Breakfast was fair. It looked okay, but the flys in the room, the lack of cleanliness in the kitchen, the mouse droppings nearby made me almost sick.
The rating does NOT match my expectations. The place was filthy. I'm sorry, I didn't read the reviews on Trip Advisor. History - For my private tour business, I'm always looking for a new place to stay to bring my clients on tours of Ireland and the UK. I make it a habit of selecting and choosing places based on reviews, before booking them. At the beginning of my private tour trips, I have a few days to acclimate to the time zone shift and explore new places. This was one of them I selected. I had another place planned, but I chose to wait until a few nights before to book it. Things change when traveling overseas; airlines have delays. So the other place was full, and I had run out of time. Time to find a new one. I went to Booking.com and selected Summergrove House. It was in the same area that the other venue was and the same price range. I selected it based on a 8.7 review on Booking.com and its rating of "Excellent". If only pictures told the full story. I have a few attached about what I saw. I should have gone to TripAdvisor. The reviews on it were correct if you looked at them. This place is not kept up to a manors expectations. It would be beautiful with a professional cleaning as one reviewer said. The hygiene of the kitchen is horrible. I should fail a kitchen inspection if someone was required to do so. I think it gets around health inspections because it is a B&B and doesn't have a restaurant license. And this uncleanliness does not appear to be recent. People on TripAdvisor were correct - Stay away unless it gets fixed. We always can have a bad day, but this place is not clean and does not pass my standards.
Fabulous Georgian House in superb period garden, Lovingly restored and furnished by host. Big bedroom and bathroom, comfortable beds, quality linens etc. Delicious organic breakfast. Host very personable, extremely welcoming, helpful and accommodating, also knowledgable about places to visit etc. In many ways a perfect stay.
It pains me to say it because the service was so attentive on.every other way, but the standard of hygiene was appalling. It needs a professional.clean, top.to bottom, with particular attention to bathroom.and kitchen.
Lovely house, decorated extremely well and very comfortable, James was an excellent host and cooks a great breakfast
If you want to go for a drink you'll need to get a taxi into Portlaoise or Mountmellick - knew this before we were booking but would be nice if you could walk to the pub! Overall a quiet area but there's a few nice local attractions
The location amd communication
The place is filthy I'm afraid. Clearly too much for the owner to cope with on his own! Get some help.to clean it, as its a beautiful property! We even skipped the breakfast as I was too nervous about hygiene.
We had an excellent stay at Summergrove House. The house, superbly restored and beautifully furnished, is a destination in itself. The room was perfectly appointed and we had a restful stay. James is a wonderful host and has plenty of recommendations about the area. Breakfast was excellent, with homemade jams and a delicious cooked option. Highly recommend and will definitely be back to explore more of county Laois.
Everything was absolutely perfect !
Nothing pictures don’t show the property at its current state which is appalling
Gates lock behind you as you enter in to the car park which consists of old sheds the house and grounds are very run down. Inside the property there is a very bad smell in the kitchen there is no joke 100 flys with cats climbing all over the counter
Wondeful atmosphere, charmimg host.
The property is wonderful - I love Georgian Houses and the renovation of SummerGrove House and James’ attention to detail is fantastic
James was a great host. Cooked a great breakfast. House has a lot of character. Highly decorated
All good
Wunderbar ☺️
Es war ursprünglich, gepflegt, aussergewöhnlich. Ein toller Start in Irland. Der gute Geist des Houses “James” hat uns alle Wünsche erfüllt.
The home and grounds are something to see. This was my second time staying and I plan to stay again and again. It is a home filled with gorgeous antique decor, beautiful art and literature. Behind each painting, sketch, vase etc. is a fascinating story. James is the most engaging, interesting and accommodating host offering excellent suggestions on where to go and what to see. I look forward to returning again.
Thoroughly enjoyed my stay.
I have stayed in many places due to work trips all over the country but this without doubt has to be my favourite. From the moment you step inside the house it’s like going back in time it’s restored to perfection and has so much character. As for James the host, he’s a thorough gentleman and couldn’t do enough for you. I highly recommend it and can’t wait to stay there again .
The only thing I didn’t like about the property is I don’t get to live in it 😀😀
It was just a somewhat unusual but throughly enjoyable experience. James the owner was lovely, the house beautiful and the dinner he cooked for me really lovely. I left at 5.30 am so didn't avail of the breakfast, but James was kind enough to get up very early and make me coffee and toast. It was such a different experience in the sense that this was not a traditional hotel experience. It was authentic, James loves what he's doing and went out of his way to make me feel comfortable and welcome. There's no dinner 'menu' as such but he's more than happy to cook a homemade meal for you. The tomato soup, salad, grilled monkfish, and peaches he served were perfect for the glorious summer evening I spent there.
Nothing really.
James was a lovely host
From the entrance with a wooded forest and a carpet of snowdrops popping up, to the magnificence of beautiful architecture and very comfy bed and outstanding views from the bedroom to an amazing breakfast cooked by James with tender loving care and all the interesting information given to us by our host, this is a treasure! James, our host was exceptional, very kind, friendly and charming!
The stay was very unique and something very different. James the host really looks after his guests.

Summergrove is magical….I stayed only for a night but the moment I’ve stepped into the house everything became familiar. James, owner of the house is the heart in every little details. Highlight: fresh eggs in any shape 😋, highly recommended.
Stunning decor and very comfortable, warm rooms
Nice owner James nice guy
Place was filthy , mice drooping a all over the room furniture and bathroom
Old world atmosphere and the wonderful breakfast.James was such an attentive host.We will certainly return.
Too short a stay!
Exceptional property, attentive and informative host, great breakfast. So refreshing not to be in a bland identikit property. House is a triumph of historical accuracy.
This is a magnificent property.. James has done an incredible job on restoring his home. It’s like stepping back in time
I loved everything
One of the finest and most sympathetic restorations of a smaller ‘big house’ (period property) in the country. Breakfast is also excellent.
Location easy to get to…… Nicely restored house
Cleanliness …..
Went for a quiet weekend got it Had good chats with James, good company. Great breakfast madam in front of us,best coffee about
The tranquility and peacefulness with the added comfort and warmth of both my bedroom and the house in general. The house has all your basic requirements at a high standard.
I couldn’t say there was anything I disliked.
The estate and the house are amazing. James is a lovely person. Welcoming and accommodating. Breakfast was perfect. Definitely a special experience. I do hope I'll get to return.
The kitchen was messy. I would have liked a mattress protector so I won't have to worry about staining such a good mattress. Though the house is warm, an electrical blanket would still be nice for cold blooded creatures like me.
I loved my stay at the summer Grove House it is an absolutely lovely place i couldn't recommend any of a better place to stay and James is a very good host and a very good cook i strongly recommend the organic breakfast it's very nice and i look forward to revisiting the summer Grove House
Everything was perfect
4 poster bed. Hidden ensuite. Evening meal. James’ conviviality. Style. Attention to detail. Everything.

The house is stunning, James is a lovely host and makes the best breakfast ever.
Absolutely nothing, we left within 10 minutes
Montmellick is a scruffy small town with nothing of interest. Summergrove House looks nothing like it does in the photo's, it's dirty, smells of damp and is very run down. You would not want to eat in the kitchen it was filthy. We could not believe the run down state of the building when we pulled up outside - when we went inside it was even worse. We were shown up to the bedroom by the owner James, I don't think he has any staff, it's just him, the room smelled of damp and just wasn't clean. My wife said "we can't stay here, I don't feel safe." I spoke to James and said unfortunately the hotel is not up to the standard you have advertised and we don't want to stay, he didn't look surprised and quickly said you will still have to pay. It cost us 300 euros to just drive away. It was 6.00pm and we had nowhere else to stay, but there was no way we were staying at that place, we drove into Dublin and found a hotel there. There was no one else staying at this place not surprisingly but if you look on the Booking.Com website it says only 1 room left at this price ! It's a rip off - DO NOT BOOK THIS HOTEL, you will be hugely disappointed. The telephone number you are given doesn't work - we suspected it has been cut off. We also believe the reviews are either from many years ago or false, there is no way anyone would score this place 9 / 10. It's a run down dump. He has electric gates so you can only escape if you pay !
👍

A genuine Georgian country house, included in a recent book on the revival of Irish country houses by owners committed to authentic restoration. James is a delightful host who maintains a warm and welcoming ambience. He prepares a delicious breakfast, cooked to your liking and using carefully sourced produce. The setting is peaceful, and makes an ideal base for walks in the Slieve Bloom mountains.
Michael was a phenomenal host and the property is amazing!
Relaxed vibe. The house is a home. Staying at Summergrove felt like what I imagine a country weekend was like 100+ years ago except with modern comforts.
House beautifully restored yet with modern facilities. Well placed for exploring the local area and its many attractions. Comfortable bed, superior breakfast. Many personal touches such as fresh flowers in the room. Host friendly and welcoming.
Authentic
No dog! 😄
James is a wonderful host, warm and welcoming. His home really is spectacular and so beautifully and tastefully decorated. The room was spectacular, such a comfortable bed with beautiful bedding. The breakfast was superb with a lovely surprise of freshly baked scones from the AGA. I'd really recommend a stay here.
He was super private , super quiet. The house itself was amazing and had a cosy feel about it.
This is the most perfect small Georgian house in Ireland, impeccably restored and presented by James Speedy, who has a sharp eye for period detail. His hospitality and cooking are equally as good. Why stay at expensive Ballyfin when you can stay at this gem of a house for a fraction of the price?
Nothing, it more than fulfilled our expectations.
t's a wonderful old Irish house. When I arrived I was given a cup of tea and a Guinness. James, the landlord and current owner, runs this large house and grounds completely on his own! The house is very stylishly furnished, with lots of beautiful details. I was overwhelmed! Breakfast is freshly prepared. There is a good selection, Irish breakfast, fresh bread, cereals, yogurt, fruit, jams made by James himself. It was incredibly relaxing there. There is a very good selection of cooking and interior design books. I spent half the night leafing through books. It's a shame I was only there for one night.
Great hospitality. An amazing old house, beautifully furnished.
Beautiful
Very clean. Amazing breakfast
The house is absolutely beautiful and James was a very kind, helpful and interesting host!.Will definitely be back some day. The grounds are so serene and tranquil. The breakfast is so delicious. And my room was just so gorgeous and I slept like a log in the very luxurious four poster bed! Thanks for everything 😊
James has been an exceptional host. The house and accommodation are so well taken care of, with lots of details (fresh flowers and water), and had everything we needed. We will definitely come back ! Besides, we got to sleep in the bed that once belonged to Thomas Lefroy (for the ones who do not know, he was the person from whom Jane Austen got inspired when inventing Mr Darcy in her famous Pride and Prejudice). Definitely felt like being in her novel, staying at this beautiful property ! I'd like to mention that James (host) made our stay at Summergrove House unforgettable. From the welcome drink to the restaurant reservation to the nice breakfast in the morning (see picture) to our lovely conversations in the drawing room in front of the fireplace, we felt spoiled and at ease in this peaceful and quiet estate. We look forward to visiting Summergrove House again. Lodovico
Excellent host. Beautiful property.
Somewhere very different with a lot of interesting information about its history
Lack of lights at night to guide you to the door
A short stay away over Christmas, Summergrove was the perfect destination for my husband and I. We immensely enjoyed the beautiful grounds, the wonderfully furnished manor house, but most importantly the excellent host James. Nothing was too much trouble. Wonderful breakfasts, an amazing three course meal for Christmas lunch! My goodness, felt so spoilt. Can highly recommend!!

It was a lovely place to stay. Rooms are spacious , and the owner is very helpful. The bed was comfortable . The plaster work on the ceiling is amazing. Lovely large shower.
The room was a little chilly, but it did warm up. No TV, but it would have taken away the ambience of the room.
Loved the breakfast, loved the ambiance, very clear James loves his home and has looked after it very well.
Sumptuous surroundings, an excellent host who welcomed us into his home and the architecture and decoration was first class!
James was fantastic as a host. The house is located in an ideal position, away from road noise. The property was warm and cosy, bed very comfortable, bath was amazing. The breakfast was delicious and just right for my day ahead. I can strongly recommend Summergrove House as a great rest stop.
Not that it really mattered, because I could watch certain programmes on my laptop, but there wasn't a TV. I do like to catch up on current affairs/the news.
What a little treasure of a place to find. This is an early Georgian house (almost 300 years old) full of craftsmanship, carvings, stucco and quirkiness all immaculately restored by the owners who are obviously hugely knowledgeable and talented. A really cosy, sumptuous place to stay. The opposite of so many gigantic and disgusting Celtic tiger hotels all over Ireland.
No noise. Too much peace and quiet. Too much beautiful architecture. James was just too damn nice!!
We very much enjoyed our stay at Summergrove House. Property is beautifully restored, room was large, comfortable and clean. It's super quiet so had a great nights sleep! James, the owner was charming and welcoming and personally cooked the guest's breakfast which we all shared at a big communal table in the kitchen. There's ample parking and we'd recommend having a car to explore the area.
Nothing
An outstanding location in a house that resonates with Georgian splendour. The breakfast was exceptional served by a congenial host, who really made you feel a guest rather than a customer.
Beautiful house that had been renovated to an exceptional standard. Very attentive host and a delicious organic breakfast
Absolutely wonderful house, house, and location!
Nothing! We have stayed here on multiple occasions and will stay here again when we come back next year!
A beautiful unique house James is a great host Breakfast for varied and great produce
If you are looking for a regular hotel stay, then this is not for you! But if you are looking to step back in time and experience one of Ireland's beautiful country houses, then this is it. Steeped in history since 1766 with many of the original features this was a joy to stay in. James was great company too. I look forward to staying again.
That I didn't stay longer.
We have a wonderful stay at the Summergrove house. James are host was very welcoming and hospitable. The house itself has a unique charm and very beautiful. Beds are comfortable and the rooms get very dark for a great nights sleep. The location was great for our tour of Ireland as we stopped by the countryside. I recommend staying here and we would come back again!

The house was beautiful, interesting and quirky. James has created the perfect hideaway. My room was immaculate, it felt like stepping back in time while also having all the mod cons needed. James was also good enough to get up early and make me a fantastic breakfast! 5 stars! Couldn’t rate highly enough!
James was a gentleman the house and room where excellent I will stay again breakfast was beautiful
Breakfast was great as well as the host.
