I booked the property initially for the location so we could walk into the city centre. Car parking was a little tight but it was very convenient. A very nice welcome and staff were helpful. Overall it was a nice 5 days and pleasant.

The bedroom was good but the bathroom was very tight. They say that you pay for what you get but we both managaged O.K.

Clean property a little dated but comfortable bed and plenty of food at breakfast. Breakfast was between 8 and 9. Parking on site easy walk to York city

Great location, only a short walk into the city and having parking that was monitored by CCTV helped me relax. The room was clean and cosy, if a little small and staff were friendly and helpful.

A slightly bigger room would be appreciated, but it served its purpose.

The staff really make or break an establishment and in this case, they definitely made it. Very kind and patient hosts. As someone living with chronic pain, the beds were just right.

It was all what I expected and then some. I do not have any complaints about the accomodation.

I like the fact it had free parking, and it was close to where my son lives.

It's not that I disliked anything but the bathroom was very small and my room was on the top floor.

Room was very clean, breakfast was super complete. Staff super nice.

It's an old building so room and toilet are a bit small, but nothing surprising for the kind of building. It was still very clean and bed was comfortable.

Location was 5 minute to the city, and there was parking. Limited breakfast.

Needs modernising, very cramped parking spaces.

Great location within a few minutes walk of the city centre. On-site parking available which is a huge bonus with street parking very limited. The host provided both water and a fan for the bedroom and this was most welcome. Additionally, complimentary coffee/tea was provided. My single wasn't spacious but did give me all that I would need. The shower was wonderful and very powerful. The host was friendly and helpful.

The bathroom was very narrow and difficult to navigate.

breakfast was nice with a full English breakfast, for the price. the room was large and twin beds separated so felt you had room. glad it had a refrigerator.

needed AC in the roof top room, even a window AC, it was stifling even with the window open to max. They provided 2 fans, but it was brutal the 1st night. The 2nd night wasn't as hot so it was manageable. the shower is very small and the rain head shower needs to clean to allow all sprinklers to work had only 4 working. it is also a climb up through narrow staircase to top floor.

Only one minor point. It was exceptionally hot during our visit and we couldn't turn the temperature down on the heated towel rail so the bathroom was very hot!

Room was comfortable and clean as was the en suite, though the wall facing you immediately as you walk in could have been an issue for some. A little concerned re the wiring and number of sockets going into adapters. It is a strangely configured house, in need of some TLC but it was ok for our needs and excellent position for the city centre. Off street parking was a bonus. Breakfast was good, food freshly cooked. Discount at the local Indian restaurant!

Absolutely nothing at all. The room was nothing like the one shown in the pictures. I had to move away from this place and get a different property.

The single room I was led to was nothing like the ones in the pictures on booking.com. The room was an attic room and very small. The attic window had hinges with dangling screws, meaning the window could not be closed. There were cobwebs on the window panel. The room was extremely hot due to the sunlight pouring directly on the bed. The amenities looked dirty. The entire property looked shabby. When I approached the owner and asked to be moved to a room like the one on the pictures, he got confrontational and retorted that no one else had ever complained. The owner, instead of being helpful, got aggressive and kept pressuring me to cancel the booking. I had to argue my case for about an hour and also report the property to the booking.com customer service. After getting customer service at booking.com involved, I finally got a refund, and had to move to a different property altogether (which was much nicer- it was like moving from hell to heaven honestly). I will never return to the Park View Guest House and will never recommend this place to anyone. I would ask booking.com to maintain adequate oversight over properties like these, since on the platform, this property was promoted to me repeatedly, even though the rating on this was around 7.

The beds were comfortable and the breakfast was excellent. The proprietor gave us free water. Good location and cosy.

Za gorąco - był duży wiatrak, ale zajmował połowę pokoju, który był za mały na dwa łóżka. Jedno tylko krzesło dla dwóch osób. Łazienka malusieńka - ledwo udało się obrócić. Lodówka, choć się przydała, była głośna - wentylacja w łazience także. Jakieś 10 minut na piechotę do centrum, więc lokalizacja w miarę OK, ale cena za wysoka jak na takie warunki. Jeszcze właściciel otworzył nam drzwi przed podaną godziną opuszczenia obiektu.

We would defo stay there again. It was very clean got cleaned everyday breakfast well worth the money very nicely cooked and quick.andbeds comfortable.got offered room downstairs which was great as i am severly sight impaired.

The only space to make tea was on side of unit that fridge was on bit awkward and bit dangerous but we did our best.on the plus side great having a fridge in the room lovely cold water.

The location was great.The room was a good size for 2 friends to share.

It needed a deep clean it was dusty and very dirty behind the furniture which had obviously not been moved for years. It was unclear that they serviced the rooms daily, but it was only a look and see service, it felt more like they were being nosy. The beds needed a top sheet not just a duvet with an inner as the room was very hot and the duvet was to hot to use but with no top sheet you were just lying in your nighty on the bed.

Very handy for getting into town

Bathroom was way too small and I struggled to sit on the toilet. The shower a bit difficult as doesn’t have a proper handle in the inside and with wet hands hard to open to get out. I don’t eat breakfast due to a medical issue but I still had to pay for breakfast even though there was no way I would eat anything. Very disappointed to come back and find my bedroom door open, left open by staff, I informed them straight away that I was angry at this breach of trust.

Centrally located, with free off road parking! Very friendly and helpful staff. Room and bathroom clean. Beds very comfortable. Shower strong and hot, plenty of towels. Full English breakfast just £8. Excellent little place to stay.

We stayed in the family room, which was lovely and clean, shower and toilet was also tje same, exactly what l would expect from a good guest house.

The breakfast was lovely and they onwards and staff were so polite and helpful.

Værelset (familieværelse) var fint, stort og rent. Det ligger centralt i forhold til centrum.

Morgenmads restauranten var meget lille. Bordene står ekstremt tæt og vel også lidt uhygiejnisk med borde klods op ad receptionen. Maden var dog helt ok.

I liked the room. The bed was comfortable. We were provided with a fan as the weather was extremely hot.The shower was easy to work.Small ensuite but adequate for our needs.

Great location not to far from city centre. Off road parking a real bonus for York. Nice clean room decent shower if a little small to turn round in but we were in the attic room in an old house. Nice full English breakfast every morning and cereal and juice. The guest house is on a main road on a T junction but not much traffic through the night unless the odd emergency vehicle passing by. Great few days in York as our 1st time in York lots of places to visit if back up to York next time. Nigel & Jo.

My mistake when booking was not asking for a room lower down or possible ground floor room for my wife's health issues but we managed despite being in the top of accommodation.

It was handy for walking into York centre

It was run down and needed a paint job. Walls were filthy and room was at the top of the house with narrow staircase - not for anyone with mobility issues. Heat was off the scale and we had 2 fans which relieved a little. On the upside, room had a fridge so was able to buy water and keep hydrated. Requested a parking space which they allocated however on returning after a trip out there was someone in the space and no clear indication of where we could park as was all resident parking. Tried to call the numbers on the door, for advice with no response. Parked facing property overnight and moved the following morning again no where to go and no reply to our calls. Expected staff to be in situ as this was after 730and breakfast was from 8. Very poor show

Location is good and not far away from the city center.

The staff were lovely, all males (and i mean this in no derogatory manner at all), they were attentive and very polite. The breakfast was cooked to perfection, all quality ingredients, you have to add this as an extra and although it does add extra cost you wont get it around for that price, so its worth it. It was lovely and quiet no boisterous louts in or around the hotel. Free parking although it is tight. It is situated by a charming little park within walking distance from the city centre. There is a tandoori restaurant the street over which is beautiful 😍 York Tandoori.

I hate to say anything negative, the only thing was there was only 1 plug to use so we struggled to charge our phones .

Good value place, walking distance to the main attractions, and on frequent bus routes. Staff were friendly, and room was comfortable for a short stay. Room was cleaned and restocked every day. Nice neighbourhood with a park opposite and nearby shops and restaurants/cafes.

The rooms are dated and the walls are patchy, the room was far too hot even with the fan that was provided, we had an empty shower gel bottle that wasn’t topped up before getting there, and absolutely nothing lactose free for drinks or cereal. When the staff were asked if there was anything it was just a simple no. We paid for breakfast both days and only had it one day due to this. Whilst in bed on the last day we were woken up by someone trying to put a key into our door! This was around 8:30 and check out is not until 10. This scared my son. Checking out there was nobody there to give the keys to even after we waited around. So we just left them and walked out. The whole place is very chinsey and dated and there doesn’t seem to be much effort to improve guests stays. I am severely lactose intolerant and usually there is another option available or at least made available once the place is aware. This was very disappointing for the price

Room was clean and had the benefit of a fridge and a fan which was definitely needed in the heatwave. Staff were friendly, breakfast was good with fruit, cereal and a full English. Bathroom was spotless, and cleaned daily. Short walk to the city centre and bonus off street parking included in our stay!

Although everything was spotless we did feel that the bed was quite small as our feet were hitting the foot of the bed and we're only 5'10 but the positives outweigh this and we would recommend a stay here!

Park View is somewhat dated however if your looking for a location close to York Minster then you couldn’t do better for value for money.

Where do I begin... Firstly the room was ridiculously small and the decor was very dated. But that wasn't the main issue. The room was at a temperature that literally meant it was difficult to breathe. Being caught in a heatwave with no air conditioning meant it was so uncomfortable. There were 2 fans in the room, but they just wafted the hot air around, it was unbearable so my friend and I had to keep going outside to be able to cool down. But the worst thing of all was not being able to jump in the shower to cool off. The shower needed repairing, the temperature of the water was extreme and no flow of cold water was coming through, my friend spent around 20 minutes trying to get the temperature down. So on top of not being able to breathe and scalding our bodies trying to get a shower I wasn't offered a refund of any kind. The guy running the venue was very kind but I wasn't happy when he only suggested I can have a discount if I booked there again. He explained he wasn't the owner and it would be difficult to contact him re a refund. He actually looked scared to contact the owner! I asked why would a room be offered with a faulty shower? He then tried to explain to me that I possibly didn't know how to use the shower. Honestly shocking,. And very patronizing. . I had a career being a professional performer and over the 15 years of performing in numerous cities and staying in many many diverse accommodations I'd like to believe I have the knowledge of how to use showers! We couldn't stay, we wouldn't have been able to sleep with the uncomfortable conditions, we left the venue around 11:30pm. I would obviously not recommend staying at this venue.

Fabulous location for nipping in and out of the city centre, 1km walk from York Minster! Parking too, fab! Full English breakfast included, perfect!

You can find fault anywhere if you look hard enough but this was a really pleasant stay and I’d 10/10 stay here again.

A very good choice for breakfast, a comfortable bed en suite and a good position to walk 15 minutes into the city centre, a coop and a pub 2 mins away

The location is good, being close to town so it was easy to get places. It also was close to amenities like small grocery shops. Comfort was good because I had to book a double room and Wifi was okay as well. I was actually at the place next door, which is under the same ownership (Burton Villa), but the two are structurally connected.

Traffic noise was difficult at times because the property is located on the main north-south road through York. The breakfast wasn't worth 10 quid.

I like how clean it was. It has every thing that we need.
