Breakfast was nice although, sure I had paid for this on booking, so cost me another £15 at reception !! Although, ended up with runs (cream in the scrambled eggs) ! After packing up my stuff, I needed the toilet desparately, only just caught the waitress locking up the only public toilet in the breakfast building, as they had taken my keys at this point (and far away). I was lucky & thankful she reopened the room. They need an outside loo for leaving customers!!
Where do I start; from a distance buildings look lovely. You get closer and windows need a good clean, a little shabby here & there. My room was not what was advertised, it was small and STANK of drains...after investigating found it was the shower room. The room was shabby, and full of cobwebs and spiders. The windows needed cleaning (all over) and generally needed dusting/a deep clean, rafters full of cobwebs. You had to stand up to dry your hair, to use the mirror. All thing was dated and shower had black mold/staining. Now for the mattresses, OMG. I did not sleep - it made noises when I moved and thin as ice in a puddle. We need to sleep when booking accomodation - please change the mattresses and have more regular deep cleans. Please. The reception is a dumping ground, looks unprofessional. He seemed a little out off when I asked about, already booking breakfast, still cost me another £15.
Steve was the most accommodating host. An absolute pleasure to meet and definitely a factor in our decision to visit again when we have more time to explore and use the facilities- sauna and hot tub especially. Dog friendly made it accessible for us and he loved exploring the grounds!
Room was amazing and the bathroom was perfect. The additional bonus of the bath within the main room was wonderful and had plenty of usage especially during the autumnal weather. Bed was very hard...HOWEVER, we contacted Steve and he was straight on the case to try and soften it up for my partner who is in her third trimester of pregnancy. We were advised the bed was new and were very happy with the quick response in dealing with our issue.
Food could've been of a higher standard, to compliment the cost more appropriately. Other than this our stay was tip top!
The room had everything in we needed. Also a big plus shower was great, lovely quiet location excellent and very friendly hosts. Will come back if we go there again.
everything was great
Stanze rustiche ed essenziali come ci aspettavamo. Struttura stanze e bagno ok. Posizione buona x visitare la costa giurassica
Good location and food
Emergency green light is bright and should be mended
Lovely setting. Clean and tidy.
Would have liked an area for the dog to go off the lead.
Loved the location and the view down into the valley was amazing.
The general condition of the outside spaces were a little old and tired. Being of mainly timber construction, I estimate probably 12-15 years old and in need of replacement or repair. We did visit during the end of the very long dry period so with everything looking very arid and brown perhaps it looked worse than usual.
Large ensuite room, very quiet location, we loved our walks around the farm with our two doodles the views from the farm are absolutely stunning. The staff are friendly and very helpful I'm gluten free and my husband has a mushroom allergy neither was a problem in their on-site restaurant. One of the best places we've stayed
Just a little thing but we could have done with a small table in the room for preparing picnics and sorting the dogs food
Lovely location, receptionist was welcoming, the bed was comfortable.
It lacked shampoo and conditioner for showers, some of the cups and cutlery wasn't the cleanest.
We stayed in the hayloft. Two bedrooms, both with en-suites. A kitchen and lounge area. The rooms were nicely decorated. The door hinges and locks all need oiling. It was very hot. We had two fans provided. Double bed was comfortable. The single metal bed frames were very creaky. The location is amazing. Fantastic views. Family run, lovely old farm buildings.
It was a little quiet in terms of guests, so not much in terms of atmosphere at the bar.
Courteous service
We felt like we were at home
The tap water was good.
There were no pics of the hayloft on booking.. it was in need of deep cleaning! Cobwebs not only on the ceiling, but also on the windows.. Carpets were run down and dirty, the windows haven't been cleaned in ages and at night the light from the motion triggered lamp across our bedroom window bathed our room into bright white light.. sorry, but this was not a great experience.. don't book the hayloft, the other rooms might be better.
Loved the location. Bed was comfortable although a bit creaky! Great restaurant and amazing breakfast. Nice room.
The weather was a little cold and rainy when we were there, the room was cold because the heating didn’t work in either the room or bathroom. They had placed a little fan heater in the room but this wasn’t really sufficient. We should have called in and spoke to the owner but we’re only there for 1 night and didn’t want to trouble him because it wasn’t a major issue.
Nice rural destination
The room had a noisy fridge Not keen on memory foam mattress Bright green light above the door
Someone met us at the property when we rang the number (the reception was closed). The property itself was very cosy, the rest of the family enjoyed the stay.
I messaged the property twice via the booking.com app to try and arrange a check in time but didn't get a response. I rang the evening before we left home and the reception was closed so couldn't arrange a check in time. We altered our arrangements to arrive later in the evening rather than waste time turning up and finding we couldn't get access to the property. I thought the property was expensive for what we got. There wasn't any shower gel in the bathroom and tea/coffee making facilities were poor. The tins looked like they hadn't been cleaned for a while. I think for the price we paid, there could have been a bit more attention to detail.
Easy to find. Clean, tidy and very friendly staff.
Nothing.
Yes very clean and good Setup
Could of done with a microwave Or Facility to heat food Or drinks up Also fridge was a noisy at might whilst trying to sleep
The room we chose was the only triple as this suited us 3 sisters. It probably wasn’t the best room on the site, the bathroom and kitchen areas could definitely be given a bit of an upgrade. Saying that, the manager Steven was very pleasant, helpful and made a lovely breakfast each morning for us, very hospitable.
It didn’t feel as clean or roomy as we hoped, there was no wardrobe, just a chest of drawers and hanging space.
We liked the staff and breakfast daily. Heidi and Steve were very helpful with local knowledge on where to visit. If there was an issue it was sorted immediately. We were very hot so they supplied an electric fan.
We had a few spiders in our room but that is the nature of a country house. once removed it was fine.
Amazing countryfile location. Close to the coast. Clean. Comfortable, Modern. The lap cat 😃
No shampoo or shower gel
Close to lyme Regis and quiet in the country side.
Bathroom very dated, no ammendities, beds ok. All feels a bit tired. Pictures of the rooms are much nicer than in reality
Big room, stunning location, comfy bed, huge bath
Potential to be amazing but it's a bit run down, old carpets, broken tiles, scuffed walls, a lot of dust and cobwebs.
Amazing location.
Nice breakfast and friendly staff. Cosy room with some facilities for making meals.Quiet and pretty location.
The bed was too firm.
Very accommodating team. The breakfast was great!
Nil
Location was perfect, lovely place.
Host were so welcoming and really went out of their way for us even though we were the only guests that evening. Great knowledge of local area and fab freshly cooked breakfast. Even made a small adjustment for our toddler.
Nothing
We had a lovely stay at Hill Farm. The place was very clean, comfortable, and welcoming. Everything was well looked after, making it easy to relax and enjoy our time there. The views were absolutely beautiful and added something really special to the experience. We would definitely recommend it and would love to return in the future.
De locatie was prachtig. Het personeel uitzonderlijk vriendelijk en behulpzaam. We komen zeker terug en bevelen dit aan iedereen aan!
Dat we maar 1 nachtje bleven.
Collection of keys went well and that was about it
The room was dingy furnished in old secondhand furniture. The kitchen was unusable and I would not have used any of their equipment. In fact we went back out and bought two cups so we didn't have to use their facilities. We took our own coffee maker. The furniture was so bad and there was no where to sit except on the bed. Because I tried not to touch anything and watched a bit of TV I have now ended up with a very bad back. It was a most horrible experience and I would think twice again before booking something similar to this. Thank goodness it was only for one night.
Excellent location and very clean and tidy property
Nothing
It was very beautiful, and Steve and the staff couldn't be more welcoming. The rooms were excellent and the views were exceptional. We were lucky to have fabulous weather, so after having an amazing treatment with Nina we were able to relax at the wedding pavilion and enjoy the views and sunshine.
Good location
No staff around on arrival. Had to walk around and find our name on a piece of paper stuck to door with key in it. This was not communicated to us. Dirty room. Dusty and full of cobwebs. Carpet filthy. Bathroom floor dirty. Tissue pushed in to what I assume are holes in the wall. No staff around to speak to. Reception closed. Advertised as restaurant serving 3 meals a day. Restaurant closed all weekend. We only stayed one night when we had booked 2 nights due to how unclean the place was. Emailed host. No response yet.
I loved that the rooms were all separate
The tea bags were not good in the rooms A funny taste
I had a wonderful stay at this beautiful hotel nestled in an old farm setting. The accommodation was extremely clean and comfortable, with a very cozy and comfortable bed. The bathroom had all the amenities we needed and was spotless. The restaurant on site was equally impressive; the staff went above and beyond to make our stay enjoyable. The food was delicious, and the drinks were reasonably priced. Although the location is a bit remote, it’s only about 15 minutes to the beach, making it perfect for a peaceful getaway. I would highly recommend this place!
Having stayed previously multiple times this is always our 1st choice when visiting the area. Rooms are clean, comfortable and welcoming and great for our dog. Communications from the property pre arrival is also great.
Nothing we will be back again
Room was very clean
No one there to greet us and give us our keys - just a number taped to the reception door and the number wasn't even correct. Room was very small and very basic
Excellent location. Lovely friendly staff.
We wish we could have stayed longer.
Good location
Tired, mish mash of random furniture. Shower was all over the place! Scorching hot one minute, freezing cold next. Bar that had closed up for the night by 9pm on a Friday night. Tea stained mugs. And a noisy hen party going on until early hours with no one on site to tell them to shut up.
The setting was amazing and the rooms and shower brilliant. Breakfast was individually cooked.
The only near town was Axminster which was very sad looking.
The location was beautiful and the accommodation was very comfortable.
The rooms were quite warm, we could have done with a fan in the room.

Room was reasonable, if a little cold. Door was draughty.
Arrived in the dark. Instructed in the booking to report to reception. Reception closed, no lights on. Phone number to call went to answer phone. Not obvious which room/property was which in the dark. Waited around in the cold for 15-20 minutes trying to get through. Ended up knocking on the door of another property with lights on. Occupant happened to have a mobile number for owner who informed us that the key would be in the door of the room. No clue as to which one was ours without this information. Fridge was placed near the bed for some reason and it proceeded to whir to life every 30 minutes or so through the night. No a great nights sleep.
The accommodation was perfect for our large family Christmas break. The open plan living was great for socialising. Plenty of space for us all, and you always felt part of what was going on as the layout meant you could cook, eat and rest in the same area. All bedrooms were large with en-suite so we all had our own space if we needed to get away from each other! Perfect location, space for the dogs to walk and play and plenty of walks in the area.
Hot tub was faulty so we could not have our planned Christmas dip.
Great peaceful location.
Size for numbers booked
- No welcome at all - no one was at the reception, door was locked, nothing in the rooms (not even a “Happy Christmas, hope you enjoy your stay”) - just something to acknowledge the huge Christmas fee would have been nice. The confirmation email said “The keys are at a reception on location. Upon arrival head over to reception and somebody there will take you to your room.” Nope - didn’t happen at all. Even a Christmas Mince Pie would have been a gesture. - No information at all in the accommodation apart from scruffy piece of paper about the “restaurant”. - Worn / scruffy / badly marked bedroom carpets in both rooms - All velux windows filthy - Velux blinds difficult to operate (instructions?) without standing on the bed! - No tea bags yet alone tea pot - No oven gloves! - Front door rattled in the wind. - TV remote control batteries leaked so obviously not working And, no, I was not going to waste my time ringing around trying to find someone, especially when nobody replied to my previous email. I had to follow that up with a call to someone who just answered their phone by just saying “Hello” - come on, say who you are without my having to ask. What sort of “professional service” are you offering?? Obviously poor!
Brilliant that they were available after Gray Getaway in Axminster cancelled my booking at 3.10pm on Christmas EVE, just 5 hours before I was due to arrive. Room was very warm on a cold stormy night.
The room was very basic, kitchen area was very badly lit, the only seating area was a very basic fold up chair and table. An armchair would have been nice. I’m 6’2” and the shower was tiny but very clean. Towels were thin and ragged. Glad I took my own.
Clean
The shower was Luke warm not hot The remote control didn’t work There was a dog left in the evening which barked and scratched for over an hour
Property was clean and tidy, with a really comfy bed, The room was kitted out to a high standard
Nothing, everything was perfect
Very easy to check in. Also easy to talk to before checking in to query a few things.
The apartment was lovely. The facilities are great. The location is so beautiful.
Fresh modern and convenient
il proprietario molto gentile ci ha aspettati, siamo arrivati molto tardi di sera.
angolo cottura spartano, stanza rustica ma era descritto così in effetti. suppongo possa essere molto freddo in inverno.
Excellent
Nice location, property was very comfortable
Lovely big room with a bath and peaceful
The coffee maker in the room!
The location is lovely and the whole place looks so pretty when you drive in and walk around. The restaurant is ideal as, unless you come prepared, there is not a lot in walking distance that we found. The food was good and the hosts really friendly and welcoming. The kitchen area had a microwave, along with utensils plus there was a fridge and of course your own bathroom with a shower and lovely hot water.
The single room accommodation was a lot smaller than the family lodge, which we had stayed in previously. It was quite dark inside and Rustic number 3, where we stayed, had a big concrete mound in the right hand corner which made it feel quite cramped. The bed might need its mattress updating as you did tend to roll into the middle of it, there was a damp smell throughout and overnight we both heard a mouse, but then it is a rural location, so that did not bother us, other than we could hear it and the fridge clicking on and off throughout the night so our sleep was not great, unfortunately. Some of the items in the kitchen were not thoroughly cleaned either which was a little off putting. If we came again, we would try to book the bigger accommodation as that seemed quite a lot nicer as I recall.
Wonderful scenery, rustic charm from the outside, comfortable beds, staff were very friendly with our children
Bathroom in poor state of repair, shower head attachment broken and water temperature difficult to calibrate. Also our room (The Dairy) is situated right next to a bar area which people use until late. We had fortunately packed ear plugs to allow for an early night’s sleep but that would have been a serious problem and unexpected when staying in the middle of the countryside
Very quiet and scenic location. The room was clean and had all the facilities we needed, including a large on-suite. The cooked breakfast was very tasty. Friendly and accommodating owner and staff.
What a lovely place and surroundings, very attentive service, everything nearby - walks, food, drinks. Room was very spacious and comfortable.
Emergency (green) light in the room was really bright making the room light at night which was a bit disturbing for sleep.
Functional and efficient
The whole set up felt bland and formulaic. Nothing really interesting or memorable, or facilitating decent human contact.
We were upgraded to a larger unit with 8 staying it was really good.
The unavailability of stair gates for children under 5 and the cots offered were too small. Minor issues but important to their clients.
Stunning property. Very quaint accommodation. Perfect for the three of us and our two Spaniels felt right at home! All the essentials you need for a night stop! Immaculate and cosy. We stayed in Rustic 1 (family).
Best place I have stayed for being dog friendly, it was fantastic for us. Staff really friendly and caring The room was beautiful, renovated to a high degree but original features kept. Will certainly return
We would have liked a drink in the beautiful bar but it wasn't open when we got back at 8pm unfortunately.
The location is nice and the garden has lovely views
The property wasn't clean when we arrived the bathrooms had signs of use and personal items were found under one of the beds. The fridge was visibly dirty inside as were the floors (we all had black feet from walking around!). It was also extremely dusty with thick dust and cobwebs noticeable in all the bedrooms.
Very quiet rural location, very relaxing. Room was comfortable. Food was very good.
There wasn’t anything I didn’t like.
Was lovely to be met by the owner on arrival, even though we arrived later in the evening around 9.30pm. The room itself was very clean but slightly curious in it's design. This property has SO much potential which is underrated and underutilised. Opportunities for upsells with a mini bar would be ideal otherwise the fridge is redundant. The site itself is enormous and clearly opportunities for a spa or food, but I think the Booking.com advert actually undersells this- some new photos would be great
Unfortunately,I think the owner has been through a tough time over recent years and this was apparent in his manner. He should honestly be proud of what he has achieved, things take time to get going and it is clear there has been a huge investment in the site. The bedding needs an upgrade- covers are good but pillows need refreshing and a mattress topper would help. It is £20-30 in a taxi to Lyme Regis and no easy bus route (two changes, takes an hour). PS you can't make a coffee on top of the fridge. It rumbles like a jet about to take off when using it and water drips down the back of the fridge.
Abbiamo soggiornato in questo rustico molto carino con letti comodissimi
Niente
Clean and comfortable. Good shower room, big bed, easy to find.
Basic "rustic" room had a very small kitchenette, with possibly the noisiest fridges in the world! Woke us up every time the compressor / motor kicked in.
Lovely location, outside area great
Breakfast wasn’t great, no milk in fridge, slightly expensive
The staff are extremely friendly, very welcoming. Location was fantastic and views were very pretty.
We thought the price was quite high for what it was (paid £180 for a single night). We found the mattress to be quite uncomfortable, expected better given the price
Comfortable bed, kitchenette, quiet
Shower - hot water stopped to work after 5 min. Had to wait for hot water to be available again.
Lieu très sympa (grand domaine qui peut servir pour des réceptions), logement fonctionnel, restauration possible et personnel agréable.
Douche avec eau chaude limitée
