The villa staff were extremely friendly and always available whenever we needed anything. Wish we had booked a longer stay. 10/10 we would definitely recommend it!

One minute walk to no deep wather beach - very good for family with small children. Clear pool.

We have another reservation after two weeks again. Mannager let us canceled out next reservation by booking.com and make for us directly reservation. He offer us better price. When we arrive after two weeks back, there was another family in villa and we must found another villa. In rules is - no party in villa, but another guests have loud music and laser light effects till 1:00am. Manager did know it well and let it be. His answer was- it was weddingparty. Fotos are old - there are no another buildings nearby. Reality is - there are two big bilding proces on both sifes of villa, so from 8am to 5pm there is BIG noise.

Velmi dobře zařízená a navržená vila v blízkosti moře. Vše bylo čisté a měli jsme okamžitě splněné veškeré požadavky.

V blízkosti probíhá stavba, ale to nám mic nevadilo, protože přes den jsme byli většinou pryč. V noci byl klid.

L'emplacement de la villa. Un petit king coco de bienvenue. Les serviettes de piscine sont de super qualité.

Beaucoup de travaux collé à la villa (sur la droite et sur la gauche) je vous conseille donc d'attendre un peu pour louer. Il y a pas mal de personnel qui fait des aller retour dans le jardin soit pour les travaux à côté soit pour faire des trucs dans le jardin ou la piscine, donc manque un peu d'intimité. Rapport qualité prix ne vaut pas le coup,pour avoir séjourné une semaine à hirikitya, vous pouvez trouver mieux en rapport qualité prix.

Nothing it was perfect

Wir waren nun bereits zum zweiten Mal innerhalb von zwei Jahren in der Kaas Villa. Auch dieses Jahr überzeugte uns die Lage und die komfortable Eineichtung wieder sehr und wir verbrachten drei tolle Tage am Dickwella Beach. Das Personal ist äusserst hilfsbereit und stets sehr freundlich. Pradeep stand immer zur Verfügung. Vom Schlafzimmer aus hat man eine tolle Aussicht aufs Meer!

Auch nach zwei Jahren ist die Unterkunft noch etwas spärlich eingerichtet. Es har grundsätzlich alles was man benötigt, aber Bilder oder etwas liebevollere Details in der Einrichtung könnten die Unterkunft noch wertiger und heimeliger erscheinen lassen.

Absolutely everything was perfect! The villa was very well-equipped and clean, great amenities. Mr Pradeep, the manager was such a lovely guy, very welcoming and attentive. He was easily available for any questions, and thoughtfully left plenty of water in the kitchen for our stay. Kitchen spotless, plenty of crockery etc if you wanted to eat there. The private garden was well maintained, pool very clean. Great wi-fi, good sized fridge if you want to store food. Great roof terrace with lovely views towards sea. No air conditioning downstairs, but large ceiling fans and lots of fresh air! Air-conditioning for rest of villa, lovely balconies with great view from both rooms. The villa is in a good place near to Dikwella beach, there are some lovely new small eateries around, it's easy to get to Hiriketiya if you want to go. Dikwella has a great, more laid back vibe, everyone we met at Kaas Villas and in Dikwella were absolutely smashing, we loved our time here.

Everything was perfect for us. Only thing to mention is that the villa is up a 500 yard or so un-tarmacked road, so might be difficult if someone has mobility problem. But looks like work is going on to improve access at this time. For us, it didn't cause us any issues, or spoil any enjoyment, we had an amazing stay.

Fantastiskt läge med närhet till restauranger, matbutiker samt både Dikwella Beach och Hiriketya Beach. Det privata poolområdet var riktigt nice, men det absolut bästa var havsutsikten från sovrummen och den möblerade takterrassen där vi njöt av magiska solnedgångar varje kväll!

Köket var lite skralt utrustat, men det är egentligen en småsak.

The best place we stayed in Dikwella. It was the perfect location and very quiet. Wish I had booked it longer.

Great proximity to the beach. Nice modern aesthetic. They also gave us a credit back of $75 for our stay to compensate for the WiFi not working initially when my partner had scheduled online client meetings that had to be canceled.

We reserved 2-bd villa with two king sized beds, but got one room with twin beds. There Some ongoing construction, and a freshly-used ash tray on the table in the living room. At $150 a night, we might have not been bothered, but at $400/night, we expected more.

Spacious apartment, all amenities for a family with a kid. Location in a quiet place though close to the key attraction points. We are staying in this place for the 2nd time and will come again

Pradeep and his staff are lovely. The villa is extremely well located - super close to the beach and lots of restaurants and cafes. The villa itself is OK in terms of decor and facilites / amenities. The pool area is lovely.

For the price I paid - I was expecting a lot lot more. The villa itself has basic furnishings, absolutely nothing on the wall, the sofas are uncomfortable and not suitable for chilling for long periods. No AC downstairs meant it was pretty warm in the evenings. The bathrooms are terrible, no hooks, hot water lasts about 2 minutes, doors very creaky, handwash not functional and just really poor fittings.Additionally, the wifi was non existent upstairs. The breakfast is basic, and you're better off going to Betaz or Malkoha closeby. Whilst the staff are lovely, there is little initiative, they were always happy to do whatever we asked, but we always had to ask for things as opposed to them taking the initiative to proactively clean Ultimately I think this villa would have rated a lot better had I paid c $250 a night, but for 2x that come a lot higher expectations. Especially compared to other villa stays in Sri Lanka, which were cheaper but far better in terms of decor, furnishings, service and hospitality. All feedback was shared with the owner, the management team.

Большое количество кафе и магазины в пешей доступности. Администратор Pradeep организовал вкусный и разнообразный завтрак, также при любых вопросах всегда был на связи и помогал, если была необходимость. Спасибо! Будем советовать друзьям!

De lokatie! Tegenover het rustige Dikwella strand en op loopstand van het drukke Hiriketiya surf strand. Restaurantjes in de buurt (wel matige kwaliteit/service)

Ingesloten door bouwconstructies. De inrichting mag iets gezelliger! De prijs is echt te hoog voor Sri Lanka. (1000 euro voor 2 nachten!)

Das Haus hat uns gut gefallen, es ist sauber und die Aufteilung super. Der kleine Pool und der Garten waren das Highlight. Außerdem ist die Lage fantastisch: nur 50 m zum wundervollen Dikwalla Beach mit kleinen Strandbars und auch der lebhafte Hiriketiya Beach ist zu Fuß zu erreichen. Besonders zu erwähnen sind auch Pradeep und sein Team, die wirklich darauf bedacht sind, dass sie alles möglich machen! Wirklich außergewöhnlich.

Leider sind noch Baustellen um das Haus herum, dadurch gab es immer wieder Baulärm. Pradeep hat sich so gut es ging darum gekümmert, aber es stört die Ruhe. Außerdem war der High Season Preis über Weihnachten für das Haus etwas happig.

Прекрасная вилла, все фото и отзывы соответствуют действительности. Спальни, гостиная и кухня отлично оборудованы. На крыше терраса для наблюдением за закатами с захватывающим видом на океан. Пляж в 2х минутах ходьбы, замечательное место для купания, мягкий вход в воду, песчаный берег, есть кафе с лежаками. До серф спотов Херикетии и уютных ресторанов 15 минут ходьбы, рядом с виллой также есть где покушать. Pradeep оказал высокий уровень сервиса и поддержки 24/7. Хотела бы отметить уборку на вилле, редкость для Шри-Ланки, но убирались просто идеально, меняли полотенца, постельное белье. Мы остались очень довольны выбранным местом для остановки. Возле отеля стройка, но нам это никак не мешало наслаждаться отдыхом. Очень рекомендую!

We absolutely loved the property, it is modern, spacious, clean and has lovely beach views. We particularly loved the rooftop seating area which is perfect for sunset. We also loved the proximity to the beach, it is only a 2 mins walk….absolutely wonderful.

There is some construction next door which is a bit of an eye sore. The construction was not noisy but it is something to bare in mind.

Although it is still being developed, and has limited occupancy, our room and the shared area were great and comfortable. The food was delicious and nothing was too much. We felt very well looked after and if we visit Udawalawe again we’d book in again.

The villa was Clean, modern and very comfortable. Pradeep was very friendly and helpful and made us very welcome during our stay. The villa is a short walk away from local restaurants and a ten minute walk to the Main Street. The beach is just across the road and is picture perfect!

100% recommend this villa. - clean, big and beautiful space. AC in the bedrooms, Hot water, decent wifi, washing machine, incredible views from the roof top, walking distance to the centre with all the coffees. Despite the bad weather we felt safe and cozy in this beautiful villa - what we surely loved the most : the staff! So kind and helpful, their sense of service really stood out. By far one of the best value for money in Sri Lanka 🙏

Host: Pradeep helped us with everything we needed, responded promptly and made sure our needs were satisfied. View: amazing - you can see and hear the ocean from each villa. Location: great, we could walk to both nearby beaches (Dickwella and Hiriketiya) in under 15 minutes. Tuktuk is always an option to get anywhere as well, we just preferred to walk. Food: "Surf n Spice" and "Avocado Toast" were our favourites - moderate prices, tasty meals and cocktails. Villa: there was enough space for everyone, a kitchen was very useful as we cooked from time to time.

Water flow was weak in the showers, but usable.

The Villa was very clean and the private garden with pool was amazing! The location is a big plus with Dickwella beach just 100m away and Hiriketiya just around the corner. The staff were very friendly, checked in daily to ask if we needed help, and provided guidance on activities and transport, and always with a big smile. I recommend!

It’s a lovely spacious and clean property. The rooms are a good size & both have en suites and then the private pool is great.

It was a shame there’s no air con downstairs but there are fans and there are bifold doors to outside so you can get a breeze through when you open them.

Kaas villas is absolutely wonderful. We loved everything about our stay here. The villa was clean, comfortable and had wonderful facilities, it had everything you needed and more. The plunge pool was perfect to relax and the terrace on the third floor was lovely to watch the sunset on. The staff were so lovely and accomodating and were available whenever we needed them. I would absolutely stay here again and highly recommend, you won’t be disappointed.

Spacious, clean and having your own private pool was awesome after a day at the beach. The staff were awesome and so friendly. The manager made sure we were comfortable and answered any questions I had promptly. Loved having a washing machine and the views from each floor were pretty special.

There was a dog that would cry/bark in the middle of the night which appeared to be owned by the property. Because the units are so spacious, the noise reverberated through.

Een supercomfortabele villa, van alle gemakken voorzien. Heerlijke bedden, goedwerkende airco en de hosts verlenen een perfecte service! De ligging is centraal en je hebt uitzicht over de zee. Niet te vergeten dat het zwembad perfect is voor een verkoelende duik. Wij hebben echt een heerlijke tijd gehad in Kaas Villas.

Prachtige, ruime villa met een heerlijk zwembad. Gelegen om de hoek van Smoke en Bitters (echt een aanrader). Na een dag op het strand is het heerlijk om nog even een duik te nemen in het zwembad. Alles was bovendien goed onderhouden en schoon.

Op dit moment wordt er naast de villa’s gebouwd, en wij hadden precies de villa waarnaast dat gebeurt. Dit hadden we eigenlijk graag van tevoren willen weten, want het zorgt regelmatig voor geluidsoverlast. Ze beginnen bovendien al vroeg. Als je toch voor luxe betaalt, is dit wel een minpunt. Daarnaast oogt het niet zo mooi wanneer je op je bedje in het tuintje ligt en uitkijkt op een (nog) bouwval.

Geräumige Villa über 3 Ebenen. Wohnraum ( nur Ventilatoren) , Garten und erfrischender, kleiner Pool ( L X B ca 4 X 2,5m) mit Außendusche, 2 klimatisierte Schlafzimmer mit Bad en-suite im 1.OG und über das 2.OG Zugang zu einer großen Dachterrasse. Pradeep und sein super nettes Team waren vor Ort oder per Whats App immer erreichbar, extrem aufmerksamer Service und tolles Frühstück ( Sri Lankan und Western Style bzw nach Wunsch.) Mit Tuk Tuk ist Hiriketiya Beach mit unzähligen Restaurants in 4-5 Minuten erreichbar. Vor der Haustüre der deutlich ruhigere Dikwella East Beach.

Die schöne Dachterrasse ist unmöbliert bzw es stehen nur 2 Stühle bereit, Das liese sich mit ein paar wettertauglichen Sitzmöbeln, einem Tischchen und ein paar Pflanzen noch deutlich aufwerten. Im Poolbereich nur 2 Liegen bei einer max Belegung von 4 Personen. Momentan einiges an Bautätigkeit in direkter Umgebung, wie fast überall auf Sri Lanka. Hat uns akustisch und optisch in keinster Weise gestört. Aber das kann natürlich von Woche zu Woche anderst sein.

Die Wohnung war sehr groß und sauber. Besonders der private Pool war ein Highlight. Die Mitarbeiter waren jederzeit erreichbar und immer sehr hilfsbereit. Wir haben uns rundum wohlgefühlt

Wat een geweldige plek! Twee mooie slaapkamers met eigen badkamers, een superfijn privézwembad (met buitendouche) en een ruime woonkamer/keuken waar je echt alles hebt wat je nodig hebt. Pradeeb en zijn team zijn echt toppers. Altijd bereikbaar voor een tuktuk, tips of gewoon om mee te denken. Je voelt je echt welkom en verzorgd. Qua locatie ook ideaal: met een kort tuktukritje ben je bij het gezellige Hiriketiya Beach en Dikwella Beach ligt gewoon op loopafstand. Alles klopt hier. Luxe, perfect gelegen en met geweldige service. Echt een dikke aanrader!
