Excellent breakfast for £8. Friendly welcome from the owner who was very helpful and accommodating. My elderly parents stayed in room 6 which was huge with a gorgeous bed and furnishings. Would highly recommend and I'd be happy to stay there again.

The shower water was too hot and could not be adjusted, making it completely unusable. As a result, I was unable to shower for my entire two-night stay.

Nous avons apprécié le fait de pouvoir garer notre voiture sur un emplacement dédié à la guest house (et celle d’à côté, qui en réalité ne sont qu’une) - il est préférable de prévenir à l’avance. The location is excellent, just a short nice walk to the center. We stayed in a triple room, which turned out to be a two-bedroom unit, a pleasant surprise. It was a top floor room with roof windows and a lot of sunlight.

We were surprised the room did not have any fridge, usually there is a mini-bar or something to store your items. Also the steps to the top floor are very steep and narrow. Was not a problem for us, but might be for someone or for big luggage.

They gave us a room in the attic, up two floors or very very narrow stairs without a lift. There was no space in the room at all to even Oommen the suitcase. The listing was completely misleading, there is no mention of the attic, the staircase and lack of lift. We couldn't stay there at all and they refused to refund us more than one night out of 3.

The attic where we were put up and the narrow staircase for two floors. The rooms were warm with no ventilation and a small table fan which made a racket.

Water pressure was a little low in the shower with warm water, but otherwise barely a nuisance.

The guest house was lovely, spotlessly clean and very well maintained. Our room was comfortable and had everything we needed for a relaxing stay. The location was perfect, within easy walking distance of York city centre and the main attractions. The staff was very welcoming, friendly and helpful, which made us feel at home. We also really enjoyed the delicious breakfast . Overall, we had a wonderful and comfortable stay and would happily stay here again.

Honestly, there was nothing we didn’t like. Everything met our expectations and we had a very pleasant stay.

The fact there was a pub about 2 minutes away thats about it.

Too many rules, no takeaways allowed and no alcohol allowed in room. The codes are a pain especially if you have issues with numbers. Nobody on site so didn't see any staff at all.

The room was a good size and the bed was comfortable. The bathroom was compact but clean and hygienic. The breakfast was excellent with ample portions and the location was good with just a short walk to city centre.

We stayed here as a base as we had planned lots of sight seeing so we were going to be out all day. Everyone given own keys to come and go, good location, about 15 minutes walk to Yorkminster at our pace (slow), clean comfortable room and lovely full English breakfast with fruit and cereal available also. Bed was very comfy and there was a much appreciated fan already in the room as weather had been very hot. Towels provided so no need to take your own. Hosts were friendly and accommodating. Could not fault it and would definitely recommend to anyone staying in York and if we were to come to York again, this is where we would stay. Thumbs up from us !

Eins von zwei benachbarten und zusammen bewirtschafteten B&Bs in zwei typischen englischen Reihenhäusern in indischer Hand. Fußläufig gut vom Stadtzentrum aus zu erreichen, kostenloser Parkplatz auf privatem Grund. Im Zimmer Klima und Kühlschrank. Schöne Frühstücksräume und gutes full english breakfast. Freundliche Betreiber. - Ein paar Häuser weiter ein netter Pub für den Abend.

Wir waren zwar zu früh, haben aber mehrere Versuche unternehmen müssen, um zumindest vom Betreiber des Nachbarhauses eingelassen zu werden. Auch auf die booking.com-order mehrere Wochen zuvor kam keine Bestätigung.

Size of the room (we booked the triple). Price was brilliant. Close enough to the center (walking distance, 15 mins). Staff were friendly, nice and were always avaliable via phone if not on the property (we didn't need them). Room was clean and a fan was provided due to the heat which was a nice touch. Small selection of toiletries was provided in the bathroom. Staff came in during our stay to freshen up the cups/glasses and emptied bins. Plenty of clothes storage if needed (Wardrobes and drawers)

Bed was firm. One of us liked the other didn't. Limited breakfast choice (only full english or a selection of cereals), but it was nice. Towels were small but clean, soft and usable.

Nous avons passé un très agréable séjour à la Burton Villa Guest House. La chambre était particulièrement bien spacieuse, avec un lit nettement plus large que ce que l'on trouve habituellement en Grande-Bretagne, ce qui est un vrai plus pour le confort. L'établissement est au calme et la propreté très correct. . Côté petit-déjeuner, la prestation est très bonne avec un excellent Full English breakfast. Mon seul petit regret : l'absence de yaourt le matin pour compléter le buffet, mais le reste était parfait. Un grand merci à l'équipe qui est très souriante et accueillante. Les plages horaires pour l'arrivée sont suffisamment larges, ce qui facilite grandement l'organisation, et la présence d'une place de parking sur place est un véritable plis très appréciable. Bien placer , à 20´ à pied du centre historique . Je recommande sans hésiter !

Nice Room although the ensuite was a little small. Very comfy bed. Owners were very friendly and helpful. Breakfast was good but would have liked more choice such as Scrambled/Poached Eggs, Yogurts, Wholemeal Bread. Overall the property offers excellent value for money and is only a 10 minute walk to York Town Centre.

Just about the cleanest guest house we’ve ever stayed in. Fantastic shower, beds very comfortable, we even had a small fridge in our bedroom! Also a fan for the hot weather. A very good breakfast and very well set out dining room.

We were on the second floor, so the stairs were a bit of a problem for my husband with asthma, but in all fairness we didn’t mention this when booking.

Well located within walking distance of the centre of York. Quiet. Comfortable. Small fridge in room was useful. Easy to upgrade to larger back bedroom away from “noisy” road. Opposite a lovely park.

We had a fantastic time at this hotel. The rooms were spacious and highly comfortable. The breakfast was absolutely delicious with plenty of variety. Most importantly, the staff was incredibly friendly and helpful throughout our entire stay. Highly recommended!

There was nothing actually wrong with the property and was certainly value for money. The staff on reception at arrival was very helpful and friendly. About 15 minute walk to city centre, but an easy walk. Breakfast was reasonable

In places it was a little shabby, and shabbiness can make it feel that it might not be as clean as it actually is. However on inspection the beds are clean as was the shower, carpets, towels. The bins were emptied daily and cups washed but bed not made and towels not refreshed even when we left them on the shower floor. Was a bit confused as property said they were no longer working with Booking.com yet property still showing on website. Received cancellation notice from Booking.com due to lack of payment after we had paid the property which we didn't appreciate

Proximity to the city centre was excellent, lovely room and it was very clean. Breakfast was worth the extra. Went above and beyond in the heat to make us comfortable. Everything needed in the room: tea and coffee, mini fridge, water, fans, bathroom toiletries. All in all an enjoyable experience in this guest house

The bathroom was a little too small but well maintained and cleaned.

Hosts were welcoming and helpful and clear instructions for use of different keys allowing freedom of movement in and out of the property.

The bed was very comfortable but there was a crackly, possibly a waterproof, under the sheet. This meant one had difficulty cooling down in the night.

We had a very comfortable room with everything we needed. The breakfast was more than substantial, with plenty of choice. Tourist spots and restaurants within easy reach and a nice fish and chip shop just up the road. The park opposite was a nice place to relax at the end of a busy day. Fully recommended.

We were very late to check in but the staff were very helpful at the hotel. They also gave us useful information. The breakfast was great. There is also a small park in front of the hotel where children can spend some time.

It was very hot inside the upstairs area - there was a fan, but it still felt at least 25°C or more. We also noticed the heating was on downstairs the following morning, which likely contributed to the overall temperature. As a result, we found the property uncomfortably warm. In addition, I had contacted the property in February regarding car parking but did not receive a response. I followed up on the day of arrival and was advised that parking would be arranged. However, upon arrival it was clear that an SUV (Volvo XC90) would not be able to access the lane or the side street adjacent to the property. They never asked the size of our car. We therefore had to park approximately 800 metres away, pay for parking, and walk back with our luggage and two children. While the parking cost was later discounted from the booking at my request, it was an unnecessary inconvenience during our holiday.

PG Tips were disappointing as Yorkshire Tea is the way! There were no arrival instructions and as we arrived late, it was a little wait before the door was answered and we felt worried we wouldn't be let in.

Very clean. Not slap bang in the centre of York but not a long walk to the Minster, for example. Consequently you are not paying the price for being right in the city centre. Very close to the hospital.

The shower room was pretty small and water flow in the shower a bit feeble. But it did the job.

Good location for city and sightseeing, room was adequate clean and warm with good bathroom. Breakfast was good and service was polite and pleasant. Would recommend if looking for something close to city.

Location was good, short walk to the Shambles. Free parking was a great extra and saved us high parking fees. Host was very friendly and accomodating nothing was too much trouble.
