Provider-sourced guest reviews.
Location was good. We only stayed one night and left very early so can’t say much more.
The bathroom was quite dirty. Extractor fan was coated in dust. Towels were stained. Noise from the event was quite audible from where we stayed. Really they should put guests not there for weddings and other events further from the venue. We were glad it was a child’s party and not a wedding as at least it ended earlier. On leaving in the morning at 6am, all the doors were bolted shut, we had to unbolt ourselves. Glad there wasn’t a fire…
I didn't like anything about the property. A male member of staff that assisted was helpful and offered to carry my bag when my room was moved, but besides this, everything was quite frankly awful.
My key, as it didn't show the room number, managed to open two other occupied rooms as I tried to search for my room. The people inside were horrified as thought their door was locked. It then made me feel really unsafe. The first room I was in also had a horrible smell as apparently, a neighbouring building was causing drainage issues. This wasn't advertised prior to to the booking. I felt unsafe and in an unclean environment even when I was made to change rooms. Everything about the stay was shocking.
The location
Dirty, mould on wall, ceiling paint all peeling off, beatle on bed, food left on floor for last guest
Location suited us
Noisey. Room close to function room
Lage, Außenbereich
Bad nicht sauber, schimmelig, sehr veraltet
The accommodation was convenient for the wedding I was attending
The mattress was awful; I could feel all the springs. The coffee was dreadful and the breakfast was poor- awful processed white bread, and it took ages to get served
Helpful staff. One member did everything from reception to cooking breakfast
No lift
Easy to reach from motorway
Filthy mouldy bathrooms, broken toilet seats. Breakfast served by same person cleaning outside, shame he didn’t then clean his hands.
Very helpful polite staff. Clean room with separate en suite facilities including a good shower Restaurant on site for dinner and good breakfast served. Plenty of parking and easy drive to NEC. Excellent value for money.
Late check in
The email telling me we need to pay for parking (we didn't)

The response from the hotel’s General Manager, Catherine Growcott, is completely false. She states that the police were called because of my booking and that I was removed from the hotel by the police. I was not removed from the hotel by the police, and this is a completely false and serious allegation about me. If the hotel makes such a claim, it should provide evidence to support it. My review is based on my actual experience during my stay. The room was dirty from the moment I arrived. The shower was full of hair and mould, the towels and bed sheets were dirty, and even the glasses had clearly not been properly washed. There was no room service during my entire stay. The corridors were dirty, the walls were extremely thin, and I could hear everything from neighbouring rooms. The security was also concerning, as the door leading to the guest room area was regularly left open, allowing anyone from the street to access the hotel’s room area. Noise was another major problem. The restaurant regularly had very loud parties late into the evening, with a noisy and often drunk crowd after 10 p.m. This made it extremely difficult to sleep, and I did not see any meaningful effort from the hotel to control the disturbance. The restaurant was also disappointing. The food appeared cheap and of poor quality, with the pizza and several other items appearing to be frozen and reheated rather than freshly prepared. Furthermore, it has now been more than three weeks since my stay and the hotel still has not provided the invoice I requested. I specifically requested an invoice, yet despite more than three weeks passing, it remains outstanding. This is unacceptable for a paid hotel stay and may also raise concerns regarding applicable invoicing and tax requirements. I stand by everything stated in my review. Based on my experience, I would strongly recommend staying somewhere else.
Lovely room and location for me
I didn't have a remote for my TV but it didn't matter, I went to bed early.
Avoid at all cost! Stay away from this place! Absolutely nothing I liked. Rude staff. Dirty rooms and hotel. No room service at all. Bloodstain towels. Broken doors and walls. Drunk people shouting during the night until morning. Paper thin walls. I stayed in hundreds of hotels around the world but this is the worst ever.
I booked Hockley House Hotel for the period of 16th to 30th of August. The reservation was made in July. Prior to my arrival on the 8th of August I informed the hotel via Booking.com that I was travelling with dogs and asked them if there is any information I should be aware of regarding pet policy. My card was charged for the full stay on the 13th of August. I received a message from Hockley House on the 15th of August without any information regarding their pet policy. We arrived on the 16th around 8.45 pm, checked in and went to a restaurant as we were informed and hurried because the kitchen was closing at 9 pm. The food was horrible, bought at a supermarket and heated at the microwave. Due to poor quality we decided not to use the hotel's restaurant and bar at all. After dinner we went to our room No. 21 with luggage and dogs and the room was not prepared: the bed was not ready; the bin was full of trash. We went back to the reception and received another room, No. 52. The room was better, but still there was a towel full of bloodstains in bathroom. Walls and doors were broken. The bathroom door would not close, and the shower drain was stuck so we needed to wait until water went down every time we showered. The hotel and room was dirty. So, nothing reminded of the pictures we were presented at Booking.com site. The next day they started harassing us saying that we needed to pay for the dogs 20 pounds for each dog (we, meaning 60 pounds per day. We refused to pay explaining that it was illegal for them to ask for a drip pricing according to Consumer Rights Act 2015 (CRA 2015) in the UK. So we had to take dogs to the car. And on the 22nd of August our reservation was terminated and we were illegally evicted. The cause for that was that our dogs cannot stay in the car as they barked when drunk guests and emplyees of the hotel harassed them.
Absolutely loved our stay here stay with my daughter and grandson to go to Cadburys world stuff go above and beyond the food was exceptional avoid choice of food we absolutely loved us. Stay here will definitely stay again.
The rooms were spacious and clean comfy beds. Property looks so picturesque there was actually a wedding party going on while we were there.
Staff were amazing and nothing was too much trouble
Cleanliness of room needed attention
Nothing
This was one of the worst hotel stays I have ever experienced. The room was dirty from the moment I arrived. The shower was full of hair and covered in mould, the towels and bed sheets were dirty, and even the glasses had clearly been used and not washed properly. There was no room service at all for my entire stay, which was extremely disappointing. The carpets in the corridors were filthy, and the walls seemed paper-thin — I could literally hear everything happening in the rooms next door. The security was also extremely poor. The door leading into the hotel’s room area was left open all the time, meaning anyone could simply walk in from the street and access the area where the guest rooms were located. This raised serious concerns about guest safety and security. The noise was another major problem. The restaurant regularly hosted parties with a very loud, often drunk crowd after 10 p.m., making it extremely difficult to sleep. Despite the excessive noise and disturbance, the hotel simply did not seem to care or make any effort to control the situation or protect its guests from the disruption. The restaurant itself was just as disappointing. The food looked and tasted like cheap supermarket food, with the pizza and many of the menu options clearly being frozen and simply reheated. Certainly not what I would expect from a proper hotel restaurant. To make matters worse, the hotel failed to provide the invoice I requested, despite being specifically asked for it. This was extremely unprofessional and added yet another problem to an already unacceptable stay. Overall, the cleanliness was unacceptable, the service was practically nonexistent, the food was extremely poor, the security was concerning, the noise made it difficult to sleep, and even basic administrative requests were ignored. I would strongly recommend staying somewhere else. This hotel clearly does not care about the comfort, safety or basic needs of its guests.
Nice big bed and crisp linen .
Nothing to dislike
The hotel was brilliant, staff very polite and helpful,
Nothing
Very clean, good location. Reasonably priced. Friendly staff.
The superior double room was just two single beds pushed together basically so there was a gap in the middle which was uncomfortable. The walls were paper thin so could hear everything constantly so very hard to switch off.
Parking. Nice outdoor and bar area.
The wait to check in. Bed and pillows not to my liking but that is always such a personal preference I dont ever mark down for that. The floorboards and rooms above were so noisy. Glad I didnt have a really noisy group above me.
Nice garden and friendly staff.
Always very good service and lovely staff
The outfit is worn and tired in some rooms more than others but this is reflected in the price. It is always clean 😊
Its location
Nothing
The staff were very friendly and helpful. The food was very tasty and hot when it arrived. Plenty to choose from on the menu as well
Shower plughole was blocked in room 27, so had to keep switching the shower off to allow time for the water to dribble away.
Bargain hotel for the area = easy access to stratford area and beyond = happy hour midweek in the bar =great venue for functions or just a quiet drink =staff always polite and attentive = good size rooms
The showers are good but the grout and silicon sealant need a deep clean or temoving and replaced we havebeen coming here for past 8 years and this issue hss never been addressed = its not dirty but just looks it
The food was excellent and staff friendly.
Staff exceptionally helpful
Mould in the shower
Seating area outside
Uncomfortable mattress. Smell of fried chicken
Good value for money. Large room. Friendly staff member.
Stained white towel was grim and shouldn’t have been offered. Breakfast very basic. Having to pay extra for parking.
Well located for our purpose. Set back from road - not aware of much road noise. Excellent breakfast. Comfortable bed.
Rooms need a bit of general maintenance -some peeling paint and loose fixings.
It was close to where I was for a wedding that is all
The price was not great for what you got I paid £111 in the end for a double room because I accidentally booked a twin room at £91 which was my fault but it was not worth that much money. Sleeping was not great the walls are very thin and every floorboard creeks so that’s all you can hear most the night. The bed wasn’t comfortable and very cheap mattress. Shower wasn’t very clean either.
Staff were brilliant
It could do with some refurbishing But to be honest for what we paid I don’t I can’t really complain the staff were brilliant
Good beer and good grub
Had to pay for parking
Location and surroundings were nice, staff were pleasant and food was ok
Considering the weather was extremely hot there were no fans available at all, the shower enclosure was mouldy and there was no shelving for toiletries. The signage in the main building and corridors was not clear and the staff were not really forthcoming with information about room location, floor number etc
Easy access. Lots of parking.
On the floor leading to our room, the cleaner had left the cupboard open. There were 2 hoovers left across the floor causing a trip hazard. It was like someone had just dumped them there and left. It made it feel cluttered and a bit chaotic. They were busy with short staff but the staff that were there were very helpful and courteous.
I was a late check in, but still was seen too promptly, politely, and effectively. Nice room. Room had already been aired due to high temperatures. Complimentary toiletries a nice and helpful touch.
There had been something split on the carpet near the table that wasn't properly cleaned up. The shower has evidence of black mould around the base. The water in the shower was draining very slowly so I was stood in a pool of water after finishing the shower.
Location and food good
Whole property clean but could do with re decorating.
Not a lot
Most things! Tired, badly run, old fashioned, noisy
Staff were really helpful and friendly, breakfast was nice and value for money.
Loads of noise from parties until late, was moved room then in the second room had a broken bed!
Not very organised
Reasonable price for one night, basic but adequate for one night
Only one hand towel and one bath towel in a double room, and as we only got to the room after midnight too late to bother to go back down and get more. Speaking to other guests we knew who were staying said it was the same on their room.
Lovely spot ideal price
We was pleasantly surprised at Hockley House as I wasn't sure what to expect as the cost was amazing. The Hotel itself is lovely, clean, rooms easy to find, car park huge, bar well stocked, staff were all fabulous. Check-in was super easy. We stayed when the weather was very hot, so unfortunately the room was sooooooo hot! However, I asked reception if they had a fan and they found me one within 10 minutes! Perfect. : ) We had breakfast the next day and that was amazing. Small menu but enough to chose from. Again the service was great. I'd definitely recommend.
Hot room - but that wasn't the Hotel's fault. They had pulled the blinds down and windows were open. Other than putting in aircon, they did all they could.
Lovely hotel in great location .staff are fantastic and go above and beyond to be helpful.
No air conditioning so rooms are hot
Friendly staff
No fan in room
Everything
Brilliant location for what We needed. What ever We wanted just had to ask the Staff and they were very Friendly and accommodating.
Creaking floorboards which You could hear from adjoing rooms!! Lol.
Great service and valuers for money
Bed mattress not ideal
Location
Room was not value for money was noisy and in need of refurb
The room was spacious, and the shower pressure was good. The bed was OK. Slept in better comfortable beds for less money as I commute a lot for work. No pictures unfortunately!
There was a lot of mould on grout of the tiled area of the shower cubicle.
I had very good night of sleep there.

Enjoyed an overnight stay at Hockley House Friendly and helpful staff Would recommend
Reception staff was pleasant & always ready to help.
Very peaceful and quiet location. Spacious room with comfortable room temperature. Superb English Breakfast (optional PAYG). Big car park. 5 minutes from M42 Jn4 and Blythe Valley Business Park.
Home away from home I would recommend slept like a baby
I have stayed here before and I love the quiet location. There is plenty of parking and the rooms are comfortable. The staff are very helpful. The bar is a lovely calm place to relax.

Food was good. We ate in the bar Saturday night and had full English breakfasts on Sunday. This is the second time we've stayed here, and the breakfast has been equally good on both occasions. All meals were reasonably priced. The staff were extremely friendly and accommodating.
Although the room was comfortable, it looked a little weary. The wallpaper was peeling in one corner, some areas could do with a lick of paint and there's no plug in the handbasin, but overall it was very clean.
We booked last minute to be closer to Birmingham airport - super quick to get there and much cheaper than airport hotels
Great location for our needs and the staff were very welcoming.
We only had 1 hand towel and 1 bath towel although there were 2 of us in the room. No air conditioning, normally this wouldn't be an issue but it was the hottest May day in record.
Location
Room was hot and no fans or air con. Toilet seat brocken, shower did not drain properly. Lots of food items not available on menu with no alergy information
Staff were welcoming, helpful and friendly. Restaurant was nice and the setting was nice too.
I wouldnt normally leave a negative review but ive received several emails asking me for one. Unfortunately, the room I stayed in was very run down. It felt dirty, scruffy and uncared for. There were cobwebs everywhere.. even on the windows. The heater looked like it was falling off the wall. It just felt really worn out, delapidated and aged. It clearly hasn't had even a basic lick of paint or a deep clean for years. If the owners of this property were to spend a weekend caring for this room to bring it back to life my experience would have been 5 stars. The staff, location, and bar / restaurant make this a really nice place. It's the rooms that let it down.
Excellent staff and the meals were quick and delicious
The Beds could use updating.
Nice
Better pillows
Comfortable stay
I've stayed here before and the staff are always great. The price is matched to the facilities, they are a bit tired but everything is OK. Room was comfortable and clean. Thanks, will stay again.
Good hotel close to Bhx airport nice food and staff plenty of parking
Bed wasn’t very comfortable
Nice location
First room smelt really bad of sewage. Was no issue being moved but room was freezing cold at first. No mattress protector, no spoons, very tiny tea cups and one glass, one toilet roll and 1 small towel and a large in a double room. Place has gone down hill for accomodation, think they're more interested in the events and food part of it now. Rooms really in need of an update and better finish
Cost effective and location is perfect to airport.
Outdated, not clean, mould all over shower tray. Just needs a good deep clean and mattress is super soft.. self preference I like a firmer mattress.
Friendly, clean, good food
Very dirty towel in bedroom. Television not working. Dirty cups not cleaned. Dreadfully slow service in dining room. Basic yoghurt 'run out'
Good location but that’s where it ends
Vans Broken into in carpark . First Checked me in to a dirty room with no bedsheets on etc , had to go back down and request another room . Key card wouldn’t work for the new room . Eventually got in . Went to my vehicle around 30 mins after checking in to find someone had cut a hole into my van door and stole tools out my van . They also did another van at the same time . Hotel staff were useless , couldn’t care less . Said they would speak to police . Never bothered following up with me or before I checked out . Still not had any correspondence from them . Disgraceful customer service
Didn't have breakfast, dinner was ok. Mainly indian style food with a couple of british classics.
The bed was so uncomfortable that we had to check out after 1 night (paid for 2nights) an unfortunately wasn't offered a refund or partial refund. They did say they would 'look after us' again if we visited but we won't be going back.
Great location
The location
The room had no bins, the bathroom had signs of mould and the shower was leaking
Couldnt ask for freindlier more helpful staff
Bed was uncomfortable
The hotel is cozy and quiet. The rooms are spacious. The food delicious. Well-rounded menu with selections for everyone. The staff working at this place are all amazing. They are all genuine and kind-hearted.
I did not like that I had to go home before I got to know more about the staff working there. I was busy most of my stay throughout the days and only got to chat and connect with them late evenings.
The location was very nice the staff was very welcoming.
Very time we tried to go to sleep the floorboards would creak everytime someone would walk across them from up stairs, so that kept us awake most of the night.
Lovely location in the quiet countryside but close enough to the motorways to get into Birmingham.
Communal areas (corridors and reception) rather worn. The first room I was given was dirty, and the second room was actually occupied. Third room was lovely, but mattress was very firm and rather tired
Property was in a good location and staff were friendly and accommodating. Night staff were available to let us back in late. Flexible with checkout. Bar was friendly.
Room was cold, heater wasn’t attached to the wall securely, bed wasn’t the best uncomfortable and squeeky, only two very thin pillows, found a spare which my wife had and I had to fold mine. Room felt dated and in need of a deep clean and redecorating.
Lovely site and very helpful staff
Nothing
Dirty Old Smelt
The food was fantastic, me and my partner both ordered the pizzas, beautifully homemade and delicious and a side of salt and pepper chips also just as delicious. The desserts seem to all be homemade as well and were divine, we had a brownie and a cheese cake. The staff were all very welcoming and attentive. service was brilliant and nothing seemed to be too big of an ask. We will definitely be back in the future.
Not really a dislike but the hotel itself is a little dated. But if you don't mind that, it's a lovely place to stay.
Breakfast Excellent
Nothing
Good location, friendly staff, very nice pub with great food.
The mattress
Excellent high quality furnished room. Lovely comfortable stay . Thanks
The first room we were given had used dried chewing gum in the draws lip stick on the sheets and very poor quality mattress's and thin pillows. The bathroom had black mold and was extremely unclean. The second room we got moved to also had extremely un comfy bed and thin pillows and bathroom was dirty with stained Lino. But at least this room was slightly more clean. No one checked with us if the room was okay and the customer service was poor.
Pretty much everything. The decor is extremely out dated.
