Perfect location
Everything was good
Friendly staff nice breakfast
Management non existent Broken lock meant no access to room for over 4 hours we had a promise that we would hear from the hotel regarding our experience, this hasn’t happened and they have ignited messages sent after checkout
We liked the area, the staff were super friendly, our room was nice.
Our bathroom floor hadn't been cleaned, we complained and it was done. The food wasn't value for money. Not much choice and small portions. The staff kept getting orders wrong. We were disappointed our room was outside, we got wet going to the main hotel to eat.
Friendly staff, good food and clean comfortable room
Hot tub had seen better days
Location & food was great
The room cleanliness could have been to a better standard
Location,lovely room and friendly staff
The service was excellent.
nothing
Good location.
Room was small and cramped. The sofa at the end of the bed with a table to side left a small space to get to the bed. Toilet paper was not replenished after first night(room was attended to) second night and only one bath towel was left. We came across what looks like 2 local builders(men) coming out of our room that had apparently been making the bed. On 3 mornings not once was a hoover used. Toilet was not clean. Bed was awful. Too old and soft - we were both pulled into the middle. Dreadful Old pillows. There was a pungent smell in our room that smelled like chicken stock. Was there morning noon and night. Could be because it was above the kitchen but not good. We had 1 over priced meal in the restaurant. Worst cooked steak I have had. Was clearly a frozen steak. Staff forgot about the dessert order and we had to ask again. Cooked breakfast was not hot and on all 3 days the sausages were undercooked and still pink on the inside. Extractor fan in shower room did not work.no air-con in the room just an old office fan.there was a soiled tissue between the bed head and table that was never removed despite the room being attended to each morning.
Staff very accommodating. Good breakfast
Could have done with a blind on the small rear window
not a lot
We were in a chalet/room 20. Gloomy room with virtually no views and poor furniture layout (sofa at bottom of the bed facing the TV on the wall about 5 feet away). Dust on top of the headboard. Shower worked fine, but again very gloomy and closed in. Hotel itself interior spaces were dated and bleak. The reality of it all did not match the pictures. Staff were nice, but not a good look when the guy at reception later on becomes the waiter at dinner. Poor english breakfast - hard fried egg, dry black pudding, bacon slices still stuck together from the pack. Dinner was a ridiculous price (£120 for starter + main for 2 with Pint and a half + 2 x small wines) - meal quality poor.
Breakfast food okaservice ay but staff inatentive resukting in no butter, no bread and other items
Service and supply if all options at breakfast
Great location & well thought out layout
Nothing to dislike
The staff: everyone we met was pleasant, cheerful, helpful, and gave the impression that they liked working there. Full marks. The food was more than good. Breakfast was first rate; dinners: two absolute winners, one less so. The hotel's proximity to the RSPB reserve is a huge plus.
The booking options presented by 'booking.com' are limited. Had we booked direct with the hotel we might have had a better idea of what was available. Our two rooms were comfortable, but tired and a bit small. Beds were good. Windows hadn't been cleaned for a while. The bath in number 6 needs a set of steps and some handrails.
The room was lovely, shame there were no instructions for the coffee machine, which I couldn't get to work
The service in the restaurant wasn't very swift, waited 45 minutes between starter and main course. Once the food arrived it was delicious. And unfortunately had to send breakfast back as it was cold. It was replaced and again was lovely. The staff in restaurant appeared very young and possibly inexperienced
Decor was fabulous in the hotel and our room, really cosy and inviting. Staff were amazing and couldn’t do enough for you. Breakfast was delicious - one of the best I’ve had.
A couple of touches of attention needed to our room - The net curtains were stained and the window cill was dirty with bird poop. We couldn’t open some of the windows as they were painted shut. There was no private outdoor space with our room ie balcony/patio. There was no shower handset in the shower.
Ideal location for birdwatching, very comfortable bed and excellent dinner.
Nothing.

Room exceeded expectations, nice breakfast in bright garden room. Staff were all friendly and very helpful. Very enjoyable stay, hopefully visit again.
Great comfortable hotel with great service
Breakfast was good but took a fair bit of time to be served
A fridge in the room. The milk turned. Some tissues.
We loved our room which was very quiet and beautifully quiet. It was in an excellent location and plenty of parking. The tea and coffee provided were of an excellent quality, as were the toiletries. Breakfast was lovely and varied.
We were hoping to have dinner there, but the menu was not to our liking, as it was very fussy and extremely expensive, so we choose to eat elsewhere. There were no comfortable chairs in the room.
Location, staff, and general comfort provided

Lovely quaint hotel. Great location Lovely breakfast Staff very friendly and helpful
No charging points in room
Superb facilities and great staff, breakfast was top notch
It was all brilliant
A very warm welcome at reception. The room was lovely, clean and well equipped with various tea and coffee facilities. Bathroom was also well appointed with lovely products. Good breakfast selection.
Room Great, Breakfast good
Nothing
Wonderful location! Staff very friendly and helpful. Room was spacious and comfortable, as was the bed. Hot tub was lovely.
The only thing we didn’t like was that when we used the shower the water didn’t drain away so the bath filled up. On investigation the plug hole was absolutely blocked with a build up of hair…
An excellent room, very helpful staff, super breakfast.
Slightly more remote than anticipated.
Big room, well equipped. Good breakfast
TV in the bedroom was not viewable from the bed. Dining area was more like a tea-room, and not the warm, cosy feeling we would have liked
Location was great .. very clean and beautiful place Food was gorgeous .. fabulous oysters !
Nothing
We had a front room so woke up to the most fantastic view of the coast line!! We had such a lovely room, modern classic decorated with a view to die for!! Will totally return
Nothing
Lovely clean room, friendly staff, great restaurant, great location
Great location, friendly helpful attentive staff, delicious breakfast, lovely room, comfy bed, quality toiletries in bathroom.
Noisy fan, looked a little tired in some areas (cracks on bathroom wall) grubby hallway floor.
Location
Chestnut group didn't give a dam about staffing and customer points allocated to their reward scheme, the place was taken over 11months ago and still not taking our reward card . Very poor customer relations. Also many guests were complaining about food taking a long time after a long wait to take the order. Very limited menu with 2 fish dishes, 2 vegetarian dishes and a steak.when asked the waitress about any other options she bluntly told us to order 2 starters instead. So won't be going back again after we had a wonderful time there before it was took over
We had a fabulous short break for a special occasion. We enjoyed everything about the hotel. The food was delicious, location perfect and staff were beyond helpful. We’ll be back!
We can’t think of anything.
Breakfast was good but noticed some of the food was uncovered and fly’s were landing on the fruit The conservatory blind above were very dusty and full of dead flys
More attention to the dining area
Nice location, attractive walled garden, good parking. Breakfast good and hot food cooked to order.
Shame that no top opener windows in our room given the v hot temperatures. Something perhaps to consider next time they replace windows.
Everything! Great room -accessible with wet room; car parked outside room.
Nothing
Small, comfortable, quiet, friendly staff, relaxing
A lovely hotel, staff were great, rooms lovely and the food was superb
We loved everything
The room was excellent and a good breakfast
Nothing
Our room was clean and comfortable. Lovely firm bed. A fan in the room was welcome. Nicely stocked tea/coffee tray. Good size towels. Lovely view. Breakfast was delicious. Staff very friendly and welcoming. Liked the idea of the lending room. Incase you forgot wellies etc. Garden area was lovely, deck chairs a nice addition. Good car park.
We didn't use the bar area as it didn't have much atmosphere. Shower was a bit temperamental.
Location and quality of rooms
No curtain on half circle window meant room was lit by daylight very early
Dinner excellent but quantity of meat excessive. View from room wonderful. Breakfast delightful.
No wifi access
Excellent breakfast and evening meal. Friendly staff and nice garden. Our room was comfortable with a sea view, nice toiletries and tea/coffee.
Room was large as was bathroom. Bed super comfy. Few cobwebs on lights but overall clean. Well stocked tea, coffee, biscuits etc. Definitely value for money. Lovely staff.
Room a little dark decor wise.
Dinner was a disappointment and the cost wzs discounted from our bill
Lovely view Lovely bed Lovely food
No dislikes
The staff were very helpful, squeezing us in for dinner and sorting an early breakfast. The food and service were outstanding.
It would have been really helpful to have a very small fridge in the room
Wonderful location, beautifully appointed rooms, a lovely garden to relax in, a bar and restaurant with lovely choices, delicious breakfast, friendly staff
The service was friendly but very slow. We waited having rung the bell to check in for some time and had to go and find someone. We had a table for dinner at 8pm but the ordering and then food took so long we did not get our mains until 9:30pm which is a very long time. The service was friendly, but nothing was explained to us about what was taking so long or any kind of acknowledgement that this was a very long time. It would put me off eating in the restaurant again.
Great location and Beautiful hotel.
We never have breakfast, even when it is included in the room charges, but the hotel was very accommodating and supplied us very kindly with a packed lunch. Our room was spacious and had windows on 3 sides. It was wonderful to have them all open. The lovely breeze kept us cool enough overnight to be able to sleep during the heatwave. The bed was enormous and exceptionally comfortable.
No fridge in room. Dirty carpet and windows. Interior of room quite dull and somber, despite the many windows. Despite the generous size of the bathroom, apart from a tiny shelf above the basin, there was no space to put our toiletries. Around our room there is gravel all around, which was very noisy when people or cars passed by.
We had a "best" room which ended up being a disabled room. Was lovely and clean, breakfast was fine. Room has a fridge which was a nice surprise. Fresh milk too.
Our room was right next to a service area and washing machines started at 8:30. We could hear loudly in our room, not sure what they were washing but it was very loud. Shower over the bench area didn't work very well.
Location, very easy to get to many lovely parts of North Norfolk..
The level of cleanliness, very poor attention to detail. The general state of the surroundings, lots of weeds, straggly plants that needed watering, room (29 ) was large and had nice decor but had dirty taps, torn wallpaper, dirty hand marks around the door handles. Cobwebs everywhere.. you can’t have the windows open and close the blinds, which meant we had to be closed in all night.. Service at breakfast was hit and miss. Poured a fly out of the orange juice jug. Sausage on day one was anaemic.
Style, rooms, location
Nothing, except the meals a little overpriced for what they were.
Lovely staff and great breakfast
Lovely outside areas for drinks in the sunshine
We paid £170 for 1 night for a small, basic room
2 single beds were pushed together with a very hard, not comfortable mattress on top, pillows were stained, bathroom was small with an old, not very powerful, shower
It was lovely to have a sea view. Our room was comfortable. The staff were friendly and helpful.
All good

Perfect location and lovely food.
Staff very sparse in the evening. Parts of hotel could do with decorative update.
Location
No aircon
breakfastt dinner ok - but see below
dinner menu could have been more varied over a week's stay. it was a bit boring by the 4th day
Lovely room, food outstanding. Staff were superb, nothing too much trouble and all with a smile
Nothing
Clean and well maintained. In a great location. Great variety of rooms to stay in
Breakfast was good with various choices.
The staff could have interacted a bit more with guests. Maybe they’re just being discreet?
Location, accommodation, staff ,food ,all were great
Nothing
We loved our room with a fantastic view over the field to the sea. A very relaxed comfortable hotel and all the staff very friendly and helpful. Situated perfectly for RSPB Titswell.
N/a
The location, food and bed.
Facilities a bit outdated, but was the cheapest room. But it was big enough for 2
Loved everything about our stay , loved the room , very comfortable bed , lovely staff , great location , will definitely return
We have been going on and off for 20 years, great location and wonderful inside.
It has been taken over from our last visit, only 1 original member of staff was left - the Lovley waitress with the great smile, sorry cannot remember your name. Was quite different and hardly any staff for the Sunday service but those there were amazing.
Breakfast was delicious but we had to ask for toast which we assumed would come with our full english. It was a lovely sourdough when it did come. Some nice fruit but they didn't restock it so it ran out quite quickly. The room decor was gorgeous and had everything we needed. Lovely products in the bathroom.
There was nothing to dislike.
The staff were very nice and the breakfast was well prepared, although the buffet area could perhaps have been covered given the prevalence of summer flies.
The room was very dusty (both sides) at one end of the bed behind the side tables, with many spiders. It looked like no-one had bothered to pull out the side tables to vacuum for weeks or even months, so we had to sleep with our heads at the other end of the bed. Annoyingly the service staff didn't clean the area while we were there -- they simply moved our pillows back to the dusty end of the bed.
Nice food
Terrible service, when pointed out to management that we waited 45mins between courses, I was told that the staff needed their breaks. Simply Unacceptable.Dirty glasses that we had taken to the room were not removed tor two days, on day 3 we took them back ourselves. Very untidy garden and outside furniture covered in bird poo which was not cleaned up.
Bed very comfortable breakfast was all local produce and great quality. Wine prices were expensive but a very comfortable stay
Prices for bottle winw
Room had double doors to outside with table, chairs and sun loungers
“Best” room was a disappointment. No bath in the small narrow bathroom. No space ( shelf ) for toiletries. Hardly any room to use bath towel. TV was too small with poor picture quality. Some drawers did not open. Dark room and shrubs growing over only window. Dinner menu was expensive and limited choices .
Nice enough building, the room was OK, and the bar area was fine. Breaker was forgettable. The staff were OK. Nothing really stands out as exceptional, other than the views out over the marshes from the first floor, at dusk.
The place is pretty tired overall. It could do with a good clean in certain areas, like the corners in the bedroom, the bathroom, and parts of the breakfast area. For the price you pay, you want a bit more. Bit of a shambles at breakfast with something simple like toast. Back stairs to the car park is a store room. Parking at the rear is very tight.
Comfortable bed Good location Great breakfast
Noise of traffic and cars going in and out of car park
Breakfast was exceptional and tasty… it was fabulous and lots of choice…. Was slightly disappointed there was only prunes available on one day, also bread supplier didn’t turn up one day but tbh the quality of the breakfast was amazing, so we got over this.
The bar shut early one night and I wanted to pre order so there would be a drink left for me to take to my room but nobody picked up the phone. Biscuit supply in room could have been a bit better ie 2 packs of 2 instead of one pack between 2 left. These are all minor details. Food choice was very meat based and rich so not much choice for people who don’t eat rich meats
Friendly, helpful staff and a great sea view from our room and the food is excellent.
We had to ask for them to re clean the bathroom on arrival but this was dealt with promptly and efficiently.
Location, staff and breakfast were all good.
Room size and location, and no hot water. It was not a 4* room as advertised. The only window opened onto the driveway where people walked past to meals, and the deck where they could sit outside the bar. So you could not open the curtains at any time as all privacy was lost. The hot water did not work. The staff tried to cover up by saying maintenance would look at it, but finally admitted the boiler was broken and the 3 rooms affected were sharing an unsuitable single room water heater. To cap it off, there was a maintenance cupboard in the room, filled with paint and accessories!!
Breakfast and dinner was very good
Good location for the purpose of our visit
Lack of electric sockets in room, rubbish shower no power but understandable for an old property
Staff friendly & welcoming Food was excellent Modern looking room. Excellent weather
Building deco looking tied in public spaces The Shower we couldn’t get it to regulate. Due to extreme heat, possibly an offer of a quite fan, possibly a small charge.
Great location, friendly staff & excellent food
Room very spacious a little tired
The staff were very helpful and friendly
Previously stayed a few years ago, but it is looking very tired now. The food choice could be better and breakfast the buffet should be topped up more, the apple juice had run out on all 3 morning, perhaps supply small dishes and teaspoons for the sauces, as they only put out a large bowl. There were cobwebs and dust in the room and in the dining room.
I had a lovely hot tub room, and although it was too hot to use the tub, the terrace was a very cool spot in a very hot spell. Location is perfect for RSPB at Titchwell, and the staff are just lovely. I think the rooms are quite variable, thinking of my previous stay here, but I suppose you get what you pay for and this was fantastic. The gardens are gorgeous this time of year, and plenty of room to sit out.
Nothing
We had a lovely room with a little bit of garden with 2 loungers and a little table & chairs as the weather was so gorgeous we made great use of the outside space Room decor nice big walk in shower etc 😊🪴☀️
The only thing that was disappointing was the evening meal it was not great & very expensive we feel for what we had. However the breakfast was perfect great sausages & bacon in the bar area which is a nicer room. Also the conservatory room was a bit lacking in atmosphere compared to the other quirky decor in the rest of the hotel which we prefer This was our 3 rd stay the first since it was sold last yr. We would stay again as the room and breakfast were great - but we’d go else where to eat in the evening.
The room, but one side of the bed was very lumpy. Two single mattresses on bed frame.
The food over salted. 100's of fly's on drapes on ceiling. Dead fly's all over window seals plus fly phices every where. Couldn't finish Starter as fly fell in my food! Then it happened again with my main meal. Didn't have breakfast as the dinner put us off!
Lovely location opposite Titchwell marshes, very comfortable with helpful and friendly staff. Food was absolutely outstanding.
Staff
Too many minor mistakes
The breakfast and evening meals we had were very tasty and well presented. The staff were helpful and friendly. The location very close to Titchwell rspb was a major factor in enjoyment of the holiday.
Very good food
Didn't get the room we booked
Nice room with a garden outdoor area which was excellent. Great restaurant with gourmet meals. Loads of parking.
Squeaky floor boards
There is nothing to say except excellent. One particularly noticeable aspect is the professionalism of all the staff and management, which, added to the friendliness and welcoming attitude, and the really good meals, made this memorable. The service was exceptional. The food was top-class. Kippers at breakfast topped it off. Very good dinner menu.
Nothing
Our room was at the back, with a patio overlooking the back garden; very nice and peaceful.
Nothing.
Well specified hotel efficiently run and good food.
Clean comfortable rooms. Ours had a sea view Various places inside to sit and have a drink etc Sun terraces outside and a garden area On a handy bus route
Nothing really. It could be a bit isolated for some people but as we know the area well it was fine.
Breakfast and service at was excellent. Location excellent.
Issues with bathroom.Lighting in room poor.
