Sutus Court 1

This is my 3rd stay at Sutus Court and I can highly recommend it. The hotel is in an excellent location right on Soi Buakhao. LK Metro, Soi Pothole, Soi Honey, Soi Diana and Treetown are about a 5 to 10 minute walk away. The rooms are spacious with balconies, King Size Beds and the ensuites have a toilet, sink and a shower/wet room. At night it is very quiet in the hotel so you get a good night's sleep, I've stayed here 3 times now and I can honestly say I've never experienced unwanted noise in the hotel at night. For the price it is very good. Breakfast is not included but there are several places nearby that do a very good English Breakfast. Also Hotel is guest friendly.

There is no safe in the room unless you get a safety deposit box. These boxes are located behind the reception desk.

Great location ATMs, exchanges situated can't moan.

Only location was good.

The hotel was not clean at all. Before our arrival, I contacted the hotel and specifically asked about cleanliness. They assured me that everything would be clean and that there would be no issues. However, when we arrived, we found stains on the bedsheets, including what appeared to be blood stains, as well as other visible stains. I am attaching photos as evidence. We immediately asked the hotel staff to change the bedsheets. They told us that they could do it the following morning when the housekeeping staff arrived. We agreed and expected the issue to be resolved. Unfortunately, the next morning nothing had been changed. I went downstairs again and asked about it, and they told me that it had been done, even though the bedsheets had not been changed. Eventually, we had to give money directly to the housekeeping staff to get the bedsheets changed ourselves. This was extremely disappointing and unacceptable, especially after we had contacted the hotel in advance and were assured that the room would be clean.

Location is good. Right in the centre of things

Killed 10 cockroaches on my room in the first week. Invested with ants too. Sprayed them myself. The cleaners must of been blind or just lazy not to sort the ants themselves. Won't be staying there again!

Everything was excellent. I will definitely come back to this Hotel. It has everything uou need for a relaxing, enjoyable holiday.

mi dispiace dire questo, però è giusto che si sappia con la speranza che si risolva. per i primi 20 giorni, al mattino si faceva fatica a dormire a causa del poco tatto che hanno avuto le ragazze delle pulizie (parlavano a voce alta, da una parte all'altra del corridoio, personale dello staff che guardava/ascoltava i video sul telefonino ad alta voce). dopo essermi lamentato direttamente con loro, aver chiesto più volte la cortesia di abbassare il tono della voce, ho chiesto di cambiare camera e mi hanno accontentato, mettendomi nella parte "c", lì è andata decisamente meglio, però c'è da far capire che a Pattaya, al mattino si dorme, è una città notturna. spero che porranno rimedio.

No safe in room is a bit old-fashioned, I would always want & expect a kettle to make a cup of tea but obviously not a priority in Thailand. Premise quite clean but looks it's age.

Rummet var lite slitet. Dåligt med eluttag för att ladda telefon och dator. Tyvärr var ena poolen stängd för renovering under min period där.

Nice place but unfortunately one of the main reasons I booked it was for the pool which was undergoing g repairs and I wasn't Informed of this prior to arrival

Rooms are set back from the road so no noise from the bars etc. Fantastic price considering you are in a prime location for bars and restaurants. Reception staff were wonderful and always smiling.

Just a timing issue but the pool is closed until Sept 15th for maintenance, which is a shame as the pool is great. Luck of the draw I guess but my pillows were very lumpy and uncomfortable. I could of asked for replacements maybe?

The showers could be a bit warmer some days the water was really cold. But apart from that everything else is excellent.

L'emplacement. C'est le seul point fort de l'établissement.

Une expérience déplorable dont je me serais bien passé. La literie était dans un état inadmissible (taches et trous dans les draps), avec une odeur persistante dans la chambre et des remontées d'égout dans la salle de bain. La climatisation et le ventilateur sont VÉTUSTES et en très mauvais état. Pour couronner le tout, aucun respect de la tranquillité : le personnel frappe à la porte pendant qu'on dort et vient pousser vers la sortie bien avant l'heure officielle du check-out. Établissement à éviter.

Very dated, no pool as advertised ( which we paid for ), no hot water, view from room was workers working on pool and a hospital which you could clearly see people in beds then had the cheek to charge me for a broken glass.

The room was miserably. Bed was like a rock, pillows weren’t much better. The fan made noise anytime you used it. The bathroom was also the shower so anything you had in the room ended up getting wet. After two day I had to leave. My back was a wreck.

Eigenlijk heel weinig of niets.

Hotel was vuil, verouderd,foto’s kloppen niet meer, zwembad was gesloten door renovatie, geen kluis, onvriendelijk receptie personeel, spreken amper 2 woorden Engels, geen mogelijkheid tot ontbijt, bubbelbad totaal versleten… losse stenen . Elke dag was het bed verkeerd opgedekt ; de flessenhals telkens opzij ipv achteraan. Enkel 2 tassen en een snelkoker, verder niks geen zakje oploskoffie. Uit de lavabo geen warm water, soms bruin als modder. Kortom, dit hotel is zeker GEEN 3 sterren waard.

The size of the room

The balcony was very small and dirty, the garden view was non existent, our only view was other people cooking food in their apartments

I arrived 2 hours before checking in time and only had to wait about 15 minutes before going to my room. The room was large and had a comfy bed. The staff were super friendly and the hotel was in a great location.

There was a restaurant on-site that was very good with great staff but this was separate to the actual hotel.

The staff were surly. When the guy showed us to our room he did not engage in any conversation and he had to wipe cockraoch poop off of the bed. We had two rooms as we were travelling as a family, both had cockroaches and a very foul smell, the beds and pillows were rock hard. They claimed in the booking.com write up to have room balconies but these were caged private outdoor areas that were used for storage. They claimed to have 2 pools but the indoor one was closed for maintenance, the out door one had more loose tiles than secured ones. The location wasn't great but this was due to a lack of research on our part but due to this we decided to cut our 4 day stay short by one night and go to a different hotel. Now all of this i could have put up with but upon check out the surly character that showed us to our cockraoch room inspected it before we left and the manager tried to charge us 200 baht for a towel that we dirtied in one room and a further 200 baht for a plastic bag that we had left on the floor, this i felt was going too far!!

The balcony was very dangerous and the toilet was crawling with insects but for the price I paid I couldn't complain just deal with it but it was very pleasant and easy going

im a regular by now,all the room girls are great,room cleaned every day unless you request otherwise,but the 2nd floor girls,main one and i guess the replacement on days off do just a little bit extra,as in wash my coffee cup,much appreciated

pretty much nothing,but i think the hot water things for coffee could be turned on a little earlier,still off nearing 6am on some mornings,other times one at building 3 still off,but one at main reception turned on,on at 5am both would be nice

Good location big air con rooms with a balcony over looking the pool sun all afternoon. Room was cleaned every day clean towels every day plus two free bottles of water.

The pool needs re tiled the floor is missing a lot of tiles and hurts your feet in places

L'emplacement est parfait. Le rapport qualité prix est top. Accès à la piscine et la piscine jacuzzi. Pour plus de confort il est plus judicieux de choisir le sutus court 1 cote intérieur. Le personnel est au top, ménage jusqu'à tard. Espace au rendez de chaussée pour se poser.

Whole place was pretty basic really, western 2 star place level only that makes it 3 star in Thailand, counter dtaff were polite only not at all interested, probably as this is a seedy town and who town is not the sort of place youd take your mother.

even after 1.5 years, there's still a very irritating loud noise from the smaller pool for 6hrs every day, even with earplugs in you can't drown it out, cant sleep or work with it going on. They should just forget about the smaller pool, this also affects other hotels in the area as well like Maleez which directly overlooks the pool

Sutus drie is wat je kan verwchten voor deze prijs. En dat is eigenlijk niet meer dan een schone kamer een bed en een dousche. Elke dag schone handdoeken. Twee flesjes water. Een beetje schoonmaken. Een flatscreen tv met ruime keuze ook BVN.

Let op het zwembad gaat de komende tijd dicht omdat het gerenoveerd moet worden. Het hotel bestaat ut een aantal gebouwen in een drukke omgeving. Sutus Court 1 is de meest resente gebouw. Ik logeerde in 3. Dat is een oud gebouw en dat zie je duidelijk. Het is gedateerd en alleen acceptabel als je geen eisen steld aan luxe. Geen waterkoker geen koffie of thee. Dit is wel gratis te halen beneden in het overdekte deel. Kluisje gebruiken doe je niet op de kamer maar er zijn kluisjes achter de receptie. In de nacht zijn die niet beschikbaar.
