This property is perfectly located for access to the Pinellas trail and all the Dunedin breweries. We were just staying overnight so we could visit the breweries and just walk everywhere. Parking was ample. We stayed in one of the rooms not the cottages.. The shared. Lounge was very nicely done.

The bed was pretty bad. Mattress felt lumpy , crackly and uneven so we the occupants rolled to the center of the bed making for cramped quarters. For one night it was okay , but it seriously needs to be replaced.

The staff i encountered was great.

The beds and pillows were so uncomfortable, I checked out a day early.

Our room and grounds were very clean.

The ad described a 1 bedroom apartment. This unit is not an apartment, nor is it a 1 bedroom. It is merely a hotel room. The described sitting area is a very small table with two chairs. The living room depicted in the add is in another building and is a common area shared by all of the units. So, if it is in use, you are out of luck for a sitting area. I wish this was better clarified in the advertising and that the picture on the ad had depicted the actual room we stayed in. If so, I would have chosen other accommodations. We needed a true bedroom and the ability to close the bedroom door, and we needed a sitting area for visitors during our stay. It was awkward.

The small full sized bed was the worst and was very old and very uncomfortable. The shower barely got warm to use. The toilet paper holder was broken and hanging.

There were not enough pool towels out for all those staying which was likely due to the holiday weekend. Upon arrival our AC was not working. We did email and were told to reset the unit. When we came back from dinner and fireworks, the unit was working. We don't know if the owners fixed the problem or it just started working again.

Having the living room area to spend with friends but having your own private bedroom and bathroom. It was quiet. It was close to the quaint Dunedin shopping/restaurant area.

The cottages are so cute and secluded, pool area was clean and this area was very quite. I would recommend Sunny Sude Cottages to anyone coming to this area, and we will stay again if in the area.

Very clean and easy set up.

One of the girls that stayed got locked out of her room. We looked for a phone number to call to have someone come and let her in.. the number listed did not work. No way to get ahold of anyone. There was only one trash can and the bathroom sink was clogged.

The accommodations were nice, clean and comfortable.

This was my second stay and both times the hot tub was not working properly.

It was difficult to figure out that we needed an email to get the key code. Another guest was really helpful and with him we were able to figure out how to get the code to our dooe.

The property is really cute. The concept is very well done. I’ve stayed here several times in different rooms. They have all been spacious and had everything I needed. I also need to call out the property manager, Millie, who is amazing! I stay here several times a year when I come to visit my mother, this trip was a difficult one, and Millie made everything so much smoother. Her care, follow-through, and personality are such an asset to this property! Thank you Millie!

The WiFi is very spotty; even in the wee hours of the morning when in theory no one else would be on it.

The vibe, the location, the communication with the owner was excellent.

That there wasn't a live person to ask questions.

The cottage was perfect! Very clean and very comfortable! I appreciated the makeup removal towel in the bathroom. It was definitely a nice touch.

It would have been nice to do a night swim with the nice lights over the pool. 🙂 Maybe allowing the pool to remain open until quiet time begins.

I was supposed to have a cottage for 4 adults and ended up with a bedroom smaller than any hotel! Also they said Queen beds and they were only doubles, no kitchenette! They told me we had a regular size refrigerator and it was a very small college size! Our outside door wouldn’t lock from the outside and the inside door took you into the lounge area! The back deck had no furniture and nor did the outside of our room! I sent a complaint Sunday morning ( we got there Saturday 5pm). Never heard anything back! Also the hot tub was warm, but the jets didn’t work

The property is small and easy to find your way around. There is a comfortable sitting area outside the rooms with coffee, water, soda, and hot chocolate available. It is in a residential area. The bathroom is large and clean. The rooms can be accessed from the outside or from the interior of the building using a key pad code.

One of the beds in the Mardi Gras room was uncomfortable. There were 2 dining table chairs in the room which made it feel slightly cramped. The television was difficult to navigate.

There was no one to contact with any issues. Our A/C was running way too cold so we had to completely turn it off. Also, no coffee cups were in the lobby area on the first morning.

Loved your place.,, however please replace the mattress in festival room. The matrix squeaks at a remove you make in the bed, not the most comfortable or quiet. Other than that, the place was great, but having such a beautiful place replace the mattress.

It was not only darling but very close to everything in Downtown Dunedin!

Was within walking distance to downtown. Very clean and updated with a comfortable bed. The common area was very nice, with complimentary coffee, tea, sodas, and some snacks were available. The pool was on the smaller side, but the cabanas made it a comfortable and relaxing area to spend time. The small table and chairs outside each room on the porch were also a nice touch for sitting and having morning coffee. The rooms in the main building are located right next to the common area, which could actually work well for groups or several couples traveling together since you have a convenient gathering space just outside the rooms before quiet hours begin.

One thing to note is that if you want one of the cottages, you need to choose a room option that specifically mentions having a sitting area. I booked what was described as a one-bedroom apartment, but it was really just a room, so I don’t feel the listing was accurately described. Soundproofing was an issue for me — I could hear other guests talking in their rooms and coughing, with noise continuing until around 1 a.m. and starting again early in the morning around 7 a.m.

Cute Cottages! Clean and well kept. Check in and out on phone, no staff needed. Safe area near downtown. Pool area very cute and comfy. Common area was spotless and inviting!

We were not supposed to touch the thermostat. The room got down to 57 degrees. Tried to turn it off, but no luck. Messaged owner. She told me to open a door or use the extra blanket and space heater in the closet. That worked. The pool and spa water turned green after it rained. Normal occurance, but it was not remedied immediately. Still green 2 days later when I checked out.

Location was great. Everything was walkable. Accomodations were clean, plenty of parking, easy check in, great communication. No complaints. Loved the access to free water and drinks. Pricing was very reasonable.

Not much that can be done about it but you can hear a lot of noise from common area of main building when in use. Conversations can be heard in your room. Also wish they had an ice machine.

Room was very cold. Thermostat is preset to 68* which was a bit chilly for these Floridians, just down to visit some friends.

It’s so quiet and beautiful - but a very quick walk to downtown. It was cozy, very clean, and such a lovely space!

Vibe was chill and quiet, was able to really relax. Loved the poolside cabanas. Good location, walking distance to main downtown area. Easy check-in, free parking, shared lounge area with free coffee and pop. Each room had there own little outdoor table and chairs on the deck and the hosts left a binder of recommendations for local spots to hit.

Wish the hot tub jets were a little more powerful but was still enjoyable as is (obviously not a deal breaker at all).

(Breakfast not included.) Location was great for us to spend time with friends in the area. Location was the main positive aspect of this venue. We also liked having a duplex "cottage" with street entry vs being in a hotel.

More electric outlets were needed, especially on the other side of the bed. The one on the left side of the bed was difficult to get to. You had to pay for everything to get any programs on the TV. It seemed impossible to reach the owner directly to try and extend our stay. The toilet seat was the type without a lid, creating a risk of dropping items in it. A seat without a lid is an especially bad idea in such a small bathroom. The porch chairs looked cute, but were extremely uncomfortable to sit in. I'd recommend the owners try sitting in a chair before buying it for their property.

I loved the common area. It had lots of options for comfy seating and relaxation. The Keurig and included pods and mix-ins were nice, and I appreciated the mini-fridge and free canned soft drinks. The hot tub was excellent, nice and hot and the jets had real pressure. There is an extra bathroom in the common area as well and that is nice, too. The room itself was spacious and the bathroom was huge.

The bed was rough. It had seen a lot of use so it sank heavily in the center and did not have much resistance to our bodies. It creaked extraordinarily loudly, to the point I could hear my partner roll over in bed from out in the common area. It was not a particularly comfortable sleep and we both woke up sore. The air conditioning was a little weak in our room and the humidity crept in.

We've stayed at this location before when it was a bed and breakfast. It's always clean and the grounds are well kept.

The instructions were a bit confusing as they referenced sending a PIN number and we received three different pin numbers in three different emails. It took us quite a bit of time to filter through everything and figure out the door code. We were also told that the door on the inside would be left open and it was not. Also, when reaching out and leaving a message I never received response back from the owners of this location. Lastly, the towels that they used for the rooms were extremely thin and small and cheaply made. That is the main issue I had within the room.

Room was comfortable and clean

No ice machine or freezer space to keep ice purchased from store. Pool was never cleaned. No note about space heater in case room got too cold which it did. Never any staff on duty. The walkway to the Marti Gras room was hampered by shrubbery and not good for rolling a suitcase.

We liked it was clean a good location and updated.

There wasn't anything we were unhappy with. We would like to book again next year.

False advertising. Photo ad shows cottages, I was given a room in a house. The room had a military motif which I found offensive. After complaining I was given a room in one of the cottages. All communication was via email, the owner did not return my phone calls.

The location was great for easy access to the centre.

The room was plain and unwelcoming. We never saw a member of staff during our stay except for a cleaner who appeared on our departure. We could have used the pool whilst our room was being prepared but it was dirty and looked a little sad. The whole property could have done with some updating.

Rug was nasty, no one asked if we needed more towels, cleaning folks made a lot of noise.

Nothing. There was NO breakfast. Even the Keurig in the lobby (which was right outside the room ) was broken.

The advertisement on Booking.com was for an APARTMENT. The photos all showed cottages but this turned out to be a single room off of the main lobby (I'm guessing the property manager's room) and not an apartment at all. The bed was like something found discarded on a street. It was totally unacceptable for any kind of lengthy stay. And the property owners were not present and not amenable to discussion. We had to cancel because it was uninhabitable. and we had to file a dispute. Very very disappointing.

The Fireside room was clean & the bed was comfortable. Parking was good.

The outside door deadbolt lock was broken so anyone could enter the room if I was not in the room.The deadbolt lock only worked if I was inside the room. Big security issue sincexI was by myself. The hinge on the right door which enclosed thr microwave was broken so it hung hanging on. The TV streaming service kept going on & off. The weather was not the issue.

Great location and I love the tiny cottages. We were able to meet our neighbors and we even had a front porch show.

The pool was full of leaves and the hot tub was only warm water. Maybe cover them when not in use to avoid so many leaves from the trees.

They really need to update the entry information, it was really confusing to get Wifi pass which changed and also for finding the entrance to my room. Additionally, the floor was a bit sticky, would have been good if they had slippers.

I have traveled all over the world and this place is the worst run property I have ever stayed at. No toilet paper on the holder. The shower doesn't drain. The bed is so uncomfortable neither my wife or i could sleep. Wifi doesn't work. There's no heat in the room. And worst of all, they don't answer messages or phone calls. And no call backs when pleaded with. Worse than the cheapest motel 6 at 3 times the price.

The room I stayed in, Patriot, seemed a bit random for the overall setting. The decor was odd and felt out of place based on the names of the other rooms (mostly beach themed). The hot tub wasn’t very warm. Wasn’t entirely sure how I was supposed to make coffee in the Keurig with no access to water in the main room? Walls were a bit thin in the main cabin.

We loved the location. It was in walking distance to town. It was quiet, clean and comfortable.

Super cute I loved all the different themes for each room. We stayed in the Mardi Gras room. I loved how it was so clean but did not have any abrasive odors, like fragrances and bleach or vinegar or ammonia super clean no bugs no nothing. Every area was decorated so cute and the pool and hot tub area were great. Definitely a place. I’m coming back too.

There wasn’t anything I didn’t like about the property, if I had any suggestions that were significant, I would maybe suggest a stronger Internet connection maybe higher speed? Other than that, it was amazing.

Shower water pressure was low. Actually ran out of hot water during a short shower.

No one around to meet and welcome me. Didn't know my room code - had to call someone somewhere.
