There was no sound insulation, making it impossible to sleep, and construction work started at 7:30 a.m. without prior notice. The apartment was not properly cleaned, the internet did not work, and the bathroom was extremely small and unsafe. Access instructions were unclear and the building was poorly lit. The toilet also malfunctioned during the night. We contacted the accommodation to raise these issues, but no action was taken and no response was provided. Based on this experience, we cannot recommend this property.

Lovely mini flat well equipped, charming decorated. 10 mins walking distance from the metro or underground stop. I must say in the beginning I had some problems with water leaking in my toilet but they fixed straight away. They don’t have a lift you have to go up and down the stairs with your suitcases. They do t have a key is all electronic passcode.

The apartment itself was satisfactory, but discovering the presence of mice was entirely unacceptable. On my final morning, I found several food bags that had been chewed through, which was both unpleasant and deeply concerning. This represents a serious issue of hygiene and maintenance that should be addressed without delay. It regrettably spoiled what might otherwise have been a pleasant and comfortable stay. Unfortunately, at the time of check-out, no response was given to the complaint

Terrible. Went inside snd we couldnt find anybody to help us . This was like an old apartments setting not a hotel. As we walked through the gates we found a very unfriendly lady that wasnt willing to help when we were asking her questions and didnt speak english. We called the property several times and couldnt find anybody. Terrible experience. Dont book this place. We left and booked another hotel. We didnt care about losing around $600+ on this horrible experience.

The pictures online are not accurate. The bathroom is a death trap, shower area is a joke, you have to open the shower door to turn your body. Broken tiles, rust everywhere. Disgusting carpet in hallways. Bedroom area has one bed, horrible mattress and one small pull out sofa which is supposed to be big enough for two people (maybe 2 small children) The area is very central but extremely overpriced for quality of room.

No estaba listo el estudio cuando llegamos. Tuvimos q esperar mas de 30 minutos. Las camaa estan en una area incomodo de subir. Nos golpeamos la cabeza varias veces. Solo vimos a las personas q limpiaron el estudio. No hubo contacto ninguno con el staff. El wifi mut bien. Nos hospedamos alli porq el area es excelente, muy centrico.

Overall we loved the area and the convenience of having an apartment with a full kitchen. We were fortunate enough to be on the second floor which wasn’t that bad with no elevator. I think the descriptions should state what floor they are on. If anything happens it is very hard to get a hold of someone to resolve. We were locked out of the apartment for a while because our electric lock didn’t work. We stayed 8 nights and could have used extra trash bags and a broom. With all this in mind I would consider staying there again.

We stayed in 4th floor apartment with huge skylight over the bed. Nice kitchen- lots of equipment and utensils. But - the furniture is old and damaged- the skylight leaked and the internet was down or very slow when working. The stairs are a hazard - especially with bags. The communication was awful. I wrote to tell them we would arrive at midnight to be sure we would have no trouble getting into the room. They responded’no problem!’ When we got to the address there was no sign or indication that it is a hotel (it is definitely NOT a hotel with any amenities) You MUST check in on line to learn that there is no sign for 'patios' on the street, how to enter the courtyard reception area and you won't get your room number or code unless you complete the check in on line in advance of arriving. No where is this mentioned, by the way . . .

The hotel is well located in the Marais area with many cafes and shopping establishment. Easy to walk to Notre Dame Cathedral and other nearby touristic areas. The hotel provided good accommodation and good communication before and after our stay. The metro was accessible within less than a mile from the hotel and the Uber system is as good as the one in the US. The room we stay it was perfect for a couple(Summer switnes) with a double bed, coffee maker, tea machine, refrigerator, microwave and stovetop. Silverware was also provided. The room was clean and comfortable. We will definitely return here.

There was no WiFi and no communication from the management even though I reached out to them several times. The place was smaller than expected, shower was super small. Someone who is more than 5’4” would not be able to stand up in the shower. Beds were ok but small.. Good thing is it was a 15 minute walk to Norte Dame and there are several little cafes and restaurants on the street!

terrible noise all hours of the night. If you want a good nights sleep forget this place. there is no staff here at night people partying all night. there was blood and other bodily fluids on the comforter on my bed. I had them replace it. the patio is covered in grime and mildew gross. There was some nefarious type people coming and going. no sense of security. they advertised internet but there was NO internet available when asked about it they said ohh it was an outage never got internet. never stay here again for sure

Our 2nd time staying at Les Patios, we had a good stay. The location is excellent. We Love the bambooo lined walkways to get to the rooms. The rooms are Paris small, but totally big enough. The mini kitchen works. Everything went smoothly. In the late mornings there Were what we called door ears lol, lots of door slamming, not sure if it was cleaning staff or just people leaving, but it's not a big deal, and not early, like 11am. Dont expect a 5star with concierge service or something, but for a mini-apartment type room in Paris at this price it's a great little place we would recommend.

Well, the location of the property and the Little community garden is nice. The actual unit was very shabby and in need of updating. The unit was very dusty, we had blood on our sheets, and we found bedbugs in one of the beds. We also were never able to communicate with anyone via email the app or any other way to ask questions or concerns. I have traveled to 53 countries have been to Paris eight times and this was probably my worst experience.

Great location and great property. Note that for longer stays you would need to supply your own Nespresso pods and toilet paper as they only supply a small amount. It gives you a feel for the Parisian life style. Very close to the Metro, great dining option nearby as well as supermarkets. We enjoyed our stay tremendously

we spent three nights and four days ar this place for the paris leg of our euro tour. we were shunning the big name hotels, preferring quaint little digs to get closer to the local feel. this fit the bill perfectly. very charming entry and walkway with cobblestone type path that lights up at night to welcome you, witjh hanging plants overhead. the place felt very secure even with the street outside that can get just a bit busy. btw, very nice croissant place just a few steps away. the apartment itself was very nice. there was a narrow spiral staircase which was very manageable for our family even with little kids. door opened with the code provided the day before. there was a queen bed in the only room, but the sofabwd is very useable and our kids like it. another chair can also fold out for smaller kids. there are two coffee tables which were placed end to end to serve as a dining table and it was.set with plates, water and wine glasses, and cutleries. there's a microwave, electric kettle, and a stove if you fancy using them instead of eating out all the time. wonderful basecamp and we'll rememner it with fondness for sure.

Warning! The family of three was severely bitten by bedbugs! We stay at the hotel from August 25-28. It was day three of our nine days European trip.The first morning I woke up with a few bites and I thought it was mosquito bites. The second morning I woke up with about 200 bites. By noon, the bites were so itchy that I couldn’t tolerate and I started doing my research. I found that it was bedbug bites. I contacted property management and they said if I leave immediately, they would refund one night. I was scared to bring bedbug home. Thank God the apartment had a washing machine. I stayed the third night and the whole night I was washing my family’s clothing at temperature 60°C. I finished at 5 in the morning and we left. My husband and my daughter had itchy bites as well. We hoped it was some type of allergy. Yesterday, September 6 my husband, and my daughter finally were seeing by a doctor and the doctor confirmed it was bedbugs bites and prescribed medication. Now, I’m really, really concerned if I brought bedbugs home as the doctor said, the bedbugs are so tiny, even you checked everything you would not even see them. I booked this hotel because of the beautiful garden picture, but behind the picture are dirty apartments full of bedbugs. You have no idea how much I regret that I booked this place. So, make your decision before you book it.

The courtyard was lovely and relaxing,the only thing i really liked. The staff was unprofessional,yelling at each other in another language and manager had a rude attitude. When i arrived at 3,room still took another 30 mins to get cleaned. In web,said nothing about floor damage near stairs,i hurt my foot many times getting around. Plus,notbing said about height of ceiling to floor in loft bdrm,im 5ft 3 and had a problem not to hit my head when going up to sleep.

I like the location. The apartment (Four by Four) was ok, but there is a lot of noise all day long, starting around 5 AM with garbage collectors, and ending around 2 AM with loud people walking on the street. Please note that the the apartment faces the street, and there is a bar just outside the windows. Not good for sleeping.

I booked three nights. After the first night, I had a few itchy red spots on my body. I thought it was mosquitoe bites. The next morning I woke up with multiple bites and I found out it was bed bug bites. I notified property owner and they said there are no rooms available for me to move and stay the third night. They said if we move out immediately, they would return the money. I wanted to cry. The bites are so itchy that impossible to tolerate. After I come back to Canada, I will contact hotels.com and expect full reimbursement for this torture.

Location is a 5. So is convenience. But our room was way smaller than expected, the kids loft wasn’t tall enough for my 9 yo to sit. The humidity was so high that the fridge is rusted. The smell of humidity mixed with cigarette (only window is on the public space where all guests go to smoke) was eye watering bad. The shower didn’t drain. We texted and asked for assistance to no avail.

However, we were on the fifth floor and the stairway was very dirty and steep, not good if you have large suitcases.The apartment was nice but very very small. We were three adults and we had to climb over each other and our suitcases to move around.

The beds were comfortable and the view from the roof window was lovely! The appartment had everything we needed. We stayed in this room as three adults at the beginning of a three week trip and it was small with three asults and all of our stuff but completely manageable! Be aware that some of the rooms are up very narrow stairs with no lifts when booking. Safe area, lovely vibes and easy access to Paris.

We loved the stylish decor, enough space, cool at night for summer, the organic shops nearby, the local bars/cafes, walkable to the Seine, the latin quarter, Notre Dame, the Lourve, the Eiffel tower, Sacre Coeur (atho we walked 10 kms every day!) but still easy in every direction from the apartment. The communication before arrival was great and we were offered a driver and he was available to book if we needed transport again on our departure. We would definitively rebook and recommend for our NZ friends as we just loved it!....and of course Paris!!

This charming and cozy little place had everything we needed for a comfortable stay. The full kitchen was well-equipped with pots, pans, dishes, cutlery, and even tea and coffee. Upstairs, the bedroom nook (very low ceiling but not an issue, just required staying low as you went up to bed) featured a comfortable bed and its own TV, while the main sitting area included a sofa bed for a third guest and another TV. The bathroom was clean and stocked with plenty of fresh towels. It’s an ideal spot for a couple and conveniently located within walking distance of shops, restaurants, cafés, and local attractions. Overall clean, quite and very secure. I’d happily recommend this unit.

Cute entrance and inner shared patio space. The suite looked nice with its own closed in patio and bedroom in the loft. Bedding and towels were clean. The bathroom had black mold in the shower and on the vanity and the whole place had a damp musty smell. The stairs/ railing to the loft were loose.

Nice rooms and location. However nobody responded to our questions, which we raised through the app. As a consequence we had some problems to open the door (a neighbor finally helped us). We could not sleep with open windows, because neighbors were loudly chatting in the (small) courtyard.

I was shocked of how tight the space is. And the bedroom was almost touching the ceiling. Oh goodness, I have to literally crawl when getting into the bed, otherwise, I would bump my head. It was such a joke!!! Paying for such a sleeping space was definitely not worth it. And the spiral staircase in reaching the 5th floor. If you have some luggages, don't even think about it. You'll definitely be out of breath carrying your luggage up to the 5th floor. No elevators. The pictures were so deceiving. Not recommended at all...

It is very beautiful. It is what I visualized a place in Paris to be like. The ceiling windows opened in the apartment under the stars. There were beautiful birds out the window and an amazing patio area and entrance below. It was close to groceries, transportation, cafes and town. I loved it. :)

We had a foldable bed that was broken. It was fixed as soon as we requested it but we had already spent the night there. No AC which made the apartment very hot. They do list that there is no ac however they said fans are provided (2 fans for the apartment). 1 of the fans was not working and when i requested one i was told there wasnt any extras avaliable. I did go and bought one for our use.

Not ideal for families bigger than 4. Also not ideal for people over 50. The spaces are mad to appear much bigger on the picture than in real life. The location is great.

The property is well situated. Bed is confortable and clean. Easy check in. Kitchen smelled bad. Mice droppings on the kitchen counter every morning.

Beautiful place centrally located. The only downside there was no clean products or any supplies to keep the place clean. Only 2 trash bags provided. No rugs or towels to clean after a normal breakfast. Only 4 towels provided for a 5 day stay for four people. If they could improve that it would be perfect and amazing spot to come back to.

Overall decent value, but saying this apartment sleeps 5 is false advertising in my view. The sofa “bed” that should sleep two has no mattress, just a trundle that turns an L-shaped sofa into a rectangle; you then have to use the sofa cushions to create a level sleeping area. This was a cramped sleeping area for two teenagers and would not be suitable for two adults. Apartment amenities are good; neighborhood has lots of restaurants and stores; close to center of Paris.

Great place to stay in Paris. Great decor and ambiance. My only complaint is that we booked for 6 nights and they would not give us any extra toilet paper or fresh towels (there was a heat wave so we were showering 2x/day and 2 women go through tp!). It’s also quite small. Bed is a double and shower tiny. We were in a studio suite.

3rd floor with no lift/elevator. I had to drag my big international luggage 3 floors up with narrow spiral staircase about 6 inches width of the stairs. Ac didn't work on day one, it was super hot. No wifi, they haven't paid the internet company. Information wasn't passed to the staff from the previous night I checked in

Disappointing Experience – Not Recommended for a Comfortable Stay I stayed at Les Patios du Marais for five days in a studio booked for three people, and unfortunately, it was a very disappointing experience. Although the location in Le Marais is excellent and the studio renovations appear charming at first glance, the space was extremely small and not suitable for three people. Upon arrival, the studio was not properly cleaned. We found a lot of insects, spider webs, dust, and hair on the floors. There were small and large spiders crawling around the room—including on the bed pillows—which made it impossible to rest comfortably. The room was extremely hot during what was one of the hottest weeks in Europe. There was no air conditioning, only an air extractor system that required keeping the window open at all times. However, the only window was completely covered by plants, blocking any light or fresh air and allowing even more insects to enter. It created a stuffy, dark, and very uncomfortable atmosphere. We ended up having to close the window at night to avoid more bugs—or worse, rats—coming in, but this made the room unbearably hot, even with two small fans that didn’t help at all. The studio was on the fourth floor without an elevator. While I was aware of the stairs when booking, the surprise came with the lack of space and the poor design. The upstairs sleeping area was nearly inaccessible—you had to crawl to reach the bed, and there wasn’t space for your belongins

Overall property was pretty amazing. Right in the city but very private and courtyard is awesome overgrown garden feel. There were also a lot of food / drink options in walking distance. A couple issues: Our shower was short. if you are over 6' you will hit your head on the rain shower head. Also, the shower head was missing nozzles, so if you turned it on you were drowned with water, The alternative was the handheld sprayer but the holder for the spray nozzle was broken so you had to try and hold it the whole time and in the 2'x2' showers was not easy to maneuver. When we arrived the 4 seats at the table and 2 at the bar area were set with plates, glasses, & silverware like there was going to be photos taken; which was a pain because we then have to move and put these all away for space. Not sure the benefit of setting this up like that. Final thing we discovered by accident is that they use the same door code for multiple apartments. We miss read the instructions to find our apartment and with the code we were given we walked into another occupied apartment. Hopefully they change this issue in the future. Otherwise overall it was a great stay. Enough room for us to manage and was nice that there were 2 fans and many operable windows to assist with the heat.

The property is tucked away is trendy Marais and is walkable to the Louvre as well as many museums and galleries close by. There are a few mini markets nearby for groceries, and many cafe/food spots at your doorstep. When I stayed it was unusually hot conditions (41•c) but room was cool enough to sleep and there was stand fan provided. Loved this cosy little room and would love to see the other rooms available, all very unique!

My review is solely of reccomandation not of complaint. The appartament is very cute and clean but very small with 4 trolleys and 4bag packs. It was very very hot even with two small cube floor fans so I really recommend an ac. The wash machine was great to have but you need a small rack to hang the clothes too. The metro is close to reach the important places like Eiffel Tower. There are several bakeries cafe closed by and restaurants.

Extremely small for 2 people can’t even open your suitcase no room, very different from the pictures shown… we selected studio for 2 people as described we got a tiny studio I’m not sure how is supposed to be for 2 people??? Not very clean either very disappointing.

This property ranks amongst the lowest I have ever stayed at. Super tiny (unlike in the pictures), high up on the fifth floor (which we were informed at the last minute) with no elevators, less than satisfactory housekeeping, unsatisfactory cooling and poor communication made it a pretty terrible experience. The only positive was the location but that is a small positive when you see all the negatives. Would never go back.
