The location is right next to the sunrise and sunset view point and the camping spots .

The outdoor barbecue area wasn’t really clean, leftovers of previous guests were there on the table.

Salle de bains aurait besoin d'un coup de nettoyage en profondeur. Cuisine aussi. Lits peu confortables ( très durs). Eau froide soir et matin dans la douche (mais apparemment on a pas eu chance)

Heated pool

Terrible kitchen — dirty, cold, and unwelcoming. Very few utensils, and those available were unfit for use. Hard to imagine cooking here for any length of time, which is a real problem given the remote location. To make matters worse, the house had an unpleasant smell throughout, and the heating was completely inadequate — we were freezing. The bed was also extremely hard, making it difficult to get a good night’s rest.

We had a great family stay in the house with kitchen, two bathrooms, a living room and two spacious rooms and a nice yard. Owned is very kind, communication was through Whatapp. Wifi works sufficiently, there is even a pool. Free parking in front of the house. Great price-performance place. Breakfast was near the Balcony Walk start trail in the guest house and was a nice addition.

Be prepared for a rough road to the top of the hill where the house is located.

Podobnie jak w przypadku innych apartamentów, otrzymaliśmy jasne wskazówki jak dojechać do domu i gdzie odebrać klucze (skrytka). Komunikacja z gospodarzem przebiegała sprawnie i bez zwłoki. Dom przestronny z dwoma sypialniami i pokojem dziennym. Na zewnątrz domu, atrakcją może być nieduży basen oraz huśtawki i miejsce do wypoczynku. Gospodarz codziennie proponował nam podgrzanie wody w basenie. Trochę szkoda ale z basenu nie skorzystaliśmy. Dom atrakcyjnie podświetlony. Zamówione śniadania były smaczne i składały się z : ciecierzyca, bób/ fasoli, makaronu, placuszków, jajek. Do tego śniadania nie pasowały nam tylko pojemniczki ze zwykłym dżemem. Na plus apartamentu: w każdym z pokoi zamontowano klimatyzator z możliwością grzania - nieocenione zimą.

W Omanie nocowaliśmy w kilku miejscach. To był jedyny dom/apartament w którym mieliśmy zastrzeżenia do czystości, szczególnie w łazienkach i w kuchni. Wyposażenie kuchni było skromne ale wystarczające aby móc zjeść zamówione śniadania.

Keuken kon beter geregeld worden. Koelkast was niet aangesloten, kookplaat aanwezig maar geen aansteker. Na verhuren beter schoonmaken van de keuken , bijvoorbeeld de magnetron of de kookplaat.

Everything was Great! Exactly like in the pictures! We loved it!

Alles super, nichts auszusetzen. Genau wie auf den Bildern, der beheizte Pool war genial und der Kinderspielplatz goldwert! Auch der Kontakt super unkompliziert und sehr freundlich und hilfsbereit!

5-star experience! The property is perfectly located near the trails and was sparkling clean. The host was incredibly kind and helpful, making the check-in process a breeze. Highly recommended for anyone wanting a clean, stress-free stay in the mountains!

Perfect place to escape the summer heat. Small grocery, canyon view point and coffee shop within walking distance. Good value for money. Small but lovely house. Perfect for a family with 2/3 kids. Towels and toiletries are provided. Place was clean. Communication with the host was very easy. Hot water and good water pressure.

Pool was way too cold even at the end of May. Wifi signal wasn't always available. Unfortunately too many mosquitoes from sunset onwards to sit outdoor so bring some good repellent to enjoy watching the stars.

Great location, just a few minutes drive from the balcony walk. The garden was nice, but when we were there it was too cold to really use it. Didn’t try the pool, but it seemed nice. Our kids liked the playground, however the trampoline was broken and not usable.

The house wasn’t cleaned when we arrived even though we arrived after the check-in time and had let the owner know our arrival time beforehand. They were quite nice nevertheless and it was okay for us as we wanted to do some hiking anyways. However, when we came back, only one of the two bedrooms and bathrooms had been cleaned. The „cleaned“ bathroom was still quite dirty with urine stains on the toilet. The other bedroom didn’t even have fresh sheets, which is why we slept in one room as a family of four. It was also really cold inside the house, as we traveled in January, so the outside temperature was around 5 degrees. But there was no proper heating working in the whole house, so we were freezing throughout the night. We paid extra for getting dinner, as there aren’t many restaurants in the area, but the dinner they prepared for us was rather disappointing. We left before even trying the included breakfast, escaping the cold and dirt. All in all, we can’t recommend this place (especially not in winter), even though the location and spaciousness of the place are great.

Die Lage war gut - nur ca. 1km entfernt von den zentralen Aussichtspunkten in den Canyon. Zum Einstieg zum Balcony Walk waren es etwa 5-6 km zu fahren (problemlos). Bei der Ankunft waren wir noch überwältigt vom äußeren Anblick des Anwesens, was sich dann leider als "nicht zutreffend" erwiesen hat - siehe "nicht gefallen".

Die Bezahlung lief als Geldübergabe an "Dritte" ... wir haben das mit Foto dokumentiert. Die Kommunikation war teilweise schwierig, da der Gastgeber kein Englisch spricht (haben wir mitbekommen als wir ihn anrufen mussten). Die Unterkunft ist bis auf das Wohnzimmer lieblos eingerichtet. Die Küche ist zwar groß - war aber sehr dreckig (Boden, Kühlschrank) und hatte trotz vieler Schränke kaum etwas drin - KEINE Töpfe! Wie soll man so kochen? Auf Rückfrage hat dann der "Dritte" (Geldempfänger) einen "Topf" (ohne Henkel, klein) besorgt. Es gibt zwei Klimaanlagen - eine im Schlafzimmer, eine im Wohnzimmer, die aber bei weitem die Leistung nicht bringen. Wir sind die ganze Zeit in voller Montur und mit Jacken in der Wohnung gewesen - sitzen wurde sehr schnell ungemütlich. Zum Schlafen haben wir uns eine Wärmflasche gemacht (die wir selber dabei hatten). Es war alles in allem KALT Und ungemütlich. Der Boiler im Bad ist auch völlig zu klein dimensioniert - einer kann "schnell" duschen - der zweite muss lange warten. Alles in allem - sehr, sehr enttäuschend. Das Preis-Leistungs-Verhältnis ist ein Witz .... eine schöne Verpackung langt nicht!

Offre hors norme : une maison de vacances tout près de Jebel Shams, à 5 min de voiture de la Balconey Walk ! Nous avons adoré les extérieurs : aire de jeux pour les enfants, plusieurs petits endroits pour lézarder au soleil (pour se réchauffer car il fait froid la nuit en décembre), et piscine chauffée à distance sur demande par notre hôte, Abdulaziz : magique après une bonne randonnée. Accueil et petits déjeuners (simples mais très copieux) bien organisés avec des personnes sur place. Communication fluide avec Abdulaziz.

La maison n’était pas très propre, et particulièrement la cuisine et son matériel. Il faisait vraiment froid la nuit, seule une climatisation chauffante fonctionnait, dans la chambre parentale. Absence de draps, mais des couvertures très chaudes à disposition.

The location was perfect. It was close to the major view points and easily accessible. The ambience of the villa was great. There is a kids playing area inside the compound which is perfect for families. They also have a barbeque area and swimming pool. There is a convenience store close to the villa

Our days at Amran’s accommodation in Jebel Shams were truly unforgettable. We were welcomed incredibly warmly by Amran, which immediately made us feel at home. The place was even more beautiful than the photos suggest! The location, comfort and tranquility make it the perfect spot for hikers, nature lovers, and anyone looking to fully relax. The accommodation has a wonderful garden with a fantastic swimming pool. It was by far the best pool we had in Oman – the only one that was delightfully warm, so we could enjoy it at any time of the day. Inside, you’ll find everything you need to cook your own meals, and outside there are several terraces where you can eat while enjoying the views. There’s also a small shop just a 2-minute walk away with all essentials for a pleasant stay. For hikers, this place is absolutely ideal. From the accommodation you can start beautiful trails, including the impressive Balcony Walk (W6) and the challenging Summit Trail (W8). We totally recommend this accommodation. A perfect combination of nature, comfort and relaxation – we would return in a heartbeat!

Be aware there aren’t many options for dining out within the entire Jebel Shams area, but Amran will happily assisted us with some options.

Located in perfect place , good for families, very quiet at night so perfect for relaxation.

It is a new house, nicely built in a great location. There is even a playground inside for kids. I am giving it 5 stars out of five. We missed only one thing: a kitchen table with chairs. It would fit into the kitchen room which is spacious.

Ecellent accomodation. Clean, tidy and worth the price

One of the bathrooms was not functioning properly, with noticeable water leaks. Additionally, the kitchen’s water heater was not working. But we enjoyed our stay overall excellent place.

We arrived in the evening when it was already dark outside but Omran really did his best by contacting us on Whatsapp and helping us find the house. Very nice stay close to the mountains, so it's perfect for those who want to be close to the hiking spots. Its a big house so we didn't realize this when we were booking but its also perfect to book with friends or with family. Overall great stay and I recommend!
