Staff we great, we were very well looked after, nothing was too much trouble. The hotel was quite, clean and everyone was friendly.

We were in a room next too a baby, we informed that staff and they moved us into a different room straight away. It was brilliant service.

Colazione strepitosa, piscina incantevole e spiaggia privata per il massimo comfort. Inoltre lo staff ha una particolare attenzione al dettaglio e a ogni richiesta che abbiamo fatto che è davvero difficile pensare a un posto meglio di questo per trascorrere le vacanze a Mirissa.

We had an amazing stay at Ubuntu Beach Villas. The property is beautiful, peaceful and has a wonderful atmosphere. The staff were incredibly friendly, attentive and always available. Communication via WhatsApp was very convenient, and the waiters were always ready to help. The chefs were also very accommodating and happily took our food preferences into consideration. The breakfast and dinner were excellent. We also loved having towels available at the pool and a separate changing room with a shower. Everything was very well organized and we felt genuinely welcomed throughout our stay. We honestly have nothing negative to say — everything was great. Highly recommended, and we would definitely stay here again!

The location was excellent, the front view and approximity of the beach was very close. The breakfast spread was excellent and presented well with the chef very accommodating and always serving with a big smile.

Wir hatten ein Zimmer mit Meerblick. Der Kellner vom Frühstücksservice war sehr aufmerksam und freundlich.

Wir waren nicht im Hauptgebäude sonden im neben Gebäude Beachhouse. Dort hatte es keine Bar. Personell war es unterbesetzt. Um zu frühstücken, sind wir ins Hauptgebäude rübergelaufen. Es hat keinen Gehweg bei der Strandseite. Für den Preis erwartet man einen Fitnessraum und Mineralflaschen im Zimmer, was wir auch nicht hatten. Das Hotel hat keine Einfahrt. Zwischen dem Hauptgebäude und Beachhouse ist eine Müllhalde. Wir fühlen uns total abgezockt. Es war mit Abstand das teuerste Hotel auf unserer Sri Lanka Reise. Wir können es zu diesem Preis das Hotel nicht weiter empfehlen.

The staff were genuinely kind and friendly — that is the one real positive of our stay.

- This is a satellite property with no on-site reception — every request (high chair, bill, basic needs) requires fetching someone from the main hotel 100m away, resulting in long waits. Staff were understaffed and undertrained. -The room was small, dark, and had no water bottles; when we asked, we received lukewarm tap water. A room change was only offered at extra charge. - Transfers with a baby seat were a serious safety concern: the seat belt went directly over our infant, the seat was once broken, and the driver arrived 20 minutes late then drove aggressively despite our requests to slow down. We were charged roughly 5× the Uber rate — over $100 for three short trips — and only received a partial refund after a major dispute. - Drop-off is on a street that smells of garbage. The bathroom had almost no ventilation and became unpleasant within two days. - A transfer with baby seat requested 24+ hours in advance received no reply until after check-in. For $200+/night, this is a 3-star experience with 5-star pricing across the board.

Location was fantastic. Overlooking a beautiful sandy beach. Service was great. Breakfast was delicious.

Lively relaxing location after 15 days of touring. Gorgeous room and bathroom great aircon and great breakfast. Right in the beach - bliss. Malith could not do enough to ensure our stay was perfect. He was professional and very helpful. Beautiful pools too.

Beautiful room on a fabulous quiet stretch of beach. Luxurious feeling. Stayed for 4 days and one day we were the only people there and it felt like our own private villa. Dining and happy hour at The Lantern next door was great

The staffing arrangement was odd. Quite difficult to find anyone as everyone seemed to be at the sister hotel Lantern down beach.

Quarto fabuloso, muito espaçoso e confortavel, a casa de banho tinha um duche incrivel ao ar livre. Os funcionários foram todos muito prestáveis e simpaticos. As massagens são divinais, aconselho vivamente! O hotel está muito proximo de Mirissa mas suficiente longe para ser muito calmo e perfeito para descansar.

O pequeno almoço cingalês tem de ser reservado com antecedência. Penso que o ponto fraco do hotel é mesmo a restauração, num dos dias pensamos em comer no hotel mas a variedade era muito limitada, tinham 1 prato típico e hamburgueres..

We had a truly wonderful stay at Ubuntu Beach Villas in Mirissa. We loved that the villa is located directly on the beach and is small enough to feel personal, intimate, and peaceful — not at all like a big resort. The sea directly in front of the villa can be a bit rough and isn’t ideal for swimming, but the beach itself is a tranquil piece of paradise, with soft sand, palm trees, and a sense of seclusion that makes it feel as if no one else is around. Despite this peaceful atmosphere, there is an excellent restaurant just a five minute walk along the beach. At night, the experience becomes even more magical, with crabs roaming the sand and even turtles coming ashore to lay their eggs. We were warmly welcomed with wine and a beautiful fruit platter, which immediately made us feel special. The staff were consistently friendly, professional, and attentive. Our room was spacious and comfortable, with high ceilings and a large window that opened directly onto the beach and the sea — a truly breathtaking view to wake up to. Housekeeping was impeccable, and everything was kept spotless. Breakfast was a highlight every morning — enjoyed outdoors with a view of the ocean, offering a small but high-quality menu, fresh fruit, and freshly squeezed juices. With prior notice, we were also treated to a traditional Sri Lankan breakfast, where we were served hoppers until we could hardly breathe. A very special thank you to Ishan and Maleesha, who were always there for every request and truly made us feel like royalty. Ubuntu Beach Villas is the perfect choice for anyone seeking a peaceful beach escape close to Mirissa and its restaurants and shops, while still enjoying a personal, quiet, and intimate atmosphere rather than a large resort experience. We couldn’t recommend it more.

Nothing really negative to say about the accomodation. For anyone scared of lizzards, keep in mind that there is a resident monitor lizzard next to the villa and it will enjoy the beach also.

Magnifique établissement avec un nombre de chambres limités qui rend le lieu très intime et respecté. La plage est superbe avec la possibilité de se baigner dans les deux piscines qui donnent sur la plage ! Je recommande !!

Ubuntu Villas is set in a stunning location, but what truly made our stay exceptional was the outstanding level of service provided by the entire team. Special praise goes to Chef Maleesha, who consistently prepared outstanding meals for our family. We particularly appreciated the thoughtfully curated breakfast menu, offering both local and continental options. Each morning, Chef Maleesha would prepare our chosen dishes to order- always fresh, beautifully presented, and full of flavor. Dinners were equally impressive, crafted with creativity and flair. The butler service, led by Akhtar, was exemplary. He offered excellent sightseeing recommendations and was always attentive to our needs, ensuring every request was handled seamlessly. Our sincere thanks also go to Hansala, the reception manager, for efficiently resolving our initial booking concerns with professionalism and care. Overall, I would rate our stay as truly exceptional, driven above all by the genuine warmth and personal attention shown by every member of staff - from reception and dining to housekeeping. Their dedication transformed a beautiful property into an unforgettable experience.

Getting the laundry done took too long

We had an amazing stay at this beachfront hotel and couldn’t have asked for a better experience. The view was absolutely breathtaking — waking up to the sound of the waves and a stunning ocean panorama made the stay truly special. The location right on the beach was perfect, with easy access to long walks by the shore and beautiful sunsets. What really made the stay unforgettable was the birthday surprise arranged by the hotel for my daughter. The attention to detail, thoughtful decorations, and warm gestures made me feel genuinely valued and celebrated. Mr.Arul and team were friendly and always willing to go the extra mile to ensure everything was perfect. Overall, this hotel offers the perfect combination of comfort, beautiful views, and exceptional service. I would highly recommend it for anyone looking for a relaxing beachfront getaway or a special occasion celebration.

Wo soll ich beginnen. Das Ubutu Beach Boutique Hotel war mit Abstand die schönste Unterkunft während unserer sechs wöchigen Sri Lanka Reise. Der Standort ist atemberauben an einem wunderschönen Strand, an dem wir oft alleine waren konnten wir die Natur und die wahnsinnige Aussicht geniessen. Das Personal, das super leckere Essen, die Einrichtung und einfach der vollumfängliche Service haben keine Wünsche offen gelassen. Besonders Maleesha hat unseren Aufenthalt sehr besonders gemacht. Mit seiner offenen, angenehmen und aufmerksamen Art und kompetenten Arbeit hat er uns verwöhnt. Danke Maleesha! Allgemein waren alle angestellten sehr zuvorkommend, herzlich und aufmerksam und wir können jedem dieses tolle Hotel von Herzen empfehlen! The design of the place is great - minimal and relaxing. You can tell that they do a lot of work for maintenance - we saw someone painting over spots with white paint, and every day noticed someone cleaning the property and pool. Maleesha (the butler) was extremely attentive and kuddos to him since he was often managing the entire hotel service on his own (during lunch hours for instance). The rooms and hotel were very clean.

There is nothing we didn’t like. The rooms were also very comfortable, with a large bathroom and outdoor shower. I would say the place exceeded my expectations, since the rooms and facilities are better than they look in the pictures. It was so lovely to have the beach right in front of us - also when there weren’t enough lounge chairs, Maleesha made sure to bring some right away and accommodate for us.

Staff in Ubuntu were very nice and welcoming but we had to always look for staff for anything we needed. It was very quiet during our stay which we loved but staff seemed to be in the lantern part of hotel more than where we stayed. We seemed to ask the cleaner more as they were around more.

Собственный пляж, но волны довольно сильные даже в сезон. Нужно искать место, где можно купаться. Виллы чистые, уборку проводят регулярно. Красиво украсили интерьер к Рождеству. Есть бассейн, вода теплая и чистая. В целом, есть ощущение уединенности, т.к. людей вокруг почти нет. Для нас это было плюсом. Рядом есть хороший ресторан ZEPHYR.

Территория отеля довольно маленькая, по сути это просто двухэтажные домики на пляже. Скромные завтраки. Хотелось бы большего разнообразия. Периодически не хватает питьевой воды, хотя ее обновляют каждый день при уборке номера.

Schöne kleine Anlage, man ist für sich und hat seine Ruhe. Gemütliches Zimmer, bequeme Betten. Sehr sauber. Nettes Personal, das versucht hat, alle Wünsche zu erfüllen. An einem Tag wurde kostenlos Yoga angeboten.

An manchen Ecken ist es schon leicht abgewohnt, hält sich aber noch in Grenzen. Das Frühstück hat bezüglich Qualität nicht ganz so unseren Erwartungen entsprochen und man musste für mehr Auswahl ins Haupthotel gehen (Lantern). Die Essenspreise sind etwas teuer und in der Karte werden netto Angaben gemacht.

Only location near to beach and very quiet

Very overpriced, they mention it is in Mirissa but actually it is not in Mirissa far away. Breakfast not a buffet but veryyy limited selection. Portions are very small. We were hungry all the time. No facilities available in the evening as you can’t use pool and beach. Beach is very rough you can’t swim .

While it wasn’t an issue for us as we like the peace it is a bit further out and generally requires a tuk tuk to get into town but the staff are very helpful at calling them.

One of the best hotel stays we’ve had! The room was spacious and very clean. The breakfasts were definitely the best we had during our time in Sri Lanka. The entire staff was incredibly friendly and welcoming, which made the experience even more enjoyable. We also want to highlight Malith - he was always around, super friendly, and helped us with any questions we had during our stay. He even printed out activity and sightseeing options near the hotel, which was really thoughtful. The food at the restaurant isn’t cheap, but everything we ordered was delicious - especially the tuna steak. The portion was so big it could easily feed two people!

It’s clean and the rooms were spacious.

The booking said that it was a beachfront property; however, one cannot really swim in the beach. I wish they had been clear about that in the description as it was quite misleading— we obviously assumed that the beach would be swim-friendly. The food was quite dissapointing. The coffee was terrible and watered down. Our set breakfast meals also had to s inconsistensies. For example, we saw that the table next to us got more fruits in their platter than we did. We also saw the variation in the contents of the food when all the people in our party ordered the same breakfast. It was small things like that that really dampened the mood a bit. Staff were kind.

We had a great time at Ubuntu Villas! It wasn’t crowded at all, which made it even more enjoyable. Before coming, we saw some reviews mentioning dogs on the beach, but in our experience, they were very friendly and not aggressive at all. For us, they weren’t a problem in any way. The atmosphere was peaceful, and the surroundings were beautiful, definitely a place we’d visit again! Great beach close to Mirissa and Weligama beach, but much less crowded. All the staff were very welcoming and helpful, but we especially want to highlight Vishva as a very kind and polite young man who made our stay even more pleasant ☺️ Also, just a 3-minute walk from our apartment, there restaurant and bar that we absolutely loved. Great food, great drinks, and a perfect spot to relax after a day at the beach. Highly recommend!

Beautiful ocean front villa. The ocean is too rough and not swimmable, but there are several other beaches nearby, including Mirissa beach. My room was very comfortable and the food was pretty good. Also, very friendly and professional staff.

It is an amazing villa, with a staff, everyone was super kind and helpful. The place was very comfortable, and not crowded at all in january, sometimes even felt is just for us, but the villa has 8 rooms. Food was also brilliant. The whole beach was very peaceful and clean. If you want to hide away, but be close (20 min with tuktuk) to frequent places, than you find the perfect choice.

Ubuntu Beach Villas is excellent. The Ocean View room had been decorated beautifully and was very clean and well air-conditioned. The food, pool and beach were all outstanding. Arul the GM was very helpful and it was very easy to check in and we had very good service from Vishva. Will return and would definitely recommend.

Well designed villa on the private ocean beach, with the nice pool. But it’s not a hotel, so don’t expect a good hotel service - you will not get it here. The food in the villa is very poor, so I’d recommend lunches/diners in Zephir restaurant next door (just 1 min on the beach, right side). Be ready to wait for cocktails/coffee near pool longer than expected, as the staff will bring them from a sister hotel nearby. Be prepared, that Zephir might have a party all night long, so you will not have a chance to sleep, as all noice you will hear all night. The management of villa couldn’t solve it during our stay. We’ll not come back here, definitely.

The villa is poorly managed, with one person trying to handle everything but falling short. The manager was only present during check-in to collect payment, and other staff lacked English skills. I understood they have other villas and they are mostly there. In addition, what you order is brought from the other villa. Service is very slow—55 minutes waited for drinks, 40 minutes for breakfast where we were alone as the chef had to arrive from another villa. The breakfast is not worth it (for example, they offer only Nescafe, no proper coffee). We preferred to drive to the city and enjoy breakfast there. Yoga was disorganized, and no one showed up to take me to the class as agreed. When I finally found the staff, it was too late to join. To top it off, we were charged for still water at breakfast during check out. For $250/night in Sri Lanka, the experience was disappointing and not very relaxing

Outstanding service by all the staff, in particular the young trainee gentleman who looked after us, he was so attentive and accommodating during our stay. The rooms are beautiful and very spacious, the pool area is lovely and the food is exceptional, in particular the traditional breakfast, which was absolutely delicious! Location was also great, although it was 5 mins away from the main Mirissa beach it was a much nicer area!
