The staff were very friendly.
The hole hotel was shabby, with threadbare carpets, worn out chairs, and not very clean. The bathroom was very poorly decorated, and I could only get either a boiling hot or cold shower. The windows were dirty, and the carpets too. Too expensive for the poor facilities.
NOTHING
FOOD, FACILITIES,SMELL IN ROOM,MOLD AROUND WINDOWS/IN SHOWER ABOVE BATH ,IN A WORD, WORST HOTEL I HAVE EVER STAYED[COULDN'T CHANGE ROOM,WAS TOLD HOTEL WAS FULL] IT RUINED OUR WEEKEND!
Location
Needed a bit of TLC
Quiet, comfortable good car park.
Room furniture is a bit worn out.
Lovely room. Very good evening meal
It needs a little updating
Extremely local to the event we went to. Lovely size room and clean. Amazing bed for comfort and size. Nice staff.
Floor Lino lifting in bathroom as u enter No toilet brush in bathroom Very damp smell in the rooms
Comfortable clean room
Bathroom tired, and in need of renovation. Shower mounted on bath taps was unusable; seized.
Friendly staff. Good quality of meals. Car parking at rear of hotel.
Room is in need of renovation. Shower hose needs replacing. It's kinked at the bottom and when lifted off hook the water stops. Impossible to not get either really hot water or cold. Window frame rotten. Door knob loose. Carpet stained. En suite very small.
Friendly staff, affordable accommodation and great location
-
Location ideal for all local amenities. Staff welcoming and friendly. Room clean and comfortable. Food good.
There was no dairy alternative on request. Despite it being made known at breakfast on the first morning. This continued for a further 2 mornings. Room decor and the bathroom are in much need of updating.
The comfort of the bed was very good and the size of the room acceptable. The bathroom was also a good size and had a bath and separate shower. The dinner in the bar/restaurant was reasonably good value and the breakfast was good value considering it was included in the room price. The staff were excellent, being friendly and helpful. The location of the hotel relevant to the town was excellent, being a short walking distance to everything the town had to offer. It was also a good base from other attractions within the area.
Well, Best Western needs to spend an absolute fortune to get the building up to scratch. It is obviously an old building but it has been left so long that it requires a major refurbishment, not only in redecorating, but the whole infrastructure. The poor staff (who are SO professional) seem almost embarrassed to be working there and do a sterling job in remaining as positive as possible regarding the state of the hotel. Also, from a personal experience, I was in a room that had a macerating toilet in the bathroom which, whenever any water was used (bath/shower/wash basin/toilet) constantly "macerated" on a regular basis every few minutes. Worried that it was going to disturb my sleep, I used the facilities downstairs before I settled down for the night rather than risk the noise of the toilet before the system sorted itself out and stopped being so noisy. I don't think this was an acceptable situation. Regarding noise overall, because the building is so old, footsteps, doors closing, floors creaking are all prevalent noises that can and do disturb the comfort of a stay.
Absolutely love this hotel, great food ,lovely staff can't wait to return
Breakfast n/a. Just what I needed to attend nearby wedding reception. Would stay again. Enough said.
No bar.
Convenient town centre location. Plenty of parking.
Was a little tired on the decor in the room. I had a chair with faux leather, that was all peeling off in little pieces, and leaving a mess every time that I sat in it.
easy to find, easy parking, comfortable and clean room, nice breakfast. Staff were helpful but not pushy.
Very personable staff in reception and bar. Huge portions for dinner. A good choice and well cooked.
The hotel itself is sadly in great need of refurbishment. Too much to comment on,from grubby paintwork to discoloured grouting. Not a good advert for the Best Western group.
Loved the receptionist and the food.
Could do with some updating.
Church bells all night best not to have windows open
The breakfast
Our room smelt. Our pillow cases were dirty and our bin had not been emptied
Lovely location
Shower was very weak
We booked a dog friendly room on ground floor. Nice and quiet. Clean and comfortable.
Nothing to add
Friendly staff And good place to stay
Wooden floor Bit noisy when mates walk by
Friendly helpful receptionist. Sorted out secure storage foe our two bikes. Big twin room, good shower. A little noisy being in the front of the hotel. Good breakfast.
Extremely helpful and friendly staff who went out of their way to help me with certain requests. Generally welcoming Good spacious car park
Old fashioned and tired decor in need of refurbishment. Heavy old-fashioned bedroom doors, no Modern USB sockets in bedrooms for charging phones or tablets. Shower over bath which was very difficult to control the temperature of using the taps- fluctuated from too hot to too cold. Mould in certain areas of the bathroom, and also around window frames.
Very good location for us. Staff were very helpful and friendly. Breakfast was very good and tasty.
Bed was very uncomfortable and the pillows were very hard so didn't sleep much.
friendly staff ample parking good location
annexe in need of total refurbishment send for a plumber. wc does not empty properly poor water supply to shower
Comfy bed
Shower just a trickle no way of using bath due to valve stuck
Check in and check out
Shower controls very stiff. Mattress lumpy. Pillow hard. Corridor and stairs scruffy
Location was good
Bed was uncomfortable, room was not that clean, nasty step into the bathroom which was not marked.
The food was very good and the bedroom was well equipped . There was plenty of parking in the car park
Some of the glasses and crockery in the restaurant were dirty
Great choice of breakfast
Nothing
The breakfast was lovely.
The bells of church every hour all night. The room with a view was of traffic lights and busy road. The bath taps were really noisy loud when turned on !!! Not sure why. There was nowhere to put tooth brush really need a shelf or something,no toilet brush either. Tiles in bathroom need attention. Very hot room fan was provided though, windows opened but had secondary units but couldn't open them because of net curtains. The bar closed at ten, which was really early for guests, not anywhere for hotel guests to sit comfortably. There was a leak from the ceiling in breakfast lounge. Would not choose to stay here again.
Good location, friendly staff and comfy beds.
Hotel feels really outdated. Rooms need to be refurbished, particularly bathrooms which just had a musty smell to it. Modern touches to room would be beneficial e.g, plugs by bedside or fridges in rooms.
Very friendly and welcoming staff. Comfortable room. Exceptional value.
Only that the hotel looked a little tired
Excellent staff Big shout out to Sharon who looked after my room… pay her more!!!👍 Garden area excellent!! Big bonus in an urban area
Carpet in Bedroom 9 badly stained … needs commercial cleaning!
The location was perfect for our needs as we attended a party in the hotels function room. Staff were great.
Everything needed an update & an massive injection of money. The carpets, the uncomfortable beds and mattresses. The shower dripped out so couldn’t use the shower. Generally unclean room.
Clean, tidy, comfortable rooms
Clean, tidy and comfortable rooms.
Easy to find. Clean comfortable accommodation and a short stroll to the heart of the town.
Nothing
Hotel was clean
Room was just ok needs updating water pressure was very poor would have run a bath for hours just to fill it
Bed was very good Good breakfast and ample choice. Only problem I found was bathroom needed upgrading. If that was done it would have been great
Room had no view
Central for town. All the staff were friendly and helpful. Plenty of free parking.
Not a very good view from our window.
Very welcoming. Breakfast and Dinner were tasty
The bar didn’t open until 5pm
Carpets shabby and bedroom tacky under foot. Sitting on toilet looking at security camera. Feeling uncomfortable when staff start locking doors before 10pm. Meal not cooked to how requested.
Food was good, staff were friendlyandhelpful
The hotel is run down and careworn. It could do with cleaning and decorating
Leaving
Room stunk Bathroom black mould all over bathroom floor Sink dirty staines Heavy accumulation of Dust in room Shower curtain dirty Toilet poor flush No toilet brush Breakfast was poor quality The entire property needs to being completely refurbished
It was quiet. Room very clean. Helpful house keeping staff.
Room and hotel very tired looking needs redecorating. Reception staff.
Room comfortable and clean Staff helpful and pleasant
Building old - and therefore a lot of steps and no lift
Great location and free parking
Shower was appalling due to water pressure mainly I think and overall room not very clean
Location in Swaffam was good and onsite parking convenient. The room was comfortable and adequate.
Proper Country Hotel. Staff friendly and professional.
It was all good.
Didn't have breakfast
Updated showers and decor. I stayed at this hotel on business over 10 years ago and the rooms are exactly like they were then.
Location in Swaffham town centre. Friendly reception staff.
Our hotel room's decor and furnishings were very old fashioned and in need of a refurb. However, it was adequate for our needs for just 2 nights.
Very well located. Reception staff were nice and pleasant. Great to have night staff on duty . Staff always available at the venue. Great housekeeping. Bed was made after first nice and towels replaced. Good parking facilities. Very nice building from outside.
No refrigerator. Bed was very uncomfortable and shower water pressure was weak. Very small space if you had suitcases . Tired looking and needs a paint in the corridors. However good place for passing through
Location and comfy bed
Room very dated. No a.c, window only opened 2". There is no water pressure in the shower. Tagliatelle carbonara was awful
Staff always lovely and bed lovely and comfortable
No water in rooms and rooms need decorating
Location
Cleanliness of interior. Rooms were clean. However the carpets and skirting boards are filthy in the general public areas, and need urgent attention. The skirting boards on the landing as you come upstairs in the old part of the hotel, especially under the radiator is disgusting require a deep clean. Also the carpet throughout needs replacing
Location very good staff very friendly and helpful food very good too.
Great staff
My room was too warm. Admittedly there was a heatwave. Would have liked AC
Very nice hotel it is tired and needs some TLC Good location for us And food was nice
Rooms are tired needs a refresh but was serviceable
Everyone there was super friendly and polite, and the bedroom (which was the family room) was very tidy.
N/A
Comfy bed, nice room, bathroom was a bit tired/in need of updating
Hotel layout is a bit poor, hotel needs renovating
How rude and obnoxious the woman at the front desk was 👎🏼
Good location. Large carpark . Nice room . Hotel staff were great , friendly and efficient . Rooms clean and comfy beds . Breakfast was really nice as were the evening meals we ate in the bar. This is our third stay and it was great . Be back again 👍
Nothing .
Shower wasn’t good
Rooms cleans and breakfast good. Nice as we were in the centre of town.
Doors quite heavy to open for us pensioners.
Location
Hotel poor value for money not clean and run down
The breakfast was good with plenty of choice and plenty of food.
Very close to the road junction, the general decor appeared rather tired and rather a lot of stairs.
Everything worked well and suited the needs that we had.
All ok. thanks.
Nothing, we checked in on seeing the poor quality of the room we left and found alternative accommodation.
It was tired, smelt damp. The room had mould around the windows. The room smelt damp. The bathroom was dirty especially the shower head. My partner got bitten in the room. Even though we were in there less than 10mins.
This is our second stay here as it is a good place to stay for Forest Live Concert in Thetford.
The church bells on the hour may annoy some people. I thought they were great.
The room was large and airy. Breakfast was enjoyable with a good choice. The majority of the staff were lovely.
Our room was refurbed a few years ago. The bed was not comfortable at all. The shower itself was good but the shower cubicle left a bit to be desired. It seemed to have been designed poorly - the shower should have been put on the opposite wall. Having the sliding door by the shower controls was not ideal for getting in and out. The sink taps come out of the wall directly, and had jagged tiles, which could have easily have been tidied up with a bit of grout. The first day the bed wasn't made, the quilt was just pulled up over the crumpled sheets. The cups weren't washed and put back on the tray. the second day, the bed was made properly but the bins weren't emptied!
Good car park Friendly staff Excellent breakfast
I know it’s an old building but having step down into bathroom was a killer Almost fell over a few times going in and also tripped over step returning to room in night
Honest review of best western hotel swaffham, good location close to swaffham, l
Honest review of best western hotel swaffham, good location close to swaffham, hotel looks very tired around breakfast room and lounge, floor speak, rooms very dated and furniture, stayed in front room with very 1980s bathroom, poor furniture, small bed, breakfast Wass cooked breakfast waitress service it was OK not very high quality ingredients. Overall fair average stay in a old and out dated hotel
Central location
Room was very dated and the communal areas need re carpeting
Superb breakfasts and excellent evening meals. Very pleasant staff. Car parking a definite plus.
The bed was comfortable but the room and bathroom were very dated. We are mindful that the building is old, however the bedrooms need complete refurbishment
Our bathroom was not en-suite - fortunately we didn’t have to share it. The bathroom needs an overhaul. Our friend’s shower didn’t work
Hotel z dużym parkingiem położony w centrum miasteczka.
Brak przestrzegania ciszy nocnej. Po godzinie 23:00 ciągle głośno grała muzyka na imprezie i było słychać pijackie awantury. Spanie było niemożliwe jeszcze po północy. Bardzo mała łazienka z prysznicem .
Room was clean and omfortable
The hotel and the rooms are very tired, need updating throughout
Convenient location and functional rooms
Small bathroom with limescale
Friendly staff upon arrival and my room was very clean and spacious. Bed was comfy and the location was superb.
The hotel feels tired and dated, the rooms could do with a refurb to make it feel more modern as the decor is a bit inconsistent. Improvements would make the rooms better value for money. Restaurant/bar was closed upon arrival.
Location
Its a tired place. Needs a facelift
Free car parking
The hotel badly needs refurbishing as it is very tired and the carpets are dirty. Too many steps to our room 107. The bathroom was poor with old fashioned fittings and cracked tiles. The decorations need upgrading and the room was overpriced. The restaurant staff were off hand and not readily available. I had to knock on the kitchen door for a pot of tea and to get their attention. The self service food was not replaced and plates were left empty, no pastries or croissants available. The breakfast at £15.95 was overpriced.
The hotel is in a great location, the beds are comfortable and breakfast was good
The hotel is tired and needs some TLC
I stay here to visit my elderly day, local, good breakfast, staff are always very pleasant and helpful. Stay many times and come back. Good place to stay if you need to be in the area.
Got a better deal by cancelling and rebooking nearer date
Good location, great food, cumfy bed, great parking, very clean rooms (stayed here 3 nights 2 different rooms) rooms are old fashioned however all the facilities were great and in my opinion great value for money.
Creeky floor boards upstairs, if you’re a light sleeper take ear plugs as I did, great nights sleep. Nothing to grumble about.
the staff were lovely, very accommodating. Room was big and comfy
The hotel had no aircon, on a very hot weekend. The room did have a fan though. Plus,We were not told of an event in the hotel's conference centre,(separate building) and our room faced the event and we did not get to sleep until 12.30am because of the noise. It would have been nice to be told that when we booked, or, on arriving, asked if we were with the party for the event, and put in a room far away from the noise,.
We stayed at this hotel for a party in the adjoining functional room so was a great location for that event and also the area in which the hotel was located was perfect. Staff all very friendly and pleasant. Breakfast was very tasty but poor value for money.
Needed a total revamp and update - new mattress, showers, carpets, bathroom suites, rotten wooden frames, paint work. Not great for mobility access. The shower in my room didn’t work. And had to wash my hair under the tap and I could feel springs in my bed was not a comfortable stay.
The room was much nicer than the room I stayed in on my previous visit. It was bigger and nicely decorated, the bathroom was modernised and spacious. Bed linen and towels spotless.
The room was at the front of the property over looking the road so there was some traffic noise.
Location
Bedrooms are a little tired and need updating. Prices in the bar are on the pricey side compared to other venues in swaffham.
Breakfast was ok, hashbrowns barely cooked. It was ok. Comfy bed. Very polite staff.
The whole inside of the hotel was tired and needing a refresh decor and furnishings wise....very worn leather chairs in room 51, black mould on bathroom floor, shower floor black mould and stained. The room smelled musty or like it had formerly been smoked in No toilet brush for the price per night we were fisappointed
Breakfast was adequate. Location was ok
Hotel needs a complete refurbishment. It was shabby and unloved. Bed was uncomfortable
Breakfast was very good
Difficult stairs to negotiate from bedroom to bathroom plus second flight of steep stairs with threadbare carpet to bedroom.
The hotel is well positioned in the centre of Swatham with plenty of parking available at the hotel. The staff were friendly and helpful both in reception and the bar & restaurant. The rooms were a reasonable size and comfortable with tea facilities provided.
Whilst adequate for our needs, the furnishings in the room were dated and bathroom was cramped and due for a revamp.
Unfortunately that was the worst hotel I ever stayed in. Cleaning wasn’t on point as the bedsheets were having stains, there were hair in the bathroom, very strong smell as soon as I walked upstairs and it stayed like this for long time. Carpets dirty, broken chairs everything looked like it was due for renovation 40 years ago. Haven’t been able to sleep at all. Very thin walls you could hear anything and everything! Every step I took I could hear VERY loud noice. I hate to complain but unfortunately I don’t have anything nice to say about this. “INN/Hotel”, besides -staff was friendly but that’s only nice thing in this place. Honestly I would rather to sleep in the tent if I knew how this hotel looks like.
Quiet,
Room needed decorating, bathroom very small and in need of redecoration. Bed mattress needs renewing.
quiet room, comfortable bed, breakfast was good
The shower head was in one position, very high, bathroom could have done with a makeover. but was clean and ok
Bed was comfy enough , staff were friendly, good location for main high street and party we were there for
The most dated hotel I have ever stayed in, bathroom was awful, fixtures and fittings round the hotel were ancient, carpets all need ripping up, mouse trap outside our room, and we couldn’t get back in to the hotel after being at a party locally, fellow guests had to let us in through the fire exit
Location and function room. Ideal for family gathering
Prices. Rooms expensive for standard of decor. Showing it's ago. Difficult to navigate for people with mobility issues - breakfast not included with room price - albeit breakfast was good, but again expensive

What guests love
Areas to consider
Cleanliness
5.5/10Mixed signals: guest rooms often reported as clean, but multiple reviews call out dirty public areas, filthy skirting boards/carpets, black mould in bathroom and dirty shower curtains—overall cleanliness is a clear weakness.
Service
8.8/10Consistently praised: staff repeatedly described as friendly, helpful and professional (reception, night staff and housekeeping noted positively), making service a strong point.
Location
9/10Very positive: many reviews highlight the central location, convenience for town, and plenty/free parking as major advantages.
Room Quality
5.8/10Generally negative: rooms described as tired, dated and in need of refurbishment; repeated complaints about poor water pressure and some uncomfortable fittings, though a few guests found beds comfortable.
Amenities
6.6/10Underwhelming: limited amenities noted (no lift, no refrigerator, no AC in some rooms, no toilet brush), though onsite parking is available; overall amenities are lacking for a modern guest expectation.
Value for Money
7.5/10Fair-to-good: several guests mention good price and that the hotel served its purpose for short stays; value is reasonable given location and service but offset by dated rooms and cleanliness issues.
Food and Beverage
7/10Mixed: breakfasts are described as good and ample by several guests, but there are also complaints of poor-quality breakfast and at least one badly prepared meal—overall F&B is variable.
Overall Experience
9/10Despite shortcomings in cleanliness and room condition, the consistently strong service, excellent location and generally satisfactory food/price deliver a positive overall stay for many guests.
