Piękna, świetnie utrzymana farma, urządzona ze smakiem, a do tego bardzo wysoki poziom czystości. Właściciele są niezwykle serdeczni i gościnni – dbają o każdy szczegół i sprawiają, że od pierwszych chwil można poczuć się jak w domu.
Ogromnym atutem jest również jedzenie przygotowywane z produktów pochodzących z własnej farmy. Wszystko jest świeże, naturalne i naprawdę pyszne.
Widać, że właściciele wkładają w to miejsce dużo serca i robią wszystko, aby pobyt gości był na najwyższym poziomie. Zdecydowanie polecam to miejsce każdemu, kto ceni ciszę, piękne otoczenie, dobre jedzenie i prawdziwą gościnność. Z przyjemnością wróciłbym tutaj ponownie.

Reviewed Sep 14, 2026Struttura moderna nelle campagne intorno a Orchha. I proprietari sono gentilissimi e premurosi. La camera è spaziosa e pulitissima con vista sul loro giardino. Vale la pena fermarsi a pranzo e/o cena, preparata con i prodotti del loro giardino e a un prezzo assolutamente congruo. Sapendo che non siamo amanti dei cibi piccanti ci hanno preparato appositamente cibi non piccanti e lo abbiamo apprezzato molto. Anche la colazione è ottima. I monumenti di Orchha si raggiungono in tuc tuc in circa 20 minuti (250 INR a tratta).

Ci siamo sentiti accolti e coccolati con gentilezza autentica e spontanea da Mudit e Sakshi. Questo soggiorno è stato un valore aggiunto al nostro viaggio in India. Speriamo un giorno di poterci tornare.

Reviewed Aug 23, 2026Zeer rustige en mooie locatie. Fantastische eigenaars die er alles aan doen om het aangenaam te maken. Zeker naar daar gaan als je in Orccha bent.
Onze chauffeur kon er ook verblijven maar had geen aircooling of airco in kamer wat hij elders normaal wel heeft. Een uitgeruste chauffeur is belangrijk.

We arrived as guests and left feeling like family. The monuments of Orchha were beautiful, but the kindness of Sakshi & Mudit, the farm-to-table meals, the peaceful surroundings, and the way they cared for our son Kamal became the real highlight of our journey.
Luxury is easy to find. Genuine warmth is rare.
Bundeli Kothi is not a place you stay at. It is a feeling you carry back home.
⭐️⭐️⭐️⭐️⭐️ A hidden gem, a beautiful story, and a memory we will cherish forever.

That was honestly the only disappointing part of our stay.
We kept looking for flaws but ended up collecting memories instead. From the warmth of the hosts to the peaceful farm atmosphere, from the delicious home-cooked food to the feeling of being treated like family, everything exceeded our expectations.
Some hotels offer rooms, Bundeli Kothi offers relationships.
We left with one complaint: our stay was too short.

La camera ampia affaccoa su un giarsino molto curato.Colazione eccezionale con i prodotti della loro fattoria e suggerisco di prenotare anche la cena da loro, veramente molto buona e permette di godere la quiete e rilassatezza del posto. La gentilezza , la disponibilitá e l'ospitalitá dei proprietari sono straordinarie; ci siamo sentiti a casa per la loro calorosa accoglienza. In sintesi il soggiorno migliore di tutta la vacanza !

Reviewed Mar 22, 2026From start to finish, nothing but perfection. I felt treated like family by this welcoming and hospitable couple. Sakahi and Mudit are the best. So helpful in every way! It was nice to have chats with them too.
They can arrange transportation to and from the city or airport and can serve you a homemade dinner when you return, exploring beautiful Orccha, at night too.
The place is very quiet on an agricultural farm.
The room is large and very clean. Fast wifi, hot shower, terrace, aircon and a good bed. Breakfast was extremely good!
So if you are looking for tranquility and peaceful surroundings, stay at Bundeli Kothi.
There is no downside! Just be aware that if you want to stay in Orccha city, this is not the place for you. It is a 20 minute drive to the sights of beautiful Orccha.

Tutto curato nei minimi dettagli, anche se la posizione è un po’ lontana dal centro ne vale assolutamente la pena! Con un tuk tuk, due euro, ci arrivi senza problemi. Sakshi e Mudit hanno fatto tutto per rendere questo soggiorno perfetto. Sono due splendide persone. Dopo due settimane di giro in India zaino in spalla avevamo proprio bisogno di un posto come questo per poterci rilassare fuori dal caos. Anche la colazione molto buona! Uova e pancake assicurati.
Hanno una loro farm in cui producono tanto del loro cibo in maniera bio. Posso solo consigliarvi di venire in questo posto.

Reviewed Mar 4, 2026We spent two night at this amazing gem of a place. We could have spent an entire week or more at this serene haven. It's a beautiful farmhouse (with a porch, huge living room, sounds of a myriad birds...) about 6 km from the crowded and ultra noisy city of Orcha. Large and very well appointed room; they have just 4 so one needs to book early if you want to stay here during high season. On both nights, we opted to have dinner in house and were very glad that we did. Not only was the vegetarian food delicious, it was TOTALLY home grown on their organic farm -- from the lentils to the grain to fruits and vegetables. We got a tour of the farm and were very impressed by the effort that has gone into pulling it off.
Now comes the best part of our stay -- the hospitality offered by our young hosts, Sakshi and Mudit. Simply outstanding. Their involvement, care and love with which they looked after their guests was par excellence. Made us feel like honored family members. Their hand on approach to their hosting responsibilities together with their farming activities was laudable. Overall, a fabulous stay at Sakshi and Mudit's home. Would highly, highly recommend this place. to future travelers to this part part of India.

Reviewed Feb 28, 2026It is difficult in a short review to get across exactly how good Bundeli Kothi is. It is absolutely exceptional. Sakshi and Mudit have created a magical place, providing a top quality hotel experience in their four superb spotless bedrooms, warm professional hospitality and exceptionally good vegetarian food, organically grown on their own adjoining farm. In nearly 20 years of visiting and travelling in India, this is the nicest place we have ever stayed in. Every day, after returning from visiting Orchha and the temples (15-20 minutes away by autorickshaw on country roads, easily arranged) we wandered in the gardens, relaxed on the verandahs and had an excellent evening dinner served outside under Bundela Kothi's fairylit trees.
Sakshi and Mudit fully deserve all this praise for what they have created. and I highly recommend their beautiful place..
Cannot think of a single thing we'd change.

La casa si trova fuori orchha in una zona di campagna dove si respira aria pulita, tranquillità e si magia per lo più cibo prodotto dalla loro stessa campagna. Abbiamo sempre usufruito della cena, la più buona del viaggio!

Reviewed Feb 11, 2026The building is located on a beautiful farm. The rooms are large, immaculately clean and have very comfy beds. The bathroom had a great hot shower. My room had a veranda that overlooked the garden, and it was bliss sitting outside at the end of the day. The food provided was excellent. The dinner is a must. Not only was it delicious, but everything was produced organically from within the farm. On 2 nights dinner was arranged outside, which was a very nice touch. Sakshi and her team went that extra mile to ensure my time spent in Orchha was memorable. She helped with arranging Tuk Tuk's for seeing the sites of Orchha and cars for travelling further afield. If you are travelling to Orchha I would whole heartedly recommend spending time at Bundeli Kothi, you will not regret it.

We had a dinner and breakfast that we will never forget. But without a doubt, the best thing was the kindness and hospitality of the family with whom we shared our stay. For anyone visiting Orchha, this accommodation is a must-do that you will never regret.

Sakshi and Mudit are great hosts; super professional and at the same time very welcoming. It was a pleasure learning more about their "project", being shown around the farm and having a chance to hear their views. The rooms are a good size, well appointed, super clean and with direct access to the terrace. Both breakfast and dinner are as fresh as it gets; based on their own produce. Would definitely stay here again.
It is a bit outside Orchha. Not really a problem; they will arrange a rickshaw to drop you and pick you up.

The hosts, Sakshi and Mudit are very welcoming and very accommodating. We enjoyed the chit chats during meals and also got lots of help regarding local sightseeing. The food was exceptional, fresh and tasty we enjoyed every morsel of it. We were there on 31st and the arrangements made for the open sky dinner was quite a memorable one with live barbecue and freshly baked rotis!

By smart planning, careful considering every detail but also accepting that a journey cannot be planned in every detail they created this wonderful place. Customer first (and second and third) they try to cater to your every need without ever being pushy or subservient. All this while trying to be in perfect harmony with both nature and the local villages and people.
Consistency in a vision like this can only be achieved when it is heartfelt and totally honest.

Reviewed Dec 24, 2025Lovely place! The owners were incredibly kind, helpful, and genuinely friendly, making us feel at home right away. They are truly special people, and you can clearly see it in their eyes, as well as feel it in the positive energy of the entire team working with them. There is a sincere passion for what they do, creating a truly rare and special atmosphere.
They have created a beautiful farm house immersed in nature — a place we wish we had discovered earlier so we could have stayed a few more days. It is the perfect spot to take a real break from the chaos of Indian cities, while still being just a 20-minute drive from the center of Orchha.
The property has only four rooms, all very spacious and decorated with great taste. Each room has a small ground-floor balcony, perfect for relaxing and enjoying the surrounding nature.
Cleanliness is IMPECCABLE — and I say this without comparing it to local standards, but fully to European standards.
What truly makes this place unique, however, is their deep awareness of environmental impact, especially in a country like India, where such sensitivity is still quite rare. They produce their own food on the farm surrounding the property, are energy-self-sufficient thanks to solar panels, do not use plastic, and have a clear goal: to pass these values on to everyone who works with them, contributing in a very real way to positive change.
Staying here was a true breath of fresh air — in every sense, both literally and metaphorically.

The property is peaceful, beautifully maintained, and surrounded by nature, offering a calm and authentic rural experience. From the moment we arrived, we felt genuinely welcomed and at home.
The food deserves a special mention — it was the best food we had during our entire India trip. Every meal was fresh, delicious, and prepared with great care, using produce grown on their own farm, which made the experience even more special and authentic.
What truly set this stay apart was the warmth of the hosts. We felt like we had found a family rather than just a place to stay. We even had the honour of cooking together, learning about local recipes, and enjoying a tour of the farm, which gave us a deeper appreciation for the lifestyle and care behind everything they do.

C'était de loin l'endroit le plus propre que nous ayons connu pendant notre voyage de 30 jours à travers l'Inde — absolument impeccable. Le jeune couple qui gère la maison d'hôtes est incroyablement dévoué, chaleureux et attentionné. Ils étaient également très communicatifs, et nous avons vraiment apprécié nos conversations enrichissantes avec eux.
Nous avons adoré les délicieux repas faits maison, en particulier le merveilleux dîner au coin du feu en plein air, une expérience mémorable.
Sans aucun doute, c'est la meilleure maison d'hôtes dans laquelle nous avons séjourné pendant tout notre voyage en Inde. Nous ne pouvons que la recommander vivement !

Reviewed Dec 4, 2025Such a lovely stay, the best place I stayed in India. Very quiet and peaceful small establishment with just the four rooms. Mine had a veranda facing the very pretty garden. It's a 15 min taxi to town but in practice, easily arranged, and this wasn't an issue. You're basically trading off an an idyllic country retreat with good sleep quality against the convenience of staying in town. Breakfast was good and the set menu vegetarian evening meals were exceptional the two nights I was there so I didn't need to go out for meals. Run by a lovely couple and I couldn't have been happier staying there.

What truly elevates the experience are the hosts, Mudit and Sakshi. They are exceptional—warm, attentive, and genuinely invested in making you feel at home. Their hospitality has a personal touch that you rarely find these days.
One of the highlights of our stay was the dinner under the banyan tree in the middle of the farm—a setting straight out of a postcard. The service throughout was thoughtful, heartfelt, and incredibly welcoming.
A perfect place to slow down, unwind, and soak in the beauty of Orchha. Highly recommended.

We are so happy we read reviews before booking because a lot of people regretted not spending more than one night, so we booked 2 nights and it was the perfect decision. Such a pivotal moment for our trip to India: a perfect way to relax, reset, and just breathe outside the chaos and noise. The hosts were home to us, family. It was like we had known each other forever, and that’s thanks to their wonderful souls. So kind, so caring. We have had incredible meals all made from raw materials and ingredients they use from their farm. We took a tour of the place as well and met their lovely dogs… the room was spotless, quiet, clean, with hot water, spacious. We’ll never ever forget this place. Reviewed Nov 21, 2025What a breathe of fresh air arriving at this Farmstay is….after the adventure of passing through the local community to find it!
There are just 4 large guest rooms, all carefully designed with the guests comfort in mind.
We found everything to be very clean, lovely white fluffy towels, comfortable bed & furnishings …hairdryer was available upon request.
We enjoyed taking our tea on the patio admiring the wonderful countryside view.
Unlimited filtered water was available, which is perfect for the environment.
It is very clear the lovely young couple who own it are very client focused & go out of their way to ensure you have a pleasant stay. They even helped connect us with a company in Panna to arrange a safari.
They have what appears to be an army of staff beavering away in the background…so it’s good to know they’re supporting the locals. Additionally it felt very safe & secure.
We enjoyed both breakfast & dinner twice during our stay. Perfectly prepared & presented to us..with explanation to what we were being served. Most of which is grown on site & organic. A treat for the eyes & tastebuds!
One night was even served under the string lights in the garden…
We have some lovely memories of our stay, & we hope to return one day…we wish them all the very very best for the future 🙏

Reviewed Nov 16, 2025We loved everything about our stay at bundeli kothi. Our wonderful hosts were helpful even before arrival by arranging some transfers for us. The location is perfect - out in the countryside and very peaceful- and it’s a unique opportunity to live in rural India. The organic food from the farm was delicious and plentiful. The rooms were comfy and we loved the roof terrace for sunset views. Orchha itself is well worth the visit!

Reviewed Nov 13, 2025Wir hatten ein tolle Zeit! Das Haus und die Zimmer sind großzügig, gepflegt, sehr geschmackvoll eingerichtet und liebevoll dekoriert. Alles ist sehr sauber. Am besten sind die Gastgeber und das freundliche Personal. Alles sind sehr hilfsbereit und lesen einem die Wünsche von den Augen ab. Das Frühstück ist sehr frisch und lecker, genau wie das zubereitete Abendessen. Zutaten sind von der Farm und in Bio-Qualität. Wir haben einen Kochkurs und Einblicke in die ländliche Umgebung bekommen. Auch beim Organisieren waren Sakshi und Mudit stets zur Stelle. Vielen Dank für diesen grossartigen Aufenthalt. Wir kommen sehr, sehr gern wieder.

Reviewed Nov 3, 2025Das Homestay ist etwas außerhalb von Orccha gelegen. Ein sehr schönes Farmhaus, heißt nahezu alles was auf den Tisch kommt wird selbst angebaut. Das Gastgeber-Ehepaar Mudit und Sakshi ist so nett, dass man sich gleich als Familienmitglied fühlt. Wir wurden ganz liebevoll bekocht. Es war ein
wunderschöner Aufenthalt, der unsere Erwartungen bei Weitem übertroffen hat. Das Farmstay kann nur wärmstens weiterempfohlen werden.

From the grounds, home cooked food from their own home grown produce on their land to the beautifully designed interior. This really is a sacred space. Reviewed Oct 6, 2025Everything! Bundeli Kothi is one of those rare places where you instantly feel at home. The room was incredibly comfortable, the surroundings idyllic, and the food simply amazing. I loved the home-cooked dinner and breakfasts — fresh, local ingredients, delicious, and full of love. One of the highlights was learning to cook local dishes with the hosts — such a beautiful and authentic experience. The atmosphere is warm, peaceful, and genuine. I arrived as a guest and left feeling like part of the family.
Honestly, nothing. I only wish I could have stayed longer.

I padroni di casa sono fantastici. Cena, colazione e sandwich per pranzo super, con tutti i prodotti della fattoria. Avremmo voluto rimanerci altre 6 notti.

La calma e la pace che si respira in questo posto è impagabile. Cena e colazione super, preparato tutto sul momento. I ragazzi della struttura sono stati squisiti e ci hanno fatto sentire a casa. Davvero consigliato

Les chambres, spacieuses et impeccablement entretenues, offrent de superbes vues sur les environs. La cuisine, raffinée et savoureuse, est préparée sur place à partir d’ingrédients frais issus directement de la ferme. Le petit-déjeuner, généreux et de qualité, est un véritable plaisir pour commencer la journée.
Les hôtes, d’une chaleur et d’une disponibilité exemplaires, font de votre passage un moment inoubliable.

The pictures do not do justice to the beautiful space that Sakshi and Mudit have created — each nook and corner is a piece of art with extreme attention to detail. The whole place is spick and span — much better than most hotels.
Starting from the beautiful garden space (it’s massive) to the spacious lobby, dining area and rooms, everything was so well maintained and beautifully decorated.
Most important — The home-cooked organic food is worth a special mention as each member relished it. It’s prepared and served with love. They have additional snacks/coolers on offer too.
We were made to feel right at home and staying at Bundel Kothi was one of the best decisions. Have stayed in hotels in Orcha before but this is definitely the best property.
Many thanks again to Mudit, Sakshi and the staff . We recommend them to all and hope to be back again. :)

We felt right at home - Sakshi and Mudit were friendly and welcoming, accommodating for our every need including doing laundry for us. They shared local advice and provided exceptional service throughout. The home cooked dinner and breakfast were delicious, rooms spacious and the bed very comfortable. Only stayed one night but wished it was longer!

Reviewed Mar 3, 2025This property is located ideally for spending some good time with the family and friends. The entire complex ,including its surroundings, is beautifully designed and exceptionally managed by young professionals. The interiors are artistically designed and neatly maintained.
The hosts take personal care to make the stay comfortable. On top of it one enjoys delicious homemade meals.

Reviewed Feb 3, 2025I hardly ever write a review, but our 3-day stay at Bundeli Kothi warrants a positive exception. Me and my wife truly loved it. Whilst the building is very modern and may therefore appear somewhat 'non-Indian', it is situated in a very attractive agricultural area, with a small hamlet just around the corner (see the pictures of the doors, as an example), and very kind people, all of which will enrich your India experience. We enjoyed dinner at the Bundeli Kothi and each time it was delicious. The modern kitchen is spotlessly clean and if you like, you can watch how Indian dishes are prepared (or even participate). Orchha is a mere 15 minute drive away

This place is very beautiful and it is just 15 mins away by tuc tuc from the city centre (the owners called the tuc tuc for us). The house and rooms are really clean. The owners are really nice and they explained to us a lot about the Indian culture and traditions. They have a big garden around the house, in which they coltivate multiple plans and use these plants to prepare the food. We had also breakfast and dinner with them and the food was amazing.
We really recommend this place and the good food they prepare.

They will make your stay unforgettable and very comfortable. We absolutely loved everything from our stay. The hibiscus home made juice, the food, the garden, the spices and the organic vegetables are divines. Additionally, we loved the confort of the room, the terrace and the bathroom all very luxurious in India. This farm is a must to stay in Orccha for a peaceful and unique experience. We highly recommend this place 100%!

The house and the rooms are very spacious, very clean, confortable and well equipped. Very quiet environment with a large garden with an orchard and vegetable garden. Meals were very good. We really loved our stay in this homestay (definitely one of my best experiences in India) so we highly recommend Bundali Khoti.

The rooms are modern and well equiped with tea coffee maker, gyser, clean white sheets, patio seating. Sunsets are just wow. The food is also great, it reminds you of home. Staff is extremely helpful and sweet. Will be visiting again.
