Good location, clean, en suite
Room was clean good car parking
Smallest room I have ever been in.no prior warning.a keycode would be needed and no one there on the property. It was advertised with breakfast but no staff there at all just a lock and leave
The location was convenient for my visit, the room was very clean and comfortable.
Maybe a blind on shower room window although the window was not easy to access and I suppose it was out of your control the building work next door had their cement mixer too close to my room and the smell of diesel was a bit much in the morning maybe asking the builders to move it a bit further away.
I felt safe and secure, traveling alone it makes a big difference. the carpark was behind the property. it was a hidden jem. I don't want to leave an excellent review I want to keep it to myself. it's so thoughtful in the way it's designed and presented. I'll definitely be back.
Getting into the carpark was a little tight.
Nice and clean.
Nothing
Tv too small
Clean
Property was nice and clean and well presented.. access to room was very easy on arrival..
2 of the plug sockets in the room didn't work and TV was very small
Easy access to accommodation, with parking; it's no frills but clean, comfortable and the rooms are a nice size.
nothing
The place was spotless.
The entrance to the rear car park was a little hard to negotiate.
Easy access to were we were going
Car park at back too tight
Great location, clean and comfortable
Shower in room 5 - thermostat had broken, shower was boiling!!
Short walk to pub. Good shower. Good bed.
Small room (but practical).
No AACC and in this heat wave, not having AACC is a problem specially in right side where it was more hours of sun
Bad access for parking I had to left the car on the street as the parking in front only has space for 4 Cars/vans and was full when we arrive on nightclub
I have stayed here more than once. Joy is very hospitable and it is a perfect base for us!

Tidy, neat, fairly clean (although I did get rid of some cobwebs in the bathroom)
Water ‘problem’? in the bathroom made the whole room stink. I don’t know what laundry products are used on the sheets, but the chemical smell was really strong. Mattress was hard. No info on breakfast - owner very slow in responding to messages of where and times. Eventually informed that breakfast was at the local pub 5 minutes up the road. Fried breakfast fare only
Very convenient for our visit.
Bedside light not working and a smell from the drains in the bathroom (although this was not noticeable in the bedroom
Once staying in the Dakota you realise why it is a two star the facilities are Akin to a motel. The furnishings are outdated and the carpets are crusty. I would not recommend staying here.
The staff treat you with disrespect. I was accused of stealing breakfast when my guest were told it was complementary on day two and they refused to take any accountability for their staff’s mistake. Instead, the manager decided to log a fallacious police report lying that my guests walked out without paying, when they were told by her staff that the “small” breakfast is complementary with the stay. They then threatened me to pay for their mistake. Horrible experience!
Stanza pulita e accogliente. Check in comodissimo. Posizione ottima per aereoporto.
Per trovare un posto dove mangiare, a parte il cibo cinese, bisogna prendere la macchina.
It was clean
Highly disappointed. I had booked 3 night stay. I arrived at the property between 10.00 and 11.00 pm and found no reception there. Tried phoning several times to contact the staff but no answer. Panicked and felt stranded, I had to book another hotel at higher cost to spend the night. After settling in the new hotel, I wrote an email to property management telling them the situation. Next day I received multiple reponses both via email and text messages, telling me that this was a self check-in property and they had sent me check-in details in booking.com notification. Although I found this on booking.com next morning (not sure when it showed up) but that was not a good way of communication at all. They could have easily sent me this detail on my email or via phone. So highly unprofessional service, especially on the checking in situation where people may not get room at another hotel. The room I selected was 'king' sized but it was much smaller than I expected. The toilet, washroom and basin were also very small. They haven't even provided a basic fan in this hot weather.
Location, ease of access to the property, check in instructions
2 towels for a family of 4, note about needing 24 hours notice for fresh linen. Bathroom was full of mould
The bed was a bit low
Overall great value for money. It's room only so you need to take your own breakfast / find breakfast elsewhere. The village has a pub (the oak) and a restaurant (the mill). If you fancy a chinese takeaway there is one next door, and a bench in the car park for you to eat it. There's the village shop opposite too. Excellent shower.
For my personal preference the bed was a little too low. We were woken in the night by other residents having a shower and banging doors when they left at 4am
For the price, the stay was amazingly good and we will definitely come again. Room was clean, beds were comfortable, shower was good and the included breakfast at the nearby pub was great.
You don't expect perfection at this price. Admin was a little disorganised, but nice and friendly. Soundproofing isn't brilliant when other guests are opening and closing doors. Shower sealant not replaced as regularly as in a five star hotel. If your expectations take account of the price, then you should be very pleasantly surprised.
Location is brilliant
Very clean place and comfy and quiet ample safe parking marked for each guest
Great room, clean, tidy and a really comfy bed!
Room was roasting hot…probably down to the heat wave, but a fan would have been ideal.
Peace and quite
Nil
Great location for stoneleigh park and access to Coventry.. functional and clean.
It was very warm inside…maybe could do with a fan or some sort of air con
A cistern noise reoccurred through the night impacting on sleep. Shower in room 5 was consistently too hot to use I could hear occupant of neighbouring room blow their nose.
Close to area, the hosts were excellent, we ended up staying at the oaks thanks to the hosts to accommodate us all. Very positive
Only had 1 small pillow. Would have liked another 1 eacj
Nice clean,beautiful area,and good price
Everything!
Extremely clean Perfect for our 1 night stay Brilliant communication
Quite area peaceful
Struggled with stairs due to injuries
Parcheggio privato Letto comodo
Nulla
The facilities are basic but include everything you need. Includes some thoughtful extras such as shampoo and plates. Very easy to get to and i liked the self booking in.
Only issue was that the rooms were very hot.
Great value, good clean room with en suite, quiet, near Chinese takeout. Good communication and all as advertised.
Small thing but the car park - though spacious - is accessed through quite a narrow pathway that isn’t the most relaxing to drive through.
Clean, easy to access, ample parking, quiet, close to work.
Entrance to the back car park.
The property was lovely and handy for the NAEC where I was going. The staff were very nice and the bed was extremely comfortable.
There was no hot water for the duration of my stay. This coincided with the heatwave and not being able to have a warm wash after sweating all day was rather unpleasant. Also there is literally nothing in the area if you have flown in and are not driving. There is a shop across the street that seems to be permanently closed. As a result I had to walk 30 minutes to a Marks and Spencer in a service station for breakfast and ended up living off their sandwiches for the weekend as I had no other options. If you forget an essential you won’t be able to easily pick it up - there is no pharmacy or anything nearby. There is also not a great bus service in the area so you will be reliant on Ubers and taxis.
The room was very clean .
We had no hot water and had to leave before a maintenance man arrived. We book with a 1 year old . Lots of pointy edges as beds have mattresses that fit inside of bedframe and low level tavles even the kettle table.
The room was very clean and all facilities were modern
The hot water ran out, but on a 30 degree weekend wasn't the worst thing I guess
Looked nice from outside.
That someone was in the room allocated to me and found out that they used an old text to use the same number for the key box because wasn’t changed. They wanted me to wait around to find out who was in the room but didn’t have any other rooms available and was told the man being in the room was human error so I cancelled my stay.
Clean, quiet and comfy bed.
Sink too close to loo and shower. Hit knee when sat down on loo.
Quiet, easy access, good communication with host, great Chinese next door (cash only)
Bathroom fan didn't work, so there was mold on the ceiling, but did not affect use, just a small adjustment and there wouldn't be anything to say I didn't like.
Great location and local food places which are great to visit. Easy to find and plenty of parking.
The TV was not able to connect with my firestick as was slightly dated. No real complaints though.
A very short notice booking having been let down by another hotel that had closed without notice. Joy was very helpful in sorting a room for me
I would have liked to be able to purchase something to eat, maybe via a vending machine?
The location was excellent, we had an event at Stoneleigh Abbey and it was easy to get there and back. There is no breakfast at this guest house, so I can't rate it
The angle the car had to make to get into the carpark was fun
Modern and good location.
The pillows were a bit lumpy this time!
Good Communication. Chinese takeaway next door. Clean and comfortable
Great little place that we booked last minute due to been let down. Really clean and easy access. Always normally use hotels but after this stay will look at guest houses more often.
All good for the price
Nothing
Parking. Comfortable mattress, good location for NAEC. Helpful staff (phone call)
Steps to room quite steep
Room is too small and you can hear the noise outside your room and next rooms
Everything
There was tea n coffee but no milk 9
Had a couple of issues and the host fixed them immediately. Loved my stay, very quiet, clean and cozy. Great shower
A kitchen area would be great
Great stay again at dakota and Great communication from host. Its a great place to stay when we're in the area for competitions and will continue to use in the future
Stayed there before in a smaller room which was perfectly fine but loved room 7 that we were in this time we will b back next year and hopefully in room 7
The only negative is we literally had about 10 sheets of a toilet roll in the bathroom and as the weather is getting better (hayfever) had to go and buy toilet rolls but everything else was perfect
No breakfast
Not included in price.
Lovely welcome from hosts: as you'd expect from a guesthouse, there were instructions on how to enter property and organised key boxes with codes to access. I felt welcomed even by the text and the room was bright and clean, well presented so that helps with welcome. A lovely room, good value for money and I'd definitely stay again.
I think car park places could be slightly clearer. There were numbers which I assumed were for room numbers, but my room was at a corner with another room. So I was concerned that if I parked there in a busy time I could get blocked in. Also sharp brambles growing over into car park made access to my boot very tricky. I think the text code idea was great but I was a bit concerned that if I left without my phone I would be locked out of main residence if I couldn't remember code. Admittedly this is a guesthouse so I suppose it's up to the guest to take care with that one! There was a phone number on the door, so maybe with some help from a neighbour I'd have found a way in.
Ideal location for us to visit friends in Coventry nice clean room well stocked with tea and coffee facilities and even biscuits good size car park
Couldn’t get to the blinds and curtains without climbing on bed, someone did park in our numbered parking bay when we returned from evening out.
Location
The property is refusing to provide an invoice, though booking.com says they are required to.
It was nice and clean and quiet
Nothing enjoyed it all
Easy booking in, clean and tidy
All good
A very quiet place. Very good contact with the owners. I was upgraded to a larger, more comfortable room.. Big free parking behind the house.
Easy self check in, simple comfortable room where everything worked.
Cobwebs in the corners of the ceiling and some leftover rubbish behind the bedside cabinets. Rear car park could do with proper bays to prevent selfish other guests from parking like idiots.
It was near to where I needed to be the next day.
Not as clean as it could be. Mould in the shower, cobwebs covering the bathroom window. The mugs needed a proper clean, they were stained inside. The spoon for the coffee had not been washed at all. I was also unable to adjust the heat in the shower which was too cold.
Clean toilet
Soft matress
Uncomfortable bed. Shower had slanted roof so kept banging my head and I’m only 5’ 8”. Tea and coffee making facility but sugar was solid therefore didn’t come out of packet and no cups just glasses.
Great Location, quiet and peaceful
Nothing, all good
Zero, Breakfast, none offered
Shower dirty, extractor fan dirty mark on bed linen
Very clean there was everything required for showering, tea, coffee etc
The toilet cistern was noisy throughout the night.
Heating wasn't on and it was very cold. I've been staying in room 16 several times and couldn't connect to Wifi
Very local to where I work Clear instructions for entry etc Offered everything I needed
Nothing to dislike
A great to place to stay overnight. Two pubs within easy reach to get meals and a Chinese takeaway next door. Ample parking, clean rooms which were comfortable and quiet. Keycode system so no reception but this was not a problem. Great value for money.
All was fine.
Convenient for Stoneleigh park where I was going
N/A
Very clean and comfortable room, contactless room so key codes used so didn’t matter if I arrived late. Basic coffee making facilities. I had an issue re the room booking but the staff sorted it out by text messages.
Pipe in bathroom quietly drip dripped which impacted on my sleep as I honed in on that. No iron available as contactless room.
Location was good for where we was going
Didn't see no staff at all and it could of been more cleaner there was hair in the shower and toenails on the carpet
Easy location not far from the edge of the main city centre, good parking and easy self check in via text
Location was perfect for me being 1/4 mile from my destination
Kettle did not work properly - bed was very comfortable but was inside a box which stuck out so I kept banging my toes on it
Easy access and room was nice
Wasn't entirely sure the bed was clean as found a hair in it. My knees touched the sink whilst on the toilet.
Very clean and comfortable
Nothing.
Hosts are excellent and the facilities are basic but clean and good value for money. Location is good for main routes and car parking is good. Property is well kept.
Could have done with a more comfortable chair as I have back pain. Also would have liked to see decaf tea bags as I can’t drink caffeinated tea or coffee. One other thing (which I understand you don’t have any control over) is the Oak pub. Food is shocking!
Staff was vey helpful with parking
Good place to stay and good owners was upgraded to double room

What guests love
Areas to consider
Cleanliness
8/10Generally described as very clean or extremely clean in several reviews, but some guests noted bathroom mould and occasional issues with shower sealant and toilet noise which reduce the score slightly.
Service
7.5/10Mixed feedback: owners and hosts are described as responsive and communicative in many reviews, but at least one guest experienced a major check-in failure (no reception, unreachable by phone) and others mention disorganised admin.
Location
9/10Multiple reviewers praise the location (close to Stoneleigh Park, village amenities, pub and shop) and mark it as a strong positive for the property.
Room Quality
7.8/10Beds are often described as comfortable but some guests found beds too low, rooms (and selected king room) smaller than expected and some experienced overheating or inconsistent shower temperatures.
Amenities
7.6/10Basic amenities are present (parking, shower) but guests frequently noted lack of fans/air conditioning, limited towels/linen policy, and variable soundproofing which lowers this score.
Value for Money
9.2/10Many reviews explicitly state excellent or fantastic value for money for the price, with several guests saying they'd return, making this one of the strongest categories.
Food and Beverage
8.5/10No on-site dining; reviewers note nearby pub provides breakfast and there are local options (pub, restaurant, takeaway), which is adequate but not a hotel-provided F&B offering.
Overall Experience
8.8/10Overall impressions are positive: clean, comfortable and good value; however occasional issues (check-in, noise, small rooms, heat) keep the experience from being outstanding.
