I like the view from the property. Checking in and cheking out was easy.
We booked this property drawn in by the "Hobbit House" concept, but the experience didn't really live up to the theme — aside from the round main entrance, nothing else about the interior or exterior reflected the Hobbit House aesthetic we were expecting. It felt more like a case of marketing around a popular theme (LOTR fans will understand the appeal) than an actual thoughtfully designed stay. Maintenance was a bigger concern. The floors were noticeably dusty and dirty, which is somewhat understandable given the mud-and-stone construction, but the washroom doors didn't function properly, and the toilet flush was leaking throughout our stay. The main entrance door also wasn't working, so we were redirected to use the back door for the entire duration — and since the main door stayed open at all times, there was no real security; we even had stray dogs wander in at one point. We had booked the entire house, but on arrival were only given access to a single room, with the rest of the property closed off — which wasn't what we'd paid for. Privacy was also limited, with a fair amount of noise carrying over from the neighboring hotels and homestays nearby. Overall, the concept is appealing on paper, but the execution — both in terms of upkeep and matching the advertised experience — needs real attention. Hopefully this feedback helps the owners improve things for future guests.
Breakfast very good

Amazing stay in Bir. The owner manages the property and is incredibly helpful! She connected us with a taxi company as well as recommended a paragliding company. We had a magical stay in the Hobbit house.
One of the best homestay setups I’ve stayed at since I started traveling in 2013. I’ve seen Bir Billing up close in 2017, 2019, and now again in 2026. While most of the area has become commercial over the years, this place remains slightly away from the hustle of Bir town’s main colony. You do need to climb a little to reach the property, but there is a clear, well-developed road all the way up, so accessibility is not an issue. I drove my car directly to the Airbnb’s parking area, which says enough about how easy it is to reach. Breakfast is included in the stay. Do not miss the cheese and mushroom omelette—easily one of the best omelettes I’ve had. About the property: I had zero idea about LOTR, but later learned that the entire theme is based on Lord of the Rings. The place is cozy, with three rooms, a common area with a fireplace, and a kitchen. It has a wide garden and completely unobstructed views. There is ample sunlight during the day, and nights get properly cold. On a clear night, you can see the stars. What stood out was the attention to detail throughout the stay—small plants in the washrooms and near the windows, well-thought-out lighting that is neither dull nor harsh, decent-sized beds, and a warm, comfortable house overall. The fireplace was a genuine pleasure. Unlike many other places, there were no extra charges for using it. The host was kind enough to let us enjoy it freely and even brought small wood blocks to help start the fire easily. The kitchen is very well set up and has almost everything you need. Just bring your groceries and cook. We prepared our own dinner without any issues. About the host: Geeta is very sweet, respects your privacy, is a delight to talk to, and is clearly living her dream. My best wishes to Geeta. Kudos for the work you’ve done at The Hobbit. Bonus: One of the very few stays where they provided heating pads on the mattress.
amazing
the GREEN door :-) hahaha, and ofcourse the way the whole villa has been built/conceptualized...be it the fireplace or the way daylight keeps the whole house lit!
No arrangements for power outage!
The property is absolutely beautiful, very warm and cozy. Great for group of friends. Lots os places to sir inside and outside The host is really warm and helpful. The caretaker at the place is also very sweet and helpful. She told us some cafes to visit. Helped with some groceries. The breakfast was absolutely delicious. Specially paranthas and mushroom omelette. Would definitely recommend this place to everyone
Dreamy. Perfect. Homely. Our stay at the Hobbit House was for a week and since the first look it was love. Everything from the decor, the host, the room, the cosy fireplace was perfect and very nicely done. Geeta, the host, leaves no stone unturned to make you feel at home and the breakfast yummm. Such warmth and hospitality, did feel like leaving. Definitely recommended.
Geeta the host is just awesome and the property is a dream place ❤️
Nothing, its just perfect
Honestly, thank you so much for being such a wonderful and accommodating host! Loved the stay and would definitely visit again for sure
Concept of Hobbit House is great Idea. Ambiance is really appealing specially for kids.
Property is not spacious enough for family. Rooms should have been little bigger with arrangements of additional bed (Or even Bunk beds etc ) for Kids to really enjoy concept of Hobbit House. There is Shortage of Dining space. We tried breakfast in to open space, but same was not comfortable due to high intensity of sun.
The property was stunning, clearly built with great attention to detail. Geeta, the host, was exceptional. We arrived after sunset, and she was there to greet us at the property. She allowed us to choose our preferred room and gave us a fantastic tour, sharing the story behind the design of each room. She also provided helpful information, including contact details for nearby delivery services, paragliding partners, and even a link to the mattress used in the property. We spent the evening by the indoor fireplace, enjoying drinks and watching *LOTR*. The breakfast the next morning was delicious, and we had the perfect view of the sunrise.
The only downside was that we arrived after sunset, so we couldn't spend as much time at the property. However, there's nothing negative about the property itself—it's truly wonderful.
Staying at Geeta’s Hobbit House was an unforgettable experience! As a Tolkien fan, I was amazed by the authenticity of the design and the level of detail. Every corner of the space felt like stepping into Middle-earth, making it a dream destination for fans and adventurers alike. The quality of the stay was top-notch—cozy, comfortable, and meticulously maintained. It’s clear that great care has been taken to ensure every guest feels at home while enjoying a unique atmosphere. This property truly meets international standards and offers a rare combination of charm and functionality. I would wholeheartedly recommend the Hobbit House to travelers looking for something special. I can’t wait to return, hopefully with my own “fellowship” of friends, to share this incredible experience again!
It was perfect, down to the last detail.
Geeta has a dedicated chef available to prepare breakfast who is very sweet. The cooking was also brilliant. We were 4 of us and ordered completely different things and the chef lady (Sara didi) was more than happy to prepare everything with a big smile on her face. Will certainly return.
The only thing to improve is to prepare guests for the approach to the house. Cars CAN come easily but the roads are narrow and windy (not the hosts fault), but worth including in the description.
Everything was nice, owner is very hospitable, warmly welcoming, supportive, venue is clean and very nice. Rating of 10 is well deserved
We had a Very comfortable and peaceful stay ,had a wonderful experience, our host Geeta maam was very helpful she sent us the different sightseeing places , organised a campfire for us and also helped us with our paragliding experience also. Breakfast by our cook was amazing. Everyone must come here to have a once in a lifetime experience.
Everything was perfect.
It is a well located, beautiful property with a nice courtyard. The house is constructed tastefully in an eco-friendly manner. The kitchen facility is good and smart. The cook, Saroo prepared delicious breakfast. We enjoyed sitting in the courtyard in the mornings and evenings, since it provides sufficient privacy with good views of the surroundings. We were able to sight quite a few birds during daytime and also see a few fireflies at night. The host, Geetha gave us good tips for the activities to be done in and around Bir. She is corteous, well informed and has her own views about responsible tourism.
Approach road to the property is a little narrow. It would have been better if at least small wardrobes with hangers are provided in the rooms.
We felt like home during our stay. Amazing host, mindblowing facilities and worth every penny.
The Hobbit House is the best!!!!!!! It turned prettier than what I expected. Property is perfectly located. The owner runs the place very efficiently and is very helpful. It's the best place to just cozy up and relax. They have an excellent cook who can make you breakfast in the morning. You can walk to the main market and see pragliders gliding around. Do not think twice before booking. Just go for it!!!
The property is at a beautiful location. Shubham is an excellent co host and was available for every query. Breakfast was lovely.
Pest control is required.
The stay is just beautiful. Everything is so tastefully made. Our stay here was more than comfortable. The beds had heaters as well. The kitchen is accessible in case you want to cook. The help makes the best mushroom cheese omelette. The best I've had till date
It's a lil pricey
Great property… I wouldn’t want to share it with others though. It’s a small space. I’d recommend private groups only. Also the owners seem remarkably disorganized. I had to speak to them more than 5 times during the stay for things that should be easily managed. How to get in, breakfast, payment…. Everything was an issue. If it was properly managed it would be the best place in Bir.
The management
We loved the artistic and unique concept of the place. It was easily accessible. The views especially in the evening and early morning was just very beautiful and surreal. Our cats Leo and Lexi really enjoyed along with us. We did a good number of photo sessions inside and outside since everything looked so well put together. Geeta is an amazing host. We really enjoyed interacting with her. Not to forget, Saru who made us some lovely breakfast and hot cups of really good tea :)
The place was exceptionally well maintained and beautiful. The staff there was indeed friendly and thanks to shubham for showing us around and helping us with the exploration. Geeta was an amazing host. Would want to visit the place again.
The place is absolutely stunning! Wether you are a Lord of the Rings fan or not, this is the perfect place to stay for a relaxing vacation in Bir. The rooms are super cozy and clean and the amount of effort put into the hobbit design is amazing. Staff is very kind and helpful, breakfast is delicious. Zero complaints.
Nothing
Coziest stay! The host and caretaker both were really nice and helpful.
The Host Geeta was very warm and welcoming. She along with Sharu made sure we were well looked after. They arranged a special bonfire outside on just one request. Excellent home cooked food. Must try the pancakes for breakfast. Geeta has made a beautiful property. A place I would recommend to everyone visiting Bir !
The aesthetics of the house is amazing, Geeta had hosted us very well and also the detailing of Lord of the Rings is simply stunning
