Provider-sourced guest reviews.
It was charming and the decor although dated and in need of a spruce up perfectly suited the hotel.
There was nothing to dislike for us as we stayed one night for a wedding at the Wilderness Reserve.
The smell in the common areas and hallways. Like damp. But our room was fine.
The bedroom was very spacious and the cooked breakfast was lovely.
We arrived on a Saturday afternoon to find a letter on the desk (no staff) saying there was no staff working and the restaurant and bar were closed that evening so we had to find somewhere to eat and buy refreshments. The bed was uncomfortable due to a lumpy mattress topper, the room was next to some kennels with dogs barking, the smoke alarm kept beeping every hour or so (battery needs changing), we had a fan in our room but it was very loud and not very effective. A poor nights sleep for both of us.
Nice room overlooking garden/ trees, clean but old and quirky. Breakfast was good but preprepared ready for timed sitting.
No information on checkout, Information booklet out of date.
Nothing.
I booked 3 rooms for my family who were coming to my daughters wedding nearby. On the Friday evening, I was advised by my family that they had been told there was no breakfast available for the following morning. I called Sarah the Manager, who advised me no breakfast was on offer because they hadn't booked breakfast! There was absolutely nothing on the Booking.com booking form that stated breakfast was not included, or that it needed to be asked for! Sarah offered to bring in some pastries and yoghurts at 09:30 the following morning. The guests then pre-ordered a cooked breakfast for Sunday morning but the man who prepared it appeared to still be inebriated from the night before and could hardly stand up. I did not see the hotel, but my family had a terrible time with many other issues such as showers that could only produce a trickle of water, no kettle, no shampoo etc. They said the beds were comfortable. No one was at the hotel when they left on Sunday morning and now I have had a bill sent to me for the breakfasts! I have asked for a partial refund because the facilities were inadequate but have heard no more.
Good
Bed was comfortable.
Bath water was cold. Breakfast was overcooked.
Quirky spacious with plenty of parking. friendly staff and good breakfast
clarity when the bar was open
Breakfast was lovely and keys were ready when we arrived with clear instructions on how to find the rooms.
We never saw anyone, the keys were left on a desk in an envelope with my name on it and instructions to get to our room. Once in our room it smelled damp and stuffy with cobwebs & spiders on the bathroom window and in the corner by the bed. It’s a shame because the room was in good shape but just needed a bit of love. The whole experience felt a bit like we were in Twin Peaks, it was more like an Airbnb in an ex hotel as we never come across another soul and somehow felt a bit eerie!
Could be a great boutique hotel but it’s incredibly run down inside and out.
So tatty especially outside just needs some serious money spent.
Lovely Hotel, amazing decor our room, Minsmere, was spacious and very comfortable with a great shower. A little niggle was no decaf. coffee in the room. Breakfast was freshly cooked and presented. Our third stay at Satis House and we will definitely stay there again.
Breakfast was amazing. A very large tasty full English . Toast, coffee and fruit salad and yoghurt. Very well presented
I liked everything
Room was a little eclectic- but nicely decorated a nd clean. Was in one of the sheds which was OK, but I feel if you are advertising a Georgian house, you should make clear that you don't actually stay in it. Breakfast was a little chaotic- feels like another member of staff needed. Despite booking in for 9, didn't get breakfast until 9.30, and tea wasn't come. Hardly saw any staff member. There were only five or six in the restaurant. Beyond that it was a fairly reasonable stay-
Good breakfast. Unusual decor.
Advertised with a bar and restaurant. Both closed for renovations.
Breakfast, bed was comfortable
No hot water, Owner was very loud, especially when outside talking to the painter about her family affairs. We could hear everything
Nice place
Unique, eclectic boutique hotel. Possibly not for you if you find taxidermy uncomfortable or really love level floors! This is an old building with lots of personality. Very helpful and accommodating staff but not obvious where they are so I, and other guests, were often wandering around looking a bit lost. Overall the hotel is a little tired and we struggled to get a hot shower but our room was gorgeous with a huge balcony which was lovely. Breakfast was delicious but again it wasn’t really clear what the process was, we ended up going back out to reception and ringing the bell at which point the chef came out to greet us. It would have been great to have a notice that explained what to do! We would definitely stay again if we were coming to the area.
The bedroom was a very good size
Should say on website before booking that the bar is currently closed
I like how quirky it was.
The whole room was dusty and needed a good clean! Dust gathered in the corner of the room that hasn’t been cleaned in months. I dropped something under a chair, so went looking for it - there was SO much dust and a fork there. The shower dribbled out and was either extremely hot or extremely cold - black mould was in all the corners of the shower. The bed was lumpy, fabric was itchy.
We had waste water coming into the bathroom which absolutely stank. The power cut out so we couldn’t use any power. Disgraceful hotel!
Its my go to - simple as . It has style and character only privately run Hotels can do . Breakfast to order at the time you determine - old school excellence !!
A bit run down. We paid extra to have a tub in the room, it was NOT the tub shown in the pictures and instead a shower tub unit - the inside of the tub was cracked and peeling, not ideal for taking a bath. The bathroom had an outside door we assumed was locked but it was labelled as an Emergency exit from the hallway and someone walked in on my fiancé taking a shower from the hall!! Very scary as someone could have walked in at any time when we were in the room and when we were out.
Over the years I’ve stayed in many hotels in many different countries, This must be the dirtiest I’ve stayed in.If you don’t look up or behind anything it looks okay but if you do, oh dear!! You could write your name in the dust behind the bed. Cobwebs in the corners and on the ceiling.
The breakfast was excellent; and the location of the hotel was ideal for exploring the Suffolk coast The room was comfortable and stylish. The hotel was situated in large grounds with an impressive display of mature coniferous trees.
There was a problem with the toilet flush. It took a long time to fill up with water. Also, the main shower was lukewarm, so we had to use the attachment in the bath.
Nice hotel, just needs a few updates.
Everything what I like in an hotel, interesting and different. if you like a Premier Inn you won’t like this ( must have been these people who gave negative comments)
Nothing
On arrival at the hotel (late afternoon) no one was at reception, and no bell to call someone. It was cold and dingy. There was no proper lighting. The room was not heated (in November!). There were two small electric panel heaters in the room - and one did not work. The heater in the bathroom (small electric heater up on the wall) did not work either. No one seems to have checked the functioning of the heaters.
Great location, for a weekend away with my brother. Quick check in, large room, exellent breakfast.
Wasny able to get an evening meal as the restaurant was closed, but plenty of choice in the area for alternatives.
We chose to stay in the Yoxford area as we planned to visit local villages and Minsmere RSPB reserve over the weekend. We had read that the hotel was "quirky" which appealed to us. We stayed in the Minsmere room which was large, well furnished and equipped. The bed was very comfortable. Everywhere was very clean. Throughout the hotel the ornaments seemed very "colonial" but fitted the age of the property and were indeed quirky and interesting. The breakfast was very good indeed and the manager was friendly and helpful. A great overnight stay for us, celebrating a rather special birthday.
Nothing to dislike in the hotel and grounds at all. The stairs may be a little tricky for some people, especially with lots of luggage, though doubtless help would be available.
Convenient location.
The water pressure was pathetic. A shower was hardly possible. The breakfast was not good. The room was dusty. The entrance drive is on a corner, making an exit dangerous.
Pleasant
Very friendly and helpful staff.
night lighting to our room.
Only stayed one night but nice room, great beakfast
Super well located
Nothing
Unfortunately, the cleaning of rooms was poor, cobwebs very evident in window frames and other areas and dusty in places. Towels and bedding ok though. Bar and lounge was not open and was not informed this would be the case.
the bed provided was very comfortable. The building, which has considerable features would benefit from some serious restoration.
Nice enough place. Reception was good.
Every hour the dogs were barking... so not a great nights sleep.... You take your life in your hands exiting the place.
Breakfast and location was very good for my needs
T
This is a really good value hotel. really interesting decor, lovely big room, comfy bed, friendly and professional staff and a great breakfast.
Restaurant not open on Sundays and menu on other days pretty grim. Hotel is very tired in places and grubby in others
Satis House is, as the owner puts it, "Quirky - due to age" I have stayed twice - each room is different- shape , size, decoration etc however this does not mean comfort , cleanliness and experience is lessened in any way. I am determined to experience as many as possible !! This house has a routine about it and the owners maintain that i.e. you are asked and expected to be on time as Breakfasts are cooked to order and are a great start to the day . Can't wait to try out the Restaurant. am looking forward to the next stay .
The hotel could do with a bit of modernisation. The staff is very friendly and helpful Very nice breakfast was served with fresh produce. 8 minutes walk from Darsham rail station so good location.
Comfortable bed. Good air conditioner in the garden room. Decent breakfast.
The property was not well kept. It is listed as a 3 star hotel which it certainly isn’t. There is no sign at the entrance to prove this, which you would expect. There was no-one on reception on arrival and there was an attempt to put us in an upstairs room, not the garden room we had booked ( this room was considerably cheaper than the one we had paid for). We were eventually given the room we booked. It was a good size but the shower proved to be a problem. It was useless with only tepid water and water flooding out of the hose attachment when it was used. I brought this to the attention of a staff member who told us how to set it and we tried again. No joy! Next day we were told that it must be faulty so we were given the key to an adjoining room to shower. It was exactly the same. Looking back at other reviews there seems to be a reoccurrence of this problem which the management do not seem to want to solve. The restaurant was closed for the whole 3 days we were there. We only ever saw two rooms in the building; the breakfast room and the entrance. The owners of the hotel do not seem to be interested in being professional and there is little concern about being there to welcome guests and make them comfortable during their stay. It seems to be a chore for them. Having stayed in many, many hotels including a fair number of ‘boutique’ hotels I can honestly say that this is the worst in my experience. I have never had to write a review like this before and it is sad that I am having to do so.
Good location with easy access to Southwold
Our bed was not very comfortable Very small bathroom
Sadly this hotel has become rather run down and neglected. It needs some tlc and repair - a good clean would be a great start. The hotel is rather dark and gloomy and we did not feel very welcome by the person on the desk. Very stingy tea and coffee making supplies too. What a shame as we were really looking forward to our stay. We slept well though.
The staff are very accommodating, friendly and helpful. Great breakfast.
Room was noisy above dog kennels which appeared to tp be used for breeding. Bed was the most uncomfortable that I have ever had . Head of bed lower than foot of bed. and dipped in the middle too. Complained in the morning and had room changed after being told that no one had ever complained before. I was told that this was a standard room.. New room much better and was satisfactory for 2nd night... Restaurant... must be booked in advance.. We booked table at 5.20 for that evening ... got a call back half an hour later to say that the restaurant was not opening.... had to do to closest town to eat . £20.00 each way in taxi. Bar open all day .. caution not in the evening .. closed at 6.15 when we got back. weekends breakfast until 10.00 in the room info folder. 9 am the receptionist told us on arrival .. then changed it to 9.30 when we said that 9 was a bit early on weekends. She then said that 10 am in the folder was a mistake . Came back Saturday evening - restaurant still closed / bar still closed .. receptionist selling a dog to a German couple for cash .. euros.
Location was perfect for getting to work, Satis house beggars belief with the decoration, words simply aren't enough. Over the top but in a fantastic and entertaining way. The staff are beyond attentive & helpful. Breakfast was amazing every day and always freshly cooked to order not buffet style. Restaurant for evening meal was good solid food, very nice with a decent choice every day, no evening meal on Sunday when i stayed, any special requests or special diets happily catered for with a little notice. absolutely would stay again.
Avoid the attic room if at all possible, very low celling and door frame & colleague injured head. Will not suit a minimalist.
Rooms are large and beds reasonably comfortable. Very handy location for weddings at Wilderness Reserve (4 min drive). Room is fairly clean and sound insulation is good if windows are closed.
Most lacklustre shower I’ve ever had in a hotel in terms of temperature and water pressure - a dribble would be a generous description. On arrival (4pm) the check in form with personal details and room key was left unattended on the desk, along with credit card receipt - not great security, interactions with staff fairly odd in general. Declined breakfast. Decor is very heavy on the taxidermy.
Nothing
In poor decorative state, bathroom needed a deep clean,
Breakfast was good but limited choice for the price paid
Insufficient milk sachets and nobody on site to request additional ones.
Great quirky hotel very nice & polite landlady.
No food due to staff being ill but no fault of the owner.
Interesting building and decor nice location.
Feels like a little lack of maintenance in places. But o er all very nice.
The hotel was not as advertised therefore we were disappointed. The restaurant had been closed down although the lovely lady who did everything cooked fish and chips on a Thursday, which were very good. Apparently if you wanted to eat you had to phone/say in advance and then she could prepare an omelette or similar. This was not mentioned on the Expedia website. Eateries were all a drive away. There was nowhere to walk to. However breakfast was provided and our cooked meals were very nice indeed. There were grounds at the front but no benches and parasols as in the photo. The back gardens were closed as there was a problem with the wall. There was a very small amount of seating at the front which we asked if the bird droppings could be wiped off to sit. The neighbours dog barked non stop (literally) from about 5am until about 9am on both days of our stay. It was kept outside. The majority of the rooms were occupied by workmen Monday to Friday who didn't appear to eat there or sit outside. In our bathroom the basin wouldn't drain water away but that was fixed the next day. Generally the place looked tired and a bit rundown. We felt that it was overpriced.
Breakfasts were exceptional with a lot of choice. Also the owner and staff were very helpful. It was nice to be able to park in the grounds of the hotel. Beds were very comfy.
Nothing
The hotel was quite quirky but had everything we needed.
Nothing, everything was fine.
Peaceful place and very helpful.
The decor is unusual, and may not be to everyone’s taste. Definitely eccentric but does give it character.
It was in the area we needed to be
In the right location
The only thing we liked was the manager.
On arrival we were told that all the staff were off sick therefore the restaurant and bar were not open although some food could be cooked for us. We had booked the restaurant but at no time prior to going were we informed that everything was closed. We were required to notify the manager what we wanted for breakfast the night before. On reading the guest information it bore no resemblance to what we had. We will not be staying there again and would not recommend it to anyone. Our room, although clean, was not what we had expected.
The beautiful exterior of the house, the quirky character of the interior and the confortable bed.
The plumbing ... the bathroom seemed to have been recently fitted and looked modern, but we couldn't get more than a trickle of hot water in the shower, it was difficult to turn it on and we couldn't get the bath to fill properly. Considering the price for a room-only stay this was disappointing. The dangerous exit from the driveway on a bend onto such a busy road. And the poor signage – non-existent on the approaches to the house, very faded and almost hidden in greenery close to the gates. If we hadn't already know where it was it would have been quite hard to turn in to the entrance safely.
Lovely comfortable bed. Breakfast was freshly cooked to order. Sarah is lovely - nothing was too much for her - she is a credit to Satis House.
I can only agree with previous comments re signage but was advised this will be updated when the main road is updated. Also windows are due to be replaced which will make a bid difference.
Staff, location and the bed was very nice. A little bit of a tired and dusty decor.
Dust, cobwebs and room not very clean
Located in large green plot with mature trees Breakfast - food and service good Parking immediately outside reception Comfortable four poster bed
Lack of proper staff training and behaviour Property, dark inside, tired and in need of redecoration 'Boutique' hotel, not to my taste
The bed was UNREAL!
Good location for exploring although cars come flying around the bend so watch out when leaving the place. Staff were friendly and helpful and whilst the house may be better than the pods outside we would t ever go back.
Room had cobwebs and could have done with a good clean. I mean they were clearly visible and not something women want next to the bed. The wardrobe runners were filthy and had to get rid of the odd ant. The rug looks like it could do with a good clean also. It's a budget hotel so don't expect anything above budget. Bed was comfy.
Very nice hotel
Nothing
Great Location.
Floor was a little sticky.
Bed was very comfortable.
Bed unmade, bathroom not cleaned daily. Minimal tea/coffee in room. Ashtray in entrance porch not emptied. General air of neglect and parsimony. Restaurant not open due to sickness, but no reason for bar being closed, too.
Breakfast was very good. Decor of main house was very good, a bit dark & gloomy though. Staffing issues. Owners seemed to lack interest. The lady that was possibly the main cook was very friendly but had a very scruffy appearance & smelt heavily of cigarettes. A beautiful property, but not run efficiently. Signage was very poor & the owner agreed that Sat Nav instructions were very unclear. The Hotel should give prior warning of this & give specific directions.
The outside room that we were given as we had our small dog with us smelt terribly damp, in fact the condensation was dripping off the internal door handle. The bathroom was very dirty especially on the floor. Around the base of the toilet & at the bottom of the window where it met the floor was quite disgusting. A thorough deep clean was needed asap. On reflection we should have taken photos. We would like a refund for the cost of the room, we are happy to pay for breakfast. Our room was not serviced. Stayed 2 nights.
Very convenient for Suffolk coast
Needs updating, decor far too “personalised”.
Very good And Sarah was a top host
Lovely breakfast- great choices
No option for food late in the evening
Food all good and plenty of it
Hotel in general in need of updating but perfectly clean and good value for money
Beautiful grounds Staff really lovely
Breakfast was ok
Power of shower was poor, mattress was lumpy. Hotel decor could do with updating, gives the appearance of being grimey. Hotel is right next to the A12, so can be noisy.
Very eclectic decor [may not be to some peoples taste]..........but the staff are friendly and its very clean and well presented, And reasonable value.
