The website is severely misleading. How this place is 4.3 out of 5 is impossible. The staff is mostly OK but tends to act like they don't understand you if you bring up an issue.

All of it is bad. Bed not comfortable, dirty. Bugs a constant problem. Walls are too thin. No hot water. I get it that it is a 3 star..... but that was unacceptable

Difficult to tell from the description given, but this is actually a perfectly normal custom-built hotel with a permanent reception and ordinary rooms (not 'apartments' ). The main parking area is the area of rough ground opposite, so definitely easier to pull in there and walk over than drive up the ramp only to find no space in the small covered parking area and have to reverse out of it and back down the ramp into the quite busy road! So it's a functional budget hotel offering good value for money. Things that were good for the price paid included the tea/coffee-making facilities and crackers (!) and a working TV with many international cable channels - and even a proper list of channel numbers. (I don't usually switch the TV on in hotels, but enjoyed seeing the BBC News after such a long gap!) I think everything in the bathroom worked well too. The girls on reception stick in my mind as they were notably friendly and nice.

No mosquito netting on windows so couldn't open them to let any fresh air in, though room still fusty from previous guest. This was my main problem, tbh. Also, however, though everything looked very clean (proper, white bed linen) when i got into bed there were grains of sand down it, which was a little odd and made me a little uncomfortable (though i obviously just opened up the bed and brushed them away). It could have been an innocent mistake though, as my general impression was of a budget hotel genuinely aiming to deliver a good service... and for the most part succeeding.

Place is not clean enough. I saw comments here that it's clean for Thailand standards. Sorry, but it's not clean. There is no sound isolation, you can hear everything outside, especially in the morning when it's too loud. Not sure if that noise makes guests or people who works there. There is some weird type of window in toilet that is not possible to close so ants, mosquitoes and who knows what else comes inside. Girl who works at reception doesn't know English. I asked for extra soap and she gave me shower gel and shampoo. I booked two nights here and first morning I got call in the room saying that I need to check out and trying to convince me that I booked only one night. Then I said that I'll come to reception to show my booking and like 30s later she called again saying sorry it's mistake.

Great location, the room was very comfortable. Wi-fi worked in the room at all times, which was great. The building has elevator, also a positive point. Room service everyday.

Very hard beds, Fridge wasn’t working, a little dirty but nothing crazy, a loud working area.

The room and the bathroom, bed sheets and towels were clean. The bed was comfortable. There was a fridge and coffee making facilities in the room. In addition, the hotel also has a coffee machine and breakfast stuff, free of charge in the lobby.. it also has a lift. The reception is manned also at night and the security is good. The staff too are friendly and polite. The hotel is good for a short stay of a night or two.

The room and the bathroom needed a lick of paint as they looked tired. Although the room had a window leading to a small balcony, no sunlight reached the room and the balcony. Electric lights had to be switched on also during the day. The air-conditioning and the hot water did not work properly. The balcony was unusable. The room itself felt like a box. Everything was functional but soul-less.

The room was ok. For this price, I expected more and so I'm disappointed with the cleanliness. The only good thing was the location.

The bathroom was not at all good. It was not as neat as shown in the pictures. The towels were torn. There was dust everywhere. Overall not a good experience. Wouldn't recommend it.

I stayed here the previous night and so i decided to stay another night, the location is a 10 minute walk to the old town, its nice and quiet except for next doors rooster going mental at 5 am, haveing said that, I just turned on the AC to drown him out and fell back to sleep. It is cheap, the staff are friendly, you get free toast and coffee even though breakfast isnt advertised, and there is a little tray of local sweets and goodies to try.

I hate Roosters... :-) otherwise no complaints about the hotel itself

i stayed here 2 seperate times prior and decided to extend one final time as it just worked. staff, location, quiet, price, free coffee and snacks and breakfast. Will use again when i visit phuket

The location was good, a 10 minute walk into the old town centre. it is a nice peaceful neighbourhood, albeit with chickens outside at 5am from next door, wifi was super fast, the other guests seemed considerate and quiet, the staff were nice and friendly, there was free toast and coffee even though breakfast isn't technically offered which was a nice treat. There is ample off street parking for both cars and scooters. I have extended my stay here now twice because it simply does everything I need.

Darker curtains and better window soundproofing, although to be fair I am a light sleeper so most people will not notice, so my feedback is of course subjective. HOWEVER it has not stopped me from re-booking so its only a minor preference. the hotel is overall very good for the price point, thank you

Location was not very good, since there was no sidewalk to get out of the hotel. I took it because of the balcony but there was bars front of the door/window so I could not access it.

The view from the room was amazing. The staffs were great.

The only thing I didn't like was their lobby. It was extremely narrow. Hardly 2 people can cross at a time. Hotel lobbies stand as a powerful note as a 1st impression. Moreover, they don't even have a standard reception desk either. Not the kind of standards you'd expect as a 1st impression in any highly rated hotel.

The hotel is 1-2 Km from bars and restaurants. A car or bike will make this more manageable. Although there was no breakfast provided, there was a coffee machine, toaster, bread and cakes available at reception. This was most welcome.

The place is complete value for money. Such a great hotel with all amenities and great staff

The only drawback is it's little far from the main city where there are all attraction I would advise travellers to rent a scotter to avoid the Hassel of transportation and then all set

20-25 min walk into the old town walking street. Clean and comfortable room that had maid service and fresh drinking water daily. Room was smaller than it looked in pictures, a hotel room - definitely not an apartment

Everything was excellent! Room was quiet big. Balcony was also okay and had great hill view. Bathroom was clean, nice and convenient. You can grab free bread, jelly, coffee, downstairs. Staffs were very friendly. Has the elevator and nice system of activation.

The host kate was a great help,she was a good representation of the owner and hotel,helped us alot with our things and gave us the best experience. A promotion suggested for her.

very good location…a short walk to all the street food eateries and close to the Khao Rang lookout. Friendly staff and excellent service (free coffee and Thai deserts) are the two bonus

Comparing with price on my opinion it is the best 👌 I really wanna go again this place . The staffs were very friendly especially one man in reception I forgot his name . He did his best to help me and give the information about phuket... Wish to come gain 💙

Hmmm no thing maybe the toilet doesn't have exhaust fan.. But it is ok I open the balcony glass and the wind 🤝

The shower swamped the bathroom so everthing was drenched ,including towels .Very messy system , with eratic heat and pressure , But not a problem if you are forewarned I guess !!!
