Relais 12bis B&B

Excellent all round. Would stay here again in a heartbeat

To close the Eiffel Tower and Trocadéro amazing hotel

Phillipe was very kind and answered all our questions from the time we booked and arrived at the B&B. We were welcomed by Dimitri who took our luggage and welcomed us in the common area which offered coffee, water, sodas, cookies and baked goods 24/7. He had our room ready in 20 mins. We didn’t have to wait till 3 pm. He helped with downloading the e-sim for Paris. We were also welcomed by Phillipe and his wife Sabine. We met Oliver, the younger son of Phillipe who was just as helpful and kind as his father and Dimitri (a family friend). We loved our stay and will highly recommend to all our friends and family. The location can’t be beat. 5 minutes walk to Eiffel Tower, metro and train. Our room was spacious with separate bathroom and closet. It was very clean and quiet. We loved our breakfast they provided each morning and prepared eggs to one’s liking. We had fresh delicious croissants and baguettes each morning along with assortment of meats and cheese. There was nothing that we didn’t like, thanks to our superb hosts for making us welcome there.

Feel the Parisian vibe in a Parisian building having French breakfast and very close to the Eiffel Tower, neighborhood super safe at anytime, I do recommend this place.

Lovely small family run Bed and Breakfast. Made to feel welcome from the moment we arrived. Excellent location close to the Eiffel Tower and transport links to the rest of the city

From the moment we arrived, Relais 12bis B&B exceeded our expectations in every way. The property is beautifully maintained, blending elegant Parisian charm with modern comfort. Our room was immaculate, spacious, and thoughtfully appointed, making it a truly restful retreat after long days exploring the city. The hosts were incredibly warm, welcoming, and attentive—striking the perfect balance between professional and personal. Every detail, from the decor to the daily breakfast service, made by Leo each morning reflected genuine care and pride in hospitality. We also appreciated the eco-conscious touches throughout the property, which made our stay feel even more thoughtful and responsible. In short, this was one of the best accommodations we’ve experienced in Paris. We would absolutely stay again and highly recommend it to anyone looking for a quiet, luxurious, and authentic Parisian experience.

Lovely small family run B&B. We thoroughly enjoyed our stay here and appreciated the complimentary soft drinks available in the hot weather. We had one small issue with a dripping air con unit but that was fixed a couple of days into our stay. Perfectly located within 10 mins walk of Eiffel Tower and lots of places to eat. Would recommend and book again!

Great location and welcoming people. Very authentic French style place to stay. Neighborhood is quiet at night yet super easy walk to the tower and shops. Would definitely recommend if you want a no hassle, pleasant stay in this beautiful city!

This property was in a perfect location.

Leo has been an amazing host! He welcomed us every morning with a smile and served amazing breakfast even for us vegetarians (we did eat eggs). Very close to Eiffel Tower. Had all the amenities like any hotel but with a personal touch

This was such a cute French style Airbnb but with a bonus! Breakfast was included and the hosts were incredibly friendly and welcoming! We got to meet other guests there as well, which made the stay more interesting! My 2 boys loved the vintage lift! The location was super walkable to a lot of restaurants and of course the Eiffel Tower!

Honestly, don’t think about it! Just book this place, perfect for long and short stays. I stayed six nights with my family of four this June; six wonderful breakfasts and the service is amazing from checking-in to checking-out. The tower is at a walkable distance, about 10 minutes. Great location and great price. The bedrooms were cleaned every day. I loved that you can open the windows and just feel the fresh air. A/C and heater on all rooms. Just do it ! You won’t regret it! The building is beautiful with all those sculptures details inside and out. Thank you management and the owner for a great truly French experience !!!

Incredible location 5 min from Eiffel Tower. Large spacious rooms and large shower area. Would definitely recommend this location for groups and families. Very safe and convenient location!

What a wonderful location! Out the door to the left & you're a block and a half from the Eiffel Tower, plusthere are a few cafes & food stands on your way. Around the corner to the right gives you more great food options. Or grab a croissant and cheese (all within a minute walk) and have a picnic on the ground of the Eiffel Tower! At the river, in front of the Tower is the BatobusHop-On/Hop-Off your service on the Seine making it simple to get to The Louvre, Notre Dame, etc The room we had was so much better than we expected. We booked 2 beds & got 2 bedrooms home by a bath! The beds were very comfortable and the rooms were fairly spacious. The breakfast were simply delicious - eggs made to order, cheese & meat selection with salmon, amazing breads, juices, coffee & fruit. It's a little hard to find the for the first time - it's the one closest to the corner. Be certain to check your confirmation email for the code to get in. We had a short wait due to some phone issues (the owner - who is wonderfully responsive - was out of town) but it want very long. Check in was simple, welcoming, and full of offers to help with recommendations in the area. We will be back next time we're in Paris!

Fabulous location - an easy walk to the Eiffel Tower & lots of Seine boats. Great breakfast and really comfortable beds. There was a wait to get in - apparently some phone troubles - but once in everything was wonderful. A very small elevator is available & much appreciated for the luggage but it's only up one flight.

Everything was exceptionally good, from the homeliness and cleanliness of the accommodation, the friendliness and attention on everyone to the delicious breakfast

Good location Helpful staff

Mr. Oliver and Leo both fantastic in helping us arrange a late arrival. Thank you!

We had an exceptional stay and were very pleased with the bed and breakfast. The location and room were perfect. There is a small elevator to access the location on the 2nd floor, or you can take the stairs. The private en suite bathroom had a blow dryer and all the soaps needed for a comfortable shower, the bed was very comfortable , the property was very clean and room service was provided daily. They offered breakfast each morning, eggs, pastries, coffee, tea, water and juice as well as delicious jams in the common area. The location is fantastic - just a short walk to the Eiffel Tower, which will captivate your heart. The whole family were very sweet and accommodating and eager to ensure our stay was beyond pleasant. You will not be disappointed booking with them.

A Wonderful Experience. 10/10

We thoroughly enjoyed our stay. Oliver was the consummate host. He provided helpful suggestions for dinner, shopping and site seeing and ensured that our stay was as comfortable as possible. The location is outstanding; the Eiffel Tower, french cuisine dining, and boulangeries and fromage shops are all within walking distance. Our room was spacious, the private bathroom was modern and updated. A continental breakfast (with a cholce of eggs cooked to order) was provided each day in the home's dining room. Water, tea, coffee and snacks were available throughout the day and evening. We would stay there again and recommend it highly based on our wonderful experience.

Absolutely perfect stay, everyone was really kind and made us feel right at home. The location is excelent.

We were in Italy for 14 days and traveled to 5 cities, this was by far the best place we stayed. The room was cleaned everyday and we woke up to homemade breakfast everyday. Simply amazing. We would definitely return. Walk to the Eiffel Tower in less than 10 minutes.

For this trip, my mum was coming along and I knew the Eiffel Tower was on her bucket lists of things to see so I wanted to get us some accommodation close by. Location is great, it really is walking distance to the Eiffel Tower. I feel I am repeating what most other reviewers have already mentioned. Everyone was friendly and attentive, you feel like you’re part of the family (and yes, I mean that in a good way!), breakfast is delicious, and of course comfortable / spacious rooms (really decent sized for Paris). This is a small BNB which means you really feel like you get to know everyone, couldn’t be further from the experience of a large hotel. Only issue, I didn’t get to spend more time here! I hope to come back sometime.

When you’re here you feel like part of the family, in a good way! The rooms are modern and comfortable while keeping their historic charm. Breakfast’s are delicious and filling. Plenty of baguettes and croissants, eggs cooked to order, and fresh squeezed orange juice! There are soft drinks and water available always. Freshly baked loaf cakes or cookies. There’s a fridge available to put your leftovers in. We felt very secure given the need to go through two locking door to get into the common space and then you have your room with a door lock. It has a small lift if stairs are hard for you and your bags. We took a tour of the Louvre with Bea that was really efficient and very interesting. We also took a macaron class that was full of great tips and the macarons were delicious. Leo was a great host and everyone was really helpful with our questions. Location is wonderful for exploring the Eiffel Tower area. There’s a metro station about 0.2 miles to the east. I highly recommend staying here. I would definitely stay here again.

The owners made you feel like you were home, they were welcoming, caring and attentive. My wife and I would certainly return.

Lovely, beautiful and amazing place to stay. 5 minutes by foot to the Eifel Tower. Rooms are large and clean, bathrooms as well and accommodated with beautiful white fluffy towels. Breakfast was so French, the coffee excellent the croissants fresh. Parking garage 5 minutes away at very reasonable prices if booked in advanced.

Excellent conditions, location and service superb.

The family is seriously accommodating and friendly and they greeted us at breakfast. The breakfast is amazing. They ask you how you want your eggs and coffee and they prepare it beautifully for you. The neighborhood is safe and close to really good restaurants and stores. The rooms are very clean. I would definitely stay here again! Thanks Hotel Relais!!!

The bed and pillows were very good quality. Very clean rooms. A family feel to staying in authentic Paris. Morning breakfast is fantastic. Most importantly, Margo likely saved us from pick pockets on the metro. She gave us detailed directions to get to montemarte but also warned us to use great caution on the metro. We had everything locked down (literally I had a combo lock on my bag) and sure enough a swarm of teenage girls crowded in to the metro then ran off last minute. We had watched videos about how this happens but it still surprised me when it did. A lady on the metro was very very upset. Yelling at them in French to leave. She and a gentlemen both were quite concerned that we had lost things. We reassured them they didn’t get us. The French people are very unhappy about these gangs of thieves. The only downside to this hotel is the same as all others in Paris. Having AC and being allowed to use it are two different things and like other places the AC cannot be used until it is 80F outside. We left the windows open for cooling and ventilation but it does make for a lot of noise. I don’t think anywhere in Paris would be quiet though. If you want quiet then you go somewhere else.

The personal touch!! This is a family run business pursuing excellence and they achieved that. I highly recommend this hotel. Oliver is a great guy that makes you feel at home👍👍👍

Very friendly hosts. Great location near the tower but without all the people. Large modern bathroom and cool room layout - much more authentic than any hotel!

The service, the property, the breakfasts, the above-and-beyond assistance, and the quality of the room, including the bathroom, made our stay second to none. Philippe, Margaux, and Leo made our time in Pars just that much more special, and we will certainly be back when we return. Merci, beaucoup!

A family run place. Friendly and helpful. Spotlessly clean. Best of all, they had the most comfortable bed i have ever found away from home.

This Bed and Breakfast was amazing! Phillippe and his wife were great hosts and made our first trip to Paris outstanding! I highly recommend this B&B if you vacation in Paris. Super close to the Eiffel Tower.

Good location, lovely room.

Lovely, comfortable stay. Nothing was too much trouble for Leo. Beds were super comfy. Breakfast was traditionally French with croissants French stick, cheese and cold meats. The living room area was such a plus with a fridge full of cold drinks for us to help ourselves to. The Eiffel Tower was approximately 4 mins walk away along with several lovely restaurants. We would not hesitate to book again.

We stayed for 3 nights as a family of 4 and were warmly welcomed by Sabine who showed us everything we needed to know and more! Our room was spacious with air conditioning and the bathroom large with all amenities needed. Beds very comfortable. Generous sized towels a bonus! Leo and Philippe were so very helpful and went above and beyond to assist us when we left a bag in a taxi. They were really helpful. Nothing was too much trouble and they always checked if we needed anything. Location was wonderful as it is very close to Eiffel Tower and we walked everywhere and used the map they provided. We are planning to go back and stay longer next time. Highly recommend 😊

Leo was so amazing the entire time we were there! The location was Outstanding and so close to the Eiffel Tower. They went above and beyond to help us and gave wonderful recommendations. Would come back in a heartbeat!

We booked this place based on the excellent reviews written but we experienced an average stay. First upon our arrival it was very difficult to find the place. There is no sign of the b&b except a very small door sign that is not very visible. Once you get there you do not know how to get in to a locked gate. After wondering around looking for a free entry, I called and Leo informed me that he will meet me by the street gate. After a long wait he showed and opened the gate. The rooms are on second floor via a staircase The room and the bathroom are very nice updated, large and clean. The tv has only French speaking channels available. The breakfast was very skimpy. Yes they had some croissants and bread with a few cold cuts and cheese that was not presented that was appetizing. Overall we were disappointed based on lots of positive reviews by others. Breakfast was the same everyday. We did not experience a warm reception from the host as others described in reviews.

The property is owned by a family. The family works really hard to make sure their guests have an enjoyable stay which I really appreciate! The property is well maintained. Their free breakfast is great.

It was family owned and they were very friendly, helpful and just wonderful. Convenient ro eiffel tower and bug red bus. Walking distance to restaurants and small grocery stores.

Lovely family run Bed and Breakfast. Really wanted to look after you. Great location to Eiffel Tower, Seine etc. Would recommend and consider staying there again. Thank you Leo, Phillip and family

The place was cozy and neat; it exceeded my expectations; the owners were super nice and helpful; the breakfast was delicious and one day they even served us breakfast after 10am I highly recommend this place, the location is very convenient: a few blocks from the Eiffel Tower and lots of shops and restaurants around.

Amazing bed and breakfast! Beautifully decorated, friendly staff, and amazing location. This is a perfect place! The rooms were comfortable and clean, the breakfast was amazing, and we couldn’t have asked for a better experience. If this place is available, you must book it!

My family (two adults, two children) stayed here for a week after Christmas. Simply put, 5 stars for location (a minutes walk to the Eiffel Tower, bus tour stops, restaurants and supermarket), 5 stars for type of accommodation (High end, exceptionally clean, beautiful surrounds, fabulous breakfast) and 5 stars for the hosts (always available, helpful, courteous, knowledgeable). Could not recommend highly enough. Will be our go to place whenever in Paris.

I think this B&B is very good. I appreciated opportunity to check in early. Room was very clean, but can use some updates. Bathroom is updated, but shower water is never hot. For our 7 day stay the same breakfast was offered every morning. There is no opportunity to make hot coffee or tea in your room. There are some drinks available in the common dinning area. it didn’t feel very private, you can hear every movement in a hallway and above you. It is a 5 min walk to the Eiffel tower, and close to bus and metro. Overall, its a very decent place to stay

The area/location is perfect. Close to Eiffel tower but not on a busy street so it's quiet at night. There are many restaurants around. The hosts are phenomenal. Leo gave us a warm welcome. Very accommodating and attentive. He gave us suggestions on restaurants that we really enjoyed. The place is clean. Our room was ready before our check-in time so we were able to check-in early. Very thankful for that. We travelled from Spain to Italy to Paris and the room we got here is the biggest. We got a king size room/bed with huge bathroom. We highly recommend this place and will definitely book with them when we get back to Paris.

The service, location, accommodation and breakfast are all excellent. I really want to recommend Relais to my family and friends who are traveling to Paris.

Not only is the place warm, beautiful and clean, Phillipe and Leo provide a sense that you are the only one there, they are both caring and always willing to help. The homemade breakfast is again warm and delicious. We were surprised to find such an exceptional service and place, for a completely fair price. The place is highly recommended (if it was beyond great for our honeymoon, it is definitely great for anyone else).

This place was perfect. It was my wife and I and our 2 teens daughters. We opted for the family suite. It was the perfect fit for our family. Rooms were nice and clean. The staff was excellent and was very helpful to our needs. The establishment was run and own by family members and made u feel at home at all times. The breakfast was delicious too. It a short walk to the effiel tower and about 5 min walk to the 6 metro train. It was more like if u have a small apartment in Paris instead of being in a chain hotel.

OK this is a fabulous find for Paris! Excellent staff/owner on site for your needs and questions. The artwork in the areas is so interesting to see. The breakfast and the food left out for the afternoon was delicious. The fridge was always stocked with drinks. We could bring in our own wine and enjoy. We loved the big modern bathroom and the room was so lovely. Perfect first place for Paris. And its right by the Eiffel Tower.

This was one of our favorite parts about our trip to Paris! Found this gem of a B &B by chance! The location is perfect! The Eiffel Tower is around the corner! Close to two metro stops, great neighborhood too! Safe area…. The hosts of the B &B are amazing!! So kind, generous and welcoming! I absolutely recommend this beautiful place to anyone!!! And would stay here again!!!! I loved that the ET was right there and we walked past it every day and night!!

Fantastic service and great location. Wonderful breakfast each morning and the rooms were spacious and clean. Easy walk to eiffel tower and bus stops.

Relais12bis was one of the best lodging experiences we have had. The proprietor, Leo, spoke English and was very helpful with tips about Paris, and he personally prepared breakfast for us every morning. We were there one week and the rooms were always cleaned promptly. The bathrooms were gorgeous, much more spacious and modern than in most European hotels. The common area was very inviting and there were complimentary drinks and snacks at all times. They held our reservation for two years throughout COVID - we had planned our trip around the French Open and they allowed us to keep similar dates based on the French Open's revised schedule of matches. It was conveniently located, about a 10 minute walk to 3 different metro stations, and only a 15 minute walk from the Eiffel Tower. Overall, I highly recommend Relais12bis!

This was a delightful B&B near the Eiffel Tower. Great location and helpful host. He was very friendly and accommodating to our schedule. He also helped us find a place where we could get a Covid test (on a holiday, when all the pharmacies were closed) for our flight home.

Great location close to the Eiffel Tower and public transportation. Many restaurant options in close proximity. The daily breakfast was a great way to start the day, and the hosts were friendly and helpful and always available. In addition to croissants, coffee, tea, bread, jams, cheeses and charcuterie, we were offered made to order eggs every morning. Leo, Oliver and Philippe were great hosts. The room was comfortable and the bathroom was spacious and modern. Leo helped us with printing our Covid test results that we needed for our trip back home. The dining room and living room were available for our use as well as a refrigerator with drinks. Wine glasses were also available as well as a nespresso coffee machine.

Our stay at Relais 12bis B&B was absolutely perfect. The B&B is within a 5 minute walk to metro stations and the Eiffel Tower. Leo and Oliver were wonderful hosts, suggesting places to visit and places to dine. Breakfast was served every morning in the dining room with wonderful croissants, baguettes, ham, cheese, made to order eggs, fresh squeezed orange juice, coffee, tea, etc. Every afternoon/evening there were always sweets and breads set out as well as delicious cake from their grandmother! Also available at any time were cold drinks, at no extra cost. The room was beautiful, with an updated, large bathroom. The bed was so comfortable which was just what we needed after a long day exploring the city. I highly recommend this B&B and will definitely stay there again if we ever return to Paris.

Relaid 12bis was absolutely perfect. The room was beautiful and the location was brilliant. The hosts, Leo and Phillipe were amazing, nothing was too much trouble and they were a delight to meet. I would definitely stay here again😊

We stayed here in September 2021 whilst on a romantic break to Paris. The B&B is family run and the family live close by so even out of office hours they are available to solve any queries. On our arrival Philippe and Sabine showed us into the living room area whilst our room was being cleaned. We were made to feel very welcome and enjoyed coffee and croissants whilst we waited for our room. The living area is beautiful with original Parisian features still present. A nespresso machine is available to use by guests 24/7 and cake/fruit also. Breakfast is served from 8am - 10am everyday including croissants, meats, cheese, bread, yoghurt and eggs cooked to personal choice. It is delicious and we took advantage of this daily as it fills you up for the day ahead. The room we stayed in was very clean and spacious with a modern bathroom. We had no issues with the room and when we needed an iron and board the family were happy to accommodate us when we asked. The B&B is situated in an incredible location within walking distance of the Eiffel Tower and some amazing fine dining restaurants. During our trip we also visited Disneyland Paris which was made easy by the B&B being within walking distance of the Metro line. Thank you to Leo, Philippe and Sabine for a fantastic stay and we hope to visit again in the future. Diane and Niall

helpful staff, excellent location, very comfortable accommodations.

Relais 12B&B is a great place to stay within a very short walk of the Eiffel Tower and close to the Metro to get to the attractions. The hosts Leo, Phillipe and Sabine are brilliantly friendly and cook an excellent breakfast. The family suite we had was great and I’d recommend this as a place to stay when visiting Paris, especially if you are going to see the Eiffel Tower.

I LOVED this place. The location was near the Effil Tower but quiet. The rooms were cozy and the bathroom amazing. Best shower I had in a 2 week trip to France. Bed was very comfortable and loved the AC. Breakfast was delicious, filling and had plenty of choices. The scrambled eggs were amazing. As well as the freshly squeezed orange juice. They provided a small fridge filled with water and drinks you can grab at any time. Also coffee, tea, fruit and cake in the afternoon. Service was fantastic. I really enjoyed this place. I can't wait to go back.

Excellent location, great hosts, lovely rooms! We will be back! Thank you for the wonderful experience.

We stayed in the Family room. 2 bedrooms with 4 single beds and bathroom between. Nice communal living room. Great breakfast and very nice service. We felt at home. The area was great with 5 minute walk to the Eiffel Tower and nice restaurants 3 minutes away. We highly recommend.

Amazing hotel, clean and luxury, few steps away from champ de mars and direct buses or metro to everywhere in paris. The owners were the most amazing welcoming people and very good fresh breakfast. i will definitely go again, thanks Phillipe, Leo and team you are the best!

We loved our stay here! It felt like a home away from home, which made a real difference in our travel experience. Breakfast was always delicious, as were the snacks and tea available during the day. The staff were friendly, genuine and very accommodating. Leo was especially helpful and kind. The rooms were lovely and provided exactly what we needed. The proximity to metro, train and food took convenience to the next level. We also really enjoyed how close it was to the Eiffel Tower. If we return to Paris, we will book here again and have recommended to family and friends.

Leo was very friendly and couldn’t do enough for us. Complimentary upgrade to a suite was nice. Rooms were very clean and comfortable. Breakfast included in price was nice too. Great location for walking to the Eiffel Tower

Lovely place to stay! Leo was exceptional and nothing was too hard, he went above and beyond what we expected! Location was perfect and easy to get to many tourist attractions.

The breakfast was delicious and the location was great.

Relais 12 bis B&B was fabulous! We really enjoyed our stay. Our room was clean, comfortable and all together perfect! Alice and Leo treated us like family and the property is in a great, safe location. This is the ONLY place I would consider staying if I make another trip to Paris....look no further, this is perfect! I would choose 6 stars if it was an option!

We had a lovely stay. The rooms are beautiful and very clean. Breakfast was delicious and fresh each morning, prepared by the family who owns the property. Such a nice way to visit another country and still feel at home. We were in walking distance to The Eiffel Tower and many local cafes and restaurants, while still being in a quiet area, away from all of the noise. I would highly recommend Relais 12bis B&B. We will be visiting again in the future.

The best B&B i had. super friendly people, clean and good breakfast! will stay there in next time!

Loved the waterfall showerhead, quality bedding and decor.

The property is situated within walking distance to many major sites and the transportation pickup and drop off points. The service was excellent. Will stay again if traveling through Paris. The only negative was the center of the bed was uncomfortable. Understanding the need for maximum sleeping transitioning to meet client needs, sleeping rest is vital for travelers.

I absolutely loved every bit of this property. From the architecture and art work of each room to the beauty of each staff member. My family and I truly felt special and was taken care of as though we were royalty. Each detail made our stay even more pleasant and the staff felt like family. When we return to Paris , there is no other place we will stay but here.

Excellent in every sense. Wonderful service, spotlessly clean, delicious breakfast, comfortable beds, beautiful bathrooms. Special mention of Leo - the charming host & breakfast chef who makes one's stay a delight.

Leo was super attentive to our needs and helped us find restaurants, shops and even called us a cab to get to the airport. We loved the homey feel, the breakfast was amazing and the drinks and snacks left out at all times were an unexpected added bonus. Beds and pillows were divine- super clean, roomy bathrooms and luxurious spa toiletries. We would recommend 100% to anyone- loved this place and hope to go back!!

Thank you for accepting us after hours and for the delicious breakfasts! We appreciate your hospitality!

Phillipe, Leo, Sabina, & Sofie are great hosts. They were a great help with last minute touring and restaurant information. The B&B is in a great location, two blocks from the Eiffel Tower, is clean, has modern amenities, and the breakfast service from the hosts is great. The metro and RER are about 4 blocks from the B&B. We had a fantastic stay at Relais and it will be the first stop on our next trip to Paris.

The B&B was in a perfect location! Nice safe area with plenty of shops and restaurants in addition to the Eiffel Tower. The service we received was excellent and we would definitely stay here again!

Attention from Leo was wonderful, he really makes you feel like being in his home as a very special guest, very kind with kids and a very nice environment. Location is perfect if you want to be so close to the Eiffel Tower.

Beautifully decorated, very comfy and welcoming, felt like staying in my own Parisian apartment

Just amazing. Phillipe and Leon were the perfect hosts. They work very hard to ensure guests are happy and comfortable. We have been to Paris a few times before but it was the first time we traveled to Paris with our 7 month baby. Phillip and Leon made sure we were comfortable and accommodated us well. It is a friendly family run BnB, we felt relax and happy staying there. The BB was clean, classy and represented Paris well. The breakfast served was lovely, they catered for us as we do not eat bacon. Honestly from the moment we first arrived to the time we left we enjoyed every second of it. It was a wonderful experience and when we return to Paris we hope to stay here again.

The Relais 12 bis B&B is a beautiful establishment. We were so graciously taken care of each morning with a delicious breakfast and suggestions for our travels for the day. Our room had everything we needed for our stay, including built in USB chargers and a heated towel rack. The location was perfect. It is a short walk to the Eiffel Tower and a manageable walk to the rest of the city. Highly recommend a stay here! We hope to return some day!

We could not have been more pleased with our eight night stay at Relais 12bis. Leo is a gracious host, doing everything possible to make us feel welcome and comfortable. The rooms and public areas are beautifully maintained with great attention to detail; and the breakfast delicious. We will definitely return and recommend this home away from home to our friends.

Relais B& B turned out to be a great choice for our stay. The location is close to the Eiffel Tower and we walked all over Paris very easily. The room was very clean and Nicole did a great job of making it look perfect every night when we came back from exploring the city! Phillipe was very helpful in offering ideas and Neal worked hard each morning to send us off with full bellies. If I get back to Paris, this is where I will stay!

Leo was an incredible host and the location was perfect. Their breakfast was outstanding.

Loved the fact that it was a quaint B&B that made you feel like more of a friend or acquaintance rather than just another hotel guest. A delicious breakfast was also provided each morning.

Fabulous location, exceptional service and attention to detail. Staff - friendly, helpful, attentive without being intrusive. Exceptional location, no shortage of places to eat and visit. Our room was fantastic with views to both streets, and very quiet. Our welcome from our hosts, exemplary, I could not offer higher recommendation. I will visit again and stay at Relais12bis B&B.

This place made our Paris trip truly special. The owners are focused on service, very friendly, and made an excellent breakfast each day. The room we had was one bathroom and two bedrooms. It was perfect for our family of three (mom, dad, and teenage son). If we return to Paris we will stay here again! Thank you so much for a great visit.

Phillip, Leo, Sabine and the entire team at this B&B were simply great! We were in Paris for 3 and a half days and had an amazing time. The B&B is located so close to the Eiffel Tower, it’s practically in its backyard. The breakfast prepared every morning was the best part! Leo had all kinds of breakfast items ready for us every morning. Great way to start the day! When we arrived, Sabine met with us and welcomed us to the B&B. She showed us the room and all it’s functionalities. The bathroom and shower were amazing! The king bed was one of the comfiest beds I have ever slept in!

My stay here was SUPERB!! The staff/owners were delightfully friendly, knowledgeable and very accommodating. I will definitely be coming back to stay with them!

I would recommend staying here a 100 times over. The location was amazing just blocks from the Eiffel Tower. The rooms were clean and cozy. The shower had instant hot water and lots of pressure. The breakfast of fresh squeezed orange juice, fresh crossaints, ham and cheese were delicious. The staff was beyond accommodating and so helpful with booking taxis and giving suggestions of places to visit and good restaurants to eat at.

Room was very clean. Breakfast was also good. Better the first day when it was Dad and son. Only complaint was a left a do not disturb of door and they came in to clean anyway. No biggy. Beds were a little hard but not unusual for France. They try very hard to make it a comfortable stay. Surprised how quiet it was for the number of people staying there. They spoke perfect English and helped us with taxi’s and whatever we needed

Great location..great breakfast..nice people..we will go back!

Amazing place!...perfect location

Very nice b and b very close to Effiel Tower Very welcoming staff . Rooms are comfortable and well appointed. Portable air conditioning units were being used I assume only for summer months. Dining room was large and welcoming. Breakfast was delicious and attended very well by the owners.

This please really knocked out of the park. The pictures online certainly came to life when we step foot into the place. Our room was spacious, clean and everything as advertised. The best part about this place were the owner (Philippe) and his son (Leo). Leo played the perfect host and served us breakfast each morning to our delight. He has a craft when it comes to pleasing guests and tended to our requests. Certainly these folks know what they are doing and this is a very special place to stay at. Highly recommended.

Amazing stay! Great room. Great family! Love and Margo were awesome. Super location with all the amenities!
