Ben View Phoenix Hotel

Graham es un excelente anfitrión, muy atento y agradable. El desayuno estaba delicioso, pedimos el típico desayuno escoces. La ubicación es estupenda, algo alejada de las rutas principales, por lo que uno puede ver la escocia auténtica.

Établissement non entretenu, laissé à l abandon, ne ressemblant plus aux photos présentes sur booking. État général sale, mauvaise odeur partout dans l hôtel, des poubelles traînaient à l accueil, avec du désordre (outils...) Nous avons dû sonner 5 fois, et attendre avant que le patron, visiblement alcoolisé, ne reponde. Il n a pas pu nous attribuer la chambre prévue avec vue sur le loch, et en arrivant dans celle qu il nous proposait, du linge sale traînait au sol, le lit n était pas fait. Il a voulu nous éloigner de l hôtel pendant qu'il préparait la chambre En fait, il a rapporté du linge d une propreté douteuse, et rien d autre n a été nettoyé Nous l avons également vu retourner boire dans le salon. Au petit déjeuner figurait un pichet de jus de pomme rempli de moisissure, la vaisselle était sale, et le patron nous a servi des toasts moisis. N ayant rien trouvé d autre pour passer la nuit, nous y sommes restés pour la nuit prevue, mais je ne comprends pas pourquoi cet hôtel est toujours présent sur booking, malgré les critiques faites par les clients (et à 125 livres la nuit, on peut attendre mieux !)

Tools and a very rough garden area not inviting at all, even neighbours had issues . The breakfast was supposed to be the best “Scottish breakfast” I’ve ever had his words!! It was as crap. I cover the country with my work and this is definitely the worst place I’ve stayed. It certainly is not disability friendly or child friendly . Please folks avoid like the plague . I’m not photos on it didn’t warrant the time taking the photos .

Had everything we needed

As we where using the Ben View as a jumping point to visit the area for the price and location it was perfect the owner Grahame was courteous and very helpful, the breakfast was excellent and there where choices but you where allowed to take anything you wanted from the continental and still have a cook one.

The only thing missing was a bar but Grahame said he's hoping for one for next year however their was a local shop 5 minutes away by car which has a good selection of beers

We do not recommend this place. When we arrived we unfortunately found the owner incoherent and inibrated. Due to the status of his condition he literally could not respond or get up from the sofa to check-us in. The surrounding neighbors informed us that this has been a problem for the past 3 years and multiple efforts have been made to inform booking.com to not list this property in their listings. That same night we met a family of four who also had reservations at this place. We were left scrambling to find another place to stay at with little wifi/internet connection. We were told by booking.com that we would be receiving a confirmation of a new reservation but then received an email saying we had to secure it ourselves. There were no more stays in the area and luckily found a stay about 45 minutes away. To say it was a jarring experience is kindly put. We feel for the owner as we understand this illness is complicated however this could all had been avoided if booking.com had delisted this place a long time ago.

Graham is a very nice man ,taking care about every single quest,nothing was trouble for him. Delicious food ,lovely location. Rooms clean and was cleaned up every day. We came hiking and exploring area ,for our needs was perfect .

La stanza era sporca, abbiamo trovato capelli nel letto e sui sanitari. La stanza era fredda e c’era puzzo di muffa Pavimenti e porte tutte appiccicose Doccia con difficile dosaggio di acqua calda e fredda praticamente impossibile farla Scappati senza dormire nella stanza, abbiamo preferito passare la notte in macchina, molto più confortevole

Perfecte locatie op de doorreis, de eigenaar Graham ontmoeten is een feestje op zichzelf. Wat een karakter! Goed ontbijt ook.

Het gehele hotel heeft wat aandacht nodig, de matrassen op de bedden lagen wél goed! Wat een verademing na een week alle te zachte matrassen.

Did not anything at all as I did not stop.when I went there the place was closed.i spoke to the owner and he admitted it was closed down a week or two back.could not sell food as did not have a licence.

Nous n’avons pas pu séjourner dans l’hôtel. Nous avons trouver le propriétaire étendu sur le sol en état d’ébriété manifeste, une odeur pestilentielle émanait de la pièce et de manière général dans l’hôtel. Un vrai cauchemar ! Nous avons dû trouver une solution en urgence pour dormir ailleurs.

Good place to stay as a stopover to Isle of Mull. Bit isolated, but some lovely walks in the area, and a couple of local places to eat out. Host, Graeme, was very friendly and welcoming.

I stayed at Ben View Hotel for two nights during my motorcycle tour through Scotland, and it was honestly one of the highlights of my trip. Graham and his team are incredibly welcoming, friendly, and genuinely passionate about making guests feel at home. From the very first moment, I felt warmly welcomed and well looked after. The atmosphere in the hotel is relaxed, authentic, and perfect for travelers exploring Scotland by motorcycle. The food was absolutely excellent. The dinner was exceptionally delicious, freshly prepared, and full of flavor — exactly what I needed after a long day riding. The breakfast was just as good: hearty, fresh, and the perfect start to another day on the road. Graham is a fantastic host with a great sense of humor, and you will definitely enjoy spending time there and chatting with him. His hospitality really makes this place special. I would absolutely stay here again and can highly recommend this hotel to anyone traveling through Scotland, especially fellow motorcyclists. Thank you again for the wonderful stay — hopefully see you again soon!

There was no one to let us in . Had been sent a very poorly written notification saying our booking was cancelled. Hotel looked very shabby & abandoned

Ww we're booked in for 2 nights. On the way to the hotel we got an email at 6pm to say that the owner had "taken ill" (Drunk) and the hotel was closed and all bookings are cancelled. We were left with no accommodation with everywhere else fully booked. We had to cut our Scottish trip short by 2 days which we had planned and prepared for the last year and drive over 4 hours back to the ferry port to sleep on the ground in the rain (as we were on motorcycles) to catch the first sailing the next morning. TOTALLY UNACCEPTABLE!! ABSOLUTE DISGRACE OF A HOTEL!! Should be removed from all booking sites immediately. I should have payed more attention to previous reviews as it looks like this has happened a number of times in the recent past.

The friendly welcome from Graham and Clare. They could not have done more to help and make your stay as good as possible. Excellent breakfast and I had a terrific evening meal one night. Lovely dog!

Excellent breakfast. Excellent evening meals. The quality of the fish and prawns served was very good. The owner and the cook went above and beyond to look after me and my dog and I will definitely return if I get a chance. The hotel is well sited within a very scenic part of Scotland.

The food was excellent. Good varied menu and all home cooked. Very generous portions too. The location was excellent for travelling around the area. Graham was friendly and welcoming. Nothing was any bother to him.

The host Graham could not be more of a host. From communication prior to staying, and his warm welcome during my stay, he truly exceeded any expectations. The sauna was a perfect and unexpected addition to the stay as was the fresh cooked Highlands breakfast each morning. Free parking on site and waking up to the sound of a burn and the birds.

I have told you often that the owner was too drunk to open the door and a neighbour said he’s been on a four day bender during which he was stumbling around naked. I was alone for a four day stay so the man said it was unsafe for me and two French ladies to stay. At 5pm we had to find an alternative.

Don’t ask me again. I have sent two emails previously. Sort your admin out.

The host where 10 out of 10 and from the minute I arrived my stay was prefect from checking in early to breakfast The room was very clean and bed was very comfortable, shower was warm and very easy to control Breakfast was 10 out of 10 and locally produced but most importantly loads to keep me going through the day Graham was very helpful on places to visit over my 3 days and 2 night so much so am planning to stay there in the future ✅✅✅✅✅✅✅✅✅✅

No Show - Zum Anreisezeitpunkt war das Gebäude verschlossen, ein Kontakt war nicht möglich. Wir mussten uns kurzfristig anderweitig behelfen.

The evening meals we had and the breakfast were delicious and Graham could not have gone out of his way anymore to be accommodating.

The rooms left a lot to be desired. Our room only had a bath, no shower and the whole hotel smelt of damp. On our last night Graham took our order for food and then disappeared. Unable to locate him we had to go elsewhere for our evening meal. The next morning he was still nowhere to be seen and no breakfast was provided. I would not recommend anyone to stay here as the owner is unreliable. A real shame as the location is beautiful.

I liked the location and the price of the accommodation

The Hotel Manager initially was very friendly and chatty and made his guests feel welcome. He was also the main chef and the evening meals were of a good standard. However, on my third day staying at the hotel he seemed to disappear and could not be found. It then transpired that he is an alcoholic and had sadly "gone on a bender". This meant that there was no breakfast on the fourth morning and that stray items of his clothing could be found around the corridors of the hotel in the morning. I later found out that this does occur from time to time. He was missing fro the rest of my stay, but a good friend had stepped in to provide breakfast for the few remaining guests. It was a rather sad situation.

Das Hotel ist sehr familiär geführt und man fühlt sich vom ersten Tag an sehr wohl. Das Zimmer war sehr schön und das Bett groß, gemütlich und wir haben sehr gut geschlafen. Leider haben wir Graham, über den wir soviel Nettes gelesen haben, nicht kennengelernt, da er gesundheitlich verhindert war. Wir wurden von Chris betreut, der Graham mehr als würdig vertreten hat. Chris hat uns wirklich herzlich empfangen und uns am nächsten Morgen ein frisch zubereitetes wundervolles Frühstück serviert. Gerne wären wir noch länger geblieben......!

Unfortunately, there was nothing positive about this stay, as we were never able to check in.

When we arrived at 21:00, the hotel was completely closed and dark. Nobody answered the door, and repeated phone calls went unanswered. Booking.com also could not reach the property. We were left stranded late at night in a remote area with no help, and had to find another hotel ourselves at much higher cost. Speaking with locals, we also learned this was not the first time guests have been left locked out by this property.

Allt var mycket dåligt. Stängt när vi kom. Så småningom hittade vi enda ansvarig person djupt sovande i en soffa i det mycket stökiga sällskapsrummet. Oerhört svår att väcka. Till slut fick vi nycklar till måttligt städade rum. Värden försvann igen. Telefonnummer för hjälp fungerade inte. Ytterdörrar var öppna. Grannar och andra hotellägare i trakten sa att detta hotell var stängt. Vi försökte hitta annat boende men allt i närheten var upptaget. På morgonen dök ingen upp och ordnade frukost eller fanns till hands för utcheckning. Till slut lade vi våra nycklar i receptionen och åkte vår väg.

Regrettably nothing to like.

The proprietor/host was blind drunk & comatose when I arrived & attempted to check in. Main entry door/reception was locked & the place was bordering on filthy & in a generally unkempt condition with a musty odour evident throughout. Empty crisp packets on floor. Naturally enough there was no way I was going to stay the night at this place....the proprietor appeared totally inept & was clearly not in any fit state to even receive me let alone prepare an evening meal. Hence I was required to find alternative accommodation ar short notice. I have used Booking.com for many years and - in all honesty - this is the only time I have felt compelled to make such a strong & impassioned complaint. I frankly feel that this establishment should be removed from your list/books - this being for the sake of any future prospective guests wishing to book this "pseudo dive" of an establishment. I'm sorry to have to say all this!

Purtroppo niente, perché al nostro arrivo (alle 22.00) il proprietario ci ha comunicato che la struttura era chiusa dicendoci che internet non funzionava da 5 giorni e non era riuscito a comunicare con nessuno (nel 2025?). Ci ha detto se volevamo comunque dormire nelle stanze ma non erano nelle condizioni e abbiamo deciso di andare via. Mi raccomando se volete prenotare chiamate in struttura per assicurarvi che sia aperto!!!

Absolument magnifique si vous aimez le calme et tranquillité. Un super petit déjeuner écossais nous a été proposé, la disponibilité de notre hôte était tout à fait remarquable.

Graham was incredibly hospitable and happy to have a chat and give advice on where to go and what to do. The accomodation was perfect for a little getaway in a quiet town.

L' hôtelier qui met à l'aise, on est comme à la maison avec le côté vieillot de l' hôtel mais qui va avec le tout. On est loin des grosses chaînes hôtelières et ça change. Petit déjeuner sympa avec l' hôtelier qui vous sert et vous propose des suggestions. C'est un peu " tommy mitchelli" !

Wir haben die Unterkunft verlassen und haben dort nicht geschlafen. Der Eigentümer hat stark nach Alkohol gerochen und das Hotel ist sehr heruntergekommen. Das Zimmer war nicht sauber, an der Zimmerdecke waren sehr viele Spinnen und andere Krabbeltiere. Die Bettwäsche war dreckig und überall waren Krümel. Es gibt auch keine Dusche sondern nur eine Badewanne mit einem Becher.

Il proprietario della struttura si è da subito mostrato gentile ed accogliente. Prepara lui personalmente colazione e cena, entrambe risultate ottime. Essendo da solo, le tempistiche sono un pò dilatate, ma il tutto fa parte dell’esperienza.

La camera è un po’ piccolina ed umida. La pulizia non è delle migliori. Il bagno presentava solo vasca con rubinetti per acqua fredda e calda separati (no miscelatore); di conseguenza, era un po’ difficoltoso fare la doccia.

Il sig. Graham molto gentile e simpatico. Ci ha preparato un’ottima cena e anche la colazione è stata molto varia e abbondante.

La struttura era abbastanza sporca, ragnatele ovunque, soprattutto nelle zone comuni, asciugamani sporchi e porta del bagno che non si chiudeva.

The second that you walk into the hotel the owner, Graham, makes you feel really welcome. He is super friendly and can't do enough for you. The food portions are really generous and there are local cheeses and meats on offer as part of the continental breakfast, which is in addition to the cooked breakfast. Graham is a superb host and, having lived locally for decades, is really knowledgeable about the local area too. A homely, welcoming place to stay.

A notre arrivée le propriétaire n'était pas la, seul un gardien n'était pas là, prétextant que le propriétaire était malade. Il n'avait aucune trace de notre réservation. Nous aurions très bien pu ne pas avoir de chambre. Le chambre disponible avait une baignoire... sans pommeau de douche. Je n'ai jamais vu ça. Une serviette était horriblement salle. Aucune prise de courant n'était disponible. Enfin en quittant l'hôtel, le prix qui nous a été demandé n'était pas celui convenu avec booking. Je ne peux maintenant plus me faire rembourser de la différence car je n'ai eu aucune facture.

Rooms are mid level from quality point of view but the staff was very kind and helpful. Breakfast excellent.

The host Graham is a sweetheart and he's a great cook, don't miss the breakfast! This property is the best example of how a loverly host can make an otherwise a bit old-school hotel to a welcoming place.

Graham was one of the best host I have ever come across. Such a legend, very proud and very helpful. All round top bloke. Breakfast was amazing and he would do everything he could to make our stay as comfortable and enjoyable as he could.

The hotel is a bit dated, but I had fully expected that when I booked and can't complain about anything other than the shower, which I was still able to have!!

Die Anlage ist in die Jahre gekommen, die Zimmer haben keine Dusche ,dafür aber eine Wanne.

Graham très accueillant, malgré la coupure de courant due à la tempête Floris, il a fait de son mieux. Il nous a introduit aux autres occupants. Il nous a offert le repas du soir. Grâce à la cuisinière à gaz, il nous a concocté un copieux repas et préparé un bon petit-déjeuner.
