Lovely homely environment staff were all lovely and the hosts Veronica and Mike were so welcoming and nothing was too much trouble. Rooms were nice and spacious decorated beautifully and beds were very comfortable. Lovely big shower. Will definitely be coming back.

There wasn't anything to dislike

Fresh milk on arrival. Lovely room with a little fridge, which was great for a pint of milk. Large towels. Well cooked breakfast. Blinds to keep out the sun, as well as curtains. Nearby shops. Close to beach.

Limited parking. Mostly had to leave the car on the street. Said that we didn't need bed changing, but could they top up toilet roll and tea bags etc. Sadly, they forgot.

The place could do with a bit of TLC, but overall was quite nice and was clean.

The place is so tired. The service was bang average, the breakfast tiny, the room stunk of damp and mould. The price was crazy for what it was like, and the rooms haven’t been touched since 1995!

The room Nr 7 was on the second floor with the window into bricked wall with noisy fan extractor from kitchen. Dark in the room and very hot.

I loved staying at this hotel, the room was very comfortable and clean and the staff were all very friendly, helpful and efficient. Great location near to the seafront and also local shops and eateries.

Veronica is a lovely lady, extremely friendly. Breakfast was wonderful. Good quality produce, cooked to perfection.

Only thing I could say is that I booked two rooms, one for myself and my husband and one for my friend and her partner, we had very different sized rooms for the same price, maybe price the small room at a slightly lower price

Limited parking at the property (which was not sufficiently clear when booking); vague gentleman at the reception who did not provide enough information at our arrival (such as about Wi-Fi password, for example); nearly impossible to find Wi-Fi password (it was not in the room, it was at the reception only, which was closed by the time we wanted to use Wi-Fi); nothing to watch on TV but linear TV channels (a bit too retro!).

Veronica was super friendly, lovely lady and the breakfast staff were great too. Rooms were lovely I booked 2 rooms for myself and a friend. Both good rooms. Would go back again.

I would advise to get blackout curtains and the only other thing I could say is maybe charge a little less for the room that is smaller than the rooms that have sofas in there. But that's me being picky. Was a lovely stay.

A little bit run down

The room was clean. Location not far from the beach for a stroll, though Bognor has a pebble beach so everyone walks on paths not the beach itself. Parking available though a bit cramped.

It’s all a bit tired. Very hot in the current heatwave and my room on the second floor was stifling. No fans even and the bed was made up with a duvet! Windows were left open but you couldn’t have a through draught at night as the bathroom doesn’t have blinds/curtain so I had to close the door to the bathroom so that the light didn’t wake me. Bedroom curtains not lined so the room was light very early, and the next door apartment seemed to have a lot of vehicle movements until quite late and the seagulls were vocal quite early! Poor night’s sleep! Lift not working and no one offered to help with luggage. I had notified my food intolerances in advance via Booking.com but it was clear that the owner had not seen the message. No welcome on arrival, no goodbye on departure. Cooked breakfast was good and there was a range of cereals (including gluten free), juice and yoghurt but the fruit selection was poor. Everyone pleasant to speak to but it was a mixed experience to be honest.

Kleines, familiengeführtes Haus mit britischem Charme. Gemütliches, großes Zimmer mit Blick auf Palmen. Zum Strand nur 200 Meter. Parkplatz vor dem Haus. Ruhige Wohngegend. Sehr nette Chefin und Chef. Frühstück wird frisch zubereitet und ist vielfältig und lecker. Das Preis-/ Leistungsverhältnis ist ausgezeichnet.

Die Einrichtung ist etwas in die Jahre gekommen, was aber zugleich den Charme des Hauses unterstützt. Daher würde ich das nur bedingt als Kritik verstehen.

Have to start with the fact that breakfast was lovely and breakfast rooms was too. Young lady serving was polite and freindly. Our bed was very comfortable and the place itself was in a great location for the sea front if you wanted it.

The guy that greeted us was "odd". We were unsure initially if he was a guest, he gave room info like we'd stayed there every year and it was just a very odd greeting altogether. Our room was room 8 at the top. The TV remote was "delayed" which we reported on the morning we left. We turned up the volume and assume it hadnt worked and then 5 minutes later, not an exageration, the volume would shoot up. The same with all actions we tried! The bathroom wasnt overlooked but the windows were clear with no blinds which was quite off putting and made a for a very quick shower. There was no milk in the fridge but all the other bits were there!

Breakfast was very good and the location was really very good. Would definitely recommend. We are going to book another stay.

Friendly staff, lovely room, good location, excellent breakfast. This is a simple B&B that provides an excellent service and it is a few minutes walk from the beach. A great place to stay. There is a nice Italian around the corner with good pizza.

We were woking at an event in the local area so couldn't check into the property until nearly 8pm, We were met with a welcoming smile and a speedy check in, which was very much appreciated:). The twin room we stayed in and communal areas were spotlessly clean. Breakfast was a great surprise, cooked fresh and delicious. Thank you for making us so welcome and looking after us so well. There was also plenty of parking on site.

Breakfast was good, although it finished a little too early for people on holidays.

In one of the bathrooms (we booked two rooms), the toilet was so close to the wall it was impossible to use sitting down. Shower over bath is never a good look, and this didn't work well. This bathroom needs completely revamping. Two of us had to stay in the smaller room, because the bathroom was more useable, while one of us stayed in the much bigger room, because the bathroom was a problem, and they could deal with it more easily.

The breakfasts were delicious and a plentiful supply available. I had seen the outside on a previous visit to Bognor, as the locals often refer to it.

Not so much didn't like but the lift was not working when, I arrived. The gentleman helped me by taking my large heavy case upstairs and the lift was working again as it was time to leave. Veronica and her staff were excellent and courteous.

Very easy check in, was given fresh milk on arrival for tea/coffee and a large bottle of filtered water was in room. The furniture in room was a little dated but the room/bathroom was spotlessly clean. Bed was very comfortable and we had a good nights sleep. Breakfast was included in the price and a very good selection on offer, the waitress was very friendly and professional. The owner was knowledgeable and recommended a few places to have a late lunch/dinner and knew the area well.

Shower was like a spray rather than a turret but that could have been due to the setting on shower head.

This place is beautiful 😍 I would definitely stay again, it's just a short walk to the sea front. Veronica, the host, was lovely and informative, the bonus was the Breakfast, well what a fabulous menu, and the best scrambled eggs I've ever tasted, the chef even showed his face so I had the opertunity to tell him so
