The quiet location is great. There is a lovely outdoor shared area. The room was clean, warm and nicely appointed.

Our booking was for a two bedroom apartment. On arrival, this was unavailable and we were accommodated in a one bedroom apartment. A 10% refund was given.

We loved everything. The place is very comfortable and have a lot of space. The hostess was very attentive and kind. But what we liked most was the location, outside Queenstown and far from the city traffic, but even so very close to visit it in alternative time. The property is also very close to the main ski fields

Good Location

Our experience was extremely disappointing and frustrating. When we arrived, Felicity repeatedly claimed that our booking was not showing in their system, despite it having been made well in advance. It quickly became apparent that the room simply wasn't ready for check-in. To make matters worse, the access code provided in our booking confirmation did not work for the key boxes. Rather than acknowledging the issue, Felicity spoke to us in a dismissive and condescending manner, despite the problems clearly originating on the property's side. The entire interaction left us feeling as though we were being gaslighted. At times, it even felt like we were being treated differently based on our background. When we reported the situation to Booking.com, Felicity told support that we had arrived before check-in time. This was completely untrue. We arrived well after 5:00 PM. Unfortunately, because we were travelling with children and had nowhere practical to relocate to at night, we felt pressured to stay. In hindsight, that was a mistake. Throughout our stay, the shower frequently ran cold, and the heater repeatedly switched itself off. Given that temperatures were around 0–4°C during our visit, this made the accommodation particularly uncomfortable. The most disappointing part is that the property itself has a lot of potential. However, poor management, lack of accountability, and misleading communication significantly impacted our stay. We cannot recommend this accommodation based on our experience.

I hadn't realised on booking that our room would be adjoining to another giving very little privacy

Our stay was thoroughly relaxing, highlighted by a spacious room featuring several excellent, thoughtful touches. The bedding was exceptionally comfortable.

The property is located in a rural setting and even located on main road the apartment is well insulated and noise level inside is very minor. Close to both Arrowtown and Queenstown with easy access to both locations. The apartment ( one of four) being part of the original home was well presented, clean,comfortable with a well equiped kitchenette. Car parking a few steps from our door.

Location & it was warm.

It obviously hadn’t been cleaned before we arrived, dead bugs, dishwasher full of dirty dishes, no electric blanket on the main double bed (eventually found out in a cupboard but had to completely strip the bed & remake it to put it on), the shower was dirty with mould & grime around the drain & bottom of the shower. Paid for the property well before my stay but they owners couldn’t find it (even though it was communicated to them numerous times & proof provided). Never saw owners & had no idea how to get towels, facecloths, toilet paper etc until I went into the laundry & a cupboard was unlocked so helped myself. Looked out the window of our bedroom & just saw a junk pile of old fridges etc.

Very spacious full suite of rooms in a restored vintage homestead with stylish modern furniture and decor, with plenty of parking and welcoming, large, usable garden lounging areas. Full kitchen, lots of light. Well-functioning heating units, including lovely underfloor heating in the bathroom. Easy check-in. Conveniently located on a main connecting countryside road between Arrowtown and Queenstown.

Heaters were off and room was ice-cold when we arrived. Nespresso machine and plunger pot available, but no coffee provided until requested of host. Soap dispenser on bathroom sink was empty but replaced upon request; cleanliness was below expectations. Both the bed and pillows were quite tired but acceptable. For the price, we would have expected these basics to be "givens."

Views were amazing from the room.

The steps from the car to accomodation was overgrown with bushes, making it difficult especially carrying a suitcase. Also a solar light might help as even more difficult to manoeuvre in the dark.

Would've been nice to have a few essential cooking ingredients like cooking oil etc available, but not unusual so cannot complain. Suspect host Would've helped out if asked as she was very friendly.

Shrubs and fix needed trimming. The path to our unit was partially blocked by a flax bush that needed cutting back.

We greatly appreciated the view, the room and the hot tub. The host, Felicity, was amazing and always ready to help.

Nothing 😊 the heater might need looking at though as is it made some strange noises after being put on for an extended period - didn’t deduct from the experience n anyway though!

Ein sehr großes Zimmer (kein separates Schlafzimmer) und eine wundervolle Wiese mit ganz vielen tierischen Besuchern vor dem Studio. Haben es genossen, beim Essen vor dem Studio die Kaninchen, die Wachteln und alle möglichen Vögel zu beobachten. Die Heizung, welche sehr schnell Wärme spendete, haben wir an den recht kalten Abenden sehr geschätzt.

Die gut befahrene Straße hört man im King-Studio-Apartment nachts schon; zumindest, wenn man das Fenster offen hat.

Generous rooms and the location and grounds were very good.

Directions to which unit you were staying in could have been more clear. Some cutlery was unclean and there was some rubbish under one of the beds. Not major issues.

Nice quiet place just 25 minute drive from the centre of Queenstown. Very spacious, possibility to do some laundry and to be able to enjoy the jacuzzi is a very nice extra.

Nothing not to like. Just the tip that google and booking sometimes use different names and are a couple hundred meters of with the directions.

Quite location which suited us fine

Quiet spacious lodging 6 minute drive from Arrowtown. Easy backroad access around Queenstown traffic and near wineries and bike trails. Spa was a welcome extra.

A lovely stay close to Arrowtown. Great trails close by and close to Coronet Peak. The sheep :) Hot tub was nice and unit was very clean and warm.

Shared laundry and the road near our unit got noisy early in the morning. But neither of these are deal breakers.

The place is clean and spacious, and the heating system is quite powerful for the cold winter of the period. Location is also good right in the middle between Arrotown and Queenstown.

I think the kitchen needs better options when it comes to pans and pot, only one small size, not enough, especially for families.

Advertised as 2 bedroom but main bed in the kitchen, dining, lounge area so no privacy. The bedroom off the above was private & comfy. Kitchen very limited to what you could cook & very limited utensils etc for use. Bathroom - the shower is an all abilities shower stall but unfortunately its a bathroom that becomes very wet & challenging to use between each person. Leaving the door open & heating running helps over night to dry it out but dampness still felt. Laundry is in separate building but ensure you have correct change to use the drier ($5.00) per load.

Lots of space, a few things for the kids to do like tennis, a swing and friendly sheep. Comfortable beds and lovely hosts. And affordable!

We really loved our room. It was quite a large room with a seperate sitting room and it had a 5 foot claw foot bath that my wife was just a bit small for! We did use the open air spa one time and it was perfect after a day of bike riding. Parking was close to our room and our expensive mountain bikes were safe locked on the back of our vehicle. The location is only a 5-8 minute drive to the Arrowtown historic centre and not a long drive to Coronet Peak, if mountain biking or skiing is your thing. There is washing machine available if needed.

Ours was a three night stay and we enjoyed it.

The place was comfortable, secluded and had all we needed.

We very much enjoyed our stay here, particularly the service provided by Roy. We had a problem with a delayed bag on our flight and even though this was in no way the responsibility of the hotel, Roy helped us with communications and other assistance. The room itself is large and the kitchen is well furnished.

The shower set up could wet the floor of bathroom if u didn’t have the missed to the wall. It was hot in the room after cooking on small stove.

It was such a peaceful and relaxing environment close to Arrowtown and Queenstown, making it easy to visit both locations. The room had all the amenities needed and was well stocked with cooking utensils, clean, and well maintained.

Absolutely beautiful, we hit the jackpot with this apartment. Fantastic location peaceful and very clean. Listeners to the birds saw quails with their chicks whilst relaxing on the verandah fed the sheeo. Was sorry to leave the place.

The sofa-bed was very uncomfortable. Stayed for 5 days but tea/coffee sachets were not replenished. Recreational accessories weren't readily available.

Great property and Roy was fantastic to deal with and very helpful with any questions. It suited exactly what we needed for our stay.
