everything couldn't fault it.Hosts Phil and Ness make you feel welcome as soon as you arrive.Room spotlessly clean.Comfiest bed 😴 Gorgeous view from our bedroom (room 2) .The usual tea coffee etc in room along with bottles of water and a chocolate. 😃Actually provided bathrobes which is a lovely treat .The guest lounge downstairs is a stunning room which adjoins a room with a bar for an evening drink if required.We couldn't fault this gem of a place to stay ,loved it and highly recommend a stay here

absolutely nothing

The guest house is a little dated decor wise but it added to the charm and evoked memories of holidays in the 70s. The hosts were so friendly and welcoming, nothing was too much trouble for them. The room we had number 1 was large and well appointed with 2 chairs and plenty of storage space. The bed was comfy and the shower was really good which is never guaranteed when travelling. The breakfast was superb, you chose what you wanted the night before and top ups of drinks, toast etc we're always offered. We didn't use the lounge or bar but they looked very comfy and if the weather had been bad im sure we would have used them. Reading through the guest book on departure it seems that all the guests loved the place too.

Nothing negative to say, it was all lovely. If you're looking for an upmarket boutique hotel then this isn't for you but if you want personal great customer service and a comfortable environment then its perfect.

The property was very comfortable and the hosts made us feel very welcome. It was a convenient location for all the walks and the Lynton to Lynmouth railway.

Phil and Ness are terrific hosts and very nice. The location is very convenient in town and general area. Rooms are clean and relatively comfortable. Breakfast is amazing and Nes is a great cook and Phis is very attentive and funny.

The house is showing it's age and is in need of a renovation.

Breakfast was delicious made of high quality local produce. Our hosts went out of their way to provide vegan and meat eaters breakfasts. Ness and Phil were very welcoming, helpful and always cheerful. We felt cosseted during our stay and will return one day. It was great to have on site parking. The accommodation is well situated to walk into Lynton and down to Lynmouth. Also for walks to the Valley of the Rocks and Watersmeet. Local cinema also a bonus on the doorstep and a hilarious film to see the week we were there.

Exceptional hospitality in a lovely atmosphere! Rockvale House was one of those places where everything simply felt right. Ness & Phil, our hosts were wonderfully warm, cheerful and attentive, yet always professional. Their genuine hospitality created an exceptionally friendly and relaxed atmosphere throughout our stay. The room was beautiful and very comfortable, and the breakfast was outstanding – delicious, generous and prepared with obvious care and attention. Above all, we appreciated the personal warmth of our hosts. We felt genuinely welcome rather than simply being guests at an accommodation. A thoroughly enjoyable stay in Lynton and a place we can recommend without hesitation. We would love to come back!

Only snag but you have to accept it as Lynton is obviously very Hilly is the climb back up to house although probably only approx 120 yards it's steep.

Well, what can I say. It was a lovely place to stay. The hosts were very friendly. And nothing was too much for them. The quintessential sea side B&B. From the decor to the attention to detail. Breakfast was very good with lots of homemade made and fresh produce. Setting out side with a glass of wine watching the sun set. It was just a great place to stay.

Great location with views over Lynton. Easy access to local shops and restaurants. The room was very comfortable and immaculate. The breakfast was delicious.

Wow 2 wonderful hosts ..beautiful place ..l have been going for 30 yrs to Lynton ..this however has been the best in every way .. so very friendly and nothing was too much trouble views were beautiful ..peaceful as well ..my partner had never been here before ..he could not believe the beauty ...so we shall be returning quite a bit ...thank you Ness and Phil x

Rockvale House is in a great location for views over Lynton; is spacious and immaculately clean. However what elevated it to a first rate stay was the attention of owners Ness and Phil. They had thought about every detail of their guests' stay and devised the best breakfast I have ever experienced - home baked bread, homemade preserves, local butcher's products - guests could chose from a varied menu so that every morning offered something different. Their cheerful and charming demeanour brightened our morning and, when we returned in the evening we could have a drink at the outdoor terrace with fabulous views over the town.

Well what can I say, Absolutely perfect in every way. Phil & Ness have the most beautiful home & greet you with the warmest welcome there is. Nothing was to much trouble, The room was wonderfully presented & we slept perfectly. Breakfast was presented to the highest of standards with the most amazing choices of home made granola & yoghurt, Homemade bread for our toast to full english breakfast with local produce used to. Overall the most perfect stay & I would highly recommend to everyone I know.

Ein wunderschönes B & B in toller Lage mit herausragenden Gastgebern. Phil und Ness sorgen sich um Ihre Gäste und versuchen ihnen den Aufenthalt so schön und komfortabel wie möglich zu machen. Das erlebt man selten. Frühstück und Bar perfekt in einem wunderschönen Ambiente. Wenn es warm genug ist, kann man draußen sitzen, ansonsten sind die Gastträume sehr edel ausgestattet. Wir hatten einen Zimmer mit toller Aussicht über das Tal und man konnte sogar ein kleines Stück vom Meer sehen.

Es gibt nichts zu bemängeln. Man muss sich bewusst sein, dass das Haus mehr als 120 Jahre alt ist, die Treppen entsprechend steil und die Badezimmer entsprechend klein sind. Das tut aber im Gesamteindruck des Hauses keinen Abbruch.

A classic B and B at the top of the action in lovely Lynton. Onsite hosts greet, orient, and serve a full breakfast. They have some nice touches such as a parlor area and even a house bar if you'd like a drink. They have a car park area (up a steep though short little drive) and they are courteous to allow you for example to check out after breakfast and leave the car there for a few more hours so you can explore the Exmoor area. There is a good circular walk right from the property, so you would want to do this if you came to see Exmoor. Everything is clean and comfy - hosts are very gracious and greet you by name. This is a classic experience, and highly recommended.

On est tombé sur LA semaine de canicule dans la région, il faisait donc très très chaud et comme partout il ne sont pas vraiment équipés pour lutter contre ça (isolation, pas de clim) il faisait donc extrêmement chaud dans la chambre. Mais les propriétaires n'y pouvaient pas grand chose

Auf unserer Reise durch Südengland war der Aufenthalt im Rockvale House der Beste (und es waren wirklich tolle dabei), nur leider viel zu kurz. Dies liegt nicht zuletzt an den Inhabern Ness und Phil. Sie sind so herzlich und umsorgen ihre Gäste, als ob man ein Familienmitglied ist. Das Frühstück wird individuell nach persönlichen Wünschen der Gäste serviert. Qualitativ top (Brot und Marmeldade sind selbstgemacht) und mit Liebe zubereitet und seviert. Die Betten sind sehr bequem und in der absoluten Ruhe schläft es sich herrlich. In den Ort sind es nur wenige Schritte. Könnte man 12 Punkte vergeben, würde ich es tun

The hosts were exceptionally friendly and went over and above to accommodate our needs. The room and house were very clean and comfortable. It was convenient to be right in the centre of town for shops and restaurants and yet extremely quiet. The breakfast was formal, with traditional white table covers and lovely china and served by the hosts so we were made to feel special. We only stayed one night but very happy with our choice as it was so comfortable.

I missed having decaffeinated tea bags/coffee sachets in the room although there were some herbal teas which I had instead so not too much of a problem.

The owners were very friendly and took the time to welcome me on arrival and chat about local restaurants etc. My room was beautifully decorated and colour coordinated, with superb paintings on the wall. Huge comfy bed with nice bed linen, powerful shower. Good breakfast with homemade bread, preserves etc, and friendly owners who are consummate professionals at what they do.

There was nothing I disliked, although I prefer a walk in shower rather than a shower over the bath. The steep hill down to the Main Street may be difficult for those with limited mobility.

Perfect location, with all the main attractions and the town centre within easy walking distance. Ness and Phil were wonderful hosts and made us feel very welcome throughout our stay. The breakfast was delicious, and the property itself is full of character and charm. Everything was perfect, and we wouldn’t hesitate to stay here again. Highly recommended!

Die Unterkunft ist wunderschön und mit viel Liebe zum Detail eingerichtet. Phil und Ness sind wunderbare Gastgeber – herzlich, aufmerksam und sehr sympathisch.. Das Frühstück war ein echtes Highlight: hausgemachte Marmeladen, selbst gebackenes Brot, leckeres Müesli mit Früchten und vieles mehr. Man spürt die Leidenschaft und Gastfreundschaft in jedem Detail. Vielen Dank für die schöne Zeit – wir würden jederzeit wiederkommen!

The king bed in our room was two singles bolted together, not really a problem but it was also two singles bolted together mattresses with a king mattress topper. Unfortunately I fear that the mattress have seen better days as both sunk in the middle…..

Trevligt, varmt, välkomnande. Fantastiska värdar. Underbar frukost med hembakat bröd, hemgjord marmelad, yoghurt med färska bär och honung. Så rent och fint. Önskar att vi kunnat stanna längre.

What a great find in such a beautiful part of the Devon coast. Such a wonderful surprise the towns of Lynton and Lynmouth were. Ness and Phil made it such a wonderful stay. The breakfasts were so delicious and catered for allergies with no issues at all. Thank you.

A wonderful stay with really kind hosts! The breakfast is lovely. The view from the common areas is beautiful. We stayed in a cosy room on the 2nd floor, neat and sweet. The location of the house is 3 minutes away from the cliff railway and the whole town is at your doorstep. Oh, and the parking is spacious. I can certainly recommend staying at Rockvale, and we'll be glad to come back when in the area 😌

Phil and Ness run a spotless guest house with great attention to detail, there breakfast was superb and plenty of it, nothing was too much trouble, thank you both for a wonderful 4 night break 😀

Everything was perfect: central location with a beautiful view, available also from one of their shared living rooms, beautiful house, a warm guest house's atmosphere thanks to the lovely couple of hosts, Ness and Phil, who really know how to welcome their guests. Phil and Ness were perfect hosts: welcoming, friendly, helpful and with a good sense of humour. The location was perfect for our needs, close to a few cafes and restaurants, but up a side road which was very quiet. Our room had a super king bed which was very comfortable and a bath with shower over which was appreciated after a long walk. The breakfasts were very filling and cooked beautifully to order. We were able to come and go easily and enjoy sitting outside on the sunniest day. We loved having fresh milk for our tea and the use of a fridge on the landing.

The water pressure for the shower was a little temperamental, but it’s an old house and was full during our stay.

I had a wonderful stay with my sister in law. The hosts Phil and Ness really make you feel welcome and we loved the banter between them at breakfast time. The breakfast was excellent with a good choice and a lot of the food home made by Ness. A cafeteria of fresh coffee was provided which was nice. It was nice to have the food brought to the table instead of having to keep getting up and down to serve yourself from a buffet. You were always offered more if you wanted it. Nothing was too much trouble. Everything has been thought of to make our stay comfortable. Tea and coffee facilities in the room with jugs of milk kept in fridge on the landing which was handy for our bottle of wine too. Daily biscuits, bottled water and a chocolate too. Everywhere was spotless and the beds were very comfy and outside it was easy to park. There was a pleasant bar and sitting room we could use and seating outside. The location was perfect with easy access to Lynton and for walking. We wouldn't hesitate to stay again or recommend to others. Thank you Phil and Ness for making us feel so welcome. Our room had quite a small shower area, but it was fine for us as we're not very big and there was plenty of hot water. The plumbing could be noisy at times, but it didn't interrupt our sleep or spoil our time there. Rockvale House is a really nice place to stay!

We thoroughly enjoyed our relaxing stay at Rockvale House. We were greeted with genuine warmth by Phil on our arrival and were impressed with the quality of our accommodation and the extensive facilities provided. Our room was very clean, the bed extremely comfortable and the breakfast provided by Ness beautifully presented and delicious. We would highly recommend Rockvale House to anyone visiting Lynton- you won't be disappointed!

Wonderful hosts Ness & Phil made us so welcome. The property is spotlessly clean, the bed was comfortable, and the breakfast was delicious.

The room was spotlessly clean, with lovely extra treats ….. bottles of water, chocolate by the bed, extra blankets (not that they were needed!), tea/coffee making facilities with biscuits & good sized china mugs!! The hosts were very welcoming, friendly & most helpful. The breakfast was fabulous - a wonderful choice with many homemade extras (bread, jam, marmalade, granola) A fantastic find & would definitely recommend & revisit.

Walking up the hill with a belly full of wine and tapas!!

Host and Hostess were very friendly, welcoming and attentive. Nothing was too much trouble. Breakfast was great, including homemade granola, homemade marmalade, homemade jam and bread! Not forgetting the cooked option too which was delicious. Eggs cooked to perfection! Room (2) was a good size, TV was a good size too (usually B&Bs have tiny TVs for some reason), bed was massive and so comfortable! Large wardrobe plenty of space for luggage so next time will Come on the bike as there's room for helmets etc! Shower is good, bath robes, hair dryer and fan along with extra blankets all available in the room. Tea and coffee making facilities, with fresh milk available in the fridge on the stairs. Location is great as it is tucked away, but is at the top of a steep drive.
