The location is very convenient, the hotel is clean, the staff and reception are friendly and helpful, the food is fresh, and cleaning is thorough and daily. The shuttle to the sea is absolutely fantastic!

Receptionists at the hotel didn’t let us to check in after showing the original receipt. We have given our legal EID and still they pretend that we impersonate someone else. My wife’s email address is under her EID. We ain’t lying and we are traveling to most of the hotels in UAE under the same name and we didn’t face this issue. I told them to call a manager yet nobody seems to be appeared, I feel that this hotel is looting money from guests and the travel agent has already been paid to the hotel. We left your hotel after wasting 3 hours staying in the lobby and We booked another hotel. We will never come to this hotel never ever.

The property enjoys an excellent location, with convenient access to almost everything, and its overall design is impressive. However, the housekeeping team appeared to lack adequate training and hospitality experience. Guest parking is also insufficient, with too few spaces available. While two reception team members were genuinely friendly and welcoming, the overall service experience was inconsistent. The security staff’s approach felt unnecessarily rigid and would benefit from further hospitality-focused training, particularly in guest interaction and service etiquette. The amenities shown in the attached photo were only provided after I specifically requested them. With stronger staff training, improved service standards, and better parking arrangements, this property could offer a significantly better guest experience.

Nice hotel, good price but food is not good all is very spicy and they dont know how to cook a ribeye. Second is okay but you could except a little better one.

The hotel location is amazing, not only is it 5 minute walk to MOE but has an amazing selection of restaurant within the walking distance. The staff is amazing, polite and helpful. The rooms are clean and comfortable. It was definitely value for money for me. All basic amenities are there including a parking lot. I was at the top floor so no noise level at that height. Overall a good hotel at a very reasonable price. Metro is also 5 minutes and bus stop is also very close

No parking available and when i asked to help me to find parking they said we can not.I paid for parking in another place. They didn’t care about me.

Had a very pleasant stay at the hotel. I have been staying at this hotel for around three months, and I truly enjoy my experience here. The management team is excellent, the security staff are professional and respectful, and the overall service is amazing. What I appreciate the most is how positive and welcoming everyone is. Location is near subway, but so far from beach. But the hotel has a shuttle on the beach for reservation. Atmosphere and service are very good. Stuff is understandable and carrying. Thanks. Room is normal, there were all necessary here, but there weren’t some small things for a comfortable staying. Cleaning was good. One minus was a high noise level. In the room we heard all that was happening in the street and the hall.

My stay was booked through an agency, which contacted the hotel in advance to arrange all details, including the agreed price. However, upon arrival, I was informed of a charge that was more than double the agreed amount due to what was described as a miscalculation. I raised this issue several times during my stay with reception staff members Nhamo and Apple and was repeatedly assured that a refund or price adjustment would be arranged. When I requested written confirmation, I was told that only the manager could provide it and that the matter would be resolved shortly. Unfortunately, after three days of receiving similar assurances without any progress, I was informed that the previous information provided to me was incorrect and that, in their opinion, the situation was not their responsibility. To date, I have not received the promised refund or the difference in price. This experience was extremely disappointing and represents the poorest level of customer service I have encountered. Based on my experience, I cannot recommend this hotel and would advise others to exercise caution when booking.

I am currently still staying at Citymax Al Barsha (by the Mall) and wanted to share an honest, real-time experience as a long-stay guest. Firstly, the positives: The staff are friendly, supportive, and always willing to help where they can. Housekeeping, in particular, work hard and do their best within the limits of their role. I want that to be clearly acknowledged. However, the persistent smoking issue remains a serious concern. Despite being allocated non-smoking rooms, cigarette smoke regularly enters rooms through the ventilation and ducting systems. I was initially on the 8th floor and later moved to the 14th floor in the hope that conditions would improve — unfortunately, they did not. At times, the smell has been even more noticeable. From what I have observed and been told, some guests attempt to bypass the rules by smoking near open windows or inside bathrooms, assuming the smell will dissipate. In reality, the smoke travels through the building’s air systems and spreads into surrounding non-smoking rooms, making it extremely difficult to escape. For long-stay guests like myself — who spend significant time in the room working, resting, and living — this becomes more than an inconvenience. It affects comfort, sleep quality, and overall well-being. I will be leaving for vacation on the 18th February 2026, and I must admit I am very much looking forward to breathing fresh, smoke-free air again. That alone should say a lot about how impactful this issue has been. I’m not sure what conditions will be like when I return, but I sincerely hope stronger enforcement and preventive measures will be in place by then. To be clear: If you are booking here expecting a genuinely smoke-free non-smoking room, you may want to reconsider — as smoke infiltration has been an ongoing challenge during my stay. The staff try — but policy enforcement and guest compliance remain the bigger issue.

I had a great stay. The room was clean, staff was friendly and even make a surprise for my birthday. The location is also nice as soon as it is close to the Mall of the Emirates.

My stay at Citymax Hotel in Dubai was disappointing. The room was not clean and had a strong smell of cigarettes. Everything looked old and poorly maintained — the sink was clogged, and the bed was sagging and uncomfortable. On top of that, the service was unfriendly and unhelpful. I expected a much better experience and would not recommend this hotel to others.

We had a fantastic stay. The staff’s friendliness stood out, and their willingness to provide us with an early room was greatly appreciated. The location is perfect—close to everything we wanted to see. We highly recommend this place and will be back for sure!

This is the 6th time I have stayed here and this was by far the worst stay. Admittedly, I tried to stick with what I knew location wise and found a great price online for half board. I requested an early check in ( has never been an issue before) and was told I would have to wait an hour. No problem, headed to the mall for breakfast. Returned at 12 pm saying it would be 20 minutes. Sat with a coffee. 45 minutes later still waiting. Eventually managed to get in at 2.30pm. Paid my city tax on arrival, then was tried to be changed again a further 3 times as they had no record and the receptionist had gone home. Showed my statement on my phone proving it, but they wanted the palaver reciept which I didn’t get given. Room was clean, smelt heavy of air freshener but I needed a shower after a long flight. Shower didn’t drain and ended up flooding bathroom. Mentioned it to three people but took 2 days to fix. Nearly slipped over 3 times due to slippery floor! Went for dinner first night, didn’t look appealing- mainly set up for the tastes of the 99% Russian residents there. Ate some stew, was average. Zero atmosphere. Asked if I could have credit in the huddle sport bar and eat in there, told not possible without a charge, but couldn’t be told how much and for what! Went for breakfast varying between 7&9am, the quieter times. Again, average. Tables reserved with no one sat at. Fruit salad was about the best. Hot food was ok at best. Didn’t bother with any food in the hotel again. When it was busy they sat you in the sports bar which wreaked of smoke. Far better and nicer options with in a 5 minute walk. Slept great the first night, and ok the rest, corridor was sometimes noisey but mainly as residents “talking” to each other loudly down the corridor. Pool was good and actually not too busy in the mornings for a change. Was occasions where only 2 lifts were working due to maintenance, and had a note to say they were maintaining the water and would be disruption between 9-6 after room cleaning to flush pipes. Luckily was out for the day but if you wanted to lie in all day would have been annoying. Check out was ok- knew I had nothing to pay but took three people to confirm behind the conceiege at 7am!! Location of hotel is great, usually taxis outside and. 5 min walk to mall and 10 Min to metro. Disappointing to say after 8 years of staying here this will probably be the last, based on this experience. Better options very close readily available.

Good location, clean, varied food, friendly service, clean, small but nice pool. The same fruit—watermelon and melon—always served, with no peaches, pineapples, or ice cream. That's the only downside to the meals. The windows in the rooms were dirty, leaky, and very noisy (the seals didn't work and needed adjusting).

Clean. Friendly staff. Good, diverse food on breakfast and dinner. We appreciated the fact that the hotel is near the Mall of the Emirates, which is a busy area. Due to the location, at night, you can hear a little street noise even from the 8th floor.

So I didn’t want to write a prolonged review of how disastrous this hotel actually is because I liked the staff however I need to detail exactly how awful it was for potential travelers. 1) This Hotel has a pub in its ground floor with non existent sound isolation so be prepared to hear the tunes coming all way up to your room till 3 AM 2) I’ve only had breakfast once in this hotel, I got sick. I spent the entire day with nausea trying not to vomit. 3) My first room had flickering lights straight out of a horror movie then they relocated me to another room which had an even more horrifying bath tub, you need to manually remove the metallic cover or the entire bathroom will be flooded. 4) The hotel wanted to charge me 750 AED (205 USD) because a cup of coffee was spilled on the bed sheets, (You can buy an entire bed in Dubai for that price) Summary DON’T EVEN think about staying an hour in that hotel. I wish nothing but the best for the staff team and hope I’ll never have to see them in that hotel again.

Needed urgent advice on reservation. However, there was zero response despite sending numerous emails to reservations@citymaxhotels.com and messages to their Facebook messenger! Saw some past comments in other platforms about their responsive too. Not a good a way to manage incoming guests’ expectations.

We stayed there for 2 nights. The location was the main reason why we chose this hotel as it is in 2 mins walk from the Mall of the Emirates and the metro station. It is a good, budget option for those who come to explore the city and intend to spend the entire day walking or going shopping etc. Clean rooms, good service. I would like the food to be a little more varied. Also, the hotel has a ingrained smell of cigarettes, which is noticeable to a non-smoker.

Soooo much wrong, against so much right. The rooms are modern, clean, look good and staff very good. However, it all goes wrong from there. The only chair has the a/c blowing on it, so even at 26C, you have to turn it off. TV didn't work and took over an hour after check-in for a tech to turn up. The doof tent below was pumping bass at abt 50 db, so like having a 2 people conversation in the room, until 3am (pic to follow). Staff closed off the shower drain, so the bathroom flooded! Had dnd on the door, so someone rang the bell, and then called on the phone. If you call for more drinking water, housekeeping want to charge, unless you ring reception for the free option, that never turns up - until housekeeping ignore the dnd sign, knock anyway and look surprised when you ask for water. All in all, happy my 2 night stay ends tomorrow. Many, many better options than this around al barsha. Pics look great, but it ends there im afraid...

Room wasn't ready when we arrived at 11pm!!! Then the room type we booked wasn't available. Offered us a smoking room which we declined as my husband has asthma. Finally got a room that stank of cigarettes. Bed was so uncomfortable. We left at 8am as we could not stand to be in the room any longer

Front Desk Service During my stay, I had an urgent request to scan a document. In the afternoon, I was informed by one receptionist that this service was not available. However, later in the evening, another receptionist kindly assisted me and successfully helped with the scanning. I am very grateful for her support, but I believe consistency in service and communication across all staff members would greatly improve the guest experience. Room Comfort The bed in my room was quite uncomfortable, which made it difficult to rest well. I would recommend looking into upgrading or replacing the mattresses to ensure better comfort for guests. Overall Experience Aside from the above points, my stay was fair. With more consistent service at the front desk and an improvement in room comfort, the guest experience could be much better. Overall Rating: Fair

I stayed at this hotel for one month, from 16 August to 14 September, and unfortunately my experience was very disappointing. There were multiple hygiene issues in my first room, including stained curtains, a chipped bathtub, stained carpets, and—most concerning—dirty towels with brown marks. After sending photos to customer service, I was moved to another room. Despite requesting a quiet room, I was placed directly above the nightclub and kept awake for five nights due to the noise, until I had to request another room change. Service was equally unreliable. On many occasions when I asked for water or room service, my requests were completely forgotten and I had to call multiple times to follow up. Even more alarming was a health and safety issue: when I asked for a mug, I was brought two that were cracked on the inside, with pieces chipping off—something that could have easily caused harm had it gone unnoticed. Given all of this, I am very disappointed—especially as no compensation was offered for the repeated inconvenience. I would strongly advise against staying at this hotel.

Fantastic rooms very neat environment, exceptional Housekeeping staff but during check another guest invaded my personal space which made me uncomfortable. Stella at reception informed the guest to wait but he was not willing to listen.

It’s perfectly situated in a good area, walking distance to the mall and to a lot of restaurants and shops. Availability of shuttle for the beach, pool, gym are a good service. The front office it’s always available, kind and efficient.

We had an amazing experience. The staff were warm and welcoming, the room was spotless, and the service was outstanding. The kabayan lunch in High So was delicious with plenty of choices, and everything felt well cared for. Truly a home away from home—highly recommend! Bathroom Drainage: The shower area had poor drainage, leading to water accumulation. In-Room Equipment: The electric kettle was non-functional due to a loose connection. These issues, though minor, impacted the comfort of my stay. I hope they can be addressed for future guests.

It was clean and cosy. Varieties of food for the breakfast. Staffs are friendly. Several proposed activities. Overall a good experience there.

The cleaning is excellent 👌. The housekeeping team was also very courteous and respectful of my schedule, always cleaning the room while I was out and making sure everything was in order when I returned. I especially appreciated the attention to detail, such as neatly arranged personal items and thoughtful touches like folded towels and turn-down service.

It was an amazing experience from the moment I stepped into the hotel.. I love the pool facility and the room was clean. 😊

I arrived at 4 am with prior notice and my room was still not ready. They gave me a different room and promised to switch me later. Upon entering the room it looked very little like the images. The furniture was worn, faded and in rough shape. When I tried to take a shower the water scalded me and I burnt my arm. It would not cool. Additionally the shower quickly flooded. When I complained they found another room for me. I was told that the weather caused the hot water. At 4 am it was hot enough to burn. Upon going to the new room I was able to get cool water but the shower head was broken and would raise above my chest. And again it flooded, to which maintenance said they all flood. I got about 30 minutes of sleep on the rock hard bed before I packed up and checked out. Moving to a different hotel.

I arrived at the hotel around 4:00 a.m., as indicated in my prior email correspondence with the property. Unfortunately, despite notifying the hotel in advance of my arrival time, my reserved room was not ready. I was instead offered a temporary room, with the assurance that I would be moved to my originally booked accommodation later in the day. Upon entering the temporary room, I was immediately struck by how different it appeared from the promotional photos used in advertisements. The images online depict bright, modern, and inviting interiors; however, the room I was given had outdated and worn furnishings, a generally dull atmosphere, and bore little resemblance to what had been marketed. Attempting to take a shower, I encountered a serious issue: the water temperature was dangerously hot, reaching a level I would describe as nearly boiling. When I brought this to the attention of the staff, I was told that it was "because of the weather." As someone who has lived in the Middle East for over 12 years, I am quite familiar with the effects of climate on plumbing and found this explanation both inaccurate and dismissive. Additionally, the shower drain was clogged, causing water to pool and flood the bathroom floor with minimal use. The bed was also uncomfortable—very firm, with only a thin layer of cushioning. Given these compounding issues, I requested a different room. I was moved, but unfortunately the second room presented similar problems. While the water temperature in this room was thankfully normal—clearly disproving the initial excuse that the extreme heat was due to the weather—the drainage issue remained. When I asked the hotel assistant about the clogged shower drain, he told me candidly that "all the rooms are like this." Throughout the stay, I found the front desk staff to be largely indifferent and unhelpful. There was no real effort to address or resolve my concerns during the stay. Due to the ongoing issues and the lack of responsiveness, I made the decision to check out early and booked a room at a nearby hotel. It was only upon checkout that the hotel manager expressed concern and attempted to remedy the situation, offering to move me to a room at another hotel within the same brand. However, by that time, I had already made alternate arrangements and felt sufficiently disappointed and put off by the experience that I declined the offer. In conclusion, my stay did not meet expectations in terms of comfort, service, or honesty in advertising. The condition of the rooms, plumbing issues, and lack of effective customer service all contributed to a very disappointing experience. I sincerely hope the hotel management takes this feedback seriously and addresses these problems to prevent future guests from having a similar experience.

The room is quite spacious, and the beds are comfortable. It would be more lovely if we had a complimentary slippers and toothbrushes.

Pleasant staff at check-in and the room was nice as well, I was there for a night only , but it was really good.............
