لا توجد اسواق قريبه وتحتاج الى اخذ كل ما تحتاج قبل صعودا الجبل. هناك كافتريه صغيره للاحتاجات البسيطه مثل الماء والبيض There is no supermarket nearby, so ensure you take all what you need with you. There is a small cafeteria with essential such as water and eggs.

The property is very clean, spacious and has a fantastic view of the sunset. The kitchen is also well equipped. There is a small coffee shop just down the hill which has great Karak.

Road access is challenging especially during rain events (gravel roads and steep slopes). No shops nearby make sure you bring enough food and water Some of the equipment is fairly rustic

Mooie locatie boven op een heuveltop. Goede plek voor de balcony walk. Prachtige zonsondergang. Eigenaar Waleed zeer aardig, en reageert supersnel op apps. Diner en ontbijt gemaakt door zijn vrouw werden door Waleed bezorgd, en waren prima. Verblijf is wat basic, maar zeker niet superslecht zoals in eerdere review beschreven. Ook de twee kacheltjes kregen de kamer lekker warm. We hebben op het warm water na verder een prima verblijf gehad, en heerlijk geslapen.

Wij hadden wat weinig warm water in de douche.

We had a very pleasant stay here. A great base for trips to the mountains, Jabal Shams, or Balcony Walk. Clean, tidy, very helpful host, offering delicious dinners for an additional fee. The view from the window is breathtaking. Highly recommended!

Price wasn't too high. If you walk out of the property you can have a nice sunset view

The room did not have any towels. Not even for washing hands. We took the option for food delivered at the property from the owner. However, it was expensive for what it was. The quality was not so good. And the only option was to eat at the table next to your bed. Location was okay. But still 45 minutes driving to jebel shams with a sedan. Beds were very uncomfortable and thin. Low quality beds. The owner wanted to get us a cab for jebel shams because we didn't have 4wd. However, jebel shams is doable with a sedan without 4wd. Offer didn't feel genuine. Would recommend to pay a higher price for a location closer to jebel shams and better quality.

House with good views of Jabel Shams. The owner arranged us very nice dinner. He also provided us additional room heater and quickly attended when we had a issue with water supply. We met his cousin Hamood, who is a guide. We did two trips with his which were amazing. One was to the top of Jabel Shams which was new to tourists and the other was to Al Nakkar to see the views from the bottom of the canyon. It was really nice and worth doing with him.

The apartment is well located, about 1 hour an 15 minuts from Nizwa. With an asphalted road all the way to the house (only the final uphill stretch is unpaved). The views are spectacular, especially at sunrise and sunset. The host offers homemade Omani food, very tasty and served hot, for an additional fee — highly recommended. There are no shops or restaurants nearby (at least none that we noticed), so if you don’t plan to order the host’s food or want anything extra, it’s best to arrive with groceries already bought (water, tea, snacks, etc.).

De locatie is top, ongeveer 25 minuten rijden naar de parkeerplaats van Jabal Shams hike. De rit er naar toe was ook erg mooi!

Niet goed gekleed, was wat koud. Maar daarentegen stond er een kachel op de kamer die goed werkte en de kamer in no time warm kreeg.

Great location. Very quiet, and we sat on the hill behind the house to watch the sunset. Very friendly host. We ordered dinner and breakfast which the host brought from home. It was delicious!

Emplacement magique pour le coucher de soleil. sur la route du départ de la Balcony Walk et pour l'observation des étoiles la nuit (peu de pollution lumineuse). Logement parfait pour 4 personnes. Nous avons pris les diners et les petits déjeuners, un peu chers pour Oman mais très bons et très copieux, cuisine maison, nous nous sommes régalés. Excellent wifi. L'hôte est très accueillant et arrangeant.

Maisinnette equipee de 2 chambres avec salles de bain et toilettes privatives, ainsi qu'une cuisine. Située au sommet d'une colline, la vue y est superbe ( couché de soleil.) Idzal pour aller au Jebel Sharm. L'accueil y est cordiale Tres calme... nous etoons au plus prêt de la nature. Presence d'un coffe shop en contre-bas pour acheter de l’eau.

Everything. The owner was lovely. Said he'd give us a discount if we contact him directly next time. You actually do get a breathtaking sunset view, sunrise unfortunately is blocked by a mountain on the east side. There was a space heater in every room, bathrooms were clean with really good hot water. The patio is great to sit in the evenings after watching the sunset. It's location is just at the bottom of the hill leading up to the main Jabal Shams area which is great as its not in the way of tourists coming and going.

We had a great stay at Sunset View Hill! You have the entire house to yourself, and it's located in a peaceful spot between the mountains. From the house, we walked 2 minutes up the mountain to calmly watch the sunset. It's a 20-30 minute drive to the starting point of the balcony walk, which was manageable without a 4WD. We were a bit late returning to the house after the walk and couldn’t check out on time, but the host was very understanding and friendly about it! The breakfast was also very delicious.

The host also offered a traditional Omani dinner, but we found it a bit pricey and decided not to do it.

Detached villa with parking in a quiet location. Fantastic sunset from the neighbouring hill. The price is a bit high, but we got it at a discount, so ok. Since the tourist business in Oman is still in its formative stages, you should be prepared for the fact that the tap in the kitchen is sticking out of a hole in the wall, there is no adaptor for a European socket, and the air conditioning does not work in winter because it is designed only for cooling (however, in winter it is quite cold at night in this mountainous area). Not a bad breakfast (we got it as a genius)

The pool is closed in the winter. The air conditioning does not work in winter (the owner even took away the remote control). For night heating there is one air heater for 2 rooms. The price for transfer to the beginning of the route W6 to Jebel ash-sham -40 reals - voiced by the host, completely inadequate and discouraged the desire to discuss with him other excursions, as well as the price of dinner - 5 reals per person (given that it was about the risk with chicken, their price in local restaurants in 2-3 times lower). By the way, in order to get to the beginning of W6 is not necessary 4wd, it is enough a normal car with an experienced driver, we got to the nissan kiks0 reals- voiced by the host, completely inadequate and discouraged the desire to discuss with him other excursions.

Very good location to start the , balcony hike in the early morning. Fantastic view from the property. The owner was very helpful and his wife prepared dinner and breakfast, which was delicious.

The location is nice. Good view from the top behind the property. Please note that this is a remote location. It is not easy to find it; ask the owner to pinpoint it via whatsapp beforehand.

The owner showed us the direction to the building, but didn't come with us. We had to find out ourselves. The rooms are very sparsely decorated. Just two chairs and a small table for two rooms. The warm water tap didn't work, the owner had to turn on a remote pump. The owner offered to bring dinner, which is nice given the remote location without restaurants. But he greatly overcharged us for it (initially 20 rial, managed to get this down). Be certain to agree on a fair price beforehand. Please note that at least in winter time it will be too cold outside to have dinner there, or an early breakfast. But an early breakfast will be difficult nevertheless as 8.00 is already too early for the owner to bring the breakfast.

Location

Perfect place for family or group that wants to stay close enough to Jabel Shams and the Balcony walk. You have planty of space, perfect sunset view just outside the house and goats for company. It is arou d 30 minutes drive from the Balcony walk. Close to the house is a small local coffee shop with good Omani sandwiches. Very friendly owner will bring you breakfast in the morning. I recommend this place.

•The location was really nice, you will be able to enjoy excellent weather and views especially sunset and sunrise. •All facilities were available like water geyser, heaters, electric kettle, microwave, stove, utensils, bbq grill, tissue boxes, etc. • cleanliness is well maintained in all aspects. If you have plan to do bonfire, make sure to bring your own wood.

The location is good for those who wants to be a way from people.

The bed were too hard and there is no family hall. ONLY 2 separate ROOMS . The kitchen was also outside attached with rooms.

Host Waleed is a gentleman.The place is clean, quiet and comfortable.

Simple. Quite. Exactly what we were looking for. Amazing experience. The host, Waleed, was super nice and brought us to amazing places. We also enjoyed his food.

Mr Waleed was the host who welcomed us to the property, which is located on the side of the hill. Just 20 mins away from the main cliff view on Jebel Shams. The property is with good parking space and gated for safety. I loved the stay there.

Please do not expect luxury here. But a very decently built house with all the basic amenities needed to make your stay comfortable. We had a very good time there.

If you want authentic/traditional experience, this is the place to go- house has everything you need, rooms are spacious, clean and well equipped, there is big terrace and enormous backyard (our kids loved it!). Owner is really super friendly, helpful and available whenever you need him- he also offers guidance to some natural attractions. You can decide for dinner, which is absolutely delicious (traditional flavours, really tasty) and reasonable priced, he brings it to the house- we ordered it every day and was really good! House is situated in a calm place, the views all around are amazing, house is easily reachable, you can park the car in the property, there is cca 30min drive to balcony walk. We really recommend it!

Simple accommodation high in the mountains. Beautiful views, excellent dinner and breakfast. The owner's brother provided us with excellent guide services the next day by arrangement.

The second room could be better equipped (closet, shelves or hangers).

Wonderful location in the mountains close to the village, terrace is looking at the sunset, the owner did everything to make us feel at home and gave us tips on a shortcut to reach a gas station. It was a great stay

Very beautiful house. With a view of the sunset and sunrise, the stars and sunset can be photographed clearly. It has a large area enough for parking and has a special place for barbecue. The host is friendly and helpful and guided us to the tourist places in Jebel Shams.and wadi dam

It's ok. It's kind of an unfinished cottage with a view of a split-level building. It's really cold in the room, but there's a heater. Weak water flow. Unfortunately, the price-quality ratio is not very good.

We ordered dinner and I liked it very much: it was very good traditional food! The place is also very quiet and the beds are comfortable.. We also hiked to Blood Valley which is very close to the place. It was incredible! The owner has connections to the local guide. We would like to visit this wonderful place again.
