Gutes Frühstück. Da es ein Pub ist, kann man auch Essen sowie Getränke bestellen. Die Lage ist direkt am Strand einen kleinen Supermarkt gibt es direkt gegenüber.

Das kleine Ausklappbett als drittes Bett war extrem unbequem, man hat die Holzlatten bei draufliegen gespürt. Im Sommer sollte man bedenken, dass es keine Klimaanlage gibt.

Decent sized room, comfortable and clean. Staff friendly.

Parking at £12.50, tho could have tried alternatives. Lancing itself is fairly dull, nothing the hotel can do about that.

It's not clear on the booking that you have to pay £12.50 for parking. It's not until you start opening up all the extra details that parking is extra. Based on that I will not stay there again or recommend this property. Plus it's only £4 to park across the road by which time I'd paid the £12.50. Never again

Breakfast was delicious as were the fish and chips we had for dinner. The bed was huge and very comfortable. The hotel is close to the beach and we walked a long way along the prom before having tea and cake in the cafe there.

Upfront information about the times the kitchen was open and the fact there was a charge for the onsite parking.

Die Lage am Beach ist super, die Geräusche der Straße direkt vor dem Zimmer sind gewöhnungsbedürftig, der Pub im Haus für einen Absacker top und das Personal ist sehr nett, freundlich und hilfsbereit bei Fragen.

Easy to get from the hotel to where I wanted to get. Friendly people. Clean. Comfy.

It is a bit noisy but rgat is due to the fact that it is on a main road by the beach so it is to be expected. Breakfast was nice, the menu maybe a bit too nice in that some simpler options would have been welcome (just coffee and toast or a croissant...)

The room was clean and the views were great.very comfortable bed. Staff were amazing throughout.

It’s close to the beach, train station and village centre. There’s a pub with big garden. Great breakfast.

It’s above the main road, it was quite warm in the morning without any fan, the sea view is nice but you can only enjoy it standing or sitting at the edge of bed.

Would of liked access to hotel restaurant area for a coffee before breakfast. As coffee in bedroom wasn't pleasant.

Staff were very friendly and welcoming. Food was nice but the portions were huge. Nice view of the beach.

Very noisy as the rooms were above the entrance to the pub and people were outside on the street shouting and smoking til late, not ideal with kids. Rooms were very hot and no fan. Curtains were too small for the windows and let a lot of light in. The room itself was clean but there was mould in both showers and both bathroom radiators were rusty.

A distinctly independent pub with rooms in an excellent location right on the Breach Green. Our room was a good size with armchairs looking out across the green towards the sea. Staff and locals very welcoming.

The bathroom was a bit cramped but workable. Also the hotel is a on a busy junction so there is traffic noise if your room fronts onto it. It was a hot day so the noise may have been more noticeable because we kept the windows open.

It's a budget stop, so step in with those expectations and watch them knock it out of the park. Family run and off the beaten track as between Worthing and Brighton Rooms were impeccably clean on arrival and beds comfortable. Breakfasts were excellent and worth adding into your stay. Service was 10/10 across the board - nothing was too much trouble. Locals in the bar downstairs very friendly. Right next to Lancing Beach, which itself was lovely. Shoutout to the adorable hotel dog, Rocky.

The location was perfect. The room was spacious with beautiful views out of our window. We were really lucky to get parking on site but there’s plenty nearby. The staff were very welcoming, professional and friendly.

The stair/landing carpets! Needs a thorough clean or replacing. The bathroom also needed a thorough clean and the radiator needs replacing.

Tasty omelette for breakfast. Location perfect. Room very well set out.

Nice hotel with balcony near beach had free parking outside luckilly not a busy day so not always available ,local shops close for bits and bobs and a few restaurants for eating out , bus routes to brighton across road

Room was comfy and clean with a lovely view. Great location and some staff members were excellent. Breakfast was very good.

Some areas were a bit tired and worn and some staff members could have been a bit more friendly.

This was my 2nd time here and all i can say is that is Nice, quiet and have an amazing view over the english channel in the morning

As a bigger guy, the top madres on the bed isnt as comfy as it could be, the springs makes the back hurt a bit.

It’s really overpriced. I can’t really understand £60 to have breakfast with two small waffles and an egg royale, and we were coming from London. The staff is lovely but £200 was also very overpriced for a dated room above a pub (there was a loud party in the evening). It would have been a good review at a different price point as I did appreciate the staff.

The staff were extremely friendly, as was Rocky the dog. The room was very comfortable, everything worked. The food and drink in the bar were also very good.

The only things I would say is that the car park could have done with a few more spaces, but I accept that would be hard without encroaching into the beer garden. Also, we could have done with a bit more room in the bathroom - it was tight around the sink.

We had 2 very nice days , the room was ideal pet friendly No problem, all the staff were very helpful, our room was exactly what we wanted and the food was very nice home made cake also

Very comfortable room with lovely views over the sea. The room was clean, light and airy, the bed was extremely comfortable. Car paring was simple. All round experience was brilliant.

Het lijkt goedkoop opgelapt, maar de verwarming in de badkamer is volledig verroest , en de veren in het bed prikken in je rug. We hadden inclusief ontbijt, het ene kindje hoefde niks, de ander kon bijna niks door zijn allergieën, maar moesten wel bijbetalen, voor een klein stukje zalm, terwijl we bijna niks nuttigden. Het geheel voelt aan als een melkkoe en niet heel welkom. Je kunt ook dansen in je bed op de muziek van beneden.

Dog and child friendly, right on the beach, close to amenities. Very friendly family team. Clean room. Very reasonably priced.

We had a room at the very top which meant a few flights of stairs, wasn't ideal with a baby and buggy however, we were so glad we were at the top as we didn't hear a sound from the restaurant and bar below (they had a party in the sat night). We'd book the top floor again.

Booked largely on price but they charged £12.50 to park - had I known this I would not have booked. Opening or closing the windows seemed to make little difference to the cold draught or noise. Advert made claims regarding sustainability but there was little evidence of this.

I love this place, and will be staying a few more times. The rooms are very comfortable and roomy with awesome sea views. The food served in the bar is delicious. All the staff have been super kind as I have had a bereavement in the family. This has been a relaxing safe haven for me. Huge thanks and I will be back.

Beautiful classic style pub, and great sized rooms with new modern bathrooms

One of the vents in our room wouldn’t close so it was drafty, and the bed wasn’t the most comfortable but it was great value for money. Was a little annoyed that one of the other guests from our party staying in the same place got breakfast included in their rate but paid less than we did.

I tried dinner at the hotel and while the chicken in the burger was quality the chips had been under hot lights not fresh and there were a centimeter of thick mayonnaise! The room was ok. Cold cold when I arrived but the staff put the heating on The shower looked a little bit shonky so I didn't try it The TV was a little bit temperamental One of the electric socket smelled hot when I turned it on so I didn't use that one again

What a lovely friendly Hotel . Staff were fantastic, helpful and made us feel so welcome. It was very clean , the room was comfortable and quiet and the view of the beach was beautiful.

A lot of extra charges, dogs 20pound, parking 12pound, breakfast a la carte 10-25 pound per person, made this stay very expensive. No air con and hard to open windows facing very busy street.

Very good location, nice room overlooking the sea. Close to the train station and the friends I was there to see. I didn't book breakfast, so I can't rate that.

The room was very hot and humid, we couldn't sleep at all and would really benefit from air conditioning or a fan in the room. One window was locked and the other only opened a little bit, plus there was a thick curtain in front of the window. Very stuffy bedroom, unfortunately. Mix up with the room key, as the cleaners had taken them home. Some dirty tea and coffee supplies, sticky spoons and tea tray. They could also have supplied more milk, as there wasn't enough for even one cup of tea. Room was booked for two people.

- I am 5ft5” so it was not really a problem but I imagine taller people would have hit the ceiling with their head when getting out of the bed. - I guess this restriction was reflected in the room price

I accidentally booked a single room but the hotel swapped the room quickly to a double, without any problems. Much appreciated.

I really enjoyed my stay with my dogs. Lovely big back garden for the dogs to run around in. The décor looks new and modern. Everything very clean. Staff very helpful and attentive. Fantastic value for money. Lovely big soft bath towels.

The Bar was a little noisy when we arrived and the check in procedure seemed a bit disorganised, also felt that it had not been adequately explained in the booking procedure that there was a parking charge for using the Hotel car park.

We were greeted when we arrived and shown to our room which was personal and great service. The room was warm, comfortable, a great size and had lovely views of the sea from the bay window, which had a great seating area to admire it from. Bathroom was compact but had everything that was needed, including cute free toiletries that were welcome. We had two single beds thankfully, which was what we had requested - (surprising how many times places promise but don't deliver this) so we were very grateful as I was sharing this room with my teenage son. Evening meal in the downstairs restaurant was served quickly and was lovely too. A tip for parking at the venue - 4 spaces only charged at £12.50 - over the road, beach car park £1.50 per hour, free between hours of 8pm and 7am so perfect for us and your car can be seen from the room if you park up the right end.

Breakfast didn't start until 8.30am which was disappointing as we needed to be away for an event at 8am - this is quite late compared to most places we stay (we travel for sport) so other arrangements had to be made as it was important my son ate before competing. It might be an idea for a cold breakfast option to be offered to guests maybe?
