Location
Previously warned - no bar & no restaurant - no food Inadequate complimentary drinks tray - no sugar, not enough milk for only one coffee.Noisy guests upstairs - unexpected. Only stayed one out of three booked nights... appalled & won't be recommending. Cobwebs all over lights, spiders in the shower.
The room was characteristic. Room was warm.
The hairdryer provided didn’t work.
Lovely room and location
Had everything we needed.
Large rooms, location, free parking, comfortable bed and spacious toilet
No wifi (was marked as free) and when contacted the reception they did not resolve the issue. Also, there is no resturant on site.
Looks like property has been sold but still renting rooms out but no facilities. Didnt meet or see any staff. Grounds unkempt and all in need of modernisation
Unkempt and poor standard
The room we had was basic in a block at the back of the hotel. Nothing like the picture. But for what I paid I did not expect otherwise.
The beds are very soft but the room was functional
The only bad thing was WiFi it hardly worked and mobile signal was poor but they were really nice and let me check in 3hrs early with no extra to charge but to be fair this will be a good hotel and nice stay once the refurbishment has fully been completed so to be fair it was faultless as everything else was spot on it was just WiFi would deffentley recommend signal WiFi boosters that will resolve that issue once for all 💯
Rest off stay was fantastic
Lovely location. Nice and quite .good size room .good parking .lovely view
Late booking
No restaurant or staff on site
Very rude staff, unavailable and very unprofessional I hated it. I will never advise family or friends to come
The fact that when I complain no one help. There spiders in my room and the place was dusty
Location and quiet.
Not very clean ,dirty loo and other people’s clothing still on the chair.
Nice setting close to where I was working.
No bar or restaurant due to a refurb but I was aware of this.
Excellent parking for large van
Would have been much better with bar and restaurant - but we’re not expected
Location, we've stayed here a number of years in the past.
We have stayed here in recent years, and perfectly located lovely area and the bar and restaurant spot on. This year, the bar and restaurant closed. The people above our room had no respect for any other human. From crashing around until late at night then in the middle of the night at 3am to them waking up and running around at 6am. Very little chance to sleep. Horrendous and you need to avoid avoid avoid.
Not a lot
Most of it
The location is great and the place has fantastic potential. Really enjoyed the layout of the room, spacious and comfortable bed. This could have been such a great stay.
The cleanliness and the state of repair could really do with some investment. There was a rug that clearly hadn't seen a vacuum cleaner for some time. The shower was not in a great state of repair. Gaps in the silicone had been exploited by ants (poor things died in their droves as water splashed on them and washed them away but there was no way of preventing that) and the shower hose was broken, so only a fraction of the water ended up where I wanted it.
no fans in the room - outside temperature >30 deg C no coldown at night, window too small
Located in the countryside. Plenty of parking space.
Absolutely loved the room, had everything we needed for a 1-night stay. loved the field behind the place, which offered a lovely evening walk.
I think we were under another room, and could hear every single step they took, which isn't the place's fault, as it could have just been a heavy-footed person.
The weather
No staff, no reception, no restaurant, no emergency system . Nothing like the website!!!!
Very handy for quick no fuss overnight stay.
Bed too hard for me plus few cobwebs
Great
Nice and quiet as hotel being refurbished. Clean room and four poster bed was a nice touch.
Decor felt dated. 1970's shower took ages to produce hot water. Coffee sachet was awful.
Excellent staff. So accommodating every time! Stay here every week and worth it every time.
Nothing
Nice room
Lovely and quiet and we loved that it still has its old features with lots of character
Sadly the bar was closed for refurbishment but that wasn’t a problem
Not much
I have stayed here several times as it is close to Malory park. The rooms are starting to show their age. Carpets that no longer fit, chipped paint, just generally shabby. I was informed after I booked that the restaurant was closed for refurbishment. OK I will put up with that. Then on the day I was to check in, bye way of a text, I was informed that the bar was also closed. asked twice for a VAT receipt but was not supplied. I will find somewhere else next time.
Location and it was cool in inside, the beds were comfortable and clean.
No facilities were open so no pub or restaurant, however we found another restaurant 5 minutes walk in the village.
The Royal Arms is set in a beautiful location with views across the countryside, it is a peaceful and charming place to stay. Some may say it is outdated but we felt that the older decor added to its character. The shower was hot and we had plenty of space for the family. We would stay again if passing. It is also in close proximity to the Battle of Bosworth Heritage Site and museum which is definitely worth a visit, there is a lovely cafe/restaurant there.
The cleaning could have been to a higher standard, an extra bit of dusting/cobweb removal wouldn't hurt. More bottled water in the room for 5 would be great.
Location was close to an event we were attending for a couple of days. There was also plenty to do in the area and Sutton Cheney was well off the main roads which was nice.
Our room could have done with a bit of TLC, handle missing off toilet (just a big bolt sticking out), shower tricky to get up to temperature. Room was nothing like the advert, don't expect a four-poster or tester bed, just a double cottage bedroom.
Location and free parking. Easy access to room
Room didnt look like pictures, room was cold and not very welcoming.
Comfy and lovely location and cosy settings
Shower was small and weak. TV was abit small
Beautiful setting
No staff, dated property needs a complete refurbishment to bring it upto date
Well me and my partner have been there a couple of times and we were impressed ..
Self check in, the property was clean and the bed was particularly comfortable.
Unfortunately not something we normally have to worry about but given the weather it would have been nice to have a fan in the room, also being able to use the dressing table as a dressing table rather than have the TV on there.
It was good value for money, comfortable and clean and a good location for me
There are no staff manning the place and they ignore any contact whether that be via email or phone which I find ignorant and rude
Everything was shit down the pictures on booking.com do not reflect what you get and if you complain to booking.com they do nothing and say they have ti wait fir the company to give you a refund, yet they are the people advertising the room
Surroundings rooms coldness
Poor management. No food. Broken plumbing. Ghost town at night.
Location was amazing
Duvet and mattress cover had large blood stains on. Found after my nights sleep which left me feeling discusting
Not great hotel reception closed as well as no bar or food due to refurbishment
Room was fine but no bath
The location and the courtyard set up.
Cobwebs, so little tea and coffee bits, radiators not in during night and the portable heater was faulty and dangerous stated for 1 minute and turned off. Inside the heater sparking and dangerous. Water in morning was tepid. No members of staff onsite the whole time there. So couldn’t speak to anyone about issues. Sent messages to place to find out how to book in and still haven’t received reply. The whole play needs updating. Furniture from Mid century.
The property is in a beautiful location and the structure is picturesque. The bed was very comfortable.
The rooms were quite dated and not very clean. There were marks on the walls and dust. The curtains were hanging off the rail and the shower ran cold for the second guest. The toilet had to be continuously flushed with the handle for it to work. We had to fix the wiring on the tv for it to work.
linen and towels were clean and location is good.
The overall standard of accommodation is poor and has not been looked after or maintained.(property appears up for sale). Of the dozens of properties we have booked with booking.com this alone has fallen below expectations, hence the poor review. The room provided is not to the standard in the photos (and was not the room upgrade booking.com had offered), the decor is dated and tired and there was damage to the walls, external door and both chairs had stains. The mattress was too small for the bed frame (making getting in and out quite difficult) and the frame was wobbly and squeeked every time you moved. There was a constant dripping sound from the room next door. The bathroom sink was ok to start with but then stopped draining away.
Room was nice, very English country vibe and it was clean
I messaged the property twice, I have a medical condition that requires me to elevate my head to sleep so I asked for extra pillows, none provided, message not responded to. The room has accomodation upstairs and all night you could just hear people walking around on creaky floors, hardly slept a wink.
Lovely room and spacious
Could have been cleaner. Window ledges
I think it would of been lovely a few years ago
The room was run down
Bathroom smelt of drain the whole sray
Bathroom
Just so easy
No check in was great…
Location is great for Mallory Park and they kindly let me leave my race trailer overnight whilst I went to the Goodwood Members Meeting, very accomodating
Not really anything. The onsite bar is shut for renovavtions at the moemnt
Its walking distance to a lovely pub that does great food
The pictures online were of a different room. The shower was poor. The pillows were super cheap. The was little sound insulation from the room above
Utmärkt läge men uselt internet. VVS behöver förbättras. Väldigt svagt vattentryck gjorde att det knappt gick att duscha. Ingen frukost och bara vissa dagar påfyllning av kaffe/te/mjölk i rummet

Position was okay.
No hot water from sink in bathroom, shower just trickled, and no hot water, left both taps running 15 minutes, not acceptable. Mold and dirt around the windows, not acceptable Also place is up for sale, let's hope new owners improve.
Convenient location. Reasonable price. Clean, good sized room.
Nothing
Location and ease of check- and check-out
Basic dated accommodation in need of updating
Location 5 mins drive from Mallory Park
Room needed a revamp. Very soft mattress, bit grubby and shower hardly any power and took ages to get hot. You definitely wouldn’t want to wash your hair under it!
The reception area was nice 👌 the staff were lovely and the room was. Comfortable
no bar area or gardens to walk round
Rooms comfortable and plenty of parking. Rural setting.
No food nearby as pub closed for renovation. For sale sign out front. WiFi not working. Only contact with staff was thru booking.com.
Ease of access and as was advertised.
Nothing
Easy to find
Felt dirty
Good stay but the hotel restaurant or bar wasn't open which let the stay down
The property was lovely quiet & comfortable
Everything
Nothing
Very uncomfortable
amazing location, staff were accommodating and friendly! Beautiful 4 poster bed, gives an old vintage style room, feels very safe and comfortable. Would stay here again 100%
Shower was quite small & pressure could have been better :)
Nice rooms quite location
Lovely location. Room was a good size with a great view of a wheat field. Decoration was eclectic.
No hot water, in sink or shower . Room was warm on arrival at 10pm. It was freezing cold by 11 and stayed that way unfortunately . Sink took ages to drain. Bathroom bin not emptied and dusty corners . Four poster was a bed with a throw put over the bed posts. Have stayed here before a number of times and it has been warm, clean and functional. No staff on site and restaurant / pub closed which I was aware of. There was a for sale sign on the pub when I went past in daylight so may be it is on its way for a refurb but this wasn't good. I was in room 8 so avoid !
We were working at Mallory Park Circuit so the location was good but that was the only positive thing
This is not a hotel, these are purpose built small rooms behind a closed pub which are extremely dated. Our key was just left in an unlocked room and we never saw a single member of staff The 4 poster bed I paid extra for was squeezed into a room far too small for it, the mattress was very old and had collapsed on one side so bad we tried to sleep the other way round but that was very uncomfortable. The shower cubicle was tiny with a lot of black mould and when the shower was running it was just a dribble and never got hot. The sink would fill as soon as you ran the tap so some plumbing issues and the extractor fan didn't work There was a large sofa which took up too much of the small room that was very old plastic leather which was worn and cracked also not comfortable to sit on then on the second day when we returned there must have been new guests that were staying upstairs which sounded like they were about to come through the roof, every single movement they made was amplified by the terrible creaking of their floor which was our paper thin ceiling, we could hear their full conversations. I definitely would not recommend or stay here again.
Warm, quiet, plenty of parking, bed ok,
Pillows and shower could be better
Location
Shower pressure horredeous did mesage hotelier NO response so wasnr happy
Poor facilities, room was really dirty and no staff on site to speak with. Carpet and rug covered in mud, stains and bits of dirt. Toilet dirty, window frames in black mould. Facilities bare minimum and no restaurant left on site to compensate for lack of amenities in rooms. As it was our wedding weekend we ended up having to book a different hotel and wasted the money here. Tried to go through customer services following the stay but was ignored by Booking.com. Wouldn't recommend staying here to anyone.
Location good and ease of self check in for late arrival was great
Room was a little dusty and very old, also bathroom shower not great. The room was freezing cold despite heating being on. Likely the fact it’s a barn and poorly insulated.
Dirty room broken bed cold terrible bedding
Bed Bedding Shower pressure - none
