Clean but dated

Basic room, not so comfy bed and very dated but staff were really friendly, room was big and patio doors opened onto quiet green. Lot's of storage and a huge range of channels on the TV. Felt able to relax really well. Food in restaurant fine, again bar and dining room very dated but good choice on menu and big portions. Enjoyed the privacy and the challet type room. We would definitely stay there again.

Clean room, only one electrical socket which was not enough.

Perfect for parkrun. Comfortable bed, clean and a great shower. Room was dated and had a trouser press! I enjoyed my stay and the breakfast.

You dont realize how far you are from london or the HEATHROW AIRPORTS

Two nights stay for a family reunion. AJ is an excellent host and goes out of his way to please. The food is very good. The rooms desperately need a refurbishment and it would be fair to say that the beds have seen some action. The hotel is about 200 yards from the sea front.

The room was quite basic but clean Could hear the shower from next doors room. Very noisy and woke me up …

TV size would be the only complaint, a special thank you to the KP that served us for breakfast

A pleasant no frills hotel. Its clean and in good repair. Free WiFi was on the slow side. The restaurant was limited but the food was good, both evening meal and breakfast. Thin walls, I could hear too much from adjacent rooms. Water pressure was low in the bathroom. The staff were helpful but no morning reception when I needed a business invoice was a bit unusual (they did email it).

We appreciated the generous early check in and late checkout. 14:00 and 11:00 respectively. Parking bang outside your accommodation with ample space is also a big plus. Larger than average TV and the usual other facilities. Room was pretty warm but ventilation was good. Comfy bed. The location was excellent. Quiet, peaceful and a very short walk from the sea, restaurants and shops.

Bathroom needs updating and new shower head please

A massive carpark all around the hotel and motel ,you can even park outside your room !, Reception check in was quickno info given Room was ok ,clean and verely spacious as was the bathroom Bed was a bit lumpy and creaky Had a patio sliding door which leads to the beer garden but not really practical to leave open during the night and room does get hot ! WiFi was excellent Shower was powerful but cold took awhile to get any warmer ! Breakfast not included unsure if you could add or not Evening meal was excellent a good choice menu and value for money Close to the beach and about 20 min walk to the town centre. Have stayed here a few times and a different experience each time . Would stay again when in the area as not many hotels to choose from.

Hotel was fine for what it was but located in an area with limited facilities i.e. bars, restaurants and shops nearby.

Nice hotel just a little dated . Beds good do with an upgrade. Other than that all ok.

Great hotel friendly and comfortable and clean

The bed was comfortable, the shower was a lot to be desired, not a great flow rate, too small I kept knocking the mixer and getting boiling or freezing water. The walls are paper thin, I could hear everything in the next room. The staff were great

Staff friendly and helpfull

Well assessable room defo needs some thought Ramp is all good But a bath loo toilet no rails Couldn’t shower as no bath board or seat So tried my 1st bath in years ( oh gosh how do I get in a bath ) So managed then looked up the shower control was way out of reach so couldn’t do my hair , breakfast was fabulous only had scrabbled egg on toast but was perfect

Clean and comfortable. Only a short walk to the beach. Breakfast was great, good choices and staff was very friendly.

The hotel is good for the price range it’s a little dated but it’s very clean and warm had a good selection of extras and perfect for the one night stay that I had. There was a lot of noise from a party but it didn’t keep me awake. The water pressure in the shower wasn’t great but again I managed. The TV needs attention because the picture kept freezing and pixelating. Being at the back of the hotel with an external door I would have liked a chain or bolt on my door, being a single female I did feel a little vulnerable.

This property was so much more then Expected. Clean, tidy and at a very good price

We went for a family get together. The food was excellent and the service great. The room was small and some furniture was dated. The shower was more of a climb in than a walk in. For the money we paid it was fine but with a good rebrand the hotel could do a lot better. Also need to get some real ale in the bar.

Always helpful, I once left my handbag in the restaurant and didn’t realise till I got back to my room, I turned round straight away to go back and the young man that had served me had run out after me to bring it to me

Not bad for a limited stay need to know and arrange a plan of things to do

Absolutely beautiful place lovely grassed courtyard safe for children just overall lovely highly recommend

We both enjoyed our stay, staff very friendly & helpful. Good value hotel with a good breakfast included in the price. Rooms very clean, even a fan provided which was a big bonus with the high temperatures. Would definitely recommend this hotel.

Very friendly and welcoming hotel, comfortable and clean. Breakfast was generous and well cooked.

Had to turn radiator off in bathroom as it was scalding hot! Could not turn shower down to a comfortable heat, didn’t matter which way you turned it, was still too hot to stand under! Bed was very hard, we like a firm mattress but it felt like we were sleeping on a board, also there was so much light coming in from outside I couldn’t sleep. The room smelt like someone had been smoking in there even though there was a big ‘No Smoking’ sign on the outside of the door! We stayed here about five years ago and couldn’t find fault with it back then.

Staff here are very friendly and helpful, but the building is tired and dated. The food is overpriced and the heating in my room was not efficient. The good points have been the staff and a clean, comfortable bed. This is disappointing, since the location and size of the premises has a great deal of potential.

Staff were exceptionally friendly and helpful. Nice food- dinner and breakfast! Rooms are basic but nice. Great parking right outside. Rooms nice and warm (visit in January) but got too warm at night and rad was hard to turn down! Walls are thin between rooms- could hear next door in the morning

Extremely pleasant overnight stay. Member of staff, AJ , very welcoming, courteous and friendly. Good service in bar and dining room. Bedroom, bathroom spotlessly clean. Comfortable bed, nice bed linen and towels. Lovely cooked breakfast with varied choice. Would definitely stay again

It was good

Was only there for one night but the food was excellent.

It was ok. It's the best place in the area to stay. Staff are freindly and welcoming. Bed is very creaky. Walls are a little on the thin side (you can hear everything the people next door are doing), but for the price, I cant complain.

Adequate place to stay for a couple of nights, business or pleasure. The rooms were clean and the bed linen nice and crisp. Reception were fantastic. Fast, no nonsense, friendly and polite. The decor and condition let the place down a bit. Quite old and tired, some cracked tiles, curtains not attached to tracks in places so looked saggy/untidy. It’s also time to get rid of the bibles in the night stand. Especially in current times. It looked grubby and is out of place in a modern hotel.

Nightmare hotel. very old. and noisy environment. Stayed one week ago and 2 am neighbour put loud music and went to the reception at 2 am -The reception is closed. Never ever go there.

There was a mouse trap in one of the rooms! one night they could hear the mice under the bath moving around.

Welcome on arrival and throughout our stay, Staff friendliness. Meals in Restaurant excellent. Booking out was done with the same service snd nothing was too much.

Nice stay, good value with great breakfast. Staff in bar and restaurant very nice. Had a very good dinner, great portions and bottle of wine which was good and great value. Rooms are basic motel style with small TV but great for a night, ample parking and good value for money. Interesting building too.

Excellent stay and great service from the staff. Great selection of food and breakfast items. Only criticism was the shower, good shower but far to hot and couldn't get it to cool down even when turned to the cold. Great value and plenty of parking.

Only one plug socket worked. Most of the tv channels had no sound. Over all a pleasent stay.

The room was clean and tidy. Unfortunately the hand basin was cracked and the shower pressure was only passable. The furniture in the bar and restaurant was old , warn and not that comfortable. The staff were helpfull .

Room was clean & tidy (a tad small), but comfortable. Staff were welcoming, friendly & helpful when we arrived & at dinner. Food choices were good & portions were huuuuuuge!

Staff really friendly, helpful and welcoming. I felt they really cared and wanted to make my stay a good one. Room pleasant - and I was given a double room rather than a tiny box room despite being on my own. Breakfast excellent - in terms of choice and portion size. Would visit again for wide shingle beach that stretches for miles and which has a blue flag but this time book dinner too - as I realised too late that the few other options were closed at 8 on a Saturday night and unwelcoming. Go if you want to experience what a beach holiday in the UK was like before packages abroad - or with the certainty that it will happen and you don't need to do tests before and after the trip. Surprisingly close to London by train as well as car. Free island hoppa bus service. Views out to sea from beach of everything from large container ships to old fashioned sailing barges.

Very pleasantly surprised. We stayed in a separate room from the hotel which had its own front door. Our car was parked right outside. Comfortable 4 poster bed communal garden outside patio door with a picnic bench. Good menu. Great breakfast. Very friendly staff. 2 minutes walk from the seafront. Would stay here again.

The hotel was ok but the mattress on the bed was very cheap so was quite uncomfortable to sleep on. the food in the restaurant was quite poor as has limited choices. we stayed there 4 nights and had no maid service at all shower head was not fully functional there was a strong smell of Chlorine in the water when using the shower or sink. i would not say that it was value for money

Large room, leading out onto the garden. Beautiful! Having your own front door is great too.

Hotel in a good position, room basic but comfortable, varied menus with good portions. Well organised for COVID restrictions and the bar and restaurant staff are awesome.

Nice place, very basic but good value. Very friendly staff. Area is very relaxed & there's not too much to do, but there are some things a short drive away

The management and service were amazing! Nothing was too much trouble and anything you asked for was attended to in a very short space of time. Very good value for money Unfortunately weather was not great but Minster Leas beach lovely to walk along regardless

I stayed overnight with my 9 yr old son. They were very welcoming - especially to him - and made us feel like valued guests. The room was spotless and the steak was delicious. Superb customer service
