Good location, comfortable room and attentive owners
Nothing
Lovely couples offers clean and quiet place to stay along with nice fresh cooked breakfast.
It’s perfect.
Very comfortable room and bed.
nothing.
Beautifully furnished and kept facility with welcoming host. A first class establishment of its type. Faultless.,. Unhesitatingly recommend to all.

The hosts were extremely nice, enjoyed meating them. Breakfast was very good.
The bathroom was a little dated and we managed to get everything wet!Great stay in the heart of Loughborough.
Les and Derek are excellent hosts. Their warm and genuine hospitality truly reflects the homely comfort of this wonderful place. The décor of this beautiful Victorian building perfectly captures the character of the era, with an amazing collection of antique decorations and memorabilia. Our room was lovely, and the bed was extremely comfortable. Breakfast was delicious and provided a great start to the day. This will definitely be our go-to place whenever we visit Loughborough again. Thank you, Les and Derek, for making our stay so comfortable and memorable. We look forward to seeing you again! Felt like talking to a good friend in the living room with Les in the evening.

Fantastic breakfast, convenient location, spacious room, great service
Windows needed a little maintenance
The hospitality and friendliness of the two owners were delightful.
For me this was a nostalgia trip back to my home town and home vicarage (now the hotel!) of great emotional value. They have done and are doing a brilliant job of running it. Personally I don't like the Victorian decor, but I can see that they have followed through their concept with superb judgement and consistency. My only bad moment was one night when I couldn't sleep because of some music being played opposite in Southfields Park play area. But this only happened once. I will be back next year at the same hotel.
I loved our stay and will be back, the breakfast was absolutely wonderful!
this was booked for Graduation week for my daughter and she had no concerns. the location was perfect , and it had free parking as well as breakfast which she thoroughly enjoyed. she also loved the decor of the place .
I think it was a bit pricey for accomodation in Loughborough but i guess this was graduation week so it was peak season for finding a place
Very clean
I liked everything
Spacious room, spotless clean and it also smelled amazing. The staff was friendly and absolutely helpfull, sorted out all our requests.

A beautiful house situated in close proximity to the town, lovely comfortable room, with a fan as it was very hot, breakfast was fresh and tasty

Very nice hosts, great breakfasts, comfortable and spacious room, great location walking distance to the University.
There’s nothing I didn’t like
Rooms were all quite unusual and the owners were very welcoming. The silver tea pots were lovely and there was some nice touches.
It was quite dusty and there was a strong smell of plug in air freshener everywhere. The mugs really should have been teacups.
Accommodation in a good location in Loughborough welcoming host Derek. Excellent cooked breakfast variety of cereals juices fruit yogurt s plenty of toast marmalade s and jams tea and coffee . Only stayed one night enroute to a wedding in Suffolk.
Im used to staying in modern accommodation but this is not a dislike the older generation will definitely appreciate the old worlde charm and dated look of the accommodation and rooms it was like stepping back into another age from many years gone by .
Good choice for breakfast, poached eggs exceptional.
Noisy main road.
Quirky place, loved the decor. Pleasant hosts.
Nothing. Everything was great.
Great room. Very clean and comfortable. Breakfast excellent
No complaints or comments at all
Very good hosts.
Nothing
Wonderful place with such attention to detail both in the decor and the service. Nothing was too much bother and we were extremely happy to have found such a gem. Walkable to the town and a 30 minute walk to the university campus. Superb
Nothing negative to say
Wow, what an amazing stay ! Laurence Llewelyn Bowen has certainly met his match. A kaleidoscope of colour, extravagance and utter fabulousness. Thank you both for making us feel so welcome in your home and making our short visit so memorable.
Nothing.
Lovely, spacious room with a huge bathroom. Decor is intentionally an old fashioned style and fits the building. Everything was spotlessly clean, bed very comfortable. Great breakfast, friendly hosts. It was very hot, a fan was provided without us having to ask. Very convenient for the Great Central Railway.
I can't fault it - yes, it was hot in the room, but it was exceptionally hot weather and the building is old so not designed for air conditioning.
A beautiful guest house with amazing decor and furnishings. Rooms were very well appointed and the hospitality from the owners was warm, welcoming and friendly. And so conveniently located for the University and town centre. If we come back to Loughborough (looking very likely), we will definitely book again.
The bathrooms being separate to the room (although exclusive) was a bit odd but not a major issue.
Decor, comftable bed & large en-suite. Great central location & very clean
Windows not easy to operate, albeit a fan was provided.
The house is beautiful. The hosts are very friendly. The breakfast was prefect. Really enjoyed my stay. Thank you, Derek and Lez!
Everything about my stay was excellent. The room was beautiful, spotless, and very comfortable, and the breakfast was outstanding with plenty of choice. My partner booked this, and I was absolutely delighted when I saw the room. The hotel exceeded my expectations in every way and has definitely earned a place on our list of favourite places to stay. I wouldn’t hesitate to recommend it and will certainly be returning
Couldn’t have done anything else.
Really lovely friendly place to stay. I felt well looked after and loved the unique decor
A very comfortable overnight stay. Unfortunately I had to leave before breakfast at 7am.
Everything was excellently presented and would have liked to have experienced breakfast, Next time I will.
Good size room with large bathroom
I’m not a fan of air fresheners but that’s a personal preference. I find it too strong
Very welcoming and helpful owners. I swapped to an en suite room late on and it was lovely. Great bed and bedding. Nice breakfast and a good location for me.
It's not everyone's cup of tea - full on ornamentation, nick nacks and memorabilia everywhere. But it was spotless and quirky.
I love the fact that the house is decorated with antiques, that the rooms are completely quiet, I did not hear anyone else and that we overlooked a small treasured garden. After paying for parking all through our trip I loves the fact that it had its own secure parking.
Great hosts, very friendly would do anything for you. You go back in time at this property, which was ideal for us. As we went on a steam train that weekend, The bed was so comfy, breakfast was very nice. Good quality ingredients. Holywell House is 5 minuets from town walking, Great Central Railway is 7 minuets. Would definitly stay again.
Nothing to metion.
Parking on site, a short walk to restaurants and opposite a lovely big park

Very welcoming. The room had everything you needed and the bed was very comfortable.

great location, cozy, quiet room overlooking a garden, kind staff/proprietors. Derek and Lez are gracious hosts.

room was really lovely, large and well furnished, comfortable bed
A very unique place to stay.
The ground floor room is nice but you do get noise from other guests stopping and chatting in the hall just outside.
Perfect for a weekend away
They say first impressions last the house is a stunning building inside clean and tidy
There was nothing not too like
Lovely central bed and breakfast. Very welcoming and comfortable, would definitely stay here again.
Staff were very friendly and approachable, bed was very comfortable, breakfast was delicious 10 out of 10.
Really welcoming and great location
Very close to Great Central Railway and Town centre. Lovely hosts, very attentive. Great breakfast cooked to order. Nicely decorated. Spacious room with high ceiling.
Not a lot.
Good night’s sleep (high quality mattress and quiet, airy bedroom), varied and filling breakfast (I chose the Full English), friendly and knowledgeable hosts, excellent central location, a few steps away from an excellent Indian restaurant (Eastern Spice) and finally a powerful shower that was easy to “operate”. No surprise that Holywell House won a coveted 4-In-a-Bed award!
Can’t think of anything to improve
The hotel is an amazing step back in time to When service was paramount. I am looking forward to going back as soon as I can, it's also a very different hotel with many items on display to see. It's almost a museum with accommodation, absolutely wonderful
To be honest , everything was as it should be . And nothing was too much trouble for the hosts. There are only breakfast facilities in this hotel , however there are lots of local eateries close by
A great breakfast with a good choice, comfy bed, with a great view.
The bathroom being separate, but it did say that when the room was booked.
The host was very friendly and attentive and the breakfast was of a high quality.
This place is an absolute gem! The hosts could not have been more welcoming, the whole place was spotlessly clean, breakfast absolutely superb, bed super comfy, room spacious and wonderfully decorated, and Holywell House is perfectly placed for the GCR heritage railway.
There is not a single thing that could be improved - perfect!
Breakfast was exellent and great services. Central location and free parking. It's a walkig distance to town.
Room was comfortable however, it is not ensuite that meant have to leave the room for shower/toilet which is not convenient.
We had a friendly welcome on our arrival. Room was very well appointed, was clean and plenty of sitting space and storage. Breakfast was very good as was the service.
We loved everything about it. The hosts were wonderful, happy to provide local information and always up for a chat. The house is beautifully decorated with antiques and objects d'art, and Lez loves clocks. The breakfast was lovely, with a choice of cereals, juice and hot food. The room was very comfortable, with tea and coffee making facilities in the room. Very happy to recommend 👌
Nothing...everything was marvellous
Friendly owners, one tog quilts during heat wave, wonderful breakfast, the decor
Considering how busy it was I wouldn't complain about anything. Everything dealt with exceptionally well.
A little cluttered for my taste.
Had character
A bit cold in our room
crispy toast! Sharing a single large table in an interesting room.
over-ripe satsumas
Lovely and very comfortable B&B owed by wonderful hosts. Why stay at a souless chain hotel when you could enjoy a delightful independent hotel with a freshly cooked breakfast? I will definitely return.
Absolutely delightful. The decor is amazing and staff are great close to town and Bell foundry
Minor issue. Private toilet not in room
I received a warm welcome to this beautifully decorated house on a busy road but I found my room quiet with a lovely view of the garden. It was perfectly located for my work in Loughborough and was a few minutes walk from restaurants and bars. Breakfast was plentiful, served in their gorgeous dining room. Good WiFi and a proper hairdryer near a plug socket with a big mirror- thank you! I was in a large bedroom and the bed was comfortable with choices of pillows, I played around with these until I had the perfect combination. There is a large and private car park to the side of the property.
Absolutely nothing and I'm very much hoping I'll pick up more work in the area so I can stay again.
Location, breakfast, hosts, room

Very comfortable stay. Loved the quirkiness of the accommodation. Both excellent hosts and very friendly. Fab breakfast.
All good.
Very charming boutique hotel

The room was top notch, the smart TV had Netflix, itvX and BBC iPlayer to name but a few. There was a full array of toiletries and a generous amount of towels. Breakfast, in keeping with the rest of the high standard was full of choices, as well as a full breakfast.
I regret that I didn't allow more time for breakfast and savor the ambience, it was really an experience not to be missed👌🏾
Clean and welcoming
Didn't manage to get up for breakfast
Didn't get to rate it as was asleep
Great location and very interesting interior- well kept period house.
I liked everything but it would be nice to have en-suite bathrooms in the top floor rooms.
Superb alternative to the standard hotel chains in Loughborough. The accommodation is wonderfully quirky yet very comfortable at the same time. Breakfast was excellent. Off street parking was a bonus.
Could possibly do with a shower mat in the bath/overhead shower.
The room was really spacious and comfortable, with all necessary amenities. Wifi was good, and room quiet, as I had some work I needed to catch up on after the conference I attended. Restaurants were good and convenient to walk.
My only critique was that the bathroom was separate, but minor.
Lovely clean room

You'd have to go a long way to find better, more welcoming hosts! So very friendly and attentive. Wonderfully decorated house with many interesting touches. The breakfast is perfect and it's so lovely to be served in a traditional way by Derek, immaculately dressed & wearing white gloves. I stayed in a generously sized room with a very comfortable bed.
There is nothing to dislike!
The property, the owners, the breakfast, the room, bed all superb. Made to feel very welcome and comfortable as soon as I arrived
The only disappointment was the shower. The water pressure was exceptionally low. But I would happily stay again even knowing that
Lovely unique building and comfortable rooms!
Liked it all!
Lovely guest house and perfect location
It’s eclectic style and warm and friendly welcome
A grand red brick Victorian property
Extremely quirky interior... you'd have to stay a week to see everything.
I loved everything! Pleasantly surprised from the moment arriving (which was around 9pm). The owner greeted me as if I was a long term family friend. The bedroom was large, but very very cozy. So far this has been the best room I have experienced (even better than hotels!). The external bathroom was small but more than adequate for my needs. It was also very very clean. Breakfast was superb. As a first timer in the UK, this is dangerous - I'm totally spoiled. Thank you Holywell House!!
Nothing! Next time I come to Loughborough, Holywell House is THE place for me to stay.
So wie man sich "typisch britisch" vorstellt. Zum Genießen!
We loved everything, and they were really good with our little girly too!

Tutto fantastico! Camere spaziose, interni meravigliosi, tutto ben arredato, staff molto gentile e helpful. Ottima colazione inglese. Location super! Consigliatissimo!
niente di particolare
An extremely warm and friendly welcome, which continued throughout our stay. We stayed in a family room, with a very comfy king size bed, and two 'proper' single beds. We were visiting my son at Uni, and it was really lovely for his teenage brothers to have 'decent beds', rather than the 'Zed beds/sofa beds' which often come with family rooms. It's a truly unique and lovely place to stay, crammed with pictures, ornaments and pieces, that bring back memories, and provide lovely talking points and quirky pieces to enjoy. Breakfast was absolutely delicious and served in style! The hosts were also very happy for (Uni Son) to join us for breakfast, at a very reasonable extra charge. Our stay was brief, but, from the moment we arrived, tired, at 10pm, to when we left, we felt so welcome. You can also call them direct before booking, and they will help you with what room suits your needs best, for facilities, accessibility etc... We couldn't have been happier with our room. If you are looking for 'modern and clinical', this is not the place for you, head to the Premier Inn or the Travelodge. If you are wanting cosy, warm and unique, then stay here 😊
Only that we didn't get to stay a second night 😔
Loved the decor with lots of lovely pictures throughout the house. The bed was very comfy, everything was nice and clean. Breakfast very tasty and very nice coffee! The hosts are lovely. Will definitely be staying again if this way.
Fantastic authentic experience

Loved our room - it’s size, the comfortable large bed and all it’s unique features and furnishings. Great breakfast and great service.
It is 11/10 from me, great hosts, friendly and professional and it feels very homely. Thank you for the perfect breakfast. Hope to see you again.
