The hotel is really nice. The staff is super nice and friendly The rooms was super clean and very practical. The pool was very nice and quiet.

部屋には散るなり下水か生ゴミのような強烈な匂いがした。洗面台、トイレ、シャワーの部屋にはいると吐き気を催すレベル。排水溝を水を入れたビニールでふさぐ、あふれ防止の穴をテープでふさぐなどの対策をしてもなお、翌日も同じ悪臭が立ちこめた。人生で一番臭い宿だった。

Sehr schöne Unterkunft mit einem super freundlichen Perosnal!

Das Hotelpersonal ist sehr liebenswert. Gleich daneben befindet sich ein Café mit gutem Frühstücksangebot. Die Fahrräder sehen gepflegt aus, wir haben diese jedoch nicht ausgeliehen. Das Zimmer war sehr sauber und man fühlt sich wohl.

Die Dachterrasse ist schön zum entspannen, leider war die Bar nicht in Betrieb. Man darf aber selber was mitnehmen und am Mittag kann man auch gut etwas vom Café raufbringen.

The location was perfect just a couple of minutes from the main downtown resturants, main attractions. I think this is one of the best hotels for this price range.

Tolle zentrale Lage (an der Straßenseite vielleicht etwas lauter), viele Läden und Lokale sind fußläufig erreichbar, Fahrräder stehen direkt an der Unterkunft für 10euro/tag zur Verfügung, das Hotel war sehr sauber und hat schöne große Zimmer und einen gepflegten Pool. Das Personal war überaus freundlich und hilfsbereit! Vielen Dank!

Es gab ein kleines Fitness Studio und der Pool-Bereich war schön gemacht. Außerdem gibt es eine Dachterrasse und die Mitarbeiter waren sehr freundlich.

Unser Zimmer war zu einer lauten Straße gerichtet, für eine Nacht war das ok.

Apartamento súper espacioso. En nuestro caso, era un apartamento con 2 habitaciones, cocina completa, baño completo, salón amplio y una pequeña terraza. Las zonas comunes bonitas también.

Personal muy agradable y hotel muy limpio. Dispone de una sala con gimnasio, mesa de billar, así como una piscina exterior muy bien cuidada. La habitación era muy espaciosa y cómoda, y a escasos minutos andando de la calle principal de Tulum.

Sehr, sehr laut. Trotz geschlossener Fenster konnte man meinen, man wäre direkt in der Bär nebenan. Keinerlei Dämmung. Ich konnte jedes Wort der Lieder klar und deutlich verstehen. No go! Auch der Lärm der anliegenden Straße kam ungefiltert durch.

My family enjoyed our stay at Biwa. The hotel is located near the main Downtown area, so we were able to walk there with our children to explore the downtown area. Many restaurants, convenience stores (OXXO and 7-Eleven), and stores are nearby, so you could easily walk there as well. The room was very spacious with a high ceiling and clean, the pool was nice and clean, and the A/C was working great to keep us nice and cool when we were in the room. We had a Junior Suite and a standard room. I loved both rooms. The Junior Suite features a larger refrigerator, a kitchen, and a spacious living area. The standard room has a sink in the kitchen, which was also super helpful.

The only reason we rated it 8 out of 10 was due to the noise from the neighborhood, which is beyond the hotel's control, and I don't blame anyone at the hotel. There are so many dogs in the area, and they were barking in the evening, which kept us up. The noises from people driving or biking woke us up early in the morning as well. Besides this noise issue, everything was perfect, including the quality of the hotel/rooms and the staff members.

It was fairly quiet. We loved the pool!! And the easy downtown access. Close to bus routes, eating and grocery.

The air conditioning took a little fiddling with to cool properly.

Great hotel. We've stayed a few times and Stephanie at the desk knows us now and is a friendly face after a long drive. The water pressure and temperature of the shower is amazing and the pool is great

We stayed in room 201 for 5 nights, March 2025, couple in our 30s. We were told this was an upgrade to a room with a balcony even though we’d booked a room with a balcony. Location is good. Surrounded by restaurants and cafes, convenience store basically next door, the Main Street of Tulum is a block or two away so it walk distance to everything in town but not in the noisy area. The room was spacious with a comfortable huge bed. A very big bathroom with his and hers sinks, basically a walk in wardrobe in the bathroom and big shower. Lots of space for every thing you have. Staff are extremely friendly, from reception staff to cleaners to maintenance workers. Everyone is friendly, smiley and helpful. Each day the room was meticulously cleaned to a high standard. Very good service throughout our stay. There is a restaurant and drink shop on ground floor of the hotel. Everything you need is available nearby. The pool is slightly small yet during our time not many people used it so it didn’t need to be a huge pool area. We used the pool most afternoons for 5 days and we had the pool to ourselves 90% of the time. Midday check out is very generous. Most places are usually 10am/11am but was nice not to have to rush on our check out day. Check in and check out was very nice and felt well treated as guests at this hotel. Hotel WiFi was good and strong all around the premises of the hotel as well as our SIM connection.

Not many negatives here throughout our stay. The AC in the room was very loud and above the bed. It got very hot in the room if we turned the AC off and it was hard to sleep with it on due to the noise. So it was either we couldn’t sleep in quiet and hot and we couldn’t sleep in noisy and cool. Maintenance needs to be done on the AC machine. The pool could have been cleaner. Just needs someone to go round with a net to fish out leaves and bugs. 10 minute job. We ended up doing it ourselves before getting into the pool each day. It seemed like the pool was cleaned once during our 6 day stay. No more negatives and the negatives can be easily improved. Pretty much a perfect stay for us. Would highly recommend.

Don Tomás is the best place to have breakfast early in Tulum

I would remove the nespresso machines, they pollute and that is a bad quality coffee with chemicals, specially since they have a great fresh coffee downstairs with Don Tomas

BIWA Tulum is a great little hotel that provides excellent value. It is new, modern, super clean, and very professional for a small hotel. The developer has thought of everything to satisfy your needs. The room is very large and includes a sink, dishes, and microwave as well as the coffee/tea. It’s only a few blocks to the main highway where you can find everything. Best of all are Lupita and Clara at the front desk. They are ver pleasant, full of personality and anxious to help you. They are a treasure.

Of the three hotels I've stayed at in Tulum, this is the only one I would return to. The staff was super friendly and helpful. My room was really nice and thoroughly cleaned every time I left. It included a mini-fridge, a microwave, and even plates and silverware! I love that there is a breakfast place and a creperie right downstairs/in the building. I didn't get a chance to check out the pool, but it looked real nice and never too crowded.

My only complaint is the lack of sound insulation. My room faced a busy street, so I heard a lot of street noise during the night. I could also hear anyone in the hallway in the other side of my room.

Staff is very kind and responsive. This is a good location if you want to easily walk to Central Tulum but stay a few blocks from the noise and hustle and bustle there.

Very good location; close to shops and restaurants but not right on the tourist main drag. Very helpful staff. Comfortable room. Nice and modern design to hotel. One item not comfortable mentioned below. But otherwise, an excellent stay.

One odd exception about comfort: the chair for the desk was a wooden slatted type that was very uncomfortable after a few minutes. I had to bring a bed pillow to use the desk for any length of time.

Outdoor and traffic noise. Old, single pane glass slider with gaps where the doors meet. Hence, it was very noisy all night. We didn't sleep except on/off in maybe 1/2 hour increments. Just replacing the sliders, including sound proofing glass would easily make this a 5 star property, as well as an excellent value

Loved our stay at BIWA, the location was perfect and Stephanie and the other staff were very helpful.

The communication with the staff was excellent. I was in town to pick up family whose flights got screwed up due to a global computer problem. I had to stay an extra day and they were very accommodating. The internet was good and the bonus was a small kitchen in the room including a fridge to keep water and soda cold.

Very spacious suite with loads of natural light & spotlessly clean. Loved the location. Lovely pool & rooftop area. It is on a busy road so can be a bit noisy tho that would not stop us staying again. Renting bikes direct from the hotel was very convenient.

The hotel is in a great location and has a large room, a terrace on the roof, a gym and a pool. It is very close to walk to the Main Street in Tulum or for groceries. We enjoyed our stay.

The pool is not warm enough.

Clean, modern aesthetic and design of the property from inside out. The hotel is beautiful and our stay was amazing. Truly a wonderful place with even better staff that are accommodating at any need. N/A - Nothing to not like.

Our room was very nice, new, and clean. We had the two bedroom with the queen and two doubles. Staff is great too and very helpful. This is an excellent value for a hotel. They have a good diner next door for breakfast. Totally walkable to places Av Tulum. One thing to note though, there are only 4-6 total parking spots but it worked out for us because it was a slow weekday.

Great location, close to city centre. We got parking everyday at one of the four spots off the street. It would hard to get to the beach on a bike, but the hotel did have them for rent. There was a convenience store close by to buy water. There were always pool towels available and the staff was super friendly getting us an extra blanket since one in our party liked the room colder than the others. Rooftop bar was still not open, but we enjoyed the space and just brought our own cocktails up to watch the sunset or lay in the sun when the four pool lounges were full.

We ate at the restaurant only one time and the food was really good, but we waited about an hour for breakfast. Do not recommend if you have to be somewhere on a schedule, and the coffee was bad. Many other reviews talked about the noise from the street and it was pretty noisy at times. We brought earplugs, but didn't really need them. Car noise at night and a rooster in the morning woke us up, but we were able to go back to sleep.

We booked the suite (our room was 201) and it was a spacious, comfortable, and beautifully air-conditioned apartment that proved to be a refuge from the hot temperatures outside.

The hotel has a breakfast and lunch place - Don Tomás - that serves very good food and excellent coffee. The staff of Don Tomás is very accommodating and nice, we ate many breakfasts and lunches there.

Very good value with nice pool and a 3 minute walk to the main strip with loads of shops and restaurants. Rooms spacious and modern with little kitchenette which meant we could make breakfast before our very early pickup for a tour

I didn’t had the room I booked. I was supposed to stay in a twin Room (2 beds) but they gave us a double room (only one bed). Too noisy: impossible to sleep because of the neighbours and the road. The isolation is really bad.
