Staff were friendly, location was great, food was fine

To get to the room, you had to climb a flight of stairs that felt as though you were ascending to heaven. How someone has not fallen and killed themselves is a mystery. The room did not lock from the inside, did not have bedding suitable for an air conditioned room, smelled of damp, was not cleaned, and provided NO toiletries. The mosquito net was too small for the bed, and was a thing of nightmares. Also if I'm paying +$40 a night, I really dont expect to be required to put my toilet paper in a bin, and not to flush my toilet paper in the toilet.

We boekte 5 nachten maar bleven er uiteindelijk 10. James is enorm vriendelijk en het personeel en de vrijwilligers zijn top! Ze organiseerde een activiteit en we deden mee aan elke family Dinner. Mooie kamers. Het ligt op het strand, dus je kan gewoon heel de dag zonnen en zwemmen. Wij hadden echt een zalige 10 dagen hier en zouden zo terug gaan!

Wir wurden super lieb empfangen! Die Lage ist direkt am Meer mit kleinen Bars/ Restaurants in der Nähe. Auch das Essen dort schmeckt super lecker (probiert die Bun Baos - Soulfood)! Wir waren traurig wieder abreisen zu müssen. Danke an die lieben Menschen dort!

L’accueil est très sympathique. La promiscuité avec les autres résidents peut être sympathique si vous aimez les contacts. L’accès à la mer pour la baignade est limitée par la proximité du quai et les allers et venues des bateaux à moteur.

Beaucoup de monde et d’activité autour. Si vous cherchez la quiétude, ce n’est pas l’endroit désigné.

Personnel très sympathique, très bons petits déjeuners. Hôtel sur la plage de M Paî Bay qui permet d’être dans un village et pas juste sur une plage. Ambiance « surfeurs » (sans les vagues) et bonne play list. Prêt de Paddle, jeux etc…

Beaucoup de moustiques. Sable partout puisque pieds dans l’eau. Grosse chaleur à l’étage dans les chambres avec mezzanine. Pas de chemins pour parcourir l’île depuis cette baie.

The location right on the beach with all the cozy couches, hammocks, hanging and beach chairs is perfect! There are a few trees spending shadow the whole day, the location is build out of wood and looks playful and cozy. The rooms are not to big but everything is clean, the aircon is quietly and smooth, hot water is running and we slept well every night…. We even extended three times. Also there is a small fridge next to the bar where you can store stuff. Best place to chill and hang out during the day!

The free refilled water tastes a bit strange but it’s drinkable and cold

Abbiamo avuto diversi problemi fin da subito, infatti dopo ce ne siamo andati. Le lenzuola erano appiccicose e gli asciugamani sporchi e bucati, la stanza era piena di zanzare, e alla richiesta di consigli/aiuto alla reception non ci hanno detto nulla.. siamo dovuti andare a comprare lo spray per interni in autonomia. Abbiamo avuto bisogno dello staff due volte: una volta era finita la carta igienica, un’altra per avvisarli che lo scarico della doccia era intasato e l’acqua allagava tutta la stanza (anche perché il bagno era aperto nella camera), e non c’era nessuno. Una disattenzione così rischia di rovinarti la vacanza. Abbiamo deciso di andarcene.

Le propriétaire n’est pas arrangeant avec un départ anticipé d’une nuit qui a été facturé en partie. Première fois en 4 mois de voyage. Dommage sinon le reste est très bien. De plus, la poubelle des toilettes n’a pas été changée durant notre séjour de 4 jours.

We loved our stay at the beach house. The room had everything we needed, the food was lush & James & the team were very friendly & helpful! Also enjoyed the badminton & paddle boards!

Great location right on the beach with the sea just metres away. Cosy social area with laid back vibe and nice music, shared fridge and kettle, hammocks and cushioned chairs half on half off the sand, coconut trees right beside. Nice verandas Free use of paddleboards and snorkels /masks. Tasty breakfasts. Friendly staff.

I found the upstairs bedroom of our 2 room space ‘The Penthouse’ so problematic it spoilt the stay. Had to clamber up awkward and steep stairs, emerge through a hatch then semi-crawl under low eaves, trying (unsuccessfully!) not to hit my head. Room couldn’t be secured at night from the inside, toilet was through other downstairs room which also didn’t secure from the inside, light-switch (for a bulb too dim to read by) was out of reach of the bed. The open layout of this room meant reliance on the mosquito net; switching light out and using loo at night was a real mission! Paper thin walls meant loud music, chatter and clunk of pool table balls from bar next door till late.

Le rapport qualité prix concernant la chambre n’est pas bon selon moi. Nous avons payé 50$ la nuit pour une chambre très exiguë, humide, et pas très propre. Son seul confort est la présence d’une clim, qui était indispensable dans ce petit espace.

Amazing location right on the beach. Loved being in the local community watching daily life of the people who live there. Nice to have filtered water to refill water bottles & make our own coffee.

Needs a lot of upkeep - furniture is tired & not maintained. Cushions are dirty. Only sheets on the beds, a thin throw/bedspread not washed between guests. Shared kitchen is actually not accessible - they use it to make meals, there is a tiny fridge that’s accessible but also used for refillable water bottles. Our door (patio door) had a horrible squeak that wasn’t fixed till our last day & it was not lockable from the inside - only a padlock thru a rusted hook & eye from the outside & the toilet “ran” our entire week. The only toiletries provided was watered down hand soap. Only 3 wooden loungers on the beach area. And we found the food & drinks overpriced.

Le cadre incroyable, le repas qu'on peut prendre ensemble le soir, les jeux (tir à l'arc, badminton, ballon..) et le matériel (masques, paddle..) à disposition. La proximité avec les restaurants et les commerces. A noter : pour les petits enfants, la mezzanine du bungalow peut être dangereuse car l'escalier n'est pas sécurisé. Les moustiquaires pourraient être plus pratiques mais elles ont le mérite d'être là :) Super séjour en général !

L'écoulement/évacuation des sanitaires ne fonctionnait pas toujours très bien.

Location was amazing, right on the beachfront. James was a fantastic friendly host and serviced on request. Free use of beach mats, snorkling etc. Decent shower and access to kettle, fridge and water in the shared cafe. Great chilled vibes. Loved it

Direkt am Pear gelegen, ihr lauft 100 Meter zur Unterkunft. Sehr schön am Strand, tolle Atmosphäre, auch abends, sie bieten ein drei Gänge Menü für 8 Dollar an. Die Zimmer haben einen Balkon zum draußen sitzen.

Preis Leistung stimmt leider nicht, da es ein Weißer betreibt, unterstützt ihr hier nicht die Locals, Zimmer mittelmäßig sauber, da hilft auch kein Bademantel. Es wäre toll, wenn man hier wirklich angemessen günstig wohnen könnte, dann wäre es ein Traum, so ist es auf ‚Teufel komm raus’ einem höherem Standard hinterher gerannt. In der Nähe findet ihr gute Locale Restaurants, die von Einheimischen betrieben werden, leider schon zu viele Ausländer, die die Strand Zeile ‚besetzen‘.

We liked the location of the property as it was on the beach. The seats outside the room were nice to sit on with a view of the beach. The room had good air con.

The chef was unwell and no food, drinks or services were available. Reception was closed so there was no one around to ask any questions etc. this was unfortunate 😢 The room was mouldy and as a result our clothes felt damp. (There was no rain during our stay there). Place has lots of potential but needs refurbished in our opinion.

-Can’t lock the door from the inside so everybody could enter when you sleep -Bed linen had stains -The second room upstairs is basically unusable, door was open when I arrived, bed was dirty with leaves etc. and it seemed like there is living a rat family (at least I could hear the squeaky sound and walking) -Asked to be picked up at the pier to help with my luggage, was assured someone will help me, told them my arrival time and in the end nobody was there -Water was gone many times, the owner told me it‘s an island problem but surprisingly it worked everywhere else I went

The staff were great - very friendly and helpful. The location is perfect, being right on the beach, close to the pier, and nearby the little town. There's free filtered water, and the meals made by the kitchen were always delicious.

I wasn't able to lock my room from the inside. So, at night, I felt very uncomfortable and concerned that someone could easily enter my room. The guesthouse/bar next door was extremely loud on one of the nights I stayed. The rooms are not soundproof at all. I felt like I was trying to sleep underneath a speaker. So, I would encourage people to bring earplugs for the nights.

Thanks team for the warm welcome for our family of 4, we had a few relaxing days staying in the star house. All slept in the attic together, all beds have mosquito nets and rooms have A/C. plenty of stuff to do and provided: stand up paddle boards, lifevests available, volleybal, badminton, boardgames and books. Also nice to know: They organise a family dinner almost daily with a 3 course menu, very affordable and I'm sure very tasty, but for our little ones it was a bit too late so we have not tried that ourselves. But the pancakes, smoothies and veg spring rolls all very nice. Beach in front all very shallow water, plenty restaurants, a little supermarket and cafes around. Sunset viewpoint walking distance.

The location is superb, right on the beach. It’s what you would maybe call basic but with so much charm and everything you need. Aircon / mos nets/ good linen/ good water pressure / cleaned daily too staff are amazing, can’t do enough for you. So helpful and really create a calm atmosphere. Lots of Chill out space provided and good tunes played, a real haven

QUELLE BONNE SURPRISE en arrivant. j'avais prévu de ne rester que quelques nuits, mais ce petit havre de beauté sur la plage m'a vraiment conquise ! et j'ai prolongé.. Situé directement sur la plage, l’hôtel offre une vue imprenable sur la crique. C'est le meilleur emplacement de l'île. La baie de M'Pai possède une communauté locale très accueillante. des kayaks et du matériel de plongée sont à votre disposition au beach house pour explorer les récifs coralliens., ma chambre était spacieuse, avec un lit confortable, la climatisation et une douche chaude. Sortir le matin et n'avoir que 10 mètres pour aller piquer une tête... que du bonheur.. De nombreux transats confortables, hamacs et poufs permettent de se prélasser toute la journée sur la plage. L'endroit est idéal pour se détendre face à la mer.. On s’y sent vraiment comme à la maison. Un grand bravo au personnel souriant et toujours à ton écoute . je me suis fait plein d'amis grâce à leur « dîner familial » : un chef cambodgien prépare de délicieux plats locaux tous les soirs à un prix très abordable. et pdj très copieux et variés je reviendrais avec grand plaisir des que je peux..

Absolutely loved our stay here, james and the team are all super friendly and really helpful. Rooms are clean, cool with the AC and comfortable. We loved having the ability to borrow the snorkels for free, and it's also set up really nicely for chilling or remote working in the lounge area. We were undecided between m'pai and saracen but so glad we came here because its such a nice vibe and great if you're looking to meet other people travelling whereas saracen feels a ltitle more 'clinical' and resorty. Thanks all!

Fabulous location on the beach. Great to be able to use paddleboards and snorkels. Toasties good for lunch. Good to see no plastic bottles. Just a few steps away from the sea and plenty of nice spots to eat in mpai bay.

Overall rooms need a bit of TLC. It was new year when we were there so food on offer in the evenings or some days and no housekeeping over the 3 night stay. Quite noisy in the rooms with sea views until bar next door closes. Struggled to fit the mossie net effectively over the bed.

The owner was so kind and accommodating, and I loved the location and bungalow!! I wish I could have stayed longer. It was very clean as well

The staff were amazing, friendly and helpful. Great location, right in front of the beach, beautiful sea views and watching the boats come in and out. I had an ac room, the ac worked very well. Perfectly sized room with good shower and separate bathroom. Food and drinks are available and a very social area with comfortable seating. At the end of the beach only a few minutes from the pier and many food / bar places Local staff (cook, cleaning lady and maintenance man) were very friendly and always smiling. Such a friendly and happy place in a small piece of paradise.

That I couldn’t stay longer

This place is a true gem. M'Pai bay has way atmosphere than Saracen bay and Beach house is right in the heart of it. Lovely clean rooms with character. Warm welcome by the staff (thank you James and Marek!), free refrigerated water, 2 min walk from the pier. We spent 4 nights here and would love to come back for many more. Thanks again for the great stay.

Staff is super friendly and general atmosphere is great. They were helpful with everything we needed, provide free filtered water, snorkels, beach mats, etc. AC worked nicely, the room and lounge area outside are comfy. Had the perfect, relaxed, simple beach stay!

Drinks are a bit pricey but a lot of other options around :)

We were so warmly greeted and made to feel so at home, nothing was too much trouble. The property was beautiful and the food so yummy. Highly recommend

Had the ocean view room and it was very very “rustic”. Door didn’t close properly and the wind blew it open all night. Also had a kids trampoline playing techno music right next to the room which went on until 1am. Got very little sleep.

The guys working there are great, very helpful, friendly, and accommodating. The free kayaks are a big plus, it's located right on the beach. The bed is comfortable. Good place to relax.

The humidity of the room made it smell like mold, and there is no window that can be opened for air, only the door. But without mosquito net, we were scared to keep the door open during the night. Allso snakes and other pests can go inside the room if the door is open (no snaked spotted on the location, but one tapped my feet in Mpai Bay (it's normal for Cambodia). The location is great for Mpai Bay, but we didn't like this part of the island. There is only the pier there and no waves because the sea is so calm. It's not the idyllic landscape that we imagined.

such an awesome vibe here, everyone's so welcoming and it feels like a home away from home. our room was clean and right on the beautiful beach, they even have little water bowls to dip your feet in to prevent getting sand into the room which was a nice touch. lots of places to chill during the day and activities like a pool table, lots of board games and paddle boards. food was lovely, would 100% recommend staying here.

Wow!!! Absolutely everything the place was in such a great spot on the beach and relaxing on the balcony made the stay perfect. I will most definitely be back.

The location is perfect, from the moment you stumble across it you are greeted and welcomed by the lovely staff, nothing is too much trouble and you really start to feel at home after a couple of days. I stayed in two different rooms, both were great, the first one 'Beach View' is a rustic bungalow hut with an amazing terrace overlooking the sea. Clean and comfortable. The Superior Chalet was excellent, very quiet and comfy. The bar and 'chill-out' area I think are the best on offer, it's awesome and I spent a lot of time there. Very sociable.

Not a lot to report really, I wouldn't have minded a slightly thicker bed sheet / cover than just a sheet to add to the luxury but this is me trying to find something I didn't like so much, that was it.

Lovely staff and welcoming environment. Amazing options to free paddleboard, snorkel, pool and kayak. Location is unbelievable and the party they had was brilliant. Aircon worked well too and was definitely needed.

Our door didn't lock from inside other than that it was perfect.

Our place had some “extra” guests - rats which kept us awake during nights. We could not get much sleep. Not recommended if travelling with kids. Also garbage was not emptied from prior guests, broken lights etc

We loved our stay at beach house Cambodia. The room is good and clean, its right by the ocean and there is a little balkony. The staff is lovely, they help you with everything you need. The bar by the sea is a good place to relax. There are some activities and if the weather is good enough you can take the sup, kayak or snorkeling sets. Make sure you read al the info they send you when booking so you know how to book a boat. We thought this was verry helpful :). The little village is smal but we think that makes the vibe nice and there are some really nice restaurants.

Location chilled ambiance. Rustic and relaxing. Right on the seashore, local village was excellent full of “real” Cambodian people it’s a community not just a tourist place. The “family meal” each night for guests was one of the best things we did on our entire 20+ days in Cambodia, we met some lovely people and the staff Rob, James and Prince made our stay one to remember.

It’s great but expect rustic, that’s the charm of the place. If you want a beach-life experience stay here, not the tourist places on Saracen Bay where we also stayed.

my room/the door - there were major gaps in the door so people can definitely see inside especially at night; the fan would only run for x hours and turns off automatically - I was woken up as a result of a sweaty, hot room the toilet - the light is motion censored; light turned off multiple times while I peed - waving my arms didn't turn it back on; I had to get up and walk around. also no lock on the door

Cambodia Beach House is absolutely stunning! We stayed for three nights, but we could have easily stayed for a week. The staff is super helpful and friendly, always with positive vibes. We stayed in a beach view room, which was very clean, with an incredible view—even better than in the photos! Breakfast and dinner were delicious, with a dinner menu that changes every day. They also offer a plankton tour (weather permitting), which was a unique experience. The island is beautiful, but Cambodia Beach House truly made it feel like paradise. Thank you very much for everything, Rob, Prince, and James! We’re already planning our return trip—hopefully soon!

The water did not come down in the shower, so they flooded the room. There was no possibility of washing your feet before entering the room, so a lot of sand entered the room

This place has the best atmosphere, the stuff - james, prince and rob let you feel like its your house and take care of all your needs. The property located 5 meters from the sea.

The facilities were great. Beach House Cambodia has everything you may need. The room was spacious, very clean, with lots of space for luggage, enough hangers, small but well designed and functional bathroom. The bed was comfortable, aircon worked perfectly, the WiFi signal was very strong. The common areas around the beach and the bar were very cozy, offering endless possibilities to chill with a book or a drink. The open air yoga space was just the cherry on top. But it’s really the people that make this place fantastic. The staff, especially James and Prince, went above and beyond in making my stay exceptional, from explaining all activities on the island, through organizing tours and “family dinners” to serving delicious breakfast on the deck, always with a warm smile.

Great location, right on the beachfront and only a minute walk or so to the ferry pier. Also close to the small number of restaurants around. Prince was super helpful with check in and arranging our check out as we were going very early. Drinks not too badly priced and they let you run a tab rather than paying right away. They also have a free kayak, paddle boards and snorkelling gear for guests to use. The treehouses themselves are cute with hammocks and chairs you can sit out on overlooking the beach. There is also a large fridge downstairs for guest use which also has free bottles of filtered water to take as you like.

Usually every hostel I’ve stayed at, the owner has made a real effort to chat and make you feel welcome. We did not get that same impression from Rob. I don’t think he greeted us once and was only bothered about speaking to his expat friends. In addition, they have a kitchen but this is only open for breakfast and shuts at midday. They do a family dinner most nights but we didn’t sign up to this as usually we find them quite overpriced. Also our room door wouldn’t shut properly and so let a lot of mosquitoes and bugs in. The hostel has potential to be great but there needs to be more effort to actually make guests feel welcome rather than focusing only on the expats living on the island.

Absolute heaven. Whilst the rooms are extremely well maintained, clean and comfortable the bit that stand out is that the staff makes sure your stay in M’Pay bai is memorable. Little chats guiding you through village life and solo adventures nearby and activities are offered if you feeling more social. The family dinners are a great opening to meet fellow guest and share information about this incredible island. Beach house Cambodia is a must stay!
