Poor WiFi. Dirty facilities. No ventilation in kitchen, not enough cookers. No campsite management, i.e. pick your own spot and mark it with a cone. BBQs did not work. Bathrooms weren't clean.

I enjoyed my visit to Franz Joseph top 10, I camped so unable to comment on the cabin. Everything was nicely spaced out, with nice communal spaces.

Friendly staff, good facilities and close to major attractions. The shared kitchen is spotless and well stocked.

Awesome Location even got a view of the Mountains this time!! LOL wonderful place to stay for a few nights. Walks / 5 min drive into town for great food. Wonderful location great friendly staff clean amenities well maintained Look forward to coming back again!!

Great campsite, with beautiful green grassy sites for tents. Warm amenities and good camp kitchen as it had some pots and implements. Very scenic views of snow topped mountains when the weather is clear. One of the best top 10 camps we’ve stayed at. 😀

Outstanding grounds/ gardens, hosts, cabins & facilities a COME BACK 10/10 Holiday Park. Highly recommend this Holiday Park, in a beautiful area of New Zealand.

Great location for all that Franz Josef and the areas has to offer. Pitches and facilities are good, but unfortunately owing to the high turnover in campers and late night usage meant the showers were dirty by the morning.

This was a vlean room The kitchen was well stocked and the refrigerator keep clean and tidy. I highly recommend this accomodation.

Fabulous site, located within walking distance to the village, superb views and excellent facilities - one of the best camps that we have visited in NZ for campervans - recommended

Check-in was an excellent experience — the staff were very friendly and efficient, providing us with all the information we needed without having to ask for anything. It made our arrival smooth and stress-free. The accommodation was basic but comfortable, very clean, and the shower was excellent. The location is fantastic, close to all amenities and the glacier, which was very convenient. The only drawback was that it was quite hot during our stay, and there was no fan or air conditioning; a fan would have been much appreciated. Overall, it was a pleasant stay with helpful staff and a great location.

We stayed on a very rainy day, this made in hard to keep the facilities as clean as you would like them to be

Totally disappointed and well below standard expected of a Top10 park. Worst of all places we’d stayed in New Zealand.

Needed a place to stay for a night and it got the job done. Good location and clean facilities. No muss no fuss.

A short distance from town, this place is no more and no less than an adequate caravan park. There’s nothing wrong with it.

We had booked a tent site at this campground but the weather turned decidedly nasty so we asked to upgrade to a cabin. The transition was smoothly done, accompanied by friendly chat. The room we were allocated was near all facilities, and was a cosy place in which to hunker down during the thunderstorm. Facilities were clean. Could get busy in the high season but when we visited there was no competition for stove or bench space.

Arrived after office had closed but had received an email advising where our key etc was. On entering the unit was really pleased that the heater had been turned on so the unit was lovely and warm. Would stay here again.

Shared Kitchen had an odour and there was unclean dishes

The location is unbeatable—just minutes from all the major attractions, which made exploring Franz Josef Glacier and the surrounding area super convenient. Very very clean. Easy after hours check in. Got chilly at night but extra space heaters provided. Fully stocked kitchen appliances. Convenient location to town and activities for Franz Josef and Fox Glacier area. We would definitely recommend these accommodations to anyone staying in the area

Site was well maintained easy drive to town. Staff very helpful and friendly. Property outdated for what you pay. Could do with good airing as strong smell of cooking spices musty on arrival.

We were greeted warmly and found the price for our motor home well. The facilities and grounds were very clean and tidy. Plenty of space in the shared kitchen and eating area. A great over night stay.

We stayed for two nights as a base to see some local tourist attractions. It was a good place to stay and we would stay again if we are back in the area.

Loved this site. So quiet and peaceful and with fantastic views all around, Everything was spotlessly clean and the staff were really friendly and helpful.

We stayed here as a stop over on our trip down the west coast. I was unwell and we knew a major storm was coming. So our usual camping arrangements were compromised.

This is a Classic Top 10 park which is clean and comfortable, but does need general upgrading. The location is l9vely and I very convenient to the town

I arrived without a booking and close to the time when reception closes but the two staff members were very pleasant and informative. I was travelling alone and wanted somewhere very quiet and they made sure I had such a spot for my tent. One of the staff members ensured that I was charged as a solo tenter rather then double. I appreciated that very much. The camp has all the facilities I needed and was very clean and the guests were all very quiet and considerate of each other. The views are fabulous. I loved the fact that there is a field at the back with very friendly cows including one named Sweet Pea.

The park is very nice, clean, tidy. Felt spacious, plenty of room. Facilities were very clean and well kept. Would recommend.

We (Family of 4) hired a motor home and drove from Lake Tekapo. This was a long 8hrs drive with stops. We arrived at the Top10 Franz Josef park and were greeted with a smiling face. The staff are extremely professional and very helpful. They provided us with all the information needed and let us in. We were amazed to see the hygiene levels of the communal kitchen and the toilets. So impressed at the Park and its facilities and the level of cleanliness it provides to make your stay comfortable.

the property was clean and warm, staff very helpfull, without a captive audience the property would have been retired many years ago. the price was based on the area's popularity not the condition of the hotel or facilities.

Spacious site with great amenities, close to the beach township and glacier. We found this a relaxing set up with loads of space for our caravan, Ute and awning (something we didn’t get at all our Top 10 stays). Children had a blast adventuring around the safe grounds. Bouncy pillar was a hit !

We had an incredible time at Franz Josef. The location was absolutely perfect surrounded by beautiful scenery. The staff were friendly and helpful. The facilities were spotless and well maintained. The bathrooms and showers were clean. We loved the family friendly atmosphere specially the playground. Overall, exceeded our expectations and highly recommend it to anyone.

Lockwood House is a beautifully equipped 3 bedroom house within the park which was perfect for our family of 5 adults. Plenty of space. Clean, staff super helpful. Highly recommend

Friendly greeting on arrival, clear directions given and our ensuite room was very clean and comfortable. Shared kitchen was also clean allowing a home cooked meal while on the road...fantastic! Enjoyed our stay and will stay at Top 10 again.

Would recommend this location as it’s easy to access and close to the main part of town. The Glacier walk is nearby.

Stayed here for two nights in the 1-bedroom motel - there were two rooms, with one bed in the kitchen/living room area, which was nice. Everything was clean, and the kitchen had the basics needed. We didn't use any of the property amenities, but they had bikes and a spa for rental.

Beautiful place, staff very friendly accommodating for a family of 11,cottage very clean and comfortable, made our one night stay relaxing. Complex very close to shops . Highly recommend

We had a large space for our one night stay. Shared kitchen near our room with a large area to sit and enjoy our refreshments. Front desk person was really helpful and made restaurant recommendations.

It’s a little bit out of Franz Josef but there is a footpath if you want to walk into town. Good amount of space in the chalet

We loved the property, it had amazing views of the glaciers and was very clean. Only downside was we were a group of three tall people and the bunk beds were a bit on the small side, not meant for tall adults. Otherwise fantastic stay.

I chose this place initially for the price. Franz Josef is very expensive and this place is at the cheaper end, though still not cheap compared to other locations. I was a little apprehensive. I’d stayed in holiday parks before, but this place was much more homely. I chose a room with an en suite, happy to pay more not to have to share. In the end everything was fine. Yes, the rooms are small, but for one person for one night, it was fine. I don’t think people come to Franz Josef to sit around their rooms all day. I’d certainly stay there again if I were in the vicinity and can recommend it as an economical option.

The room was clean and the bed was comfortable. Shower area and kitchen was near by.

The heater didnt seem to be working properly so the man came over quite quickly and it went well after that. We didnt have milk in the fridge like we were told and once again the man bought us some. After that we discovered the light in the kitchen wasnt working couldnt ask him to come back again

Our room was spacious, very clean and everything we needed to have a comfortable stay. Highly recommend.

The view of the glaciers was great.

A lovely couple of nights at Franz Joseph Top 10. We had a family cabin for 3 of us that was very spacious, had lots of light and was very clean. Communal kitchens and bathrooms were also in excellent condition.

Clean, tidy, comfortable beds. Nice kitchen and lounge about 20 steps from bedroom. Bedroom had shower and toilet.

Great friendly staff. Nice place, what you expect. However our sheets where quite stained, this is a let down for me.

No fridge or coffee/tea making facilities, one of the doors could not be opened from the outside, only has a communal kitchen to use but no covered walkway when raining and it was not clean.

I think this business is still struggling with post covid staff shortages. Not their fault. Staff are friendly and competent. This place is old and tired though, and just can't compete with Airbnb for quality and price. Backpackers and caravanners would be well catered for, however.

Excellent well run campsite.

As soon as we arrived the staff were extremely friendly and helpful. They took the time to tell us about local attractions and good places to eat out. The facilities were very clean and well maintained, and the rooms were very comfortable!! The location was also incredible with a great view of the mountain and Franz Joseph glacier. Even extended our stay because we enjoyed it so much! Will definitely be returning in the future and recommend it to anyone travelling through!

Very average. Facilities were basic and the room had a lingering odor. The reception was very rarely open. We were also disappointed that all entertainment in the games room came at a cost even though the pool table was not well maintained.

It was nice & quiet being out of town, but others in the park were noisy & spoiled it, our tip is, book a room that is not connected..

Friendly

Stayed 2 nights. Didn’t like wooden floors as we had neighbours with children. Both the mother and children klomped around and family woke us about 5 am each morning with banging of furniture, feet and voices. Our cabin could do with some clothes hooks to hang towels etc on. It had nothing. Apart from that it was a normal tidy camping ground.

I think that the motel unit felt and smelt slightly damp.
