From the moment we arrived to the moment we left, the staff couldn’t do more for us. Very attentive and the attention to detail was fabulous. We received a message on the day to say we had been moved to their main property The Lantern due to issues with aircon at The Beach House, they’d upgraded us to the presidential suite overlooking the ocean front. The food, the location, the ambience was superb, would highly recommend this hotel and would definitely book again.
Nothing to fault
Wirklich tolle Unterkunft nahe Mirissa.
Fantastic place to stay right on the beach. Very relaxing
It is a beautiful building, lovely architecture as seen in many Asian beach resort areas, with a stunning absolute beachfront location. Our room was spacious with high ceilings and lots of luxe. Staff were extremely attentive, especially our butler, Chandi. It is on a quiet stretch of beach, away from a lot of the loud tourist areas along that bit of coast which, in our book, is highly desirable.
We hadn’t appreciated that the ocean would not be swimmable due to rough seas and a big shore dump. Also, while we did not turn the tv on, we noted that the TV was on a fixed stand facing the cupboard with the mini bar (not the sofa) so if you did want to watch tv there was nowhere to sit that really worked or was comfortable. It is subject to noise from the road and railway however we were not worried by it and they do provide ear plugs.
Everything! The staff is extremely friendly, all of them made the stay exceptional The hotel is very clean, very aesthetic, the pool was fantastic
The location is a bit far from central lets say 5-8 minutes by tuk tuk I would’ve loved if it was walking distance
Many lizards
Malith was wonderful and very helpful throughout our stay. It really felt like we were in a beach house all to ourselves 😊
It is a beautiful property by the beach and close to all the happening places. Services by the chef and kitchen team was good
We faced current outages, we didn’t feel it was worth a lakh for 2 nights, although it is on the beach, it’s not useful as the ocean is too deep right by the waves, you will feel a little lonely as they have very few rooms.
We where alone it the whole „hotel“. It only has 5 rooms. Awesome Beach
Little bit overpriced and never a 5* level. It’s more a house with rooms and pool. Rather stay in the latern hotel belongs to beach house and has full facilities.
The location of this hotel is amazing it is right on the beach The beach house is small and select, so you often feel you are the only people there
Kein direkter Meerzugang. - baden im meer eher weniger geeignet (hohe wellen)
Location is fantastic, right on a private beach. Only a few minutes from Mirissa Beach by tuktuk. The staff are fantastic. Indika is a an absolute gent and very attentive. His manner and smile are infectious. I would definitely return to the Beach House.
I loved it all.
Amazing! It’s very secluded and have a private section of the beach.
WiFi was very weak and transportation issues due to very low availability
1 night stay, the staff, dinner and restaurant were exceptional We stayed in a beach facing room which is recommended as the roadside rooms are very noisy from traffic.
The outstanding service, food and view.
Friendly staff, great peaceful beach.
Reveal has 4 of such villas here and a boutique hotel. Of these properties this is undoubtedly the most exclusive with only six rooms. It also has superior beach access, with the pool area spilling out onto the beach. You need to be aware that the beach here varies every 50 metres, going from a wide stretch of beautiful yellow soft sand, to narrow strips, to stones to breakers prohibiting access to the water. The lantern hotel for example has a mediocare beach in front of it, seperated with an ugly mound of plastic and sand from the pool area. That being said, waves are super strong around here, not like Mirissa beach. We were very pleased with the location of this villa, ita cleanliness, the pool and the beach. HOWEVER..... We were travelling as a family of four with kids asking for adjecent rooms. On arrival it turned out we we were relegated to an outhouse not actually connected to the villa, and our kids were placed at the opposite end of the villa. Unlike the photos, our ocean view room had the tiniest strip of a balcony, too narrow to fit the four of us for a family evening together. Even though the room was substandard to the ones advertised, the price was the same. The solution offered to address us being separated from our kids was to move us to one of the other cheaper properties. No balcony, dark rooms, beach access not as good. No reimbursement for difference in price offerred. We stayed where we booked andwere offerred no apology, not evwn a complimentary cocktail/bottle of wine.
Other issues you should be aware of: - limited food menu at vert high prices (circa double of that elswhere) - staff disappear early so dont count on a late evening cocktail - you have to preorder the sri lankan breakfast but nobody cares to ask if thats what yoi want befoe staff leaves the buidling for the night - ridiculous price points e.g. beach seafood bbq priced at 75 USD per person. Absoluty absurd in the context of Sri Lankan prices. A driver for the day with accomodation and food for the driver is circa 25 USD for context. Similarly the place advertises whale watching at USD 145 per person. We did the exact equivalent for USD 60. There are also plenty of things needed to justify the price per room. Couple of times a day distibute ice cold flannels and chilled watermelon/pineapples. Ice cold water in icebuckets. Umbrellas - the setee area is lovely bit unusable most of the day, as are the tables and chairs in the patio which is a frying pan. The place should also have a proper coffee machine and an ideally an ice machine. Breakfast linens need to be white and crisp not greyish and stained, bedding smoother. In summary, this can be a great place to stay and most of the time it felt luke we had the property to ourselves. But clarify which rooms you are getting especially when needing more than onr. And eat at Zephyr restaurant instead. Also, remember, one Reveal property is very different to another so examine photos carefully before deciding.
The room was lovely. They upgraded us to a suite in the main hotel as the room we had booked had problems. Staff very friendly and helpful. Good breakfast
Too far out from the main bit in Mirissa so had to get tuktuks everywhere. Couldn’t swim in the sea outside the hotel as the sea was too strong. Noise from the road at night and in the morning too loud even with ear plugs.
We spend a very relaxing time in the hotel with super careful staff and a beautiful room in front of the sea.
Wonderful, spacious property with great attention to detail in the decor and finishing. Incredibly friendly and accommodating staff who helped in terms of connecting us with drivers, and well as late check out.
The pool is in direct sun for most of the day.
Expensive for the condition. Hotel in need of renovation if it wants to charge this per night
This was our favourite hotel out of our 10 day trip. It benefits from a boutique feel with a good level of privacy. We were fortunate that it was the offseason and they upgraded us for free to a sea view room for free. Dumin was amazing and really looked after us in the afternoon with drinks etc.. he even booked us a tuk tuk for the sunset at coconut hills. Room and breakfast more than met our expectations for the price.
Nothing we loved it here

One of the best experience in sri lanka
Great location, better food (especially local kitchen) and absolutely perfect staff: although it's unfair for those not mentioned, because everyone was super helpful and friendly; special shout outs to Malith and Ajith for their great service at our table!
The property is just above average, however, the per day room rent is higher than value. Hotel staffs were tough to communicate. Pool had strange chemical in it, after having a swim at the pool our eyes burnt like fire. Breakfast was average. But the bed and washroom was really cozy and I had a sea view ocean suit room which had a great sea view, which made me to stay there one extra day.
Price was high and pool was not up to the mark.
The suite we've stayed was lovely and had a private pool for us. The room had all the amenities that you might need, and the bed was very comfortable. We had dinner and breakfast, both very nice and enjoyable. The staff was very friendly and helpful.
Most of the towels and bedsheets provided were stained. Also in the furniture of the hotel which is not really nice to see. The price we paid for the room, I feel like it was overpriced.
Felt like home Indika the staff WA’s really helpful
Little more lights in the bedrooms and entire inside would be good
We liked the location just outside of Mirissa and direct access to the beach. They also asked us to release turtles from their hatchery. The staff were great especially Malith who was very welcoming.
The hotel was stunning and run by an excellent team. The room was beautifully appointed and clean, cool temperature, and quiet - just the sound from the ocean which was right out the window. The staff recommended a great restaurants nearby just up the private beach. We requested an appointment at the spa which the staff organised within minutes. We also got to see baby turtles from the hatchery next door released into the sea which was a highlight of our trip!
Fantastic stay for couples - quiet beach and pool also able to use the facilities of the lantern hotel down the road - Indika was fantastic our entire stay
Beautiful beach setting lovely pool and fabulous rooms overlooking the sea. This hotel is an intimate villa setting with discrete wonderful staff led by Indika. He gave us a wonderful stay. We had the pleasure of watching baby turtles hatch and make their way to the sea and watched nesting turtles. This was the highlight of our holiday. I cannot recommend this place enough
Leaving
We had an amazing stay at The Beach House by Reveal! The hotel impressed us with its excellent service and high level of comfort. The well-maintained grounds and breathtaking ocean views create a truly relaxing atmosphere. A special thank you to the hotel manager and the entire staff for their care and dedication to protecting sea turtles – it’s truly heartwarming to see such a responsible approach to nature conservation. We also enjoyed the delicious breakfasts and the wonderful spa. We will definitely be back!
Being able to use the facilities at the neighbouring sister hotel which were far better.
Very expensive for what it was, especially considering the location wasn't in the centre of Mirissa. Breakfast and food in general was very mediocre. Room was noisy as faced the main road.
A superb stay and rooms with great views. The service provided by Mr. Indika was outstanding!
The staff were fantastic as was the location. Our room was also very comfortable
Nothing
The accommodation was clean and beautiful. The staff was very kind and lovely; I would especially like to highlight Indika, who always tried to help. The food was delicious, and the chef is excellent.

Cleanliness Bathroom Privacy Insects Geckos Reception availability Pool cleanliness
The property is beautiful and clean as shown in the pictures. Accommodated early check-in for us as well.
Value for money can be better and breakfast was just okay.
Breakfast was good, staff was very friendly, bed was comfy and washroom was spacious.
at midnight gate was locked and we were unable to enter to the hotel, we had to ask neighbors help to cross from the beach.
The potential is there. Some of the staff were very kind and helpful and went out of their way to try and help. The breakfast was very good.
The property was dirty, full of ants, mosquitoes and dead flies. There was a lack of staff, we weren’t shown anything in the rooms properly. There was a rooms were falling apart. There were no real facilities at this property. They had to get most food and drinks from the sister hotel 100m down the road. When we spoke to one of the staff members about the issues, they had no comments, no apologies.
It is certainly beach front. Lovely view. Staff at the premises were very good. Breakfast pretty good.
Totally overpriced and oversold. It charges and markets as a 5 star plus but is 4 star at best. The photos don’t show the line of torn sand bags between the property and the beach, the outside furniture with saturated cushions and cigarette burns, scungy rim around the pool tiles, turned up covers of books in the foyer, and the suffocating heat in the common areas and dining room bc they don’t open the sliding doors or turn on the fans. Certainly don’t book the private pool room - it’s not very private and is just a 0.5 metre deep paddling pool. Worse, we feel we were cheated here. We had an amazing time in SL everywhere but here. We had contacted the Beach House by email phone and via booking.com messenger four times before arrival to shorten our stay by one night. Booking.com said to contact the property regarding any cancellation or change. There was no reply by the property to any contact. At the property they insisted we contact booking.com even though we paid them direct on the first day subject to their promise to discuss our one night cancellation the next day. Also they used some exchange rate which increased the price quoted on booking.com by $120. Watch out too for the other properties managed by the same people - The Lantern and the Ubuntu Villas. We do not recommend this property or the owners.
We came to this gorgeous boutique hotel for our honeymoon and the staff made our stay exceptional. Every detail was thought through and they did everything to make our stay really special. The beach house is gorgeous , as well as the private beach it faces. The food is excellent and the rooms spacious. We would highly recommend.
Nothing
Amazing location, service, atmosphere. Place where you feel yourself at home.
Location was perfect.
Loved the location and loved the view
They could have had a running kitchen. Going to the lantern for every meal was undesirable
The staff were absolutely amazing. So nice and professional.
Staff were excellent.
Best hotel out of 7+ different ones during our adventures in Sri Lanka. Very friendly staff with an amazing service. Good location as well. Highly recommend! 😊👍
Absolutely gorgeous room. Very accommodating staff. The outlook to the beach is spectacular and the pool area is very nice too. It was very private, being a small hotel with just a few rooms. The breakfast was excellent.
Nothing. We note for other travellers that this is a small hotel with only a few rooms - if you are expecting a commercial hotel with a concierge etc we recommend you stay somewhere else (this is not a complaint from us, however we unfortunately saw some other people at the hotel who seemed to be expecting this property to be the Marriott and were making loud and irrational complaints)
Awesome villa house by the beach, very comfortable and private, gorgeous room with terrace facing the beach, nice breakfast, excellent service.
We asked for a late checkout if possible and the reception manager promised to get back to us the following morning and said that in any case we could have stayed within the premises after check out. The following morning no one contacted us and when asking for an update we were told that the late checkout was not possible (which was absolutely fine) but that we also had to leave the premises after check out time because a big group was coming. We were then brought to a near by hotel instead. Nothing major, but maybe a little improvement in managing expectations.
The staff were great, very friendly, helpful and accommodating to any requests we had. The tooms are really nice and location is superb
Breakfast options were very limited, more items are needed on the menu. Also some of the cutlery needed to be washed properly.
Excellent stay! Service was brilliant and loved the views!
It was perfect right on the beach in Marissa. The staff was attentive and frankly wonderful. I went for my birthday on a solo trip and they made all the arrangements for me. They help me go while watching they release baby turtles into the ocean. I had a special birthday dinner. They put They brought me a birthday cake and left me a gift in my room. It was just perfect.
There’s nothing I didn’t like about the property. I had my own guesthouse. I had my uncle Kuna the pool was perfect. The food was excellent as I literally have nothing bad to report.
The beach in front is great, the house itself also, very peaceful.
All good 🙂
Beautiful hotel. So luxurious. Perfect if you are after a quiet, peaceful few days away as there are few people around and you have the beach to yourself. Beachfront and a lovely pool. Breakfast was also good. We stayed for our honeymoon and they had petals on the bed, a nice touch. Staff were very nice.
It's a bit of a distance from the centre but easy to get in by tuk tuk.
Beautiful property set on a peaceful beach. Good if you like a very quiet place away from the busy town. The staff were super friendly, attentive and helpful. There was good sized balcony which caught the sun and had with chairs and a table. Bed was super cosy, room was spotless, cleaned daily, there was a tv, safety box, hair dryer, fridge, water, air con. The bathroom was spotless, walk in rain shower, toiletries. I had booked a garden view which is facing the entrance grounds and roadside. There are also seaview rooms. There is a turn down service in the evenings where they also replace water tea & coffee. Breakfast was delicious. Fruit, pastries and the option of local or western breakfast with tea/coffee. I asked for pancakes on the last day and there were delicious. I was able to see hatchling sea turtles in the hatchery right on the beach. The on duty breakfast staff kindly let me know they were hatching. Amazing!
No fault of the property or staff: Lack of atmosphere. It’s almost eerily quiet. No music anywhere, no one else on the beach, no public restaurant so it’s perhaps a nice place for couples or a family who want total privacy and peace rather than travelers that prefer a more of an atmosphere. The location is not in Mirissa town but is a short tuk tuk drive away. You can hear the ocean and road but it isn’t super loud. You cannot swim in the sea due to the strong current but if you walk down further there is a bay with calmer clear water.
Great ocean view room, great pool and beachfront location. Short walk to great restaurant. Caring and attentive staff.
Nothing, we liked it all.
It’s a beautiful house on a beautiful beach. The staff was incredible!
Can’t swim right outside the property as there are currents. Only a short walk to calmer waters though
The staff was incredibly friendly and attentive. nice house with a sense for detail. Especially Lakmal communicated very well with us, very responsive on WhatsApp and he took personally excellent care of us. Thanks a lot! beautiful surroundings with wild animals at the beach.
Close to Mirissa beach and hearty breakfast but cannot swim in the sea in front of the property. Location is good, 2 km and very cheap tuk tuk ride from the awesome Mirissa Central beach, Parrot rock and Coconut Tree Hill. Nice bathroom
Not clean enough, the pool in front of the Beach suite is quite dirty much like the big pool. Keep in mind there is no staff at the property and feels odd, everything is bound to their sister property which can easily be accessed by brief beach stroll so not a big issue. Coffee machine would be nice to have instead of the instant coffee, too

What guests love
Areas to consider
Cleanliness
9.2/10Multiple guests explicitly called the hotel 'very clean'; however some mentioned bathrooms and certain areas looking rundown, so overall generally clean with signs of wear.
Service
9.9/10Consistently praised — staff described as extremely friendly and attentive (mentions of butler Chandi, Malith, kitchen and room service), helpful even with language barriers.
Location
9.3/10Outstanding absolute beachfront location and quiet stretch of sand frequently praised; drawbacks noted include the ocean often being unsuitable for swimming (rough seas) and some road/rail noise plus a short tuk-tuk ride (5–8 min) to central areas.
Room Quality
8.4/10Mixed reports — some rooms are spacious with high ceilings and luxe finishes, others were described as cramped with very small balconies and worn bathrooms; room quality varies by unit.
Amenities
8.6/10Pool singled out as 'fantastic' and facilities are pleasant, but hotel is very small (~5 rooms) so overall amenities are limited and some services (pool drinks) come from a sister hotel and can be slow.
Value for Money
6.5/10Several guests explicitly said the hotel felt overpriced for the offering (not a true 5* experience to them, ~€400+/night cited) — value for money considered poor by multiple reviewers.
Food and Beverage
9/10Food and kitchen service received positive mentions (chef and a la carte breakfast praised); minor issues noted with drink delivery times from the sister hotel.
Overall Experience
9.5/10Overall many guests described stays as exceptional, relaxing and like having a private beach house; some negatives (noise, maintenance, value) temper the experience but overall sentiment is very positive.
