Perfect location and amazingly friendly stuff. Get one room with balcony - worth every cent :)

We have been here a few times and it has been mostly great. The staff is very kind and helpful and the location is perfect.

Sadly this time the WiFi was very slow. And the elevator is very small, but i think that's common in France.

The hotel is in an excellent location, with plenty of great cafés and bars nearby, a tram stop close by, and the beach within easy reach.

The air conditioning in our room was not working while temperatures outside were around 32°C. When we reported it, we were told it was already a known issue before check-in. There was no alternative room available until the following day, so we had to move rooms during our stay. Most staff were pleasant, but one member of staff was not particularly helpful when we collected the key for the new room, which made the situation feel more frustrating.

We stayed for 7 nights last week but unfortunately 2 shopping bags with new clothes inside were misplaced by the room maids. We reported immediately. To cut the story short, we asked for compensation but today someone Raga informed us that they will not refund . The amount is 150e. Obviously we are very disappointed because if someone is ready to fraud 150e to a hotel , we ll not be ready to pay around 2,500e for 1 week. Our room number was 412. We will eventually file reports to Nice police and local council . The hotel personnel took our things , the only ones having access to our room beside us. Lupin should be dead by now no 😉.

Piccolo albergo nel cuore di Nizza, vicino a place Magenta e a 10 minuti da place Massena e dalla promenade des Anglais. Letti comodi, climatizzazione buona, pulizia ottima, staff gentile. Colazione molto buona, sia dolce che salata.

Se volete essere sicuri che la camera sia rifatta in mattinata, ricordatevi di mettere fuori della porta il relativo cartello (sennò rischiate di trovarla ancora da fare nel pomeriggio). L'hotel non dispone di un suo parcheggio e vi invia a uno convenzionato (20 euro al giorno) a circa 200 metri, ma si tratta di un parcheggio pubblico ove non avete un posto riservato, per cui se vi muovete con l'auto e tornate tardi rischiate di non trovare posto.

What a warm welcome from the staff at the hotel. We were very well looked after, the room and overall facilities were super-clean and the cocktail bar was a great place to start before heading out for dinner. Thank you for another lovely stay in Nice!

O hotel é excelente, boa localização, café da manhã muito bom, quarto com cama confortável, chuveiro ótimo e ar condicionado funcionando bem, achei a área silenciosa e não tive problemas. Além disso a distância a pé para praia, estação e restaurantes é curta e não há necessidade de carro. Deixo aqui também um elogio à funcionária Daniela da recepção que nos atendeu muito bem e estava sempre de ótimo humor.

Acredito que poderia ter um pouco mais de frutas frescas no café da manhã. Além disso o elevador é pequeno e um pouco ruim para subir com 2 pessoas e malas, fora que raramente usamos ele pois não chegava e estava sempre ocupado. Por último a limpeza do quarto poderia melhorar, principalmente o uso de produtos de limpeza, vários dias da estadia ficou parecendo que no máximo arrumaram a cama e encontramos falta de limpeza com frequência. De extra eu diria que ter cápsulas de café disponíveis, porque não tinha nenhuma apesar da máquina no quarto.

The hotel staff were exceptional. I traveled with a 10 month old and they did everything to make our stay comfortable and more enjoyable. They even sterilised the bottles for our little one a couple times a day. Not once they it feel like they were put out.

The lift in the hotel is tiny. And often had to wait long periods to use it. Literally 2persons max. If you have luggage it’s you plus a bag. This wouldn’t normally bother me but we had a 10 month old with us which made getting baby stroller into lift very awkward .

Останавливались на одну ночь в junior suite с двумя детьми, чтобы переночевать после перелета. На мой взгляд, очень хорошее место. Локация прекрасная. Крытая парковка рядом (отель дает скидку на паркинг). Завтрак приличный. Матрасы и подушки очень удобные, спали в тишине и комфорте. Детям на диване тоже было удобно. Персонал максимально любезный, на все наши просьбы реагировал моментально.

Имейте ввиду, может быть неудобно тем, кто ограничен в движении, тк лифт маленький, а лестница достаточно крутая, хоть и красивая.

Excellent location for exploring the local area. It was quiet and very clean.

Only 2 minor issues - the area where the tea and coffee making facilities was very dark and you had to be careful with the shower as it very easily flooded the floor!

The location was excellent, the staff was really friendly and helped with everything we needed. We had a little balcony, which added much to the overall experience. The rooms are not big but didn't feel too cramped. Everything in the city is walking distance but the location isn't too crowded. Would return and would recommend to others.

Consiglierei questa struttura per un viaggio di lavoro piuttosto che per una vacanza, per l’atmosfera un po’ formale. Lo staff era gentile e disponibile.

La camera che ci è stata assegnata era sul retro dell’hotel affacciata su un terrazzo interno ricoperto di dispositivi per l’A/C, quindi aprire la finestra significava avere una brutta vista, ma non c’erano problemi di suoni, la stanza era bene insonorizzata. Sarebbe stato molto più bello avere una camera affacciata sulla via principale ma devo tenere conto che abbiamo prenotato senza preavviso il giorno stesso del ns arrivo!

Excellent location and friendly, helpful staff. We were allocated a 4th floor room with balcony as requested although the room was small despite being a "superior room" as booked. Can't see how it could be classed as "superior" - anything smaller would not be viable for double occupancy. The fire plan on the bedroom door also indicated it was one of the smaller rooms.

We stayed for three nights but our beds were not cleaned even once.

Very central and in easy access to train station and promenade. Have visited Nice a few times before and really enjoyed our stay at the Roosevelt.

Last minute booking in Nice. Quick check-in and the hotel room was OK as you would expect from a best western. Good location, quiet

Stayed as a family of 3 on a 4 night stay in May. The hotel was perfect for us in terms of location (for shopping, beach and restaurants) and service. Our room had a huge wraparound balcony as we were on the corner so great views over Nice. Breakfast was faultless, everything you could want and replenished constantly. The receptionists were all helpful in booking taxis for us and in rallying the barman for our cocktails! Would definitely recommend and would stay again.

I spent four nights at this property in May, 2026, and I'd gladly return. The hotel is conveniently located just a few blocks from the beach, 10 minutes' walk from the train station, and a 15 minute drive from the airport. My room faced an interior courtyard, and it was very quiet. This was especially nice the day I arrived, when I wanted to go to sleep early due to jet lag. Breakfast was very nice, with a mix of French specialties like baguettes, brie, and yogurt, and American favorites like eggs and sausage. My last day, the hotel even had slices of chocolate pie for breakfast. The staff spoke excellent English, and were very friendly. I loved the Riviera, and I enjoyed my stay at this property so much that I'll stay again on my next trip.

Great location. Halfway between the train station and La Croisette. 10 minutes either direction. Tons of restaurants nearby. But I had a solo room and it was small even by European standards. I like a desk in my room when I travel but the room was too small for a desk. Check out the room size before you book.

The location of this hotel is fantastic. Close to many shops, bars and restaurants. We did have a few problems during our stay - I think preventative maintenance could be improved. We had a beautiful, large room with a balcony overlooking the street out front. On the second day, when inserting the room keycard into the slot to turn on the lights, the electrical box above started to ma Kev a loud buzzing sound. We reported it and they attempted to fix it - the sound was less loud and intermittent. They offered a room change, but we chose to stay in the same room. The next morning there was no hot water. And on the same day, when we returned in the afternoon, there was water leaking out of the pipes at the back of the sink, together with a horrible drain smell. This time we agreed to move rooms. Our new room was looking out of the back of the building, no beautiful view unfortunately. But the room was in much better condition and looked like it had a recent refurbishment. The staff were friendly and helpful, but for the price you pay they shouldn’t just rely on the great location of the hotel, but maintain the rooms adequately. By the way, beware that the lift is tiny. It also didn’t work one of the days we were there.

Die Freundlichkeit des Personals, die Lage in unmittelbarer Nähe zu den Öffis (3min zur Tram) und die Nähe zur Altstadt, dem Strand und zu unzähligen Lokalen. Für eine Städtereise liegt das Hotel nahezu perfekt. Das Frühstück war super - das haben wir in Frankreich schon ganz anders erlebt. Wirklich alles da, was das Herz begehrt - einfach super. Auch die Bar am Abend haben wir gerne benutzt, der Barkeeper hatte viel Freude an der Arbeit und hat uns super und sehr freundlich bedient. Das Zimmer war ausreichend groß und sauber. Große Dusche und durch einen elektrischen Handtuchtrockner immer warme flauschige Handtücher - sehr sehr fein.

Nicht so super war die Lage unseres Zimmers zur Straße hin. Auch in der Nacht herrschte dort reger Verkehr. Aber trotzdem haben wir super geschlafen.

Great location. Very happy overall with the room, staff and facilities.

Went here with my sister for five days. First off, amazing that you are allowed to leave the luggage there before check in, as well as leaving your luggage safely there after the check out (checkout is at 11 and our plane left late at the evening). So we had a couple of hours to see even more of nice without the big luggage. In the mornings when the breakfast is served it’s really calm and quiet, it’s not a big breakfast but it has all the things you need to start the day with. Our room was beautiful, and the view even better!! Everything was at walking distance, a perfect place to stay at if you like a more quiet and calmer stay. And thanks to the kind staff!!! And a tip for your stay in nice, go to Monaco one day. It’s close to the train station and super easy to go there.

We stayed 3 nights in suite #403. Our room was 100% quiet (did not overlook the street side of the hotel). Our room & the hotel itself were spotlessly clean. We arrived early; hotel staff stored our luggage until we could check-in. Our coffee machine needed a new filter; we called reception & maintenance had the problem solved within 10 minutes. Wonderful service from all staff. Breakfast was very nice. The hotel's location is ideal for walking to all the amazing areas of Nice. We would stay here again if visiting Nice.

We loved the location and proximity to the promenade and restaurants. The breakfast provided at the hotel was lovely.

The elevation was very small for the size of the hotel. You could barely fit two people and two suitcases. If you are not a fit and able person, you have to use the spiral staircase. See if you can choose a room on the first or second floor. Not a major downfall as everything else in the hotel is amazing.. excellent buffet breakfast
